concept to completion. BGI focuses primarily on the development and sale of

either directly as Owner/Developer or Development Managers on behalf of

~ Oversee all aspects concerning the LAND as they relate to the redefining 
of boundaries into the number of parcels necessary for a Master Plan and

The reasons that validate the use of the Construction Management System in 
the building process are as follows: 
~ Costing of materials and systems is 
becoming more and more complex 
with increasing diversity of materials 
and systems, increasing economic 
fluctuations over short periods of time 
due to inflationary trends, government 
intervention, and the organized 
impact of labour, and the increasing 
control by industry on the available 
supply of materials (almost all building 
materials are directly derived from 
raw materials, such as wood, metals, aggregates, and oil). 
~Scheduling of design and construction 
is becoming more important with ever 
increasing costs and high interest 
rates. The longer the project is 
underway, the costlier it becomes, due 
to significant cost increases with each 
passing month and due to higher total 
cost of interest on funds. Zero return is 
realized on borrowed funds until the 
building is occupied, so it is logical that 
occupancy should take place as soon as 
possible after funds are committed. 
~ Co-ordination of all construction activities is of utmost importance to 
facilitate the harmonious execution of work, delivery of materials, 
approvals of proposed materials, systems and interface, obtaining of 
permits, inspections, accounting, and cash flow. 
~ Communication by all parties is of the utmost importance to avoid extras, 
misunderstandings, claims and unnecessary administrative costs. Our 
system of standardized communication modes (forms and procedures) and 
our system of regulated reporting on 
progress and cost form part of our 
overall cost control and co-ordination

control with our other in-house departments resulting in a balance 
between economy and quality on all facets of the Project. 
~ BGI’s total Development Management system relieves the designer from 
involvement in administrative tasks such as checking Trade Contract extras 
and progress billings which can be carried out by our Construction 
Management department thereby allowing more concentrated quality control. 
~ Cost planning ensures that the Owner Group receives good value for its 
investment by guiding the design efficiency without compromising 
aesthetics. 
~ Overall Project Master Schedule for design and construction is better controlled.

~ As President of The Bridgeton Group Inc., Ian Jones brings 40 years of 
continuous expertise in all areas of Real Estate Development from concept 
to completion. 
~ As Vice President – Construction Operations and IT, D. Gary Jones brings 
45 years of continuous expertise in directing on site construction, 
whether overviewing Construction Management, or supervising on site 
staff and trades. In his experience over the past 30 years, he has developed 
the company’s operating systems and CAD system allowing BGI to be on 
the leading edge of Information Technology in Real Estate Development. 
~ As Vice President – Construction Administration, Robert (Bob) Jones 
brings 48 years of continuous administrative experience in all areas of 
Construction Administration, including Trade Contracts, billings, on site 
review, and after sales service. 
~ As Vice President – Design, Ian Dorrens brings 45 years of continuous 
architectural design expertise. As a British Architect, his training was 
meticulous and provided landmark projects in downtown Toronto. 
~ As Director of Sales and Marketing, Connie Nyholt is responsible for 
maximizing Project Revenue by overviewing and directing all Sales and 
Marketing activities including retention of independent Real Estate 
Brokers and Agents or in-house sales staff; co-ordinating all services of
