Re-Roofing three structures at
Alamo Heights Swimming Pool
due to hail damage
2. Summary
• 3 of the 4 structures sustained hail damage
from April 12, 2016 storm
• AH Swimming Pool Manager Rick Shaw
inquired about roof leaks in mid 2017
• COAH contacted TML in August 2017 for
evaluation of all structures
3. Background
• TML adjuster determined some leaks
exacerbated as a result of hail
• February 2018, TML advises of two-year
max timeframe from date of event (04/2016)
– unknown to staff
• An extension can be requested
4. Background
• Spoke to Mr. Rick Shaw re: repairs
• Office lobby leaks when raining, repairs
needed
• If council approves, staff would obtain bids
and try to get work completed around
upcoming events and before summer
• If not, repairs made September 2018

• Current pool evaluation does not
consider removal of existing structures
• If contractor estimate exceeds TML
allowance, adjuster will work with
contractor
6. Fiscal Impact
• TML adjuster estimated total damages at
$23,851.57
• TML issued COAH a check for $12,712.01 minus
$2,500 deductible (net $10,212.01) on 09/15/2017
• Depreciated value remaining of $11,139.56 if
repairs made.
• If repairs not made, city would lose depreciated
amount ($11,139.56) but retain initial $10,212.01
