community progress and relations. Improved management structure, procedures and
administrative authority. Successful completion of multiple community improvements
that had stagnated for many years. Aggressively pursued collections and arrears
accounts that resulted in improved cash flow and reduced attorney's costs. Resolved
multiple resident violations issues and restored the confidence and authority of the
administration. Completed Multiple Community-Wide Improvement Projects including all
new roofing, paint, street & storm water management improvements, clubhouse

*Developed & Initiated a comprehensive plan to resolve multiple issues on an
extremely troubled property that had a 40% foreclosure rate with only 8% owner
occupied units, 80% rental turnover and with over 50% of owners in arrears with their
association dues as well as major structural failures including roofing, cracked
buildings, infrastructure and HVAC and plumbing.
Notable Accomplishment: An immediate increase of revenues and general
property stability by the enforcement of Florida Statutes empowering the Board and
Association to utilize their authority to begin to re-gain control of their property.
MANAGER / COMPLIANCE DIRECTOR: CM International Realty Sales

*Established & implemented compliance standards and procedures for 10 Real
Estate Sales offices throughout South Florida. Coordinated all management and
marketing functions for the Corporate Office and maintained operating budgets for 9
branch offices.
Notable Accomplishment: Intervened in contract disputes between buyers and
sellers and mediated settlements to complicated addendums to the satisfaction of all
