An Urban Condo undergoes improvements <ul><li>Musical Chairs partnered with the realtor to advise the homeowner </li></ul><ul><li>on repairs and improvements needed on a 2 bedroom condo </li></ul><ul><li>The entire condo needed painting </li></ul><ul><li>The hardwood floors needed to be refinished </li></ul><ul><li>The kitchen walls needed repair </li></ul><ul><li>The lighting was updated in the kitchen, bathroom and dining room </li></ul>

As a result they received an offer at the first open house. </li></ul><ul><li>The first offer didn’t go through but another offer was made and accepted. The realtor and homeowner were very happy! </li></ul><ul><li>This was my first time working with this realtor. He had never had a property staged before. </li></ul>

Living Room before <ul><li>In addition to paint and new hard wood floors the living room needed a new floor plan </li></ul><ul><li>Our objective was to open the space up a bit so the room would look larger </li></ul><ul><li>We also wanted to light the room up as it tended to be dark </li></ul><ul><li>The room also needed updating with accessories </li></ul>

Bedroom <ul><li>The second bedroom in this condo was being used as a spare room. </li></ul><ul><li>It was cluttered with spare furniture and had no real floor plan </li></ul><ul><li>In order to sell as a 2 bedroom condo potential buyers need to see </li></ul><ul><li>an actual bedroom. 90% of individuals cannot visualize what a space </li></ul><ul><li>could look like. They need to see a staged space. </li></ul><ul><li>The buyer was very resistant to renting a queen size bed . The realtor came back to me a few times and asked “ Do we need to stage it as a bedroom?” </li></ul><ul><li>I rented a portable queen size bed to stage the 2 nd bedroom. </li></ul>
