Design Achievement:
The iconic Mall of America expansion reinforces the center’s strong brand awareness and tourist
destination status by featuring fresh new retail concepts and new retail store types. DLR Group’s
design opens the center to the north with striking facades that exude vibrant energy and excitement.
Exterior signage and design accents turn the mall outward to draw guests to the activity within.
This initial phase is the first step in a multi-phase plan to more than double the mall in size.
Scope Summary:
The initial 850,000 SF expansion includes the addition of a two-level/525-car underground parking
structure, three levels of retail totaling more than 250,000 SF, a future 180,000 SF/ seven-story office,
and a 342-room luxury brand hotel with 19,000 SF ballroom and full complement of meeting spaces, spa,
fitness and a full-service restaurant and bar. DLR Group is providing architecture services.
The Curtis Hotel

Design Achievement:
A new themed guest experience at the Curtis Hotel is capturing the attention of travelers to
downtown Denver. DLR Group’s renovation design for the entire property amplifies the Curtis
Hotel’s named floors, including ‘One Hit Wonder,’ ‘Sci-Fi,’ and ‘Big Hair,’ by creating hyper-themed
spaces to maximize the pure fun of travel. Thirteen corner rooms and three luxury suites were
transformed into hyper-themed spaces portraying iconic and beloved movies, television shows or
musicians to create a unique lodging experience with upgraded food and beverage offerings that
complement the room theme. Guests have the ability to choose their experience from Talladega
Nights with a nacho cheese plate, Jimmy Buffet with a crafted cocktail, or the ultimate Rolling
Stones Suite complete with a pair of lips lounge chairs and psychedelic living room.
Scope Summary:
The overall guest experience is what drives travelers to the Curtis Hotel. In addition to the corner room
and suite improvements, the hotel’s 336 guest rooms were renovated to remedy recent negative feedback
regarding guest room functions. Guest room improvements feature new custom carpet, custom seating, wall
coverings, draperies, custom casework, lighting, and curated art, all finished in a distinct Curtis Hotel style.
The renovation also includes 6,000 SF of new indoor and outdoor event and meeting space, banquet seating
for 250 guests and a large, west-facing outdoor terrace on the third floor. DLR Group provided architecture
and interior design services.
Hyatt Midtown Atlanta

Design Achievement:
This extensive renovation and rebranding transformed a 25 year old independent hotel into the
Atlanta Midtown Hyatt, and redefines southern hospitality. DLR Group’s design accomplishes the
clients’ goal of having past guests believe a totally new hotel has been built. A complete exterior
redevelopment includes the removal of the existing brick skin that has been replaced with a
new state of the art rain screen and high performance skin to eliminate past water infiltration
issues and more closely reflect its neighboring buildings on Peachtree Street. Extensive interior
improvements and reconfigurations to the guest room floors and public areas meet the needs
of a modern full service hotel. Together the improvements enhance the urban connection of the
building and promote the visibility of the public spaces outside to Midtown Atlanta.
Scope Summary:
The scope of work renovated and converted this 12-story, 194 room hotel into a full service Hyatt Hotel with
a 5,400 SF meeting space addition. Guest room floors were renovated with new interior finishes, furnishings,
toilet/bath rooms and corridors. Renovated public areas include a new open and light filled entry lobby, check
in desk, meeting spaces, and pool and fitness area. The new restaurant and lounge have been repositioned
to the north side of the building and large windows were added in the restaurant and throughout the main
floor so diners and guests can see and be seen from the street. A new entry driveway and car courtyard were
renovated with new paving, and a stairway with plantings was added to separate vehicle and pedestrian
traffic; both create a stronger street presence for the hotel. DLR Group provided architecture and engineering
design services.
Westin Seattle

Design Achievement:
The Westin hotel’s two round towers have made an impression on Seattle’s skyline since 1969
when the first tower was constructed followed by a second tower in 1982. DLR Group’s design of
the renovation updates the guest experience to maintain the Westin’s standing as a preeminent
AAA Four Diamond award-winning downtown hotel. New FF&E in all rooms give guests simple,
comfortable, elegant accommodations that take advantage of striking views around the entirety of
the building. Renovation of the restaurant into the Relish Burger Bistro offers guests a hip dining
option, and conversion of former restaurant space into new meeting rooms allows the Westin
to host additional group functions. In emphasizing Westin’s goals for user comfort, well-being,
and enjoyment, the design of this transformation helps effect Westin brand loyalty to make sure
people want to return again and again to the Westin experience.
Scope Summary:
The scope of work for the Westin Seattle renovation encompasses upgrades to all 891 guest rooms and nine
suites, including FF&E updates, restrooms updates, ADA improvements, and MEP updates. Improvements to
public spaces include finish upgrades in all guest room corridors; conversation of former restaurant space
on the first three floors into 13,500 SF of new meeting space; renovation of existing kitchen space into a new
three-meal restaurant; and a new barista stand. DLR Group provided architecture and engineering services.
AC Hotel Westport

