Our approach to industrial projects is therefore to fully
understand the end user requirements. The majority of these
projects are driven by highly functional requirements and, as such,
are only successful when they provide fabric which enables the
operations of the facility to function without compromises.
These projects are often large and modular and as such, careful
consideration of structure and cladding is key to providing the
best “built-for-purpose” result. Considerations for maintenance
and whole-of-life costings can often determine the “mechanical”
components of the building, including heating, ventilation, cooling
and the provision of natural light.
Early determination of servicing and operational requirements
will have a significant impact on the vehicular access and
subsequently, the configuration of entry and exit points. Equally,
the staff amenities for this facility type often determines the
success of the project as a “workplace”, affecting issues such as
staff retention and satisfaction.

Client: Energex  Ranbury
MODE was appointed as the principal consultant in managing the design, documentation and
procurement for both the commercial building fitout and warehouse depot facilities. The project was
heavily geared around delivering on schedule and providing a value-for-money solution. MODE also
focused on the ESD properties and sustainable design solutions, assisting Energex with operation
and lifecycle costing and strategies to mitigate unnecessary expenses.

MODE was commissioned to manage the design and documentation of the new Energex Depot in Cleveland.
Working closely with the client, MODE were able to understand issues surrounding workflow relationships between
office and warehouse operations, and storage methodologies to cater for existing and future inventory. MODE’s
skills and resources successfully overcame the challenging, natural sloping typography of the site, as well as the
integrated brief requirements, through effective communication and coordination with the client to ensure service
accessibility and vehicle movement improved the operational workflow. MODE delivered a value-for-money
solution that addresses the client’s current operational needs while allowing for future expansion and growth.

Client: John Deere
For almost 20 years MODE have established a collaborative relationship with John Deere, providing
building infrastructure, warehouses and office upgrades to facilitate their business and operational
requirements. MODE have designed buildings that range in scale to accommodate tractors and large
farm infrastructure to administration and support facilities.

Client: United Petroleum
MODE led the design and consultancy team from the design approval stage through to tender of
the fuel site and associated retail on this one hectare site, which has been approved to incorporate
600 m² of retail, fuel and medium density residential developments. MODE was instrumented in
facilitating and streamlining authority approval, standardising documentation and enabling the
construction team to begin work as scheduled.

Client: Department of Transport and Main Roads
This is the third project MODE has delivered for TMR as part of the government’s CSC upgrade
rollout. Mackay is the most diverse facility, offering an array of services. The CSC facility was upgraded
and extended to suit its current customer needs. Daily, existing customers reach between 380-450,
with projections of up to 600 after public holidays. Back of house facilities have also been upgraded
and expanded to support increased staff numbers. The design intent integrates both transport
focused symbolism with local presence through use of regional story telling in the graphics
and screening systems.

Client: Sunshine Four Pty Ltd
This integrated commercial and industrial estate sits on a 15,000 m² site in Narangba. The design
intent focuses on delivering a scale of development fundamental to the integrated uses, addressing
wayfinding and the unmarking of zones. Providing warehouse accommodation with interlinking
commercial tenancies, the project provides flexibility and the capacity to accommodate light
industrial and distribution activities. Car parking is centrally located on the flanks of development to
maximise rigid vehicle circulation and the most efficient use of the site for its intended purpose.

Client: Voxson Ltd
The Voxon project is a 5,000m² commercial building comprising of three levels of office
accommodation, located above a ground floor showroom. The staff carpark is located in the
basement, with visitors parking situated at ground level. The site is part of the Queensland
Government's Priority Development Area (PDA), with the tenure and design for the commercial
building adopting a considered approach, with a 5 Star NABRES rating in response to the PDA
strategic guidelines.

Client: Property Solutions
The project brief called for one building of 14,700 m2
floor area, divided into two separate
tenancies; self-storage facility and a courier depot. The site is bound by a railway and Montpelier
Rd in an industrial pocket of Bowen Hills. Built on a sloping site, the design solution was to create
a suspended slab and use the underside for storage, with a lightweight single storey distribution
center and offices above.

Quintrex Boat
Building Facility
GOLD COAST, QLD
Client: Quintrex Boats
Awards: Master Builders Association State Award for Industrial Buildings from $1 million to
$10 million.
The project was to design a 9,600 m2
purpose-built aluminium boat manufacturing headquarters
on a 6.4 hectare site at Coomera on the Gold Coast. The facility was to reflect the company’s
corporate image, integrate small and large boat building functions, and offer process efficiency to
increase production rates to 25 large boats and 45 small boats a day. Other core requirements were
a comfortable work environment, energy efficiency, flexibility and controlled project costs.
Client: Wiley  Nestlé Indonesia
Nestlé contracted Wiley to develop a sweetened condensed milk factory with can making and
warehousing facilities by constructing new processing areas and carrying out major structural
refurbishment of existing warehouses at East Java. Haysom Architects designed and documented
the project. The project called for compliance with Nestlé internal corporate detailing and effective
communication between Wiley, Haysom Architects and Nestlé engineering/design resources. It also
called for close coordination with Nestlé engineers and equipment suppliers to facilitate efficient
equipment installation.

