Plant maintenance involves regular checks and repairs to keep equipment functioning properly and minimize downtime. The document discusses preventive maintenance of key equipment in a production facility including laminar airflow units, steam sterilizers, ETO sterilizers, and air handling units. Maintaining appropriate temperatures, pressures, airflows and filter integrity are important for each. Weekly maintenance should include tasks like lubricating parts, checking electrical connections and cleaning components.
2. Introduction
Plant maintenance is an important service function of an effecient
production system.
It helps in maintaing and increasing the operational efficiency of
plant facilities.
Maintenance is the procedure of finding faults in any
Equipment/Machine and also removal of faults.
It may be before or after the Breakdown.
3. Introduction
Plant maintenance ususlly refers to the methods, strategies, and
practices used to keep an industrial factory running effeciently.
This can include anything from regular checks of equipment o
make sure they are functioning properly.
The general aim of Plant maintenance is to create a productive
working environment that is also safe for workers.
4. Maintenance Objectives
MAINTENANCE
MAINTAINING PRODUCTION
MINIMIZING ENERGY USAGE
OPTIMIZING USEFUL LIFE
OF EQUIPMENT
PROVIDING BUDGETARY
CONTROL
OPTIMIZING RESOURCES
UTILISATION
REDUCE BREAKDOWN
REDUCE DOWNTIME
IMPROVING EQUIPMENT
EFFICIENCY
IMPROVING INVENTORY
CONTROL
IMPLEMENTING COST
REDUCTION
5. Importance of Maintenance
It helps to identify the cause of failure e.g whether the failure
is due to design defect or a wear out failure.
Helps in Maintenance Decision like Replace or Repair.
Provides necessary information regarding the life and reliability of
the Equipment.
7. What should be included in Monthly/Weekly
Maintenance Programming
Reconditioning or Replacing the Lubricating Oil
Repairing or Replacing worn out Parts and Tools, etc.
Checking all the Electrical connections of the system
Checking the Control System
Checking the performance of the each parts
Cleaning of interior parts like Spark plugs, filters
raditors,cylinders,etc.
8. Critical Equipments in production Area
Laminar Air Flow (LAF)
Steam Sterilization Machine
ETO Sterilization Machine
Air Handling Unit (AHU)
9. Purposes of the Critical Equipments
LAF: To maintain class 100 Working zone on work bench
STEAM STERILIZER:To Sterile product after primary packing ( Free
from Bioburdon )
ETO STERILIZER:To Sterile product after primary packing ( Free
from Bioburdon )
AIR HANDLING UNIT:To maintain Environment condition in
Working zone (i.e. to maintain class 10,000)
10. Preventive Maintenance of LAF
Key point to archive performance of machine
Maintain velocity of air between 90 +/- 20 FPM. ( Laminar Air Flow )
Maintain integrity of Filter
Preventive measure to maintain key point
Maintain blower motor speed and set damper to achieve pressure in
Magnehlic Gauge. Range 7 to 15 mm of WC.
If pressure less than 7 ,means filter is chock so replace it with new one
and found pressure more than 15 than filter is puncture/leak/ fail so replace
it with new one
Perform leak test of filter to check side leakage OR puncture of
Filter.Proper fitting of filter is important to achieve clean air flow.
11. Preventive Maintenance of Steam Sterilizer
Key point to archive performance of machine
Maintain steam temperature ( 121. cent.) and Pressure (1.1 Kg/cm2) for the
particular time in Chamber of Machine
Preventive measure to maintain key point
Supply saturated steam of 1.5 Kg/cm2 from PSG.
Maintain PRESSURE OF STEAM with no leakage from door gasket, any
lines/valves/Gasket.
Achieve and maintain desired vacuum to perform cycle
12. Preventive Maintenance of ETO Sterilizer
Key point to archive performance of machine
Maintain Chamber temperature ( 40. cent.) and desire Pressure/vacuum for
the particular time with ex poser of EO Gas
Preventive measure to maintain key point
Supply of EO Gas from EO Cylinder/Cartidge.
Maintain PRESSURE/VACUUM OF EO gas with no leakage from door gasket,
any lines/valves/Gasket.
Achieve and maintain desired vacuum to perform cycle.
13. Preventive Maintenance of AIR Handling Unit
Key point to archive performance of machine
Maintain velocity of air from supply grill ( As per design )
Maintain Chilled water circulation in coil of AHU.
Maintain filter integrity in Planum of AHU and Housing
Preventive measure to maintain key point
Maintain blower motor speed and set damper to achieve require pressurized air
in each area
Maintain CHW flow, pressure and temperature
Proper fitting of filter is important
Perform leak test of filter to check side leakage OR puncture of Filter
No air leakage from AHU OR any part of ducting