Design Achievement:
This rebranded hotel brings together a unique neighborhood and the Marriott AC brand to attract
the modern, urban guests who visit this area well known for its night life. The former Q Hotel &
Spa was originally built in 1986 as an independent hotel in the historic Westport District and is
surrounded by a neighborhood that has evolved into five blocks of eclectic restaurants and bars
and a high-end residential area. DLR Group’s design team worked closely with the developer and
the Marriott transformed the dated building into a franchised AC Hotel. The public spaces and
guest rooms of the hotel bring the high-style environment and European sophistication that the
Marriott AC brand was founded on. Simple, clean and crisp aesthetics are found throughout the
hotel and appeal to the design-conscious guests.
Scope Summary:
The scope of work encompasses renovations to a 4-story hotel building, including 123 guest rooms, a 525
SF meeting room, and two smaller AC branded media salons with highly collaborative technology available
for rent by local business entrepreneurs and visitors. An AC bar and lounge, fitness center, guest laundry,
market, and an AC library which serves as a business center are available to guests
AC Hotel San Jose

Design Achievement:
In 2011, AC Hotels and Marriott formed a joint venture, enhancing the unique style and design of
AC Hotels’ upscale, urban-inspired hotels with the portfolio power and distribution of Marriott. After
successfully partnering to establish the brand in Europe, Marriott began looking to launch its first
round of AC Hotels by Marriott in urban cities across the United States. DLR Group’s integrated
design team is working with FPG Development to design one of the first AC Marriott locations in San
Jose’s highly visible urban core. The AC Hotel San Jose will cater to a specific segment of travelers
which exhibit unwavering loyalty to a hotel brand that offers style, design and location. Walkability,
and close proximity to entertainment, dining and transportation are important factors. In an effort
to accelerate the U.S. launch, the AC Hotel in San Jose is being delivered on an extremely aggressive
schedule. DLR Group leveraged their strong relationship with Marriott and the City of San Jose in
order to help FPG  Development obtain the necessary approvals without incident. DLR Group is
also poised to design the sophisticated European inspired hotels in other cities across the country,
including two current properties in Bellevue, Washington and Kansas City.
Scope Summary:
The new AC Hotel by Marriott San Jose is a 7-story, 210-room luxury branded hotel, situated within walking
distance from the famed HP Pavilion in downtown San Jose.  The hotel will include various hospitality amenities
on the first level such as a Lobby, Front Desk, Lounge, Breakfast Area and Buffet, Kitchen, Fitness Room,
Pool, and Courtyard Patio Garden with Fire Pit.  In addition, the AC Hotel San Jose will include a destination
Bar, Library, hi-tech Meeting Room, and two Media Salons.   Design choices will uphold FPG Development’s
commitment to sustainability. The new AC Hotel will achieve LEED Gold through a variety of energy saving
technologies, such as light harvesting, architectural louver sunshades, on-site fuel cell power generation, and
variable refrigerant flow cooling and heating with smart controls in every room.   A GPON fiber optic system
will connect technologies within each room to enable cutting edge controllability for its guests. DLR Group
provided in-house structural, MEP, and landscape design, as well as LEED administration services.   
Aqua Wave Waikiki

Design Achievement:
Hawaii’s beach lifestyle meets urban vibe at this newly renovated hideaway in the
Center of Waikiki. This boutique hotel is just one block from Waikiki Beach and located
in the center of one of the islands biggest shopping and dining districts. The project
location offers many opportunities for DLR Group’s designers to give visitors to the
island a twofold experience of beach and City with refined and comfortable spaces. The
street level of the hotel features an active retail zone and the support space for an urban
hotel location, but a quick ride up to the new elevated lobby from the bustling street
delivers guests to a more secluded and classically hip Hawaiian hospitality experience.
This main amenity level features open-air spaces including the hotel’s registration and
lobby, lounge and dining spaces, and a new pool side area that sets the tone for guests
to enjoy the property.
Scope Summary:
This scope of this project is a complete renovation and modernization of a 16-story, 250 room hotel with
new guest room, retail areas. The street level includes more than 10,000 SF of retail space, additional back
of house/service areas and a 500 SF Lanai. On the 2nd floor lobby level a pool deck, fitness area, spa rooms,
kitchen and offices, dining area, and a lounge/bar are featured. Through the design process furnishings and
finishes were carefully selected to create a strong sense of rustic Hawaiian luxury, while keeping the hotel
stylish and sophisticated.  A 20,500 SF parking garage for hotel guests and shoppers is located just below
street level. DLR Group provided architectural design and structural, mechanical, and electrical engineering.  
Sheraton Hotel & Conference

