  your	
  property,	
  a	
  suppliers	
  boom	
  truck,	
  forklift	
  or	
  other	
  vehicle	
  may	
  
be	
  used	
  to	
  deliver	
  your	
  roofing	
  materials.	
  If	
  any	
  part	
  of	
  your	
  property	
  (driveways,	
  sidewalks,	
  
landscaping)	
  cannot	
  sustain	
  	
  heavy	
  equipment	
  loads	
  please	
  inform	
  your	
  Summit	
  View	
  Representative	
  
as	
  well	
  as	
  the	
  driver	
  and	
  other	
  arrangements	
  will	
  be	
  made.	
  
5. When	
  your	
  roofing	
  product	
  is	
  delivered,	
  please	
  verify	
  the	
  color	
  and	
  the	
  material.	
  Notify	
  Summit	
  View	
  
immediately	
  if	
  there	
  are	
  any	
  errors.	
  
6. If	
  your	
  insurer	
  is	
  paying	
  for	
  your	
  roof,	
  supplemental	
  checks	
  may	
  arrive	
  after	
  the	
  completion	
  of	
  your	
  
project	
  to	
  cover	
  code	
  related	
  items,	
  taxes,	
  dump	
  fees	
  or	
  any	
  other	
  discrepancies	
  in	
  the	
  scope	
  of	
  work.	
  
Please	
  forward	
  any	
  checks	
  for	
  work	
  completed	
  by	
  Summit	
  View	
  directly	
  to	
  Summit	
  View	
  to	
  avoid	
  any	
  
penalties	
  or	
  interest.	
  
7. If	
  your	
  insurer	
  is	
  paying	
  for	
  the	
  improvements	
  to	
  your	
  property,	
  a	
  portion	
  of	
  your	
  insurance	
  claim	
  will	
  
be	
  removed	
  by	
  your	
  insurance	
  company	
  as	
  your	
  co-­‐pay	
  (deductible).	
  If	
  you	
  have	
  an	
  insurance	
  
deductible	
  please	
  make	
  that	
  payment	
  to	
  Summit	
  View	
  the	
  day	
  your	
  project	
  begins.	
  
8. If	
  your	
  insurer	
  is	
  paying	
  for	
  the	
  improvements	
  to	
  your	
  property	
  and	
  there	
  are	
  differences	
  between	
  the	
  
completed	
  work	
  and	
  the	
  insurance	
  adjuster’s	
  summary,	
  you	
  may	
  be	
  contacted	
  by	
  your	
  insurer	
  to	
  
verify	
  that	
  the	
  invoiced	
  work	
  has	
  been	
  completed	
  before	
  additional	
  funds	
  are	
  released	
  by	
  your	
  insurer.	
  
Please	
  return	
  all	
  correspondence	
  to	
  your	
  insurer	
  and	
  Summit	
  View	
  as	
  soon	
  as	
  possible	
  to	
  avoid	
  
penalties	
  and	
  interest.	
  
9. Be	
  prepared	
  for	
  noise.	
  Hammering/	
  Construction	
  noise	
  may	
  last	
  several	
  days	
  depending	
  on	
  
scheduling,	
  weather	
  and	
  the	
  size	
  of	
  your	
  roof.	
  Many	
  people	
  like	
  to	
  leave	
  their	
  home	
  for	
  awhile	
  to	
  get	
  
away.	
  
10. Please	
  keep	
  all	
  children	
  and	
  pets	
  away	
  from	
  the	
  work	
  area.	
  The	
  installers	
  will	
  need	
  access	
  to	
  your	
  back	
  
yard;	
  pets	
  should	
  be	
  contained	
  during	
  the	
  construction	
  project.	
  
