- The Vision…
- Model & Documentation Preparation
- Successes & Benefits
- CCR forms, O&M, Data structure in alignment with Client
requirements
- Asset Data and Asset Tagging
- Challenges going forward
Laser Scanning
• Have used laser scan on first phase of construction - Laser scan overkill,
benefits of using with Subcontractors, need for education on software etc,
data for handover, data storage.
4D Sequencing
• https://amkjv.sharepoint.com/main/Pages/bimvid_sa_ps
t.aspx
• Available to view on PC, Tablet or Mobile phones
• Useful for planning team and sub contractors
• Track Progress, produce visual weekly/ monthly look
ahead
• Hardware requirements
The Vision…
• Fully loaded 3D model
• Ability to efficiently access data which was
collected during the construction phase
• Day to Day documents and O&M manuals
available to hand for operatives and
engineers
• … the best bit… ALL on ONE CDE!
‘The purpose of the asset information model
(AIM) is to be the single source of approved and
validated information related to the asset(s).
This includes data and geometry describing the
asset(s) and the spaces and items associated
with it, data about the performance of the
asset(s), supporting information about the
asset(s) such as specifications, operation and
maintenance manuals, and health and safety
information’- PAS 1192-3
2D vs 3D
• The decision
• P&ID and Model
alignment for
discrepancies
• Alignment for
counterparts
Digitalisation of the Workflow
Challenges regarding new methods of working
• Flexibility to edit forms and sign off permissions - Status
Quo Issue
• Biggest challenge was actually collecting the forms for
creation as the completely bespoke kit on site meant
engineers were not certain about what forms they
needed exactly
Schedules
• Populating and aligning of schedules for team on site

“Starting with the end in mind”
PAS 1192-2
Wherever possible, the principles of lean should also be
applied to reduce the expenditure of resources for any
goal other than the creation of value for the employer.
BS 1192:2007 promotes the avoidance of wasteful activities such as:
• waiting and searching for information;
• over-production of information with no defined use;
• over-processing information, simply because the technology can
Design Data, Client’s Asset Data &
COBie…
Will satisfy:
COBie, EIR and PAS 1192-4 recommendations
‘ A register of assets should be provided to support accurate
auditing and reporting. This should include both spatial and
physical assets and their groupings.’
AIM and Asset Tagging
PAS 1192-3
The AIM should contain the following parts:
• information concerning the original brief, specification, design intent and analysis relating to
the original installation of the asset and any subsequent changes;
• 3d object-based model(s) of the environment and location of the asset;
• information, or links to information, concerning the ownership of the asset and any rights or
covenants associated with the asset;
• information, or links to information, concerning and data obtained from the maintenance,
survey or other work carried out on the asset during its lifetime;
• information, or links to information, concerning and data obtained from monitoring the
operation and condition of the asset, for example through a SCADA.
AIM and Asset Tagging
• Revolutionizes the workflow
• Reflects the true meaning and purpose of BIM
