Managed and leased a diverse portfolio of more than sixty (60) office, R&D, retail and industrial
buildings, comprising in excess of 4.5 million square feet located in Massachusetts, New Hampshire,
Connecticut and Rhode Island, in support of acquisition underwriting and business plan.
Responsibilities also include supervising third party property managers for properties located in
Raleigh and Charlotte, North Carolina.
Property Management: Supervised all aspects of property management affiliate of investment
manager, including facility management, tenant relations, operating and capital budget preparation,
monthly reporting, lease administration, operating expense reconciliations, collections and real estate
tax appeals.
Asset Management: Managed, negotiated and implemented leases and the leasing process,
including retention and supervision of leasing brokers, establishment of leasing parameters
consistent with market conditions and tenant retention underwriting assumptions, negotiation of
letters of intent, evaluation of transaction economics employing NPV model, securing owner and
lender approvals as needed, negotiation of lease agreements and supervision of tenant build out
process. Provided assistance with, and input to, asset disposition and investment sales broker
process, including retention and economic assumptions for Argus modeling.
Investor and Lender Communication and Relations: Reporting, preparation and presentation of
quarterly updates for the benefit of investors and lenders, on an individual asset and portfolio basis,
including financial and variance analysis.

Provided third party management services to TIAA-CREF, Prudential Realty and State Mutual Life
Assurance Company.
Managed diverse portfolio comprised of fourteen (14) office / R&D buildings located in northern
Massachusetts and southern New Hampshire, totaling 1.2 million square feet.
Supervised property and facility managers and leasing brokers. Asset management duties included