11. Please	
  remove	
  all	
  items	
  from	
  around	
  the	
  house	
  where	
  roofing	
  debris	
  may	
  fall.	
  This	
  includes	
  patio	
  
furniture,	
  potted	
  plants,	
  wind	
  chimes,	
  etc.	
  We	
  will	
  try	
  to	
  protect	
  your	
  plants	
  and	
  shrubs,	
  but	
  many	
  
times	
  the	
  layout	
  of	
  the	
  property	
  will	
  result	
  in	
  contact	
  with	
  construction	
  equipment	
  and	
  debris.	
  	
  
12. Please	
  remove	
  all	
  loose	
  items	
  from	
  the	
  walls	
  of	
  your	
  home	
  (i.e.	
  pictures,	
  plate	
  collections	
  etc.)	
  
Vibration	
  from	
  hammering	
  can	
  cause	
  nails	
  to	
  loosen	
  and	
  fall.	
  
13. During	
  the	
  project,	
  dust	
  and	
  debris	
  may	
  fall	
  from	
  the	
  rafters	
  and	
  decking	
  in	
  your	
  attic.	
  Please	
  take	
  
steps	
  to	
  protect	
  you	
  stored	
  possessions	
  by	
  covering	
  them	
  or	
  removing	
  them	
  from	
  attics	
  or	
  crawl	
  
spaces.	
  
14. We	
  will	
  need	
  access	
  to	
  the	
  driveway	
  for	
  the	
  construction.	
  Please	
  move	
  all	
  vehicles	
  into	
  the	
  street.	
  This	
  
includes	
  vehicles	
  from	
  the	
  garage.	
  If	
  vehicles	
  cannot	
  be	
  removed	
  from	
  the	
  garage,	
  please	
  cover	
  them	
  
with	
  blankets	
  to	
  avoid	
  debris	
  falling	
  from	
  garage	
  rafters	
  or	
  ceilings.	
  
15. Occasionally	
  we	
  will	
  need	
  to	
  use	
  power	
  tools	
  to	
  cut	
  decking	
  or	
  roofing	
  materials.	
  Please	
  leave	
  access	
  to	
  
power	
  on	
  the	
  exterior	
  of	
  your	
  home	
  and	
  check	
  to	
  ensure	
  the	
  outlet	
  or	
  extension	
  cord	
  is	
  functioning.	
  
16. Precautions	
  are	
  taken	
  to	
  prevent	
  gutter	
  damage.	
  In	
  certain	
  instances,	
  gutter	
  damage	
  is	
  unavoidable,	
  
especially	
  on	
  older	
  properties,	
  steep	
  roofs	
  and	
  hip-­‐style	
  roofs.	
  Summit	
  View	
  is	
  not	
  liable	
  for	
  any	
  
unavoidable	
  damages	
  to	
  your	
  property.	
  
17. Your	
  roofing	
  project	
  will	
  be	
  delayed	
  any	
  time	
  it	
  rains,	
  snows	
  or	
  weather	
  prohibits	
  the	
  roofing	
  process.	
  
Our	
  crews	
  are	
  instructed	
  to	
  tear	
  off	
  only	
  what	
  can	
  be	
  covered	
  in	
  1	
  day.	
  If	
  the	
  shingles	
  are	
  not	
  installed	
  
before	
  precipitation	
  begins,	
  the	
  roofing	
  underlayment	
  will	
  protect	
  your	
  property	
  until	
  it	
  is	
  safe	
  to	
  
install	
  the	
  shingles.	
  This	
  could	
  be	
  several	
  days.	
  
18. Upon	
  completion	
  of	
  your	
  roof,	
  please	
  check	
  your	
  furnace,	
  plumbing,	
  and	
  exhaust	
  vents.	
  It	
  is	
  possible	
  
for	
  these	
  to	
  be	
  loosened	
  below	
  the	
  roof	
  line	
  during	
  the	
  roofing	
  process.	
  Summit	
  View	
  recommends	
  that	
  
all	
  customers	
  install	
  and	
  test	
  carbon	
  monoxide	
  detectors	
  prior	
  to	
  use	
  of	
  the	
  furnace	
  equipment	
  after	
  
any	
  construction	
  that	
  comes	
  in	
  contact	
  with	
  such	
  equipment.	
  
