Training & Development Specialist, NE Regions- Duties include the
auditing, compliance monitoring, and training for the North East portfolio of Section 8, 236, and
LIHTC properties owned and managed by Related, totaling over 120,000 units. Also nationwide
travel as necessary for takeover training and site review. My responsibilities entailed pre-
auditing in preparation with LIHTC and HUD MOR audits, oversight of the corrections and
responses for agency findings, training and implementation of new compliance and property
management software.
May 2004- June 2007 Related Management Companies, Walden, NY
District Manager, Region 1- Directly supervised 10 properties totaling
840 units of LIHTC, Project Based Section 8, and 236 programs with overlays of Bonds, etc.
including family and elderly sites. Responsibilities encompass all program compliance, agency
and company interfacing and reporting, all phases of budgeting to include drafting and
approvals, adherence, and variance reporting. Direct oversight of Capital Improvements from
needs assessment, specifications, contracting and approvals, selection of contractors,
inspection of work and final approval. Personnel hiring, training, oversight and discipline as
needed to ensure standards of excellence are maintained onsite. Direct management of office
staff regarding collections, vacancy, legal and compliance; of Maintenance regarding physical
plant issues, OSHA compliance, REAC inspections, apartment make-ready time/quality, and
resident response and satisfaction. Directly interfaced with owners, partners, compliance
agencies and governmental agencies regarding budgeting, capital items, compliance issues,
etc.
Nov 2001- June 2003 Realty Resources, Inc, Rockwall, ME
Property Manager- Managed a satellite office in Bangor Maine with
direct oversight of 15 family and elderly properties that included LIHTC, 236 with RAP, Assisted
Living with LIHTC/Bonds, and Project Based Section 8. Directly responsible for all areas of
management, including compliance, AR, vacancy control, capital needs assessment and
implementation, Governmental and Agency interface and reporting. Met with Owners and
Lenders as needed to ensure the sites met standards to achieve necessary cash flow and
compliance standards. At hire the average occupancy of this portfolio was 84%, with
delinquency totaling over $65,000 per month. Raised occupancy to 96% average and lowered
delinquency through consistent oversight and legal action to less than $5000 per month for the
portfolio.
Aug 2000 to Mar 2001 American Red Cross, Camp Stanley, Korea
Field Office Assistant- , Received and delivered emergency messages
for soldiers. Made emergency travel arrangements and loans. Weekly reports.
Aug 1999 to Jul 2000: Lincoln Property Company, Chester, VA
Business Manager- managed Ashton Creek, a 232-unit luxury apartment
community. Responsibilities included submitting and implementing a yearly budget for this 13
million-dollar asset to the Management Company and owners. Prepared, reviewed, and
presented monthly financial reports and quarterly reviews and forecasting. Resident
responsibilities for over 500 Residents included marketing plans, leasing, resident orientation,
handling all levels of resident situations, preparing monthly newsletter and monthly social
activities. Processed daily deposits and invoices for property. Handled personnel issues
including hiring, training, insurance and payroll for a staff of eight. Received the EAGLE VISION
award for Best New Business Manager in the NE Region in 1999.
Dec 1998 to Aug 1999: EWN Properties, Inc., Richmond, VA
Community Manager- Took over management of Oakhurst Manor, a
failing property, at the owner's request. Successfully turned around a 432-unit property while
completing a 3 million-dollar renovation. Worked with contractors to ensure scope of work was
correctly implemented, and came in under budget in projected timeframe while meeting
timelines for LIHTC initial tax credits for owners. Took occupancy from 67% to 90% in three
months to regain positive net operating income. Trained and maintained staff of 11 including
office and maintenance personnel. Handled resident issues at all levels in the high stress
environment of an occupied renovation.
Aug 1997 to Dec 1998: EWN Properties, Inc., Richmond, VA
Training and Marketing Manager- Responsibilities including hiring and training all new
Community Managers for the thirteen properties managed. Set up and trained all office
personnel on the computer software and reporting requirements. Conducted audits to ensure
all requirements were met. Supported all marketing efforts on sites, from written brochures to
monthly themes and social activities. Conducted sales and customer service seminars, and
implemented monthly contests for sales goals and customer service response cards.
Feb 1992 to Aug 1997: EWN Properties, Inc., Chester, VA
Community Manager- Managed Ashton Creek Apartments successfully
through two separate sales transitions, maintaining high occupancy through strong resident
interaction and customer service. Received the Property of the Year Award in 1994 for highest
occupancy and highest Net Operating Income.
