3. LEED IS AN INTERNATIONALLY RECOGNIZED GREEN BUILDING
CERTIFICATION SYSTEM, PROVIDING THIRD-PARTY VERIFICATION
THAT A BUILDING OR COMMUNITY WAS DESIGNED AND BUILT
USING STRATEGIES AIMED AT IMPROVING PERFORMANCE ACROSS
ALL THE METRICS THAT MATTER MOST: ENERGY SAVINGS, WATER
EFFICIENCY, CO2 EMISSIONS REDUCTION, IMPROVED INDOOR
ENVIRONMENTAL QUALITY, AND STEWARDSHIP OF RESOURCES
AND SENSITIVITY TO THEIR IMPACTS.
DEED IS PROPOSED AS AN EQUIVALENT COUNTERPART TO THE
LEED SYSTEM, WITH THE INTENT OF IDENTIFYING A PARALLEL
SET OF STRATEGIES THAT WOULD IMPROVE PERFORMANCE OF
AN EMERGING CLASS OF ‘SMART SPACES’ THAT ARE LARGELY
TYPIFIED BY THEIR ICT (INFORMATION COMPUTING TECHNOLOGIES)
CENTERED DESIGN WHICH WOULD BE MEASURED ACROSS A
SET OF CURRENTLY UNDEFINED METRICS IN THE HOPES OF
MAKING THESE SPACES MORE DESIRABLE IN THE EVER-
EVOLVING LANDSCAPE OF THE COMING DECADES.

WE DO NOT KNOW SMART SPACES WELL ENOUGH TO SAY WHICH METRICS CAPTURE THEIR
PERFORMANCE BEST. MORE IMPORTANTLY, MANY OF THE MEASURES WE WOULD LIKE TO USE
DON'T THEMSELVES EXIST YET.
IT WOULD BE FOOLHARDY TO PROPOSE GENERAL DESIGN STANDARDS FOR A SMART SPACE
WITHOUT CLEARLY UNDERSTANDING WHAT THEY ARE AND WITHOUT EFFECTIVE METHODS OF
JUDGING THEM.
WE CAN HYPOTHESIZE THAT SMART

STANDARDS THROUGH UPDATING EACH PERIOD (EX: QUARTERLY OR BI-YEARLY)
THE MORE FUNDING IT WOULD BE GIVEN. IT IS ALSO AN INCENTIVE FOR THE
LEADERS OF DEED DEVELOPERS TO LEND A HAND TO ORGANIZATIONS AT LOWER
LEVELS OF DEED SUCH AS SCHOOLS. IT BENEFITS THE LEADERS BY BEING ABLE
TO PULL OUT FUNDING FOR SCHOOLS AT LOWER COSTS ALL THE WHILE KEEPING
THEM ON TOP WITH THE POSSIBILITY OF SETTING NEW DEED STANDARDS/
LEVELS (ULTIMATELY DEED COMMUNITY BECOMES THE BACKBONE OF
EDUCATION).

ELEVATED, AREAS THAT ARE LACKING, AND WHAT TO FOCUS ON. THUS ALLOWING