19. During	
  construction	
  debris	
  will	
  fall	
  from	
  the	
  roof.	
  This	
  includes	
  shingles	
  or	
  shakes,	
  nails,	
  shingle	
  
wrappers	
  etc.	
  We	
  will	
  clean	
  your	
  property	
  thoroughly	
  after	
  the	
  construction	
  is	
  complete.	
  This	
  includes	
  
removing	
  any	
  debris	
  we	
  can	
  see	
  as	
  well	
  as	
  probing	
  the	
  property	
  with	
  magnets	
  to	
  pick	
  up	
  any	
  	
  loose	
  
nails	
  we	
  can	
  find.	
  Please	
  be	
  advised	
  that	
  nails	
  may	
  be	
  hidden	
  by	
  grass,	
  shrubs	
  or	
  snow.	
  
20. On	
  some	
  properties,	
  roof-­‐to-­‐wall	
  flashing	
  must	
  be	
  replaced	
  by	
  pulling	
  the	
  siding	
  away	
  from	
  the	
  
structure.	
  This	
  may	
  result	
  in	
  damages	
  to	
  siding	
  such	
  as	
  chipping	
  of	
  paint	
  and	
  cracking	
  of	
  wood	
  or	
  vinyl	
  
if	
  the	
  siding	
  is	
  not	
  brand	
  new.	
  We	
  will	
  do	
  our	
  best	
  to	
  protect	
  these	
  areas,	
  however	
  Summit	
  View	
  will	
  
not	
  be	
  held	
  responsible	
  for	
  any	
  unavoidable	
  damages.	
  
21. When	
  the	
  old	
  roof	
  is	
  removed,	
  a	
  lot	
  of	
  weight	
  will	
  be	
  taken	
  off	
  the	
  frame	
  of	
  your	
  home.	
  This	
  may	
  result	
  
in	
  cracks	
  in	
  your	
  drywall	
  or	
  stucco	
  due	
  to	
  movements	
  in	
  the	
  framing.	
  Summit	
  View	
  will	
  not	
  be	
  held	
  
responsible	
  for	
  this	
  type	
  of	
  unavoidable	
  damages.	
  
22. If	
  you	
  have	
  a	
  satellite	
  dish	
  connected	
  to	
  your	
  roof	
  your	
  service	
  will	
  be	
  disrupted	
  during	
  the	
  
construction	
  as	
  the	
  dish	
  must	
  be	
  removed	
  temporarily.	
  We	
  will	
  re-­‐position	
  the	
  dish	
  as	
  close	
  to	
  its	
  
original	
  location	
  as	
  we	
  can.	
  Should	
  service	
  be	
  lost,	
  Summit	
  View	
  will	
  not	
  be	
  held	
  responsible	
  for	
  any	
  
service	
  charges.	
  
23. If	
  your	
  insurer	
  is	
  covering	
  the	
  cost	
  of	
  your	
  property	
  repairs,	
  your	
  insurer	
  will	
  be	
  invoiced	
  for	
  all	
  work	
  
completed	
  on	
  the	
  premises.	
  If	
  any	
  work	
  is	
  not	
  completed	
  to	
  your	
  satisfaction,	
  please	
  notify	
  your	
  
Summit	
  View	
  Representative	
  immediately	
  to	
  avoid	
  delays	
  in	
  the	
  invoicing	
  process.	
  
