56 LEONARD
56 Leonard Street is a new development in New York’s
Tribeca area. The sophisticated and modern building was developed by
Alexico Group and designed by the famed Swiss firm of Herzog and
de Meuron. This is no standard skyscraper. The design expertly melds
the original Anish Kapoor sculpture into the base of the building. The
characteristic that stands out the most is the staggered formation of
the floor plates, which slightly turn off of the axis as the levels ascend,
creating outdoor space for each one of the 145 unique residences.
Residences can be categorized into “townhouses”, tower residences,
and penthouses and range from 1 to 5 bedrooms. The residences offered
a this new development in New York feature immense glass doors, up
to 12-feet high, that open onto the private outdoor spaces, which are
outfitted with a frameless balustrade, travertine pavers, and custom
designed hand rail. The terraces afford residents with stunning views
of the city, its flanking rivers and bridges and New York Harbor while
simultaneously flooding the living spaces in natural light. The interior
of the units offer an elegant and subtle palette with unique textures
and finishes. Natural pale wood flooring, champagne colored window
mullions, satin etched glass, sleekThassos marble, smooth black granite,
polished metals, and high-gloss black laquer accent the space.
The 1,600 square foot lobby features 18-foot high black
granite walls, a double-height ceiling and custom designed reception
desks. There is space for the 24-hour doorman and concierge stations, a
mail, package and refrigerated storage room, and two separate elevator
landings with a total of seven elevators. There are two floors of amenity
space which were custom designed by Herzog and de Meuron. This
space includes an indoor/outdoor 75-foot infinity edge pool which
is surrounded by a black terrazzo deck and an outdoor sundeck that
cantilevers 20 feet over the block to provide extraordinary Tribeca
views. There is also a fitness center with yoga studio, wet and dry spa, a
library lounge,a screening room,a private dining/conference room,and
a Tribeca Tot Room.
56 Leonard Street enjoys a central Tribeca location. Tribeca is
one of New York’s most sought-after neighborhoods, and with good
reason. There are many nearby options for dining, shopping, nightlife
and entertainment in Tribeca. It is fast becoming “the”place for trendy,
young professionals. There is plenty of public transportation nearby as
well.

THE SKY LOFTS
In the heart of TriBeCa stands
a modern 16-story building that is designed and
conceived by Cleveland Harp Architects. The Sky
Lofts is a new development in Manhattan that
houses 10 spacious units with elegant interiors.
The building’s apartments are accented with pre-war
details such as its 11-foot ceilings and its walls of
casement windows that offer city and river views. The
features in every unit are custom-designed,with a living