Thang Loi industrial estate and to provide detailed planning for the DHL site. VOF/VNL
have invested USD 10.2m/USD 18.5m respectively in Thang Loi project.

Coppabella Tavern  Training Facilities, Coppabella, QLD
Mining
MODE have been involved in the design and development
of mining villages since their inception and have been at the
forefront of this paradigm shift. Remote and regional areas
present specific challenges, in terms of climate and weather
extremes, accessibility, serviceability and availability of
infrastructure. MODE have a strong understanding of the issues
faced in developing projects in these areas and thus have
developed a design philosophy for remote areas that focuses on
simplifying the construction process to make the most of limited
resources, while utilising an often unskilled labour force. MODE
are committed to careful master planning, resulting in a powerful
environment, which is cost-effective during construction and
minimises ongoing operational costs. MODE are dedicated to
developing quality communities and infrastructure for
regional areas.

Client: MAC Group
To service the maximum capacity of 3,600 for the Coppabella Accommodation Village, a new tavern
and training centre was developed to complete the community facilities. The tavern design takes
advantage of the Queensland climate and maximises covered outdoor seating spaces. It includes
casual dining facilities and a coffee shop, serving as a community hub.

Client: Broad Construction
The Ichthys LNG Project is a major off-shore gas project in the Northern Territory. MODE’s design took
into account the key components of the onshore operations facility - the proposed administrative and
operation centre, warehouses, workshops and stores to support the gas production plant. The facility
also includes a number of cyclone rated and blast-proof structures to ensure continuous operation
within emergency situations.

Client: Hutchinson Builders
This project involved a master plan for a proposed mining village and included a central facilities
building, recreation rooms, gymnasium, swimming pool, manager’s office and 300 permanent and 250
temporary accommodation units. The units are configured in a shallow radial pattern symmetrically
around the main access ways, taking advantage of the sites topography. This facilitates overland
flow and drainage, while providing an orientation which minimises the heat loading on buildings and
captures prevailing breezes.

Client: McNab Construction Brisbane
MODE collaborated with McNab Construction on the design and construction delivery. The project
includes detailed architectural construction documentation and as-built documentation of:
administration building, training facility, change house, workshop, warehouse, consumables store, mine
rescue and emergency, vehicle wash down, oily water treatment, external store, mine and emergency
vehicle hardstand, pedestrian links and bus shelters.

Client: Private Developer
The accommodation facilities at North Goonyella represent the changing attitudes to permanent
mining camps in remote areas. The building has similar attributes to a hotel central complex and
incorporates design elements which relate to a residential lifestyle, including bars, recreation
room, dining room, reception area and administration facilities. All facilities have been designed as
prefabricated transportable components to expedite rapid delivery on site.

  • 5. Industrial Our approach to industrial projects is therefore to fully understand the end user requirements. The majority of these projects are driven by highly functional requirements and, as such, are only successful when they provide fabric which enables the operations of the facility to function without compromises. These projects are often large and modular and as such, careful consideration of structure and cladding is key to providing the best “built-for-purpose” result. Considerations for maintenance and whole-of-life costings can often determine the “mechanical” components of the building, including heating, ventilation, cooling and the provision of natural light. Early determination of servicing and operational requirements will have a significant impact on the vehicular access and subsequently, the configuration of entry and exit points. Equally, the staff amenities for this facility type often determines the success of the project as a “workplace”, affecting issues such as staff retention and satisfaction.   • 6. modedesigncorp.com Client: Energex Ranbury MODE was appointed as the principal consultant in managing the design, documentation and procurement for both the commercial building fitout and warehouse depot facilities. The project was heavily geared around delivering on schedule and providing a value-for-money solution. MODE also focused on the ESD properties and sustainable design solutions, assisting Energex with operation and lifecycle costing and strategies to mitigate unnecessary expenses.   • 7. Client: Energex Ranbury MODE was commissioned to manage the design and documentation of the new Energex Depot in Cleveland. Working closely with the client, MODE were able to understand issues surrounding workflow relationships between office and warehouse operations, and storage methodologies to cater for existing and future inventory. MODE’s skills and resources successfully overcame the challenging, natural sloping typography of the site, as well as the integrated brief requirements, through effective communication and coordination with the client to ensure service accessibility and vehicle movement improved the operational workflow. MODE have designed buildings that range in scale to accommodate tractors and large farm infrastructure to administration and support facilities. John Deere Extension CRESTMEAD, QLD

