- April 2020 leased 2 bdr 1 bath (700sqft) @ $2445 utilities included.
- May 2021 tenants gave notice because they saw several places that
were the same quality at $2000.
- July 2021: plenty of good offers, ended up signing for $2500 + utilities.
- Net increase of 8.38% (assuming $150 for utilities)

recovery to pre-pandemic levels