This attractive 14-story Art Deco-
style building was built in 1928 and designed
by Renwick, Aspinwall & Guard and was
known as the Hudson Square Building
because it overlooked a large open area of
that name that subsequently became part of
the road network that connected with the
approaches and exits of the Holland Tunnel
a few blocks to the north and west.
	 In 2000, Joseph Pell Lombardi,
an architect long active in residential
conversions of older commercial properties,
converted this yellow-brick building from
industrial use to residential condominiums.
The bottom four floors have been converted
to commercial condominiums. The top four
floors are known now as the Sky Lofts
and have been designed by Rogers Marvel
Architects PLLC. The top of the building
has duplex penthouses that are among the
most spectacular in TriBeCa.
The beige-brick has a large lobby
and a gray-granite two-story base. The
building has arched windows next to the
top floor of the original building and its
façades are modulated by narrowly spaced
piers at the corners framing the broad center
windows. The building has no sidewalk
landscaping.
	 Although there is considerable
traffic across Hudson Street from the
building, the broad space of the tunnel-
related roads and park provides the building
with considerable and protected “light and
air.”
	 This building occupied the full
block frontage on Hudson Street between
HubertandBeachStreetsandiswonderfully
complemented by a new and exquisite,
16-story, residential condominium building
directly behind it at 7 Hubert Street along a
two-block narrow alley known as Collister
Street.
This TriBeCa area is very close
to several very handsome residential
conversions of former industrial buildings
near the Hudson River and many charming
restaurants. It is also close to the quite
striking and large office building north
of the Independence Plaza complex on
Washington Street.
Canal Street is also a couple of
blocks away and SoHo just another couple
of blocks.
3 THE HUBERT
It is perhaps the nicest “Post-
Modern” structure built in the city, because
it applies the large industrial building style
of the 1920s and 1930s in the city to a new
residential project and does so with a fine
sense of proportion and good materials.
It pays very good homage to many of its
surrounding buildings and in fact is better
looking than the excellent residential
conversion of the adjacent building to its
east, 145 Hudson Street.
	 Designed by BKSK Architects, the
Hubert has 9- and 10-foot windows in bays
as wide as 22 feet.The orange-brick building
has dark-green window sashes and some
arched windows on the 5th, 9th and 13th
floors. It has a two-story limestone base and
the top two floors have corner windows.
What is most distinctive about this
project are the large multi-paned windows,
typical of old factory facilities but rarely so
clean and neat. Multi-pane windows are
especially attractive on masonry façades,
as here, and far too many fine pre-war
residential buildings in the city have been
somewhat “ruined” by installations of large,
single-pane windows that may seem more
“modern”from the inside, but are totally out
of keeping with the original architecture.
	 Residences include two mansion-
width townhouses with private garages,
gardens and terraces, as well as three
sprawling maisonettes and 28 loft-style
apartments offering 19 different floor
plans. Lofts range from a 1,787-square-
foot two-bedroom, two-bath unit, to a
nearly 5,244-square-foot penthouse with
five bedrooms, six bathrooms, a 360-degree
wrap-around terrace, a dining room, a
family room and a double-height living
room. Fourteen of the 33 apartments have
outdoor space and most feature 11- to 12-
foot ceilings.
	 The architect Alan Wanzenberg
designed the interiors. The Hubert’s
amenities include a state-of-the-art fitness
room, refrigerated delivery storage in the
lobby, a children’s playroom, a landscaped
courtyard, 24-hour concierge service and
individual basement storage.
The building is in the heart of TriBeCa,
near Hudson Square, a large open area that
is part of the approaches and exits to the
Holland Tunnel.

16-story condominium building was erected in 2003

Andreoli with public spaces by architects Sawyer Berson
in an modest, sophisticated style characterized by clean
lines and beautiful detailing, 11 North Moore commands
a prime block front in the heart of sought-after Tribeca
and provides an refreshing new style of premium

3,900 square feet. The Washington Street building has 30 lofts
and 92 Laight Street contains 38 residences.
River Lofts, which has a prime location in TriBeCa
surrounded by numerous handsome conversions of warehouses
to apartment buildings, combines a 6-story building in an

skylit corridor. The tower overlooks the Hudson River and
the project is across West Street from an entrance to the very
lovely Hudson River Park.

8 DALTON
ON GREENWICH
The Tribeca includes an eleven-story stone and
glass building. This pleasant little building was part of a
bumper crop of residential projects along Greenwich Street
in TriBeCa in the mid-1980’s as part of a special planning
zone along two adjacent blocks of Greenwich Street that
quickly transformed a derelict retail and industrial area
into one of the city’s nicest residential areas. There are
three penthouses atop this building, two are large and have
significant outdoor space.
This small group of modest but handsome,mid-rise
buildings offered a modern alternative to the surrounding,
high-rise density a few blocks south, and across the West
Side Highway, at Battery Park City, and to the fancy lofts
in a mixed variety of smaller buildings in TriBeCa.
Here, one of the city’s finest specialists in historic
preservation, the architectural firm of Beyer Blinder Belle,
recalled some of the glories of the cast-iron architecture
of SoHo with a structure that has large windows and a
rounded corner. Dalton om Greenwich street has 84
apartments ranging in size from studios to two-bedroom
units. It was developed by Anne Dalton, Michael LaBadie
and Philip Mendlow.
While the building has a concierge and some
fireplaces, it does not feature a health club and pool or
a garage, but the market here is for the proximity to the
charm and liveliness of theTriBeCa area, the Hudson River
and public transportation. However, this small attractive
building has concierge and full-time doorman. There are
washer and dryer in the building.
The building has a garden courtyard connecting
two classic Tribeca five-story loft buildings. 165 Chambers
Street has four residential units, one per floor, with an
elevator opening directly into each unit. 147-149 Reade
Street is a wide loft building with two units per floor.
The Tribeca is a full-service building, originally
known as the Dalton on Greenwich. In addition to the
garden courtyard there is a common roof deck, private
storage, evevator and bike room.It is located directly across
the street from Washington Market Park and is zoned for
PS234 which is also across the street.

