5. Resorts
Designing resorts and serviced apartments for the hospitality
and tourism sectors means creating a certain type of atmosphere
where patrons remember a resort, a bar, or a restaurant not only
by the quality of service offered and food served, but the feelings,
emotions and moods evoked at the time.
MODE focuses on creating an inviting space to promote an
enriching atmosphere for patrons to enjoy their holiday or short
stay. Whether located in a major city or an urban area, MODE
works closely with the client to focus on a plan and layout
that creates an efficient space for staff and patrons to ensure

Client: Sitzler Brothers Pty Ltd
Awards: Australian Institute of Architects Sunshine Coast Regional Commendation for Commercial Architecture
MODE in a design and construct collaboration with Sitzler Brothers Pty. Ltd. designed the 18 room luxury resort,
situated approximately 300 kilometres out of Darwin and 32 km from Katherine's town centre. Perched on the
escarpment above the breathtaking Katherine River at the Nitmiluk Gorge entrance, the resort offers a unique
Northern Territory experience. The project saw MODE architects and interior designers working closely with the
locals to integrate their culture into the luxury resort by means of colours, material and arts.

Client: Tangalooma Resort
These prime quality apartments, located on the beach at Tangalooma, Moreton Island, offer spacious
accommodation in two and three bedroom unit and townhouse configurations. The central building
also provides four bedroom penthouses with extensive games/entertainment rooms and terraces. The
residential upper structures are elevated above a substructure containing resort amenities, boutique
shopping, cafés and restaurant facilities. An extensive private recreation area with pool and terraces is
located to the east of the accommodation and accessed by elevated bridges.

9. Client: Hawaiian Properties
This project began as a review of the master plan of the resort. It progressed to include an upgrade
of the resort facilities. The concept was to reinforce a sense of place strongly connected to the landscape.
It involved enhancing connectivity through the resort, transforming the existing pool and completing
the central outdoor space with a series of flexible shade structures.

Client: RGD Property Group
This luxury development of 88 serviced apartments and townhouses on the Kawana Island
waterfront was designed as part of an integrated development that included adjoining parkland,
commercial precinct and a future residential development. Boasting outstanding panoramic north
easterly views across Lake Kawana, this precinct has lead the way as one of the best developments
on the Sunshine Coast.

Client: FKP Limited
This resort proposal would provide Airlie Beach with an international standard resort hotel while
retaining the character of the street scape and providing a commercial extension of the existing
town centre. The proposed design encouraged permeability with the development built around a
‘pedestrian boulevard’ which was the focus of the development. The ‘pedestrian boulevard’ provided
vistas from Shute Harbour Proserpine Road through to the lagoon precinct and the waterfront
which is flanked with retail and food and beverage outlets.

Awards: Regional Commendation - Sunshine Coast, AIA Queensland Chapter
This tourism centre, developed as part of the Kawana Estate Master Planned Community, incorporates
an alfresco fine dining restaurant, an office precinct (initially used as a display centre) and café deli.
Conceptually the project was orchestrated as a demonstration of the proposed development’s quality,
which utilised state of the art planning concepts to achieve a high level of amenity for residents and
visitors, while maintaining strong commercial viability.

Client: Gerry and Katie Harvey/Harvey Norman
The project is the design of a 92 room, 5 Star ecological resort situated in the rainforest. ESD Principles
were applied to the resort during the early stages of design and the units design was based on the
principles of a Japanese Shoji space where the space can be manipulated (through sliding wall panels).
This ecologically sensitive and sustainable project embraces its rainforest surroundings and recycles
its own waste producing A-grade water which is used for flushing and irrigation. The central facilities
comprise a conference centre, restaurant, bar, day spa, gymnasium, shop and swimming pool.

Client: SITZLER BROTHERS PTY LTD - Alice Springs
MODE was commissioned to undertake a variety of upgrades to the Chifley Resort Hotel’s restaurant
and reception area. Upgrades include, air-conditioning system, redesign of kitchen, reception and
administration areas. MODE undertook extensive research into the correct materials for noise
reduction while keeping in mind the requirement for aesthetically pleasing surrounds.

Client: Holiday Inn
Located on the Esplanade close to the heart of Cairns, the hotel reflects the tropical ambience of the
city with a rainforest atrium in the centre of the hotel which is overlooked by all 237 guest rooms.
The rooms look out to the Coral Sea, to rainforest-clad hinterland mountains and to the central city.
Hotel facilities include a swimming pool, restaurant and bar, reception and room service, bottle shop,
gymnasium, six meeting rooms and a business centre.

21. Client: Sudima Suites
The site at 133 Grey Street is located at the intersection of Grey and Melbourne Streets, South
Brisbane, adjacent to the Heritage Listed South Brisbane Train Station. The subject site flanks
South Bank Cultural Precinct and forms an axis with Victoria Bridge providing a direct connection
to Brisbane’s CBD. The new hotel proposal for Grey Street addresses the cultural and heritage
significance of the adjacent sites. Proposing 144 units, bar, cafe restaurant and leisure facilities,
the hotel caters for 5 Star patronage.

After becoming part of the Ramada chain, the new owners engaged Stenders + Partners (now part
of MODE Design via MODE Codd Stenders) to design and document a deluxe quality extension hotel
of 81 rooms and suites, a recreation building, a seafood restaurant, a bottle shop and bar as part of a
major expansion programme. The development is now known as Grand Mercure Rockford Hotel.

Planning for this urban development was constrained by height and bulk limitations of the Brisbane
City Council's Spring Hill Development Plan. As a result MODE made efficient use of the residential
and commercial floor space allowances. Three discrete buildings were utilised, to separate function
spaces and create a sense of place on site. The basic components is an all-suite hotel withbusiness
centre, back-of-house and catering facilities, a group of three two storey business ‘terraces’ and a
two level tavern with drive-in bottle shop.

25. Client: Concrete Constructions
This 1.2 hectare development on reclaimed waterfront land consists of a two level leisure
retailing facility topped by a roof garden and hotel. The retail facility includes specialty shops,
entertainments, kiosks, tour and travel operators, personal services and a food court. It also contains
a tavern and several varied-style restaurants. The hotel was initially built for operation as the Park
Lane Radisson Hotel and is now a 5 star property managed by Shangri La Hotels. The 2 level hotel
with views of Trinity Inlet contains 220 rooms/suites.