Design Achievement:
For the Tucson Sheraton Hotel and Convention Center, stakeholders wanted a modern landmark
building that is true to the heritage of Tucson. DLR Group’s design has been praised by the local
community as uniquely Tucsonian and authentic to the city.  Designers were inspired by the unique
beauty of the desert landscape. The tower runs parallel to the east-west axis, and its north and
south facades are treated differently and appropriately for their exposure. The project features
an open courtyard adjacent to the restaurant and pre-function spaces, with the outdoor pool
overlooking the spaces.
Scope Summary:
This new, 27 story, 525 room, full-service Sheraton Hotel will feature a bar and lobby lounge, fitness center,
café, rooftop pool deck, business center, and 50,000 SF of function and meeting space, including a 19,000
SF ballroom. Work includes a 118,000 SF expansion of the existing adjacent convention center, with an
additional exhibit hall, 2 junior ballrooms, 5 meeting rooms and associated back-of-house spaces, concourses
and pre-function areas.  A new east entry is designed as the new main entry and a new 1,060 car parking
garage is planned.  DLR Group provided planning and architecture services in design-build delivery with Turner
Construction Company.
New Bund Luxury Residence

Design Achievement:
Combining components of hospitality, retail, office and wellness, the New Bund Enterprise Center
will create a unique social hub in the developing riverfront section of the New Bund district in
Shanghai, China. With vibrance and elegance, two 16-floor office towers, three adjoining floors of
commercial retail space, and a six-floor apartment-style hotel will be built as part of a full block
development seamlessly placed in the pulse of an existing neighborhood. DLR Group’s design
molds this urban village into a dynamic, cohesive experience offering dining, entertainment,
workplace and lifestyle destinations. At the heart of the project, a three-story enclosed atrium
will open onto an exterior garden plaza, offering spaces for events, exhibitions and celebrations.
Responsible for the design of all interior spaces, DLR Group considered the urban village from two
different angles: the first, focusing on riverfront dynamics and modern allure of life by the water,
and the second, a fusion of rich cultural history and 21st Century Shanghai. The result is a myriad
of invigorated energy, creating a timeless place to live, work and play.
Scope Summary:
Totaling 1,412,515 SF, the New Bund Enterprise Center will be comprised of two, 16-floor office towers, three
floors of commercial retail space, and six floors of residence-style hotel suites. The hotel will provide 80 long-
term apartment-style rental suites housed with state-of-the-art entertainment options to appeal to an energetic
and active generation. . High-end finishes, including stone, glass and wood casework, will be combined with
top-of-the-line modern kitchen appliances to appeal to those looking for a sleek and sophisticated living
environment. In each unit, a built-in combination washer/dryer will offer the conveniences of a home for those
who are planning an extended stay. DLR Group is providing interior design services and documentation for
the China-based Architect of Record, Architectural Design & Research Institute of Tongi University (Group)
Co., Ltd.
Sheraton Overland Park &

Design Achievement:
The upscale ambiance of the new Overton Hotel and Conference Center complements its fitting
location in Overton Park, the largest private redevelopment project in the US. DLR Group’s design
incorporates inviting architectural design on the exterior, with a glass pillar illuminating the
nightscape, and stunning interiors, such as 22-foot ceilings in the hotel’s lobby. Guests and business
travelers can enjoy the business and fitness centers, restaurant and bar, and find relaxation in the
outdoor pool area. Adjoined to the hotel is the conference center, where business meetings and
important networking among clients can take place, as well as weddings and social events in the
luxurious ballroom.
Scope Summary:
This project comprises a total of 238,000 SF of new construction. The 15-story full-service 179,400 SF hotel
includes 304 rooms, and is attached to a 47,600 SF conference center. Other features include an 11,400 SF
ballroom and surface parking for 350 vehicles. DLR Group provided architecture and engineering services, in
design-build delivery with Turner Construction Company.
Hotel Indigo

Design Achievement:
This boutique hotel in Scottsdale, Arizona is a feat of vibrant modernization, as the existing 20-year
old Hampton Inn hotel was transformed to give business travelers and guests a new and inspiring
experience through a new Hotel Indigo brand.  DLR Group’s design met the challenge of working
with the dated, low-ceiling facility on a limited site by introducing creative and colorful renovations.
Designers incorporated a sweeping balcony with breathtaking views of the mountainous landscape
that overlooks the main entrance. Large-scale murals, an expression of local art, frame the hotel
on either side while the interior continues the vivid color scheme. Interior wall murals, hardwood
floors and refurbished guest rooms and public spaces with custom designed furniture create an
inviting aura for travelers ready to enjoy the comfort of Arizona hospitality in the trendy Old Town
Scottsdale.
Scope Summary:
This project encompassed exterior and interior renovation of a 4-story, 7,000 SF hotel. Interior improvements
included 126 guest rooms and public spaces. A new 1,400 SF balcony addition with some windows enlarged
into doors on the west side, gives human scale to the hotel and offers wonderful mountain views to guests.  The
pool area was expanded, new site walls and landscaping were added, and there was also repaint of the exterior.