TEXTILE
BUILDING
The impressive structure known as the
Textile Building in TriBeCa was designed by Henry J.
Hardenbergh famed architect of the Dakota & Plaza
Hotel in 1901. Residential developer Yitzchak Tessler
of Tessler Developments converted the building in
1999 to 46 residential condominium apartments.
The conversion was designed by architect Karl
Fisher and Alan Ritchie, who added an additional floor
for a stunning Penthouse apartment. Walker Group was
responsible for the reimagining of the common areas that
still pay homage to the textile industry and its impact on the
district now known as TriBeCa.The neoclassic structure has
units ranging from 1300 square feet and up to over 7,000.
The building has all the amenities one could hope
for, including a garden courtyard, a rooftop terrace with a
children’s play area, a fitness center, a health club, a bicycle
room, a media room, and an on-site attended 50-car
garage. The elevator doors are embossed with a weaving
machine motif.
All apartments contain originally steel columns
with, gas fireplaces and individually controlled heating
and air units. The halls are decorated with antique
materials dedicated to the American textile industry.
The building is in the TriBeCa East Historic
District, which was designated in 1992. There are six
representations of Caduceus, the winged staff entwined
by a pair of snakes on the building’s façades as well as 8
large cartouches.
In 2004, Jean-Georges Vongerichten sold his
apartment in the building to Hiromi Go, a Japanese pop
star, for about $3,250,000. Mr. Vongerichten had paid
$2,620,000 for it in April, 2001.
10THE

of the residences was meticulously designed: all units feature walnut stained hardwood flooring
and central air conditioning and heating, while many have 22-foot-high ceilings. Poggenpohl

A modern reflection of historic
Tribeca, located at 71 Laight
Street, offers thirty-three distinctive
residences in a private enclave within
downtown’s most desirable landmark
district. Noted architect Morris
Adjmi transforms a quintessential
1905 masonry loft warehouse by
adding a stunning identical twin, clad
in a contemporary metallic facade,
creating a perfect counterpart to the
original. An innovative collaboration
of architecture, design and craft, The
Sterling Mason redefines classic
Tribeca.
	 Building includes library lounge,
interior courtyard, private fitness
room with yoga & exercise studio,
children’s playroom, parking garage,
private storage, bike storage, concierge,
doorman, full-time on-premise
resident manager.
THE ICE HOUSE
15
The Ice House has a Romanesque Revival façade with
six large arched windows topping its six vertical bays at the 9th
floor. This 150,000 sf project consisted of the creation of fifty-
eight individually designed residential lofts. A ten story light
court was created to bring light and air to the center of the
building. The removed floor area was relocated to the roof to
create two story penthouses totaling 15,000 sf. On the upper
floors, the units were designed with two-story high living areas.
The units have Viking stoves, Sub-Zero refrigerators, satellite
television, granite countertops in the kitchens and gas fireplaces.
The building has a 24-hour doorman, an exercise cen-
ter and a live-in superintendent. Elevators open directly into
the apartments.
This attractive pre-war former Ice House was built
in 1905 as a Romanesque Revival TriBeCa refrigeration
building. It was converted by Joseph Pell Lombardi, the very
active converter of prime downtown properties, to residential
condominiums in 1999. Mr. Lombardi was able to convince the
city’s Landmarks Preservation Commission to cut a large hole
in the middle of this 10-story structure to provide “light and
air” for the apartments and to transfer that bulk to the top of
the building where he added two setback floors. The building
has a very wide hanging shed canopy typical of many industrial
buildings of the era. It is only one block south of Ericcson Place,
the southern boundary of Hudson Square, which is a block
below Canal Street.

