2. Introduction
In this final project , we are ordered to find an empty land to initiate
a small construction project .
The size of the land should be between 50m x 50m (2500m2) – 50m
x 70m (3500m2) . In a group of two , we were given a task to
propose two different projects . We were given some choices to
build the suitable area for our site :
1. Recreation Area
2. Commercial Area
3. Industrial Area
4. Agriculture Area
5. Tourism Area
6. Residential Area
The objective of this project is to enable us to develop an
understanding of the building team , its organization , duties , and
inter-relations within which they will seek employment , career
progression or further study . Other than that , it is also to develop
an awareness of their professional responsibilities and to appreciate
their profession in the construction industry .
3. Introduction To Site
Our site is an unused and undeveloped land . It is located at
Jalan Persiaran Kolej Bbn which is near to the Nilai University
and Nilai International School .

areas. There are few housing areas around it . Meanwhile , there’s only one
commercial area . Other than that , there’s a government building (hospital)

6. S.W.O.T Analysis
Strength
• Our site is near to the Nilai University , Nilai International School
, and a few housing areas . So, it is a quiet place that people
won’t feel irritated .
• Due to it’s strategic location , it is the best place to attract
students to drop by and pay a visit .
Weaknesses
• The site is very far from town .
• There are less people other than students .
Opportunity
• It is a big unused and undeveloped land where we can build
buildings to make it a useful place .
Threats
• In some areas native flora and fauna have been adversely
impacted by inappropriately located development.
7. Rationale
The site area is located nearby education areas .There is only a
few housing areas and no commercial area around the site .
Basically , there’s no place for the students to live nearby other
than living in the hostels . Other than that , activities which
students can do is limited due to the lack of facilities around the
site . So , the Saint James Condominium ( residential area ) and
Xsport Sport Centre ( commercial area ) is chosen for this
project.
Benefits
Impacts
With the residential area ( Saint James Condominium ) , students
will have more choices of place to stay . They don’t have to
worry about the distance problem .
For the commercial area ( XSport Sport Centre ) , students can
maintain a healthy lifestyle and spend their time with useful
activities .
For the students who live in Saint James Condominium or who
would like to visit the Xsport Centre, it is quite dangerous as the
building is located opposite Nilai University and Nilai
International School , this will be a problem when it comes to
students who cross the road .
9. Inspiration
1 . The Peak Vista
Puncak Vista ( The Peak Vista ) is the tallest condominium in Kota
Kinabalu with a remarkable panoramic view of the sea, islands and the
mountain beyond.

One KL is a luxury serviced residence developed by One KLCC .
It is located along Jalan Pinang within the KLCC vicinity.

The basement of Saint James Condominium is a car park . It
can fit in 68 cars where each space is 9’ x 18’ big .
There’s four elevators in the middle which each of them has
capacity of 450kg , 6/8 passengers .
Meanwhile , every floor of the condominium consists of two
staircases (3.5m x 3.5m) at the end of the left and right side .
The entrance of the car park is located back side of the
buildings , which is opposite to the main entrance.
16. Ground Floor
The ground floor is where lobby reception located at . There is a main
entrance at the ground floor which allows resident or visitors to enter
the condominium . At this floor , toilets are provided which are
separated to male and female toilet . Right in front of the male toilet ,
there is a security office for the security man to do their works such as
checking for CCTV .

17. 1st – 5th Floor

House units are all located at the first to fifth floor . Each floor
consists of 8 house units . Every house units (12.75m x 20.75m )
has one master bedroom , one single bedroom , living room
,kitchen and one toilet. In order for letting resident to dry their
clothes , there are a balcony built in every house units .

At the top of the Saint James Condominium , there’s a rooftop
where the young and adult resident can enjoy . There is a
swimming pool ( 7m x 4m ) with 1.7m depth .
There’s also a small playground for the kids to play .
Other than that , sitting areas are provided . To enhance the
rooftop , there’re plantings between and beside the toilets.
19. Inspiration
1. Arena Sukan
Arena Sukan is a multi-sports complex comprising two huge
buildings located at Kuching, Sarawak.