Hyatt House

Design Achievement:
San Jose has always been on the cutting edge of design and technology. This same spirit and
energy is captured by DLR Group designers for this HYATT House brand hotel. Clean and modern
with a nod to San Jose’s technological importance in the world, the HYATT House San Jose is
upscale and sophisticated. The hotel features a landscaped central courtyard with a pool and
alfresco patio surrounded by a lobby, restaurant, and lounge areas that create sleek indoor/outdoor
social spaces. This courtyard reflects the city’s Pueblo influence and cultural history, and allows
the interior and exterior spaces to flow together as one through floor to ceiling retractable doors.
California’s strong environmental awareness is echoed by keeping finish materials and furnishings
natural and sustainable throughout..
Scope Summary:
The 164 room, 7 story, HYATT House features studios, and one and two bedroom suites with contemporary
kitchens. The new full service, 116,638 SF hotel offers 5,000 SF of meeting rooms, pre-function space, a
business center, and a full-service restaurant with bar and indoor and outdoor lounge areas. Catering for the
upscale meeting spaces is also provided. DLR Group provided architecture and interior design services.
Hyatt Place Champaign

Design Achievement:
Hyatt’s new Hyatt Place brand offers downtown Champaign an upscale, select-service hotel well-
suited to its location in the heart of the city. DLR Group’s design integrates the new hotel into the
urban fabric of the city through the use of brick and traditional detailing. Spacious guest rooms
with an ergonomic work center feature state of the art technology to support the needs of the
brand’s customer base. Floors two through four comprise structured parking, with the guest rooms
occupying the floors above. The architectural design treats parking level facades sensitively to
maintain a strong, street front brand impression.
Scope Summary:
This new 145 room, 9-story, Hyatt Place in downtown Champaign includes an on-site parking structure for 145
cars. The 124,300 SF select service hotel features amenities inspired by the brand’s multi-tasking 24/7 guest’s
lifestyle. A fitness center, coffee and wine bar, Grab-N-Go case, and guest kitchen are provided in the design.

Tilia Restaurant

Design Achievement:
With the new Tilia restaurant, the client wanted to create a venue that immediately felt part of
the residential neighborhood. The environment was to feel authentic, established, unplanned, and
comfortable for both casual and business diners. DLR Group’s design transforms what was originally
two disconnected store front spaces that were dark and claustrophobic, into a warm, open and inviting
space that seats 50. Visual access to the drama of the kitchen allows the chefs to interact with the
guests. The opened space creates a comfortable room with views to the exterior and a cozy intimacy.
Scope Summary:
The scope of work encompassed a 2,100 SF interior renovation of two existing restaurant spaces. A structural
bearing wall that separated the two eating areas was removed allowing visibility across its entire 34’ width.
Removing the walls to the kitchen brings the food prep area into the public space. Dark woods and classic
furniture give credibility and character to the space. DLR Group provided interior architecture, structural
engineering and interior design services.
D’Amico Kitchen at Chambers

Design Achievement:
The new owners of this restaurant in the Chambers Hotel wanted to remodel it to fit their style and
personality. DLR Group’s design creates a fine dining experience through a combination of interior
design choices and strategic spatial reconfigurations. Relocating the main dining room to street level
(from its previous location in the basement) takes advantage of daylight and street views, and provides
increased visibility to passersby. A previously all-white “art gallery” lobby space was transformed to
a warm, inviting dining room with contemporary sophistication. Deep-toned Venetian plaster accent
walls, multicolored art glass lighting, a new food sample display table, and a vast wall of display
coolers create a distinctive, fine dining atmosphere. Removal of full-height frosted glass divider panels
creates a more open feeling. New movable drapery panels adjacent to vertical columns define private
dining alcoves while preserving the bright, open qualities of the space. The lower level is now banquet
space and the design preserves openings in the floor to bring daylight downstairs.
Scope Summary:
This 10,280 SF restaurant was transformed into a space that reflects the brand of new ownership. The remodel
includes 3,080 SF of fine dining, 4,000 SF of banquet space, and 3,200 SF of outdoor patio dining. DLR Group
provided architecture and engineering services.
Parma Restaurant

Design Achievement:
Known for both casual and elegant dining experiences, D’Amico & Partners wished to create a stylish
new concept in Italian cuisine exhibiting casual sophistication. DLR Group’s design draws upon dark
wood, simple, elegant materials and clean, modern furniture to evoke the sense of a contemporary
Italian eatery. The antipasti bar is the focal point of the dining experience. The use of the simple
lines draws diner focus to the artisan ingredients and fresh salads, appetizers, meats, cheeses, fruits,
vegetables and crudo. In addition, the bar seating provides guests with first-hand observation of the
Chefs preparing the food. The outdoor patio area, designed to feel like an escape, is a fresh, energetic
dining and lounging area that features two fireplaces and an outdoor pool table.
Scope Summary:
The design team worked with the client to renovate tenant space within a modern suburban office tower. The
venue encompasses a 6,000 SF interior space and a 2,000 SF exterior patio area. Previously hosting another

JW Marriott at Mall of America Client: Triple Five Group Location: Bloomington, MN Design Achievement: The iconic Mall of America expansion reinforces the center’s strong brand awareness and tourist destination status by featuring fresh new retail concepts and new retail store types. DLR Group’s design opens the center to the north with striking facades that exude vibrant energy and excitement. Exterior signage and design accents turn the mall outward to draw guests to the activity within. This initial phase is the first step in a multi-phase plan to more than double the mall in size.

