1716 Lawrence Dr. Addition & Renovation
Project Background
The 1716 Lawrence Dr. commercial office building is located in De Pere, WI, off of a major State
Highway. The facility is owned by real estate developer, Commercial Horizons, Inc. and is intended
to be leased as single-tenant facility as a corporate headquarters, general office, engineering, or
related-use space. The office building is surrounded by commercial developed properties with
residential neighborhoods north-east of the commercial properties. The original 42,000 square
foot office building was constructed in 2006. In 2008 the tenant had outgrown the original facility,
however not wanting to relocate their operations the tenant requested an additional 22,000 square
feet be constructed onto the west side of the facility and renovate portions of the existing office
space. If a future expansion is desired, the master plan allows for an addition to be built to the
north.
Strategies AND Results
The intent of the expansion and renovation project was to create a more sustainable, higher
quality building that would offer more conference and meeting spaces and an open and flexible
office environment. The tenant desired to integrate sustainable attributes from a whole-building
perspective and to set an example for their customers to provide an educational opportunity
regardingenergyefficiencyandtheintegrationof“other”greenfeaturessuchaswaterusereduction
and high indoor air quality, and to encourage employees to use alternative transportation. As
an energy providing company, the tenant’s goal was to measure energy usage and implement
operational strategies to reduce annual energy consumption. The 22,000 square foot Silver LEED
certified addition has a high efficiency building envelope, an energy efficient lighting and controls
system, an outdoor air delivery monitoring system, as well as measurement and verification
system that yield a 25% energy cost savings compared to a code-compliant facility, thereby saving
over $7,000 per year in energy costs. Low-flow plumbing fixtures reduce water consumption
52% compared to standard plumbing fixtures. To maintain a high level of indoor air quality, the
ventilation system is filtered by MERV 13 filtration media and the facility management team has
implemented a green cleaning program. Additionally, low-emitting materials including all paints,
coatings, adhesives, sealants and carpeting systems have been installed along with composite
wood products that do not have added urea-formaldehyde. Throughout the construction process,
the on-site team implemented a construction indoor air quality plan, including a full building flush-
out prior to occupancy to ensure high quality indoor air environment. Over 25% of the materials
used to construct the addition and renovate the existing office have a pre- and post-consumer
recycle content and over 41% of the materials were regionally harvested and manufactured. The
on-site team implemented a construction waste management plan to divert construction waste
from the landfill. Their efforts resulted in diverting 83%, or 143 tons of materials, from the landfill,
re-introducing the products into the manufacturing process.
