Community Association Manager
 Manager all operations for a portfolio of community Associations , serviced 8 communities with 800+
units
 Oversaw the development and homeowner transition of 4 communities including 66 unit Luxury Condo
building along the Mississippi river, 2 urban mixed use condo complex and a 166 unit planned
community.
 As HOA Community Leader, was instrumental in guiding an upscale condominium Association client to
a successful conclusion in long, complex construction defect litigation between the Association and
developer. Oversaw the construction project of 950,000. The scope of the project included the
replacement of windows and repair of the bricks under the windows that was causing the differential
movement and not allowing the windows to open; The waterproofing repair of the garage leak that
allowed water to be better drained on the exterior of the building and to alleviate trapped water against
the outside of the parking garage wall and the repair of the EIFS that trapped moisture behind the highly
water resistant material with no way out.
 Created a Facilities management system for each Association that included maintaining Common Areas
pool, spa, restaurants, ponds, water run off systems, parks, swimming pools, underground garages,
private streets, Association suites, party rooms,
 Oversaw the bidding and contracting process for capital improvement project including landscaping,
water inflation from deck not being installed correctly, blacktop project, $315,000 build up roofing
project, 78,000 brick re-pointing,
 Created and implemented a disaster plan for a condo complex in a flood plan. This included a semi
flood proof garage and evaluation process of all cars during a yearly flood warning.
 Revitalized two underperforming Association communities through creative thinking, aggressive
expenditure analysis, and careful budget planning and aggressive collections on delinquent accounts.
 Ensured Association financial reports were properly prepared and worked with Board to prepare the
yearly capital and operational budget, cash flow analysis, and manage community funds
 Conducted Monthly Board meeting and Annual Community meetings to ensure the Community
operated smoothly and in compliance with all rules and regulations by governing bodies
 Supervised collections, provided recommendations on delinquent accounts, approved Notice of