Scope Summary: The initial 850,000 SF expansion includes the addition of a two-level/525-car underground parking structure, three levels of retail totaling more than 250,000 SF, a future 180,000 SF/ seven-story office, and a 342-room luxury brand hotel with 19,000 SF ballroom and full complement of meeting spaces, spa, fitness and a full-service restaurant and bar. DLR Group is providing architecture services.

The Curtis Hotel (A DoubleTree by Hilton) Client: Sage Hospitality Location: Denver, CO Design Achievement: A new themed guest experience at the Curtis Hotel is capturing the attention of travelers to downtown Denver. DLR Group’s renovation design for the entire property amplifies the Curtis Hotel’s named floors, including ‘One Hit Wonder,’ ‘Sci-Fi,’ and ‘Big Hair,’ by creating hyper-themed spaces to maximize the pure fun of travel. Thirteen corner rooms and three luxury suites were transformed into hyper-themed spaces portraying iconic and beloved movies, television shows or musicians to create a unique lodging experience with upgraded food and beverage offerings that complement the room theme. Guests have the ability to choose their experience from Talladega Nights with a nacho cheese plate, Jimmy Buffet with a crafted cocktail, or the ultimate Rolling Stones Suite complete with a pair of lips lounge chairs and psychedelic living room.

  • 21. Scope Summary: The overall guest experience is what drives travelers to the Curtis Hotel. In addition to the corner room and suite improvements, the hotel’s 336 guest rooms were renovated to remedy recent negative feedback regarding guest room functions. Guest room improvements feature new custom carpet, custom seating, wall coverings, draperies, custom casework, lighting, and curated art, all finished in a distinct Curtis Hotel style. The renovation also includes 6,000 SF of new indoor and outdoor event and meeting space, banquet seating for 250 guests and a large, west-facing outdoor terrace on the third floor. DLR Group provided architecture and interior design services.

Hyatt Midtown Atlanta Client: Noble Investment Group Location: Atlanta, GA Design Achievement: This extensive renovation and rebranding transformed a 25 year old independent hotel into the Atlanta Midtown Hyatt, and redefines southern hospitality. DLR Group’s design accomplishes the clients’ goal of having past guests believe a totally new hotel has been built. A complete exterior redevelopment includes the removal of the existing brick skin that has been replaced with a new state of the art rain screen and high performance skin to eliminate past water infiltration issues and more closely reflect its neighboring buildings on Peachtree Street. Extensive interior improvements and reconfigurations to the guest room floors and public areas meet the needs of a modern full service hotel. Together the improvements enhance the urban connection of the building and promote the visibility of the public spaces outside to Midtown Atlanta.

  • 25. Scope Summary: The scope of work renovated and converted this 12-story, 194 room hotel into a full service Hyatt Hotel with a 5,400 SF meeting space addition. Guest room floors were renovated with new interior finishes, furnishings, toilet/bath rooms and corridors. Renovated public areas include a new open and light filled entry lobby, check in desk, meeting spaces, and pool and fitness area. The new restaurant and lounge have been repositioned to the north side of the building and large windows were added in the restaurant and throughout the main floor so diners and guests can see and be seen from the street. A new entry driveway and car courtyard were renovated with new paving, and a stairway with plantings was added to separate vehicle and pedestrian traffic; both create a stronger street presence for the hotel. DLR Group provided architecture and engineering design services.

Westin Seattle Client: HST Lessee West Seattle LLC Location: Seattle, WA Design Achievement: The Westin hotel’s two round towers have made an impression on Seattle’s skyline since 1969 when the first tower was constructed followed by a second tower in 1982. DLR Group’s design of the renovation updates the guest experience to maintain the Westin’s standing as a preeminent AAA Four Diamond award-winning downtown hotel. New FF&E in all rooms give guests simple, comfortable, elegant accommodations that take advantage of striking views around the entirety of the building. Renovation of the restaurant into the Relish Burger Bistro offers guests a hip dining option, and conversion of former restaurant space into new meeting rooms allows the Westin to host additional group functions. In emphasizing Westin’s goals for user comfort, well-being, and enjoyment, the design of this transformation helps effect Westin brand loyalty to make sure people want to return again and again to the Westin experience.

