Advantages
Mission
Construction
~ Greater flexibility in adding or eliminating features.
~ Opportunity to start construction
earlier by phased sequential permits.
~ Owner’s needs are clearly and
constantly interpreted yet he has
more time to run his business.
~ Owner has the benefit of construction
consultants working in his interest with
business administration, managerial
capabilities, construction industry
experience and a modern pragmatic
approach to the problems that beset
today’s construction industry.
~ Separate contractors (ex-subcontractors)
are more visible and responsive to the
Owner.
~ Better bidding and more competition
on the many separate construction
contracts since the financial resources
required are less and the time span
from bidding to installation shortened.
~ With the Construction Manager on a
fee basis, the temptation to cut
corners and leave something out or
install something inferior is eliminated. His previous experience in
contracting will alert him to similar attempts by those contractors that he
now directs and controls.
~ Cost escalation is minimized by the overlapping of design and construction.
~ Payment. The better organized and more management conscious Trade
Contractors are rewarded by direct and early payment.
No matter how one breaks it down and
examines it, the prime validation of
Construction Management is less cost to
the Owner for the building. This “lesser
cost” can be in the form of less aggregate
cost of material and labour, earlier
income or return on the building, better
quality for the money spent, or any
combination of these. BGI

Mission
Construction
The reasons that validate the use of the Construction Management System in
the building process are as follows:
~ Costing of materials and systems is
becoming more and more complex
with increasing diversity of materials
and systems, increasing economic
fluctuations over short periods of time
due to inflationary trends, government
intervention, and the organized
impact of labour, and the increasing
control by industry on the available
supply of materials (almost all building
materials are directly derived from
raw materials, such as wood, metals, aggregates, and oil).
~Scheduling of design and construction
is becoming more important with ever
increasing costs and high interest
rates. The longer the project is
underway, the costlier it becomes, due
to significant cost increases with each
passing month and due to higher total
cost of interest on funds. Zero return is
realized on borrowed funds until the
building is occupied, so it is logical that
occupancy should take place as soon as
possible after funds are committed.
~ Co-ordination of all construction activities is of utmost importance to
facilitate the harmonious execution of work, delivery of materials,
approvals of proposed materials, systems and interface, obtaining of
permits, inspections, accounting, and cash flow.
~ Communication by all parties is of the utmost importance to avoid extras,
misunderstandings, claims and unnecessary administrative costs. Our
system of standardized communication modes (forms and procedures) and
our system of regulated reporting on
progress and cost form part of our
overall cost control and co-ordination
system.
~ Better pre-construction planning to
eliminate errors and change orders.
BGI conflicts of interest.
~ Clear lines of authority and responsibility,
improved communications, and no

Advantages
Mission
~ The advantages of BGI’s total Development Management System stem from
the background disciplines of the key company personnel, while
independently varied, as a close knit group result in providing a single,
homogeneous and efficient unit taking full responsibility for the Project by
contract, organization and operation.
~ Where most Development contracts usually contain independent design,
construction and cost control service companies resulting in a pyramid of
fees, our unique Company structure provides cohesive in-house expertise
in each of the above disciplines with associated economic benefits in
addition to greater and closer co-operation (i.e. no split responsibility).
~ The Owner Group, through the Development Managers, has available to
it, co-ordinated advice on the programme and time/cost feasibility from all
key experts on the Project.
~ The association of responsibilities and lines of communication are simpler
and can be established more clearly.
~ The decisions as to method of procuring Contracts and appropriate
systems of building can be taken at a desirably early stage.
~ The method of dealing with department or design changes can be
determined and planning can reflect the need for these provisions.
~ With the design being supervised by our design department, an
organization is established which allows for comprehensive time and cost
control with our other in-house departments resulting in a balance
between economy and quality on all facets of the Project.
~ BGI’s total Development Management system relieves the designer from
involvement in administrative tasks such as checking Trade Contract extras
and progress billings which can be carried out by our Construction
Management department thereby allowing more concentrated quality control.
~ Cost planning ensures that the Owner Group receives good value for its
investment by guiding the design efficiency without compromising
aesthetics.
~ Overall Project Master Schedule for design and construction is better controlled.
In summary therefore, total Development Management provides:
- clear Project responsibilities
- good control of quality through design supervision
- control of costs to provide a cost efficient Project
- improved scheduling and an early completion date
- supervised marketing and sales