TRIBECA SUMMIT
20
The very handsome building is notable for its very
fine and large cornice and its classic architecture, which is
on a par with many of the city’s better pre-war apartment
buildings. The building was designed by Victor A. Bark and
completed in 1913 as a neo-Renaissance style warehouse.
In 2000, it was converted into offices for the Globix
Corporation, an Internet access concern. It was then bought
for $60 million by Joel J. Silver and Ethan C. Eldon, former
New York City government officials. In an article in the
October 23, 2005 edition of The New York Times by Nadine
Brozan, Mr. Eldon said that “with its granite and limestone
façade and terracotta cornices, we thought it was the most
attractive building in TriBeCa.”
The plans for the building’s conversion to 65
condominium apartments designed by H.Thomas O’Hara Jr.
were approved in 2005 by the city’s Landmarks Preservation
Commission, as the building was within the TriBeCa North
Historic District. The plans included a rooftop addition.
Thomas Balsey Associates designed the building’s green
spaces. The building was completed by KBS Capital Advisors.
The building was sold by the Globix Corporation
in January, 2004 to 415 Greenwich Fee Owner, LLC, a
successor in interest to Heritage Partners, for $60 million in
cash. The NYC apartments in Tribeca Summit are spacious,
with high ceilings and very modern design elements. The
kitchens are created to be open and inviting. Each kitchen
features black granite countertops. The appliances are high
end and include Viking cook tops, Miele wall ovens, Sub-
Zero refrigerators, and Bosch dishwashers. The bathrooms
also feature contemporary elements such as marble accents,
six-foot soaking tubs, and mahogany cabinetry.
The Tribeca Summit exceeds expectations. The
bountiful landscaped courtyard gardens provide residents
with open spaces to commune and relax. There is also a
rooftop sundeck for residents to enjoy.
Amenities abound at Tribeca Summit, including
a 24-hour doorman and concierge, parking, views and
landscaping.TheTribeca Summit expands on these amenities
by also offering a number of hotel-style amenities, a fitness
center and a children’s playroom.
The location is easily an amenity in its own right.
The popular area of Tribeca boasts some of Manhattan’s most

RIVER LOFTS AT
416 WASHINGTON
STREET
River Lofts 416 Washington Street has a
glorious history tracing back to the mid 19th century
as a sugar refinery. Under the vision of Thomas R.
Jackson, a new building was designed in 1882 and
later sold in 1883 to John Castree, who was a local
grocery merchant who ventured into real-estate.
The building later became a storage warehouse when
Frederick Linde & Company leased the property.
During the early 20th century, the 63 Vestry
Street portion of the building was operated as a
bonded tea warehouse by George L. Hartford. Near
1959,the northeast corner was rebuilt, at which point
1 vertical window bay was
eliminated; since this time, the building stood vacant.
Today, 416 Washington is situated in the
TriBeCa North Historic District walking distance to
SoHo’s shopping district. The building was converted
to condominium in 2003, with collection of 67 lofts
across 5 floors. The building amenities include bike
room, garage, fitness room, private storage.
23
COBBLESTONE LOFT
The attractive, 7-story complex, which is composed
of four red-brick former late 19th Century warehouses, was
converted in 2001 to 32 condominium apartments in 2001
by architect Chris Smith of CMS Design. The site had been
formerly owned by Trinity Episcopal Church.
Cobblestone Loft is located on a cobblestone street
where Vestry turns into Laight Street. There is a walking
bridge connecting Tribeca to SoHo steps away. It was built
in 1891 as a warehouse and converted to 32 residential
condominiums in 2000.There are seven stories. This intimate
full-service building has luxury amenities including common
roof deck, fitness room and library area and 15 private parking
spaces. Exposed brick, wood beam ceilings and casement
windows make this a true Tribeca find.