Scope Summary: The scope of work for the Westin Seattle renovation encompasses upgrades to all 891 guest rooms and nine suites, including FF&E updates, restrooms updates, ADA improvements, and MEP updates. Improvements to public spaces include finish upgrades in all guest room corridors; conversation of former restaurant space on the first three floors into 13,500 SF of new meeting space; renovation of existing kitchen space into a new three-meal restaurant; and a new barista stand. DLR Group provided architecture and engineering services.

AC Hotel Westport Client: Noble Investment Group Location: Kansas City, MO Design Achievement: This rebranded hotel brings together a unique neighborhood and the Marriott AC brand to attract the modern, urban guests who visit this area well known for its night life. The former Q Hotel & Spa was originally built in 1986 as an independent hotel in the historic Westport District and is surrounded by a neighborhood that has evolved into five blocks of eclectic restaurants and bars and a high-end residential area. DLR Group’s design team worked closely with the developer and the Marriott transformed the dated building into a franchised AC Hotel. The public spaces and guest rooms of the hotel bring the high-style environment and European sophistication that the Marriott AC brand was founded on. Simple, clean and crisp aesthetics are found throughout the hotel and appeal to the design-conscious guests.

AC Hotel San Jose Client: FPG Development Group Location: San Jose, CA Design Achievement: In 2011, AC Hotels and Marriott formed a joint venture, enhancing the unique style and design of AC Hotels’ upscale, urban-inspired hotels with the portfolio power and distribution of Marriott. After successfully partnering to establish the brand in Europe, Marriott began looking to launch its first round of AC Hotels by Marriott in urban cities across the United States. DLR Group’s integrated design team is working with FPG Development to design one of the first AC Marriott locations in San Jose’s highly visible urban core. The AC Hotel San Jose will cater to a specific segment of travelers which exhibit unwavering loyalty to a hotel brand that offers style, design and location. Walkability, and close proximity to entertainment, dining and transportation are important factors. In an effort to accelerate the U.S. launch, the AC Hotel in San Jose is being delivered on an extremely aggressive schedule. DLR Group leveraged their strong relationship with Marriott and the City of San Jose in order to help FPG  Development obtain the necessary approvals without incident. DLR Group is also poised to design the sophisticated European inspired hotels in other cities across the country, including two current properties in Bellevue, Washington and Kansas City.

Scope Summary: The new AC Hotel by Marriott San Jose is a 7-story, 210-room luxury branded hotel, situated within walking distance from the famed HP Pavilion in downtown San Jose.  The hotel will include various hospitality amenities on the first level such as a Lobby, Front Desk, Lounge, Breakfast Area and Buffet, Kitchen, Fitness Room, Pool, and Courtyard Patio Garden with Fire Pit.  In addition, the AC Hotel San Jose will include a destination Bar, Library, hi-tech Meeting Room, and two Media Salons.   Design choices will uphold FPG Development’s commitment to sustainability. The new AC Hotel will achieve LEED Gold through a variety of energy saving technologies, such as light harvesting, architectural louver sunshades, on-site fuel cell power generation, and variable refrigerant flow cooling and heating with smart controls in every room.   A GPON fiber optic system will connect technologies within each room to enable cutting edge controllability for its guests. DLR Group provided in-house structural, MEP, and landscape design, as well as LEED administration services.

Aqua Wave Waikiki Client: RB Hotel Development, LLC Location: Honolulu, HI Design Achievement: Hawaii’s beach lifestyle meets urban vibe at this newly renovated hideaway in the Center of Waikiki. This boutique hotel is just one block from Waikiki Beach and located in the center of one of the islands biggest shopping and dining districts. The project location offers many opportunities for DLR Group’s designers to give visitors to the island a twofold experience of beach and City with refined and comfortable spaces. The street level of the hotel features an active retail zone and the support space for an urban hotel location, but a quick ride up to the new elevated lobby from the bustling street delivers guests to a more secluded and classically hip Hawaiian hospitality experience. This main amenity level features open-air spaces including the hotel’s registration and lobby, lounge and dining spaces, and a new pool side area that sets the tone for guests to enjoy the property.

  • 41. Scope Summary: This scope of this project is a complete renovation and modernization of a 16-story, 250 room hotel with new guest room, retail areas. The street level includes more than 10,000 SF of retail space, additional back of house/service areas and a 500 SF Lanai. On the 2nd floor lobby level a pool deck, fitness area, spa rooms, kitchen and offices, dining area, and a lounge/bar are featured. Through the design process furnishings and finishes were carefully selected to create a strong sense of rustic Hawaiian luxury, while keeping the hotel stylish and sophisticated.  A 20,500 SF parking garage for hotel guests and shoppers is located just below street level. DLR Group provided architectural design and structural, mechanical, and electrical engineering.

