2. Building Relationships means striving to create an atmosphere that inspires
everyone — clients, architects, subcontractors — to work together for mutual success.
3. Who we are
For more than three decades, KBS has built a framework of
providing quality, comprehensive construction services with the
flexibility to meet clients’ specific needs. The foundation for our
success is our belief that long-term partnerships begin with those
relationships developed on each project. This principle allows
projects to be managed with customers’ needs in mind. That is
why 80% of our current work is repeat business. We do not just
build buildings, we build relationships.
Consistently rated among the top 30 construction firms in the
Mid-Atlantic region, KBS’s work extends from its headquarters in
Richmond to its regional office in Virginia Beach and to projects
in Roanoke, Washington, D.C. and beyond.
4. Construction Management
KBS’s corporate framework of
building relationships is the basis
of every successful construction
management project. This
approach allows us to become our
clients’ strategic partner and offer
a single point of responsibility to
ensure the proactive management
of cost, constructability and
schedule from design to
completion.
Design/Build
Utilizing design-build provides
single-source responsibility and
the potential for rapid completion.
KBS has proven partnerships
with architectural and
engineering firms offering the
capability to manage the design
and construction phases. Being
involved in the design process
allows us to provide input on
constructability, budgeting, cost
control and logistics.
General Contracting
With more than 30 years of
experience in traditional general
contracting, KBS offers a
successful project management
system with local resources.
Our strong bonding capacity,
proven safety record and
extensive knowledge of regional
subcontractors has allowed us to
continue to be competitive as a
general contractor since 1975.
What we do
5. Preconstruction Services
Our preconstruction team begins
each project with the end in
mind. Addressing critical details
during preconstruction frequently
results in fewer change orders,
reduced construction time
and cost savings. KBS offers
comprehensive preconstruction
planning with true costs based
upon historical data and current
market conditions.
Sustainable Construction
KBS has extensive experience
in a variety of sustainable
construction projects, giving us a
vast knowledge of cost-effective
sustainable materials, systems
and techniques. KBS has earned
the distinction of being the
construction manager on the first
LEED Platinum certified building
in Virginia, the VCU Rice Center.
Virtual Construction
At KBS, we understand the
role of Building Information
Modeling (BIM) in today’s
building industry, and we take
advantage of the continuing
advancements in technology
to exceed our clients’
expectations. Our in-house
BIM capabilities enable us to
visualize, plan and coordinate
our construction projects
more effectively and facilitates
strong communication.
6. Adaptive Reuse
Since 2008, KBS has completed more than $100
million in adaptive reuse work with many repeat clients.
This experience translates to valuable knowledge of
the complexities of transforming historic buildings into
modern-day facilities — marrying the ideas of developers
and architects with the requirements of state and federal
tax programs.
Educational
Our experience offers our educational clients accurate
budget estimates and cost control, close coordination
with the school calendar and sustainable, innovative
construction. Our portfolio includes renovations to
historical schools, LEED certified academic facilities,
student housing and countless K–12 schools.
Healthcare
From replacement buildings on hospital campuses to
tenant upfits, KBS is in tune with the demanding needs
of the healthcare industry. Our ASHE certified staff
understand the unique needs of healthcare clients and
can assure that the latest infection control and safety
measures are in place.
Industrial
KBS meets the needs of its industrial clients through
fast-track turnkey construction with the flexibility to
accommodate changes for equipment needs and
production efficiency. Recent work includes the design-
build construction of a new 105,000-square-foot addition
to the existing Philip Morris DSC warehouse and a
design-build addition to a Napa Distribution Center.
7. Multi-Residential
Due to our history in the multi-residential market, we
have continued to attract new projects, often with prior
clients or on the recommendation of architects that we
have worked with repeatedly in the past. During the
past five years, KBS has built more than $335 million
in multi-residential projects, representing nearly 5,000
units totaling more than five million square feet.
Office
From corporate headquarters to office condominium
tenant upfits, KBS has the experience to deliver flexible
and cutting edge space for the evolving corporate
world. Our teamwork, successful quality program and
ability to work in occupied spaces allow us to produce
performance-driven office spaces.
Retail
During the past five years, KBS has successfully
completed more than $300 million of retail work in
addition to several recent large-scale mixed-use
projects. From a $60 million mixed-use complex to a
$150,000 tenant upfit, KBS offers retail clients a unique
diversity of expertise.
Recreational

experience has highlighted our ability to coordinate
the work of many trades within the tightest schedules
and most challenging sites. We are able to identify

enjoyed for years to come.
