  14. 14. AMSNW strives to be a different kind of appraisal management company. Our model is designed to maximize the fee we can offer to the appraiser while still providing compliance to the client, including all of the quality control and review provisions, and ensuring appraiser independence. Our goal is to create a positive, constructive relationship with both the mortgage company and the appraiser. We understand the pressure lenders are under to provide timely service to their borrowers, as well as good communication and fast turn times, which makes appraisers a direct reflection on you in their dealings with your homeowners and agents.
  15. 15. We also understand the benefit of being connected with the most experienced, most professional appraisers available. Many of the national appraisal management companies are currently attempting to place orders at approximately 30% below the industry standard fee appraisers are used to receiving. Understandably, they are meeting resistance from experienced appraisers. Our belief is that by paying a competitive fee, we ensure that the best appraisers remain in the industry, and that the appraisals you order will continue to be completed in the timely, high quality manner you are used to, without substantially raising fees to the borrower. This also ensures that the lender remains compliant with the current initiative of 'Customary and Reasonable Fees', mentioned in Section XIV of the Dodd-Frank Act.
  16. 16. All of our services guarantee you will remain compliant and ensure appraiser independence: • Placement of Appraisal Orders with a Distinguished Panel of Appraisers. • Appraisal Quality Control and Review on Each Appraisal. • Administrative and Accounting Assistance. • Fee Collection and Payment of the Appraiser.
  17. 17. In addition to ensuring that we provide quality appraisal work, AMSNW is committed to staffing with employees that have a background in the appraisal industry and who are at the top of their game in the administrative field. Our staff understands there is no detail too small to go unseen and this acute awareness allows us to offer what we like to call, customized service. AMSNW is here to provide you with what you need, when you need it.
  18. 18. If you find that the cost of running an internal appraisal department is prohibitive, or if your current AMC is not paying “customary and reasonable” fees to its appraisers, please consider AMSNW as a solution for your Washington, Oregon and Idaho State appraisal needs. We look forward to working with you in the future and if you have any questions regarding AMSNW’s policies and procedures, please feel free to contact our administrative staff today!

  27. 27. *PMI Removal Private Mortgage Insurance or PMI is the supplemental insurance that many lenders have to purchase when the amount being loaned is more than 80% of the value of the home (LTV loan to value). This additional payment is often folded into the monthly mortgage payment and is quickly forgotten. After a rise in values and/or payment to principal goes below this 80% level PMI is no longer required. United States Congress passed a law in 1998 (the Homeowners Protection Act of 1998) that requires lenders to remove the PMI payments when the loan-to-value ratio conditions have been met. An appraisal is required to determine the property's value. The costs of these services are recovered in just a few months of not paying the PMI.
  28. 28. *Estate Planning In times of loss, it is often difficult to think of the various steps that must be taken to resolve any outstanding monies of the deceased. An appraisal is required to establish fair market values of any real estate properties in the estate for tax filings and any presentation to multiple heirs. The aid of an appraisal is a necessity to dispose of the estate properly
  29. 29. *Divorce In unfortunate circumstances, such as divorce, appraisals are required so that both parties involved receive a fair and impartial value so that they can concentrate on more important aspects of this difficult time. An appraisal by a qualified independent professional third party is often required by state law to settle the divorce.
  30. 30. *Property Tax Assessments Challenging the tax assessment has become a necessity in many parts of the country. Unfortunately, most people go into these challenges unarmed. They may pull some information from the Internet to support their claims, but have no real basis for their claims. A real estate appraiser can provide the accurate answers to the question of value. While it may not be economical to commission a full appraisal to save a few hundred off your tax bill, often an appraiser can do a limited appraisal for much less, yet with the same conclusions and integrity. An appraisal from a qualified appraiser would be a step in the right direction in any dispute with your local tax assessor.
  31. 31. An appraisal is a valuation tool used by mortgage lenders to verify a property's worth for prospective financing. The mortgage industry relies upon a qualified independent real estate appraiser to guide them in their financing decisions. But is this the only reason to get an appraisal? Many homeowners, assessor's offices, attorneys, buyers and sellers utilize appraisal for a variety of needs.
  32. 32. Our clients have the ability to order online and check the status of their appraisal order 24 hours a day, 7 days a week, and 365 days a year.
  33. 33. Over the past several years there have been significant advancements in technology that our company has been able to leverage to provide better service to our clients.