The Dietz Lantern building was
built in 1887 by R. W. Tieffenberg as a
seven-story building for the R.E. Dietz
Company lantern factory. There was a
fire in 1897 and it was rebuilt by William
J. Fryer and increased to nine stories.
The footprint is 75 feet of frontage on
Greenwich Street and 125 feet on Laight
Street.The Romanesque Revival design of
the original building was maintained.
It has arched windows on its
four top floors and an excellent TriBeCa
location, two short blocks from the
highway on West Street and flour
blocks south of Canal Street. There
are many attractive restaurants in this
neighborhood, which is not too far from
City Hall and the Financial District.
	 In1996thebuildingwasconverted
to 28 Luxury condominiums with a full-
time doorman and an underground
garage. Excluding the penthouse the
apartments, the lofts range in size from
1800 to 5300 square feet.There are several
combined units. Intrinsic architectural
details include high barrel-vaulted
ceilings, exposed brick and columns. The

wall and access to an interior courtyard
garden. There is a full-time doorman
and superintendent. Some of the units

storage and wood-burning fireplaces.

a floor. The penthouse unit features a
private roof deck and outdoor lap pool.

residential development wave of the late
1990s. It has always been one of Tribeca’s
premier iconic landmarked buildings,
extremely well-managed and relatively
low carrying costs. The building has a

