2. SUMMARY
The Alamo Heights Police Department
conducted a survey of properties located
in Alamo Heights that store commercial
vehicles and trailers on site.

BACKGROUND
On February 27, 2017 City staff
presented proposed amendments to
the commercial sections of the City’s
zoning code.
Council had questions and concerns
regarding commercial vehicles &
trailers in parking areas, which are
visible from Broadway or Austin Hwy.

BACKGROUND
Council requested that staff survey
these areas to identify how many
vehicles and or properties may be
affected by proposed regulations to
limit the storage of these vehicle types.

STAFF FINDINGS
The Police Department identified 11
properties that store these types of
vehicles.
Currently there are upwards of 200
businesses, schools, or churches located
along Broadway or Austin Hwy.

STAFF FINDINGS
The results of the survey show that less
than 1% (0.05) would be affected by the
proposed changes.
This number could increase if language,
prohibiting the storage of these vehicles,
is not added.

STAFF DIRECTION
Staff is seeking Council direction in
drafting language for the City’s zoning
code concerning this issue.
Staff has outlined some possible
options.

1. Leave the proposed language in place.
The 0.5% of properties affected
would need to find other locations
for the storage of their vehicles.
2. Delete the proposed language.
The number of properties storing
vehicles could increase.

3. Modify the proposed language to limit
larger vehicles or trailers and food
trucks from being stored in areas visible
from the street.

4. Modify language prohibiting the parking
of these vehicles in required off-street
parking areas.
Would allow owners to keep these
vehicle types on-site, if they have
excess required parking
Ensures required off-street parking is
available for customers & employees