23. GROUND FLOOR
The ground floor of the sports centre is consists an entrance
that allows people to enter into the building. The reception
counter is located right in front of the entrance. Behind the
reception counter is where the gym is located. At the end of the
gym there are lockers which allows people to put their
belongings and followed by a big washroom that consists of
changing room, shower room, toilets and also a sauna.
On the left side of that floor, there is a shop that will be selling
dietary supplements, sports accessories & clothing. Beside the
shop, there is a café where people can enjoy their meals there.
There is also a toilet in front of the shop and beside the café.
There are lift and staircase beside the entrance which leads to
the floors above.
24. FIRST FLOOR
The first floor of the sports centre consist of a boxing area which can
fit in two boxing ring ( 7m x 7m) . The studios at the other side of
that floor which allows people to have dancing, Zumba and yoga
classes. The first aid room beside the lift that allows people to
receive treatment for minor injuries.
25. SECOND FLOOR
The 2nd floor of the club is separated into two halls which is
the indoor basketball hall and badminton hall. The basketball
hall is on the right, while the badminton hall is on the left.
Before proceeding to both halls, there is a toilet right beside
the staircase.
26. TOP FLOOR
The top floor of the Sports Centre is a rooftop garden which
allows people to rest and have their quiet time there.
27. FACILITIES
Gym
The Gym is located at the ground floor of the
club. The Gym has an area of 351m2. The
gym artistically designed to awaken and
excite all of your senses before you even
begin your workout. The Gym also provides
a wide variety of gym equipment.
Lockers
The lockers are placed at the inner part of
the gym for people to put their belongings
so that they wont lose their things easily.
There are 32 lockers.
Washroom & Sauna
The washroom & sauna is located right after the locker. The washroom
allows people to clean up themselves after working out. There are 5
shower rooms and 5 toilets. Besides that, there is also a Sauna in both
men and women's washroom.
28. Studio
The studio is located at the first floor. The
studio has an area of 384 m2. The Studio can
be separated into 4 studios by folding
partitions. The studios allows people to have
Yoga classes, Zumba classes and dancing
classes.
Boxing Ring
The boxing ring is located at the first floor.
The size of the boxing ring is 49m2. Instead
of boxing, it can be used to do martial arts.
There will be 2 boxing rings.
First Aid Room
The first aid room is located at the first
floor. The first aid room provides basic
equipment and medication to treat minor
injuries.
29. Badminton Courts
The badminton hall is located at the
second floor. A badminton court has an
area of 81.74m2. The are 3 badminton
courts in the badminton hall.
Basketball Court
The indoor basketball court is located at
the 2nd floor. The basketball court has
an area of 420m2.
Rooftop Garden
There is a rooftop garden at the top floor.
There are trees and shrubs planted.
There are also tables, chairs, lounges and
shades provided which enable people to
relax and have their quiet time there.

Developer
In the construction industry, a developer is usually considered to be a
person who develops land through construction and who, to this end,
becomes an owner of the developed land. The developer seeks a profit
from development of the land, either by selling a development, such as a
tract of residential homes, a shopping mall, or an office building, or by
holding the developed property to reap a return on the investment.
Architect
Architects work closely with their clients. Before drafting plans, they
meet with their clients several times to learn their clients’ objectives,
budget and any specific requirements for their project. Architects also
work with other related professionals, such as engineers, urban
planners, landscape architects, construction representatives and
interior designers
Quantity Surveyor
Quantity surveyors may choose to specialize in a specific area of the
construction industry - and focus on areas like property taxation,
costing advice, maintenance of existing buildings and application to
funding sources.
31. Civil Engineer
The civil engineer will analyze the proposed site location as well as the
entire construction job which is to be completed at such a site. They
will analyze the process for completing the construction job every step
of the way.
The civil engineer must also plan the construction project that will be
taking place in conjunction with the results they found due to their
analysis of the proposed project. During the process and at the end,
the civil engineer must inspect the product to ensure that all rules,
regulations and guidelines have been explicitly followed.
Electrical Engineer
The electrical engineer in the construction
site also reads and studies the electrical plans (usually
done by electrical design engineers) and implement it in
the site and sometimes do necessary actions whether to
correct or to improve the design. They coordinate with
other electrical engineers in the implementation of the
electrical system design and also with other engineers of
different fields, such as civil and mechanical engineers,
to make the construction job easier.
Contractor
A building contractor entail the individual planning and carrying
through any and all pertinent activities relating to the construction of a
dwelling, building or other structure. The building contractor carries
out his/her duties by supervising employees, planning how the project
will be carried out and completing the project in a manner which
coincides with all laws, rules and regulations which may be in existence
and correlate with construction.
32. Conclusion
In conclusion , it is important to understand the site condition
before proceed to any design or construction phase .
There are so many considerations before starting a project such as
public and private services , living amnesties , geology ,
meteorology , other uses of site area and etc.
Besides that, communication and coordination also play a big role
in the construction site . When problem occur , it is hard to settle it
without a proper communication.
Environmental considerations in site investigation is so much
important to investigate the site suitability for the given project.
To make the win-win solutions, including having the best balance of
cost, function, efficiency, maintainability, and delivery for a
particular project , we should be thoughtful and know how to plan
properly before building it .
