General Description:
The Maintenance Manager is responsible for, but not limited to: janitorial tasks, preventative
maintenance, which includes repairs, maintaining and improving property curb appeal, and unit turn
management. As part of the site team, ensure a high standard of cleanliness, great customer service, and
a hazard free environment.
I. Qualifications:
Education: High School diploma or equivalent and technical training/experience in a building trade
Experience: 2 years or more in skilled maintenance work
Equipment: Must have own basic tools such as: Drill & Bits (Metal & Wood), Hammer, Level,
Wrenches, Screwdrivers (Phillips, Standard, & various sizes), Scrapers, Tape Measure,
Toolbox or Bucket, Wrenches/Sockets, and Various Pliers, etc. You may need to add
tools as you progress in this position.
Abilities:
To take direction from the supervisor and Property Manager
To effectively manage and solve problems

To use a computer for word documents, spreadsheets, email, and accessing online for
work related purposes
To read, write legibly, do basic math, and follow instructions
To read and interpret electrical, plumbing and mechanical diagrams, blueprints, and

2. JobDescription: Maintenance Manager
II. Essential Job Functions/Responsibilities:
1. Completes work orders in a timely and accurate manner. Cleans up after work is
complete.
2. Performs repairs on the property and/or units, including painting, carpentry or wall
repair, and minor plumbing, minor electrical, air conditioning, heating, and etc.
3. Turn units in a timely manner, which may include but not limited to: repairs, painting,
cleaning, and scheduling vendors.
4. Maintains grounds and common areas, including lawns and flowerbeds, shrubbery,
parking areas, trash pickup.
5. Provides on-call maintenance. Responds to emergencies as instructed and completes
incident/accident reports related to an emergency or incident.
6. Sets up conference room and community space as needed. (If applicable).
7. Maintains property maintenance logs and inventory of supplies and equipment.
8. Advises the Regional Property Manager on the overall condition of the property.
9. Responsible for overall physical condition of property.
10. Follows through with 504 Self Evaluation repairs and maintenance.
11. Submits timely and accurately, purchase orders, invoices, and work orders.

Physical: Frequently required to push/pull objects weighing more than 100 lbs and lift and carry
objects weighing more than 50 lbs but less than 100. Frequently required to perform
simple manipulative tasks such as using hand tools and operating maintenance
machinery. Must be able to walk, stand, squat, drive, and remain in uncomfortable
positions for periods of time necessary to accomplish maintenance repairs.
Sensory: Frequently required to read fine print on plans, regulatory documents, maintenance
coding, and instructions. Must be able to distinguish normal sounds with some
background noise to phones, etc. Must be able to speak clearly and hear and understand
others using the English language.
