Why did you want to become a Realtor? To help buyers find their dream home and to help sellers sell. Certainly, but also
because Realtors have the potential to generate a large income and can have a very lucrative career! What do we all want more
of? Time, well time and money. Time is money in our business. How many more listing or sales could you generate if you were
relieved from doing the enormous amount of paperwork that comes along with being in Real Estate? How could you better
utilize the office staff members that you currently employ if they were relieved from the enormous amount of paperwork you
have sent their way? How much stress would be relieved if you weren’t trying to figure out how to upload all of that
paperwork into dotloop or any other program your company utilizes? I think you see where I’m going here.
So now you are trying to decide whether hiring a TC (Transaction Coordinator) is right for your business.
What services do TCs’ offer?
How do I know the person I hire is qualified to handle the complexities of managing my R.E. Transaction?
Is it worth the cost?
How and when do I pay?
Before I get too far ahead of the big question, how much and when do I pay? Payment is not made until Closing! I charge a
Flat rate per transaction. Whether your commission amounts to $2,000 or $20,000 my fee is still the same. I whole heartedly
believe that after you’ve used my services once, you will agree that this fee is a small price to pay for the convenience I provide
to you.
Most successful agents use a Transaction Coordinator and here’s why:
There are many different reasons that a Realtor might need a transaction coordinator. You may be great at buying and selling
homes, but paperwork might not be your strong suit. Perhaps you don’t do very many transactions and you’re a little
uncertain about what paperwork is needed. Maybe you’re just too busy! All of these are perfect reasons why you need my
services. And in doing so, you will have more time to get new clients, spend time with your family or any number of things.
What are the benefits of using Corcoran TC?
I have held my R.E. license in Texas since 2010 and have been a Compliance Manager for over 3 years for 200+ agents. I know
what needs to be in a contract, what addenda are required and better yet I know how to get it uploaded into dotloop,
submitted to compliance and NOT getting it kicked back for corrections. That alone would be a huge weight taken off many
Agents’ shoulders.
Corcoran TC, LLC offers
 Online coordination to single agents or multiple agents.
 All parties involved in the transaction will be kept up to date on all aspects of the process from contract to close.
 Once the contract is closed we will create a permanent record of all documents and action taken throughout the
closing process. Each activity is time stamped and logged for permanent reference. For you records and protection,
this can provide an added protection for the agent, broker and the client. All documents will be uploaded to dotloop
and required documents submitted to Compliance.

I have comprised several different options, with different price point levels for Realtors to choose from to help keep them out
of the office and out in the field (where the money is made)!
For buyer Agents
Buyer Agent TC (Transaction Coordination) - $295.00 Paid at Closing
1. During negotiation I will upload your contracts in an online document signer.
2. Confirm Escrow has been opened and deliver executed contract copies.
3. Obtain receipt of delivery of earnest money and option money
4. Create a ‘Transaction Introduction Timeline’ email (contract highlights and dates) sent to both agents, your client, lender and
the escrow.
5. Schedule requested Buyer’s inspections. (home inspection, termite, septic, specialty, etc)
6. Ensure Seller’s disclosures, survey, HOA documents, title policy and relevant documents are delivered within the
specified contractual deadlines
7. Return Seller’s Disclosures to listing agent
8. Complete necessary Real Estate forms: Request for Repairs, Contingency removals, Receipt of
Reports and Verification of Property (*Any negotiating/explanation of contracts
should be done by agent only)
9. Send out reminders of all due dates and contingencies in the contract.
10. Stay in touch with the lender, assist with appraiser access, confirm loan approval has been obtained.
11. Arrange Loan sign appointment. Check preliminary HUD statement and advise agent/client of balance to be delivered
and options of payment (i.e. Cashier’s check, wiring and etc.)
12. Schedule and confirm walk through arrangements for buyer.
13. Schedule closing date and time with escrow on behalf of the buyer.
14. Ensure file is compliant for Compliance Manager. (KW Agents)
15. Send copies of entire contract documents and addenda to all parties.
16. Upload documents into Dotloop and submit required documents to Compliance Manager. (KW Agents).
17. Complete GS and submit to Compliance Manager. (KW Agents).
For Listing Agents
Listing Agent TC (Transaction Coordinator): $295.00 Paid at Closing
1. Review Listing Contract, email copy to listing agent and agent’s broker.
2. Create MLS listing
3. Set up showing instructions with CSS
4. Create a Transaction Timeline (important dates and deadlines)
5. Ensure delivery of earnest money to escrow
6. Send all necessary disclosures/forms/reports to Buyers
7. Order HOA documents (if applicable) and send to buyer.
8. Review reports: Preliminary Title, Natural Hazard and Termite report
9. Receive signed disclosures from Buyer’s agent
10. Complete necessary Real Estate forms: Request for Repairs, Contingency removals, Receipt of Reports and Verification of
Property (*Any negotiating/explanation of contracts should be done by agent only)
11. Send out reminders of all due dates and contingencies in the contract.
12. Alert Buyer’s agent 3 days before contingency removal is due
13. Confirm Loan sign appointment has been arranged.
14. Confirm walk through arrangements and prepare closing forms.
15. Verify if property has funded
16. Verify property has recorded.
17. Following closing we will Change MLS to Closed
18. Ensure file is compliant.
19. Submit HUD-1 and closed status MLS to Compliance manager.
20. Send in electronic form a summary of ALL documents included in the transaction.
Pre-Contract Listing TC - $50 (if you utilize this service and choose Corcoran TC once you receive a Contract the
Listing Agent TC price drops to $245.00 to be paid at closing).
Send us your Listing Agreement. We will take you From Listing Agreement to Compliance Submittal.
1. We will Upload Listing Agreement and all other documents (SD, etc.) into dotloop and send to your Seller for initials
and signature.
2. Enter your listing into the MLS
3. Set up showing instructions with CSS (if applicable)
4. Upload all docs needed for compliance and submit for review.
What if I don’t want a TC (Transaction Coordinator) to handle my entire file from contract to close?
We have designed small packages and A La Carte items to suit the needs of Realtors on an as needed basis. Designed to keep
agents out of the office and out in the field!
Small package for Listing Agents - $75.00 paid via Paypal at time service is rendered.
Enter MLS information into HAR and set up showing instructions with CSS