24. Due	
  to	
  the	
  insurance	
  claims	
  process,	
  you	
  may	
  not	
  receive	
  your	
  final	
  check	
  or	
  invoice	
  from	
  Summit	
  
View	
  for	
  several	
  weeks	
  after	
  the	
  completion	
  of	
  your	
  project.	
  Payment	
  in	
  full	
  is	
  due	
  at	
  this	
  time.	
  If	
  there	
  
are	
  adjustments,	
  punch-­‐lists	
  or	
  repairs	
  yet	
  to	
  be	
  completed,	
  please	
  inform	
  Summit	
  View	
  immediately	
  
to	
  avoid	
  penalties	
  or	
  interest,	
  however	
  payment	
  for	
  completed	
  work	
  will	
  be	
  due	
  at	
  this	
  point.	
  
25. If	
  your	
  property	
  has	
  skylights,	
  please	
  take	
  precautions	
  to	
  protect	
  furniture,	
  flooring,	
  personal	
  objects	
  
etc.	
  located	
  beneath	
  the	
  skylights.	
  When	
  we	
  detach	
  and	
  reset	
  the	
  lenses,	
  dust,	
  dirt,	
  paint	
  or	
  debris	
  may	
  
drop	
  inside	
  of	
  the	
  house.	
  If	
  paint,	
  plaster	
  or	
  sheetrock	
  is	
  in	
  contact	
  with	
  the	
  lenses,	
  some	
  minor	
  
paint/repairs	
  may	
  be	
  needed.	
  Summit	
  View	
  will	
  not	
  be	
  held	
  responsible	
  for	
  these	
  repairs	
  as	
  we	
  are	
  
unable	
  to	
  avoid	
  this	
  type	
  of	
  damage	
  while	
  installing	
  your	
  roof	
  properly.	
  
26. If	
  there	
  are	
  areas	
  of	
  your	
  property	
  where	
  there	
  are	
  vaulted	
  ceilings	
  or	
  open	
  or	
  exposed	
  soffits,	
  please	
  
inform	
  your	
  Summit	
  View	
  Representative	
  as	
  shorter	
  nails	
  may	
  be	
  required	
  to	
  avoid	
  damages.	
  
27. A	
  permit	
  may	
  be	
  posted	
  on	
  your	
  property	
  during	
  and	
  after	
  construction,	
  Please	
  keep	
  this	
  permit	
  
posted	
  in	
  a	
  visible	
  location	
  accessible	
  to	
  city/county	
  inspectors	
  until	
  you	
  are	
  notified	
  by	
  Summit	
  View	
  
to	
  remove	
  it.	
  
28. City/	
  County	
  inspections	
  can	
  take	
  2-­‐3	
  months	
  to	
  be	
  completed.	
  Keep	
  in	
  mind	
  that	
  payment	
  is	
  due	
  upon	
  
substantial	
  completion	
  of	
  your	
  project	
  as	
  building	
  inspection	
  schedules	
  are	
  out	
  of	
  Summit	
  View’s	
  
control.