Luxury Tribeca Condo Developments

  • 2. 56 LEONARD 56 Leonard Street is a new development in New York’s Tribeca area. The sophisticated and modern building was developed by Alexico Group and designed by the famed Swiss firm of Herzog and de Meuron. This is no standard skyscraper. The design expertly melds the original Anish Kapoor sculpture into the base of the building. The characteristic that stands out the most is the staggered formation of the floor plates, which slightly turn off of the axis as the levels ascend, creating outdoor space for each one of the 145 unique residences. Residences can be categorized into “townhouses”, tower residences, and penthouses and range from 1 to 5 bedrooms. The residences offered a this new development in New York feature immense glass doors, up to 12-feet high, that open onto the private outdoor spaces, which are outfitted with a frameless balustrade, travertine pavers, and custom designed hand rail. The terraces afford residents with stunning views of the city, its flanking rivers and bridges and New York Harbor while simultaneously flooding the living spaces in natural light. The interior of the units offer an elegant and subtle palette with unique textures and finishes. Natural pale wood flooring, champagne colored window mullions, satin etched glass, sleekThassos marble, smooth black granite, polished metals, and high-gloss black laquer accent the space. The 1,600 square foot lobby features 18-foot high black granite walls, a double-height ceiling and custom designed reception desks. There is space for the 24-hour doorman and concierge stations, a mail, package and refrigerated storage room, and two separate elevator landings with a total of seven elevators. There are two floors of amenity space which were custom designed by Herzog and de Meuron. This space includes an indoor/outdoor 75-foot infinity edge pool which is surrounded by a black terrazzo deck and an outdoor sundeck that cantilevers 20 feet over the block to provide extraordinary Tribeca views. There is also a fitness center with yoga studio, wet and dry spa, a library lounge,a screening room,a private dining/conference room, and a Tribeca Tot Room. 56 Leonard Street enjoys a central Tribeca location. Tribeca is one of New York’s most sought-after neighborhoods, and with good reason. There are many nearby options for dining, shopping, nightlife and entertainment in Tribeca. It is fast becoming “the”place for trendy, young professionals. There is plenty of public transportation nearby as well. 1
  • 3. THE SKY LOFTS In the heart of TriBeCa stands a modern 16-story building that is designed and conceived by Cleveland Harp Architects. The Sky Lofts is a new development in Manhattan that houses 10 spacious units with elegant interiors. The building’s apartments are accented with pre-war details such as its 11-foot ceilings and its walls of casement windows that offer city and river views. The features in every unit are custom-designed,with a living spacemeasuringanaverageof90feetspanningtheliving, dining, andentertainmentareas.Thegourmetkitchensare fully-equipped with modern appliances and amenities. 2
  • 4. This attractive 14-story Art Deco- style building was built in 1928 and designed by Renwick, Aspinwall & Guard and was known as the Hudson Square Building because it overlooked a large open area of that name that subsequently became part of the road network that connected with the approaches and exits of the Holland Tunnel a few blocks to the north and west. In 2000, Joseph Pell Lombardi, an architect long active in residential conversions of older commercial properties, converted this yellow-brick building from industrial use to residential condominiums. The bottom four floors have been converted to commercial condominiums. The top four floors are known now as the Sky Lofts and have been designed by Rogers Marvel Architects PLLC. The top of the building has duplex penthouses that are among the most spectacular in TriBeCa. The beige-brick has a large lobby and a gray-granite two-story base. The building has arched windows next to the top floor of the original building and its façades are modulated by narrowly spaced piers at the corners framing the broad center windows. The building has no sidewalk landscaping. Although there is considerable traffic across Hudson Street from the building, the broad space of the tunnel- related roads and park provides the building with considerable and protected “light and air.” This building occupied the full block frontage on Hudson Street between HubertandBeachStreetsandiswonderfully complemented by a new and exquisite, 16-story, residential condominium building directly behind it at 7 Hubert Street along a two-block narrow alley known as Collister Street. This TriBeCa area is very close to several very handsome residential conversions of former industrial buildings near the Hudson River and many charming restaurants. It is also close to the quite striking and large office building north of the Independence Plaza complex on Washington Street. Canal Street is also a couple of blocks away and SoHo just another couple of blocks.
  • 6. It is perhaps the nicest “Post- Modern” structure built in the city, because it applies the large industrial building style of the 1920s and 1930s in the city to a new residential project and does so with a fine sense of proportion and good materials. It pays very good homage to many of its surrounding buildings and in fact is better looking than the excellent residential conversion of the adjacent building to its east, 145 Hudson Street. Designed by BKSK Architects, the Hubert has 9- and 10-foot windows in bays as wide as 22 feet. The orange-brick building has dark-green window sashes and some arched windows on the 5th, 9th and 13th floors. It has a two-story limestone base and the top two floors have corner windows. What is most distinctive about this project are the large multi-paned windows, typical of old factory facilities but rarely so clean and neat. Multi-pane windows are especially attractive on masonry façades, as here, and far too many fine pre-war residential buildings in the city have been somewhat “ruined” by installations of large, single-pane windows that may seem more “modern”from the inside, but are totally out of keeping with the original architecture. Residences include two mansion- width townhouses with private garages, gardens and terraces, as well as three sprawling maisonettes and 28 loft-style apartments offering 19 different floor plans. Lofts range from a 1,787-square- foot two-bedroom, two-bath unit, to a nearly 5,244-square-foot penthouse with five bedrooms, six bathrooms, a 360-degree wrap-around terrace, a dining room, a family room and a double-height living room. Fourteen of the 33 apartments have outdoor space and most feature 11- to 12- foot ceilings. The architect Alan Wanzenberg designed the interiors. The Hubert’s amenities include a state-of-the-art fitness room, refrigerated delivery storage in the lobby, a children’s playroom, a landscaped courtyard, 24-hour concierge service and individual basement storage. The building is in the heart of TriBeCa, near Hudson Square, a large open area that is part of the approaches and exits to the Holland Tunnel. “This very handsome, 16-story condominium building was erected in 2003 and has 33 apartments. ” ~ Carter B. Horsley