Sheraton Hotel & Conference Center Client: Turner Construction Company (AZ) Location: Tucson, AZ Design Achievement: For the Tucson Sheraton Hotel and Convention Center, stakeholders wanted a modern landmark building that is true to the heritage of Tucson. DLR Group’s design has been praised by the local community as uniquely Tucsonian and authentic to the city.  Designers were inspired by the unique beauty of the desert landscape. The tower runs parallel to the east-west axis, and its north and south facades are treated differently and appropriately for their exposure. The project features an open courtyard adjacent to the restaurant and pre-function spaces, with the outdoor pool overlooking the spaces.

Scope Summary: This new, 27 story, 525 room, full-service Sheraton Hotel will feature a bar and lobby lounge, fitness center, café, rooftop pool deck, business center, and 50,000 SF of function and meeting space, including a 19,000 SF ballroom. Work includes a 118,000 SF expansion of the existing adjacent convention center, with an additional exhibit hall, 2 junior ballrooms, 5 meeting rooms and associated back-of-house spaces, concourses and pre-function areas.  A new east entry is designed as the new main entry and a new 1,060 car parking garage is planned.  DLR Group provided planning and architecture services in design-build delivery with Turner Construction Company.

New Bund Luxury Residence Hotel Client: Shanghai New Bund International Commercial Investment (Group) Co., Ltd Location: Shanghai, China Design Achievement: Combining components of hospitality, retail, office and wellness, the New Bund Enterprise Center will create a unique social hub in the developing riverfront section of the New Bund district in Shanghai, China. With vibrance and elegance, two 16-floor office towers, three adjoining floors of commercial retail space, and a six-floor apartment-style hotel will be built as part of a full block development seamlessly placed in the pulse of an existing neighborhood. DLR Group’s design molds this urban village into a dynamic, cohesive experience offering dining, entertainment, workplace and lifestyle destinations. At the heart of the project, a three-story enclosed atrium will open onto an exterior garden plaza, offering spaces for events, exhibitions and celebrations. Responsible for the design of all interior spaces, DLR Group considered the urban village from two different angles: the first, focusing on riverfront dynamics and modern allure of life by the water, and the second, a fusion of rich cultural history and 21st Century Shanghai. The result is a myriad of invigorated energy, creating a timeless place to live, work and play.

Scope Summary: Totaling 1,412,515 SF, the New Bund Enterprise Center will be comprised of two, 16-floor office towers, three floors of commercial retail space, and six floors of residence-style hotel suites. The hotel will provide 80 long- term apartment-style rental suites housed with state-of-the-art entertainment options to appeal to an energetic and active generation. . High-end finishes, including stone, glass and wood casework, will be combined with top-of-the-line modern kitchen appliances to appeal to those looking for a sleek and sophisticated living environment. In each unit, a built-in combination washer/dryer will offer the conveniences of a home for those who are planning an extended stay. DLR Group is providing interior design services and documentation for the China-based Architect of Record, Architectural Design & Research Institute of Tongi University (Group) Co., Ltd.

Sheraton Overland Park & Convention Center Client: Turner Construction Company (TX) Location: Overland Park, KS Design Achievement: The upscale ambiance of the new Overton Hotel and Conference Center complements its fitting location in Overton Park, the largest private redevelopment project in the US. DLR Group’s design incorporates inviting architectural design on the exterior, with a glass pillar illuminating the nightscape, and stunning interiors, such as 22-foot ceilings in the hotel’s lobby. Guests and business travelers can enjoy the business and fitness centers, restaurant and bar, and find relaxation in the outdoor pool area. Adjoined to the hotel is the conference center, where business meetings and important networking among clients can take place, as well as weddings and social events in the luxurious ballroom.

The 15-story full-service 179,400 SF hotel includes 304 rooms, and is attached to a 47,600 SF conference center. Other features include an 11,400 SF ballroom and surface parking for 350 vehicles. Hotel Indigo Client: Everest Holdings Location: Scottsdale, AZ Design Achievement: This boutique hotel in Scottsdale, Arizona is a feat of vibrant modernization, as the existing 20-year old Hampton Inn hotel was transformed to give business travelers and guests a new and inspiring experience through a new Hotel Indigo brand.  DLR Group’s design met the challenge of working with the dated, low-ceiling facility on a limited site by introducing creative and colorful renovations. Designers incorporated a sweeping balcony with breathtaking views of the mountainous landscape that overlooks the main entrance. Large-scale murals, an expression of local art, frame the hotel on either side while the interior continues the vivid color scheme. Interior wall murals, hardwood floors and refurbished guest rooms and public spaces with custom designed furniture create an inviting aura for travelers ready to enjoy the comfort of Arizona hospitality in the trendy Old Town Scottsdale.

