and external factors along with current market dynamics and competition, while considering achievable
rates in an expeditious manner. The team will qualify all potential prospects, prepare and present all
offers, handle all transactions and negotiations, while assuring you are getting the best market rates to

property and the current available space to the Triangle area brokers as well as our database of prospects.
PROPERTY ANALYSIS AND POSITIONING PLAN
To best position your property and to capitalize on all the potential opportunities in the market that
best serves your needs, our team will thoroughly investigate your property’s competition, your potential
client base, area work and household demographics, future and planned developments, the location
and proximity of the property to retail amenities, major destinations such as hospitals, universities,
transportation resources, as well as highly coveted areas for working and living. With this information in
hand, we will be able to develop a “Positioning Plan” that will help us to define your property’s unique
marketing campaign.

building in the Triangle and beyond. Our proprietary database is maintained by our research team weekly.
This vital data allows us to best price and position your property in comparison to what the current market

DEVELOPMENT OF PROSPECT PROFILE
TradeMark Properties will also develop a “Prospect Profile” defining a targeted prospect list based on
the tenancy of competing properties, comparable transactions for companies likely to consider your
property.
PROSPECTING PROGRAMS
Prospecting is of paramount importance to the brokerage and marketing strategy for the your property.
It will be conducted with the intent of reaching every potential prospect and broker by extensively
contacting key brokers in the real estate community, in both the Triangle and overall NC markets, as
well as nationwide. In addition, the TradeMark Properties’ team will utilize the firm’s national database
to regularly identify prospects and conduct direct canvassing based upon lease expiration dates and
growth/contraction changes within the various organizations.
PREPARE PROPERTY FOR SHOWINGS
Our team will provide you with a list of suggested items to prepare your property for showings. This may
include, but is not limited to the following potential needs: interior and exterior cleaning, maintenance,
and painting, landscaping, replacement of stained or cracked ceiling tiles, possible lighting replacement,
and inspection of building systems such as HVAC, plumbing, etc.

TradeMark Properties proposes an aggressive 180 day initial marketing campaign that will feature weekly
contact with the target audiences. The items below are simply budgeted costs for marketing your property.
These are our marketing suggestions but are completely at the Owner’s discretion and approval.
Our suggested marketing campaign elements include:
•	 Full color property brochures
•	 Photos of property
•	 Site plans, floor plans, and renderings
•	 Maps and aerials
•	 Email blasts:
Your property will be e-mailed to individual prospects or to groups of prospective companies and
brokers at least once a month. Our e-mail database consists of over 3,000 vital prospects in the Triangle
area. Through the use of e-mail blasts our goal is to inform and raise awareness of your property and
current availability.
•	 Web Marketing:
Listing will be presented on the home page of www.trademarkproperties.com for a minimum of 2
weeks as a “Featured Property.” In addition the listing will be marketed on our website within our
listings database. Your property will also appear on Loopnet.com, Costar.com, Xceligent.com and
many others.
•	 Direct mail pieces
•	 Door-to-door canvassing, prospecting, cold calling
•	 Signs: placement of 2x3 yard signs at each entrance for marketing and window signs in any storefronts
as needed. In both cases, we will supply our standard leasing signs at our expense.
•	 Story boards (if needed regarding new changes to suites)
•	 Presentation collateral
•	 Social media: blogs, Twitter, Facebook, Linked-In, etc.
•	 Personal relationships and networking:
Attend networking events and contact brokers, prospects, economic development professionals,
government and municipal personnel to make aware of property.
•	 RBN: We are an affiliate office of Retail Brokers Network, a national network of specialized, retail brokers

MARKETING STRATEGY
ADDITIONAL MARKETING OPPORTUNITIES *(paid for by owner/landlord – if desired):
1.	 Print Ads: TradeMark will create customized print ads and determine best publication placement at
the request and cost to owner
2.	 Custom Website: Upon request of owner we can create a custom website for your property! We
have an in-house website developer that will work directly with you. Owner is responsible for all costs
for the site including: domain purchase, hosting, stock images, design, development, testing, and
maintenance. Cost can vary depending on your specific needs and requirements.
3.	 Additional signs or banners, etc.: Any additional signage, etc. requested by Owner will be solely at the
cost of Owner.
*Any additional marketing or advertising that are to be paid for by Owner will be per a separate written
agreement.

ADVISORY SERVICES
MONTHLY ACTIVITY REPORTS
The owners will be provided with a monthly activity report for the property. This report details prospect
activity status, commissions involved and other pertinent information. Further, we propose to verbally
report activity to you or your designated representatives at least on regular basis.
PROPOSALS AND LETTERS OF INTENT
Each proposal will be developed and tailored to be responsive to the prospect’s needs while meeting your
objectives. These proposals will incorporate trends in the market that may affect pricing and property
improvements. Proposals will typically be delivered within 72 hours.
LEASE NEGOTIATIONS, REVIEW, AND ADMINISTRATION
TradeMark Properties will continue to maintain responsibility for leasing or selling your property. After
prospects have been identified, we will undertake the following steps:
1.	 Present current, valid financial information to help the ownership qualify the prospect financially. This
would include banking information or profit/loss statements of the prospect’s business, personal
financial statement (if needed due to a new business), business plan or any other required financial
information. Your review of this information will help determine how to proceed with the prospect.
2.	 Through written proposals, we will negotiate basic business terms of the contract, including pricing,
property improvements and other features.
3.	 Oversee and coordinate leasing documents with the owners and prospects’ representatives.
4.	 Provideliaisonbetweenprospect,ownerandcontractorsduringduediligenceandcontractnegotiations.
5.	 Provide assistance during up-fit process, conduct walk-throughs with new tenants/buyer and continue
to follow up after move in.

Oversee and coordinate leasing documents with the owners and prospects’ representatives. 4. Provideliaisonbetweenprospect,ownerandcontractorsduringduediligenceandcontractnegotiations. 5. Provide assistance during up-fit process, conduct walk-throughs with new tenants/buyer and continue to follow up after move in.
