Pavia and Cabral Attorney’s Office hired J! Design to produce a proficient and functional office space and insure future
company growth is accommodated in square footage usage; while remaining smartly reflective of their proud Brazilian
heritage, in a way that does not seem overpowering.This was accomplished in a number of ways. Authentic Brazilian art-
work frames the walls throughout the spaces. Customized construction featuring organic shapes on the ceiling. Polygons
and circles, represent Pavia and Cabral, in a unique form, within the interiors.The walls are dressed with wood veneer
levels, drawing the eye to the visual volume. Focusing on the lobby, the grand foyer states Brazilian sophistication to all
clientele who enter this intellectual property law firm. Colors of Avocado Mossy Green and Deep Catalina Blue embody
hues from the Brazilian flag, while metal and wood are exploited to demonstrate a sharp refined style.
Ergonomics were highly utilized in the office development. Executive offices are designed with a hierarchy in mind. Bor-
dered by the deluxe views of downtown Washington D.C., a private lounge serves the attorneys in their down time and re-
vitalization. Attorney offices are purposefully designed for central access to those areas/functions, such as paralegal office
and case rooms.The offices are lavished with state-of-the-art technology and furniture selections, specifically chosen for
accessibility and ease.The executive offices have custom name-plated desks capitalize seniority in the space, along with a
small personal shape detail placed at the side of the desk. Pavia’s has a polygon and Cabral’s has a circle.Their individual
shape symbolizes their personal identity through the company work space.The shades of greens, grays, blues, metals and
woods are sustained to accentuate the company design style.

The Farm to Tree restaurant notion came about when remembering my childhood and how I enjoyed designing mini
hangouts around my home.There is a distinct connection between lounging and eating, and the idea of a tree-house
restaurant was born. Unlike other eating establishments, it will be burrowed in the trees offering diners fresh, locally pro-
duced, farm-to-table cuisine.The Farm to Tree restaurant is a hospitable dining experience, located in a secluded setting,
with panoramic views of nature that is easily accessible from metropolitan areas. Opportunities for success will be derived
from serving a diverse group of customers who enjoy upscale fresh and healthy farm-to-table food. Sustainable and green
design will be incorporated throughout the facility, emphasizing efficiency, recycling, composting, reduction in energy
resources and waste output; thus, making substantial contributions to saving our environment and planet. Our diners will
not only be served an excellent meal, but nature lovers will take with them a memorable experience.
Design Concept Statement
Farm to Tree restaurant is a sleek, modern and contemporary structure derived from recycled and natural materials.The
design elements take advantage of the natural panoramas and visually transports you into a tree house haven.

Oakland is located in the west-central part of California on the east side of San Francisco Bay.
Don Luis Peralta first settled the site of Oakland in 1820.The gold rush of 1849 attracted more people to the area, and the
city’s population continued to grow after a ferry service to San Francisco was started in 1851. Oakland was incorporated
as a town in 1852 and as a city in 1854. It was named after the numerous oak trees found in the area. In 1906, thousands
of people fled to Oakland in the aftermath of the San Francisco earthquake and settled there permanently, furthering the
city’s growth.
Today, Oakland is a major center of culture and commerce. It is an important container shipping port and the
terminus of three transcontinental railroads. Oakland’s industries include food processing, transportation, software,
telecommunications, pharmaceuticals, and electrical and high technology manufacturing.The city is the headquarters of
many national and international corporations.
Along with, an immense amount of culture diversity like Oakland’s has a large diverse population, hip arts scene,
Mediterranean climate, world-class attractions, abundant parks and open spaces, vibrant waterfront and lake front,
historic architecture, palate-tempting restaurants, bustling nightlife, action-packed pro sports and varied recreation.

APARTMENTS The company is developing urban renewal apartments in downtown Oakland, California.
These apartments are increasingly popular among the young, single, and among retirees seeking affordable residences in
the nation’s most expensive cities. Many challenges and requirements occurred in the process of designing this property.
This building has existing bearing walls, stairways, and columns that were required to remain.The apartments meet ADA
requirements.The apartments have a Murphy bed, bathroom, kitchen, living area/entertainment area, dining space, work
space, and lots of built-ins for plenty of storage.
ROOFTOP LOUNGE Designed to accommodate residents to relax and admire the dazzling city lights of
Oakland, CA. All the lighting and furniture selections were chosen from Restoration Hardware Company.The horizontal
wall stripes, pergola, furniture, planters, décor, and water feature give a modern comfort to the space. Lanterns, fire table,
modern scones, and solar LED in-ground lighting are used to give an intimate experience. A very unique flooring design
wraps the perimeter of the rooftop to give volume and interest.

