The building shown is Nedbank Phase II in Sandton which received a 4 Star Green Star SA – Office v1 rating Design / As Built . This was the first Green Star SA certification in the country
This slide aims to illustrate the relationships between the various Green Star SA rating Tools.
The Design / As Built rating ensures that the building owner puts in place at design stage the attributes of the building that inform good environmental performance.
Energy & Water Efficient Systems are specified, spaces are designed for optimal Indoor Environmental Quality, etc.
Tenants who choose to tenant such a building find them selves with a brilliant starting point. One where they can now design their fitout to complement the groundwork put in place, making it significantly easier to achieve an Interiors rating.
Tenants will receive much benefit from the base building when targeting Interiors, e.g. energy efficiency of base building, daylight, views, etc.
There is a lot more that the tenant can influence however… Furniture specification, space planning, lighting layouts, equipment etc. Once addressing these issues, the building truly is designed and built to perform well!
But what if those well designed systems are operated poorly? What if they are not maintained? What about operational greening? This is where the Existing Building Performance comes in. It is the final acid test….
Actual building performance is measured and benchmarked.
Operating policies and plans for things like waste management, green cleaning, etc. are assessed
Buildings and tenancies that are designed with ‘green attributes’ in mind are at a great advantage to perform well here, but only if they are operated properly…