Client: United Petroleum MODE led the design and consultancy team from the design approval stage through to tender of the fuel site and associated retail on this one hectare site, which has been approved to incorporate 600 m² of retail, fuel and medium density residential developments. MODE was instrumented in facilitating and streamlining authority approval, standardising documentation and enabling the construction team to begin work as scheduled.   • 10. modedesigncorp.com Client: Department of Transport and Main Roads This is the third project MODE has delivered for TMR as part of the government’s CSC upgrade rollout. Mackay is the most diverse facility, offering an array of services. The CSC facility was upgraded and extended to suit its current customer needs. Daily, existing customers reach between 380-450, with projections of up to 600 after public holidays. Back of house facilities have also been upgraded and expanded to support increased staff numbers. The design intent integrates both transport focused symbolism with local presence through use of regional story telling in the graphics and screening systems.   • 11. Client: Sunshine Four Pty Ltd This integrated commercial and industrial estate sits on a 15,000 m² site in Narangba. The design intent focuses on delivering a scale of development fundamental to the integrated uses, addressing wayfinding and the unmarking of zones. Providing warehouse accommodation with interlinking commercial tenancies, the project provides flexibility and the capacity to accommodate light industrial and distribution activities. Car parking is centrally located on the flanks of development to maximise rigid vehicle circulation and the most efficient use of the site for its intended purpose.   • 12. modedesigncorp.com Client: Voxson Ltd The Voxon project is a 5,000m² commercial building comprising of three levels of office accommodation, located above a ground floor showroom. The staff carpark is located in the basement, with visitors parking situated at ground level. The site is part of the Queensland Government's Priority Development Area (PDA), with the tenure and design for the commercial building adopting a considered approach, with a 5 Star NABRES rating in response to the PDA strategic guidelines.   • 13. Client: Property Solutions The project brief called for one building of 14,700 m2 floor area, divided into two separate tenancies; self-storage facility and a courier depot. The site is bound by a railway and Montpelier Rd in an industrial pocket of Bowen Hills. Built on a sloping site, the design solution was to create a suspended slab and use the underside for storage, with a lightweight single storey distribution center and offices above.   • 14. modedesigncorp.com Quintrex Boat Building Facility GOLD COAST, QLD Client: Quintrex Boats Awards: Master Builders Association State Award for Industrial Buildings from $1 million to $10 million. The project was to design a 9,600 m2 purpose-built aluminium boat manufacturing headquarters on a 6.4 hectare site at Coomera on the Gold Coast. The facility was to reflect the company’s corporate image, integrate small and large boat building functions, and offer process efficiency to increase production rates to 25 large boats and 45 small boats a day. Other core requirements were a comfortable work environment, energy efficiency, flexibility and controlled project costs.

Client: Wiley Nestlé Indonesia Nestlé contracted Wiley to develop a sweetened condensed milk factory with can making and warehousing facilities by constructing new processing areas and carrying out major structural refurbishment of existing warehouses at East Java. Haysom Architects designed and documented the project. The project called for compliance with Nestlé internal corporate detailing and effective communication between Wiley, Haysom Architects and Nestlé engineering/design resources. Remote and regional areas present specific challenges, in terms of climate and weather extremes, accessibility, serviceability and availability of infrastructure. MODE have a strong understanding of the issues faced in developing projects in these areas and thus have developed a design philosophy for remote areas that focuses on simplifying the construction process to make the most of limited resources, while utilising an often unskilled labour force. The tavern design takes advantage of the Queensland climate and maximises covered outdoor seating spaces. It includes casual dining facilities and a coffee shop, serving as a community hub.   • 22. modedesigncorp.com Client: Broad Construction The Ichthys LNG Project is a major off-shore gas project in the Northern Territory. MODE’s design took into account the key components of the onshore operations facility - the proposed administrative and operation centre, warehouses, workshops and stores to support the gas production plant. The facility also includes a number of cyclone rated and blast-proof structures to ensure continuous operation within emergency situations. Ichthys Onshore LNG Facilities DARWIN, NT

Client: Hutchinson Builders This project involved a master plan for a proposed mining village and included a central facilities building, recreation rooms, gymnasium, swimming pool, manager’s office and 300 permanent and 250 temporary accommodation units. The units are configured in a shallow radial pattern symmetrically around the main access ways, taking advantage of the sites topography. This facilitates overland flow and drainage, while providing an orientation which minimises the heat loading on buildings and captures prevailing breezes.   • 25. Client: Private Developer The accommodation facilities at North Goonyella represent the changing attitudes to permanent mining camps in remote areas. The building has similar attributes to a hotel central complex and incorporates design elements which relate to a residential lifestyle, including bars, recreation room, dining room, reception area and administration facilities.