What To Expect

  • 1. What  To  Expect     1. Your  Summit  View  is  not  responsible  for  color  selection,  color  matching  or  suggestion  of  colors.   2. Please  do  not  select  a  color  or  material  that  is  not  approved  by  your  homeowner’s  association  or   covenant.  Summit  View  accepts  no  responsibility  for  the  requirements  of  HOAs  or  Covenants.   3. Your  first  payments  should  be  post  marked  within  2  days  of  the  arrival  of  your  building  materials  or   the  commencement  of  your  project  (whichever  is  first)  if  it  is  not  picked  up  by  a  Summit  View   Representative.   4. Depending  on  the  accessibility  of  your  property,  a  suppliers  boom  truck,  forklift  or  other  vehicle  may   be  used  to  deliver  your  roofing  materials.  If  any  part  of  your  property  (driveways,  sidewalks,   landscaping)  cannot  sustain    heavy  equipment  loads  please  inform  your  Summit  View  Representative   as  well  as  the  driver  and  other  arrangements  will  be  made.   5. When  your  roofing  product  is  delivered,  please  verify  the  color  and  the  material.  Notify  Summit  View   immediately  if  there  are  any  errors.   6. If  your  insurer  is  paying  for  your  roof,  supplemental  checks  may  arrive  after  the  completion  of  your   project  to  cover  code  related  items,  taxes,  dump  fees  or  any  other  discrepancies  in  the  scope  of  work.   Please  forward  any  checks  for  work  completed  by  Summit  View  directly  to  Summit  View  to  avoid  any   penalties  or  interest.   7. If  your  insurer  is  paying  for  the  improvements  to  your  property,  a  portion  of  your  insurance  claim  will   be  removed  by  your  insurance  company  as  your  co-­‐pay  (deductible).  If  you  have  an  insurance   deductible  please  make  that  payment  to  Summit  View  the  day  your  project  begins.   8. If  your  insurer  is  paying  for  the  improvements  to  your  property  and  there  are  differences  between  the   completed  work  and  the  insurance  adjuster’s  summary,  you  may  be  contacted  by  your  insurer  to   verify  that  the  invoiced  work  has  been  completed  before  additional  funds  are  released  by  your  insurer.   Please  return  all  correspondence  to  your  insurer  and  Summit  View  as  soon  as  possible  to  avoid   penalties  and  interest.   9. Be  prepared  for  noise.  Hammering/  Construction  noise  may  last  several  days  depending  on   scheduling,  weather  and  the  size  of  your  roof.  Many  people  like  to  leave  their  home  for  awhile  to  get   away.   10. Please  keep  all  children  and  pets  away  from  the  work  area.  The  installers  will  need  access  to  your  back   yard;  pets  should  be  contained  during  the  construction  project.   11. Please  remove  all  items  from  around  the  house  where  roofing  debris  may  fall.  This  includes  patio   furniture,  potted  plants,  wind  chimes,  etc.  We  will  try  to  protect  your  plants  and  shrubs,  but  many   times  the  layout  of  the  property  will  result  in  contact  with  construction  equipment  and  debris.     12. Please  remove  all  loose  items  from  the  walls  of  your  home  (i.e.  pictures,  plate  collections  etc.)   Vibration  from  hammering  can  cause  nails  to  loosen  and  fall.   13. During  the  project,  dust  and  debris  may  fall  from  the  rafters  and  decking  in  your  attic.  Please  take   steps  to  protect  you  stored  possessions  by  covering  them  or  removing  them  from  attics  or  crawl   spaces.   14. We  will  need  access  to  the  driveway  for  the  construction.  Please  move  all  vehicles  into  the  street.  This   includes  vehicles  from  the  garage.  If  vehicles  cannot  be  removed  from  the  garage,  please  cover  them   with  blankets  to  avoid  debris  falling  from  garage  rafters  or  ceilings.   15. Occasionally  we  will  need  to  use  power  tools  to  cut  decking  or  roofing  materials.  Please  leave  access  to   power  on  the  exterior  of  your  home  and  check  to  ensure  the  outlet  or  extension  cord  is  functioning.   16. Precautions  are  taken  to  prevent  gutter  damage.  In  certain  instances,  gutter  damage  is  unavoidable,   especially  on  older  properties,  steep  roofs  and  hip-­‐style  roofs.  Summit  View  is  not  liable  for  any   unavoidable  damages  to  your  property.   17. Your  roofing  project  will  be  delayed  any  time  it  rains,  snows  or  weather  prohibits  the  roofing  process.   Our  crews  are  instructed  to  tear  off  only  what  can  be  covered  in  1  day.  If  the  shingles  are  not  installed   before  precipitation  begins,  the  roofing  underlayment  will  protect  your  property  until  it  is  safe  to   install  the  shingles.  This  could  be  several  days.  