  • 57. Scope Summary: This project encompassed exterior and interior renovation of a 4-story, 7,000 SF hotel. Interior improvements included 126 guest rooms and public spaces. A new 1,400 SF balcony addition with some windows enlarged into doors on the west side, gives human scale to the hotel and offers wonderful mountain views to guests.  The pool area was expanded, new site walls and landscaping were added, and there was also repaint of the exterior.  DLR Group provided architecture and engineering services.

This same spirit and energy is captured by DLR Group designers for this HYATT House brand hotel. Clean and modern with a nod to San Jose’s technological importance in the world, the HYATT House San Jose is upscale and sophisticated. The hotel features a landscaped central courtyard with a pool and alfresco patio surrounded by a lobby, restaurant, and lounge areas that create sleek indoor/outdoor social spaces. This courtyard reflects the city’s Pueblo influence and cultural history, and allows the interior and exterior spaces to flow together as one through floor to ceiling retractable doors. California’s strong environmental awareness is echoed by keeping finish materials and furnishings natural and sustainable throughout..

Catering for the upscale meeting spaces is also provided. DLR Group provided architecture and interior design services.

Hyatt Place Champaign Client: YG Financial Location: Champaign, IL Design Achievement: Hyatt’s new Hyatt Place brand offers downtown Champaign an upscale, select-service hotel well- suited to its location in the heart of the city. DLR Group’s design integrates the new hotel into the urban fabric of the city through the use of brick and traditional detailing. Spacious guest rooms with an ergonomic work center feature state of the art technology to support the needs of the brand’s customer base. Floors two through four comprise structured parking, with the guest rooms occupying the floors above. The architectural design treats parking level facades sensitively to maintain a strong, street front brand impression.

  • 65. Scope Summary: This new 145 room, 9-story, Hyatt Place in downtown Champaign includes an on-site parking structure for 145 cars. The 124,300 SF select service hotel features amenities inspired by the brand’s multi-tasking 24/7 guest’s lifestyle. A fitness center, coffee and wine bar, Grab-N-Go case, and guest kitchen are provided in the design. DLR Group provided architecture, interiors, and engineering services.

Tilia Restaurant Client: Tilia, LLC Location: Minneapolis, MN Design Achievement: With the new Tilia restaurant, the client wanted to create a venue that immediately felt part of the residential neighborhood. The environment was to feel authentic, established, unplanned, and comfortable for both casual and business diners. DLR Group’s design transforms what was originally two disconnected store front spaces that were dark and claustrophobic, into a warm, open and inviting space that seats 50. Visual access to the drama of the kitchen allows the chefs to interact with the guests. The opened space creates a comfortable room with views to the exterior and a cozy intimacy.

  • 69. Scope Summary: The scope of work encompassed a 2,100 SF interior renovation of two existing restaurant spaces. A structural bearing wall that separated the two eating areas was removed allowing visibility across its entire 34’ width. Removing the walls to the kitchen brings the food prep area into the public space. Dark woods and classic furniture give credibility and character to the space. DLR Group provided interior architecture, structural engineering and interior design services.
  • 70. D’Amico Kitchen at Chambers Client: D’Amico & Partners, Inc. Location: Minneapolis, MN Design Achievement: The new owners of this restaurant in the Chambers Hotel wanted to remodel it to fit their style and personality. DLR Group’s design creates a fine dining experience through a combination of interior design choices and strategic spatial reconfigurations. Relocating the main dining room to street level (from its previous location in the basement) takes advantage of daylight and street views, and provides increased visibility to passersby. A previously all-white “art gallery” lobby space was transformed to a warm, inviting dining room with contemporary sophistication. Deep-toned Venetian plaster accent walls, multicolored art glass lighting, a new food sample display table, and a vast wall of display coolers create a distinctive, fine dining atmosphere. Removal of full-height frosted glass divider panels creates a more open feeling. New movable drapery panels adjacent to vertical columns define private dining alcoves while preserving the bright, open qualities of the space. The lower level is now banquet space and the design preserves openings in the floor to bring daylight downstairs.

Location: Bloomington, MN Design Achievement: Known for both casual and elegant dining experiences, D’Amico & Partners wished to create a stylish new concept in Italian cuisine exhibiting casual sophistication. DLR Group’s design draws upon dark wood, simple, elegant materials and clean, modern furniture to evoke the sense of a contemporary Italian eatery. The antipasti bar is the focal point of the dining experience. The use of the simple lines draws diner focus to the artisan ingredients and fresh salads, appetizers, meats, cheeses, fruits, vegetables and crudo. In addition, the bar seating provides guests with first-hand observation of the Chefs preparing the food. The outdoor patio area, designed to feel like an escape, is a fresh, energetic dining and lounging area that features two fireplaces and an outdoor pool table.

The venue encompasses a 6,000 SF interior space and a 2,000 SF exterior patio area. Previously hosting another restaurant, designers renovated kitchen and other back-of-the-house facilities, created a new antipasti bar with high stool seating, and carved out individual spaces for the bar, patio and main dining room.