  • 12. 8 DALTON ON GREENWICH The Tribeca includes an eleven-story stone and glass building. This pleasant little building was part of a bumper crop of residential projects along Greenwich Street in TriBeCa in the mid-1980’s as part of a special planning zone along two adjacent blocks of Greenwich Street that quickly transformed a derelict retail and industrial area into one of the city’s nicest residential areas. There are three penthouses atop this building, two are large and have significant outdoor space. This small group of modest but handsome,mid-rise buildings offered a modern alternative to the surrounding, high-rise density a few blocks south, and across the West Side Highway, at Battery Park City, and to the fancy lofts in a mixed variety of smaller buildings in TriBeCa. Here, one of the city’s finest specialists in historic preservation, the architectural firm of Beyer Blinder Belle, recalled some of the glories of the cast-iron architecture of SoHo with a structure that has large windows and a rounded corner. Dalton om Greenwich street has 84 apartments ranging in size from studios to two-bedroom units. It was developed by Anne Dalton, Michael LaBadie and Philip Mendlow. While the building has a concierge and some fireplaces, it does not feature a health club and pool or a garage, but the market here is for the proximity to the charm and liveliness of theTriBeCa area, the Hudson River and public transportation. However, this small attractive building has concierge and full-time doorman. There are washer and dryer in the building. The building has a garden courtyard connecting two classic Tribeca five-story loft buildings. 165 Chambers Street has four residential units, one per floor, with an elevator opening directly into each unit. 147-149 Reade Street is a wide loft building with two units per floor. The Tribeca is a full-service building, originally known as the Dalton on Greenwich. In addition to the garden courtyard there is a common roof deck, private storage, evevator and bike room.It is located directly across the street from Washington Market Park and is zoned for PS234 which is also across the street.

Walker Group was responsible for the reimagining of the common areas that still pay homage to the textile industry and its impact on the district now known as TriBeCa.The neoclassic structure has units ranging from 1300 square feet and up to over 7,000. The building has all the amenities one could hope for, including a garden courtyard, a rooftop terrace with a children’s play area, a fitness center, a health club, a bicycle room, a media room, and an on-site attended 50-car garage. The elevator doors are embossed with a weaving machine motif. All apartments contain originally steel columns with, gas fireplaces and individually controlled heating and air units. The halls are decorated with antique materials dedicated to the American textile industry. The building is in the TriBeCa East Historic District, which was designated in 1992. There are six representations of Caduceus, the winged staff entwined by a pair of snakes on the building’s façades as well as 8 large cartouches. In 2004, Jean-Georges Vongerichten sold his apartment in the building to Hiromi Go, a Japanese pop star, for about $3,250,000. Mr. Vongerichten had paid $2,620,000 for it in April, 2001.

The removed floor area was relocated to the roof to create two story penthouses totaling 15,000 sf. On the upper floors, the units were designed with two-story high living areas. The units have Viking stoves, Sub-Zero refrigerators, satellite television, granite countertops in the kitchens and gas fireplaces. The building has a 24-hour doorman, an exercise cen- ter and a live-in superintendent. Elevators open directly into the apartments. This attractive pre-war former Ice House was built in 1905 as a Romanesque Revival TriBeCa refrigeration building. It was converted by Joseph Pell Lombardi, the very active converter of prime downtown properties, to residential condominiums in 1999. Mr. Lombardi was able to convince the city’s Landmarks Preservation Commission to cut a large hole in the middle of this 10-story structure to provide “light and air” for the apartments and to transfer that bulk to the top of the building where he added two setback floors. The building has a very wide hanging shed canopy typical of many industrial buildings of the era. It is only one block south of Ericcson Place, the southern boundary of Hudson Square, which is a block below Canal Street. 16 200 CHAMBERS STREET