  • 4. Pavia and Cabral Attorney’s Office hired J! Design to produce a proficient and functional office space and insure future company growth is accommodated in square footage usage; while remaining smartly reflective of their proud Brazilian heritage, in a way that does not seem overpowering.This was accomplished in a number of ways. Authentic Brazilian art- work frames the walls throughout the spaces. Customized construction featuring organic shapes on the ceiling. Polygons and circles, represent Pavia and Cabral, in a unique form, within the interiors.The walls are dressed with wood veneer levels, drawing the eye to the visual volume. Focusing on the lobby, the grand foyer states Brazilian sophistication to all clientele who enter this intellectual property law firm. Colors of Avocado Mossy Green and Deep Catalina Blue embody hues from the Brazilian flag, while metal and wood are exploited to demonstrate a sharp refined style. Ergonomics were highly utilized in the office development. Executive offices are designed with a hierarchy in mind. Bor- dered by the deluxe views of downtown Washington D.C., a private lounge serves the attorneys in their down time and re- vitalization. Attorney offices are purposefully designed for central access to those areas/functions, such as paralegal office and case rooms.The offices are lavished with state-of-the-art technology and furniture selections, specifically chosen for accessibility and ease.The executive offices have custom name-plated desks capitalize seniority in the space, along with a small personal shape detail placed at the side of the desk. Pavia’s has a polygon and Cabral’s has a circle.Their individual shape symbolizes their personal identity through the company work space.The shades of greens, grays, blues, metals and woods are sustained to accentuate the company design style. The Farm to Tree restaurant notion came about when remembering my childhood and how I enjoyed designing mini hangouts around my home.There is a distinct connection between lounging and eating, and the idea of a tree-house restaurant was born. Unlike other eating establishments, it will be burrowed in the trees offering diners fresh, locally pro- duced, farm-to-table cuisine.The Farm to Tree restaurant is a hospitable dining experience, located in a secluded setting, with panoramic views of nature that is easily accessible from metropolitan areas. Opportunities for success will be derived from serving a diverse group of customers who enjoy upscale fresh and healthy farm-to-table food. Sustainable and green design will be incorporated throughout the facility, emphasizing efficiency, recycling, composting, reduction in energy resources and waste output; thus, making substantial contributions to saving our environment and planet. Our diners will not only be served an excellent meal, but nature lovers will take with them a memorable experience. Design Concept Statement Farm to Tree restaurant is a sleek, modern and contemporary structure derived from recycled and natural materials.The design elements take advantage of the natural panoramas and visually transports you into a tree house haven.   • 33. Oakland is located in the west-central part of California on the east side of San Francisco Bay. Don Luis Peralta first settled the site of Oakland in 1820.The gold rush of 1849 attracted more people to the area, and the city’s population continued to grow after a ferry service to San Francisco was started in 1851. Oakland was incorporated as a town in 1852 and as a city in 1854. It was named after the numerous oak trees found in the area. In 1906, thousands of people fled to Oakland in the aftermath of the San Francisco earthquake and settled there permanently, furthering the city’s growth. Today, Oakland is a major center of culture and commerce. It is an important container shipping port and the terminus of three transcontinental railroads. Oakland’s industries include food processing, transportation, software, telecommunications, pharmaceuticals, and electrical and high technology manufacturing.The city is the headquarters of many national and international corporations. Along with, an immense amount of culture diversity like Oakland’s has a large diverse population, hip arts scene, Mediterranean climate, world-class attractions, abundant parks and open spaces, vibrant waterfront and lake front, historic architecture, palate-tempting restaurants, bustling nightlife, action-packed pro sports and varied recreation.   • 34. APARTMENTS The company is developing urban renewal apartments in downtown Oakland, California. These apartments are increasingly popular among the young, single, and among retirees seeking affordable residences in the nation’s most expensive cities. Many challenges and requirements occurred in the process of designing this property. This building has existing bearing walls, stairways, and columns that were required to remain.The apartments meet ADA requirements.The apartments have a Murphy bed, bathroom, kitchen, living area/entertainment area, dining space, work space, and lots of built-ins for plenty of storage. ROOFTOP LOUNGE Designed to accommodate residents to relax and admire the dazzling city lights of Oakland, CA. All the lighting and furniture selections were chosen from Restoration Hardware Company.The horizontal wall stripes, pergola, furniture, planters, décor, and water feature give a modern comfort to the space. Lanterns, fire table, modern scones, and solar LED in-ground lighting are used to give an intimate experience. A very unique flooring design wraps the perimeter of the rooftop to give volume and interest. INTRODUCTION 29

Additional exits were added for egress requirements. All exit doors have “panic hardware” for easy egress .All exit doors swing in the direction of travel. Handles are lever type. Additional windows were added for light and ventilation. All three floors are designed with minimum plumbing chases: all kitchen and baths are lined up to accommodate the vertical waste stack and plumbing risers. Building is equipped with automatic sprinkling systems. Indicated on RCP. ADA REQUIREMENTS ADA apartment on first floor/ ADA bath with all dimensions/ handicap bars labeled.