  • 2. 18. Upon  completion  of  your  roof,  please  check  your  furnace,  plumbing,  and  exhaust  vents.  It  is  possible   for  these  to  be  loosened  below  the  roof  line  during  the  roofing  process.  Summit  View  recommends  that   all  customers  install  and  test  carbon  monoxide  detectors  prior  to  use  of  the  furnace  equipment  after   any  construction  that  comes  in  contact  with  such  equipment.   19. During  construction  debris  will  fall  from  the  roof.  This  includes  shingles  or  shakes,  nails,  shingle   wrappers  etc.  We  will  clean  your  property  thoroughly  after  the  construction  is  complete.  This  includes   removing  any  debris  we  can  see  as  well  as  probing  the  property  with  magnets  to  pick  up  any    loose   nails  we  can  find.  Please  be  advised  that  nails  may  be  hidden  by  grass,  shrubs  or  snow.   20. On  some  properties,  roof-­‐to-­‐wall  flashing  must  be  replaced  by  pulling  the  siding  away  from  the   structure.  This  may  result  in  damages  to  siding  such  as  chipping  of  paint  and  cracking  of  wood  or  vinyl   if  the  siding  is  not  brand  new.  We  will  do  our  best  to  protect  these  areas,  however  Summit  View  will   not  be  held  responsible  for  any  unavoidable  damages.   21. When  the  old  roof  is  removed,  a  lot  of  weight  will  be  taken  off  the  frame  of  your  home.  This  may  result   in  cracks  in  your  drywall  or  stucco  due  to  movements  in  the  framing.  Summit  View  will  not  be  held   responsible  for  this  type  of  unavoidable  damages.   22. If  you  have  a  satellite  dish  connected  to  your  roof  your  service  will  be  disrupted  during  the   construction  as  the  dish  must  be  removed  temporarily.  We  will  re-­‐position  the  dish  as  close  to  its   original  location  as  we  can.  Should  service  be  lost,  Summit  View  will  not  be  held  responsible  for  any   service  charges.   23. If  your  insurer  is  covering  the  cost  of  your  property  repairs,  your  insurer  will  be  invoiced  for  all  work   completed  on  the  premises.  If  any  work  is  not  completed  to  your  satisfaction,  please  notify  your   Summit  View  Representative  immediately  to  avoid  delays  in  the  invoicing  process.   24. Due  to  the  insurance  claims  process,  you  may  not  receive  your  final  check  or  invoice  from  Summit   View  for  several  weeks  after  the  completion  of  your  project.  Payment  in  full  is  due  at  this  time.  If  there   are  adjustments,  punch-­‐lists  or  repairs  yet  to  be  completed,  please  inform  Summit  View  immediately   to  avoid  penalties  or  interest,  however  payment  for  completed  work  will  be  due  at  this  point.   25. If  your  property  has  skylights,  please  take  precautions  to  protect  furniture,  flooring,  personal  objects   etc.  located  beneath  the  skylights.  When  we  detach  and  reset  the  lenses,  dust,  dirt,  paint  or  debris  may   drop  inside  of  the  house.  If  paint,  plaster  or  sheetrock  is  in  contact  with  the  lenses,  some  minor   paint/repairs  may  be  needed.  Summit  View  will  not  be  held  responsible  for  these  repairs  as  we  are   unable  to  avoid  this  type  of  damage  while  installing  your  roof  properly.   26. If  there  are  areas  of  your  property  where  there  are  vaulted  ceilings  or  open  or  exposed  soffits,  please   inform  your  Summit  View  Representative  as  shorter  nails  may  be  required  to  avoid  damages.   27. A  permit  may  be  posted  on  your  property  during  and  after  construction,  Please  keep  this  permit   posted  in  a  visible  location  accessible  to  city/county  inspectors  until  you  are  notified  by  Summit  View   to  remove  it.   28. City/  County  inspections  can  take  2-­‐3  months  to  be  completed.  Keep  in  mind  that  payment  is  due  upon   substantial  completion  of  your  project  as  building  inspection  schedules  are  out  of  Summit  View’s   control.   29. The  company  is  not  responsible  for  the  color  or  architectural  requirements  of  H.O.As  or  Covenants.   Please  seek  approval  for  this  work  before  it  commences.   30.
