2. Background:
A residential area is a land use in which housing predominates, as opposed to industrial and
commercial areas. Housing may vary significantly between, and through, residential areas.
These include single-family housing, multi-family residential, or mobile homes. Zoning for
residential use may permit some services or work opportunities or may totally exclude
business and industry. It may permit high density land use or only permit low density uses.
Goal:
➢ Subdivision Plan of a residential area.
Objectives:
➢ To find an area from the CDA boundary.
➢ Subdivision of the selected area for residential
purpose with a planned way.
3. Criteria for selection:
➢ Wide road at least at one side
➢ Less build up area
➢ Well-developed circulation pattern
➢ Less noise and environment pollution
Reasons for choosing the site:
➢ It is near to fringe area
➢ It has only about 5.43% build up area
➢ It has a good linkage with roads and highways
➢ It is free from urban traffic congestion and pollution
➢ It’s a flat land and will be less costly to develop
➢ Utilities and services can be provided easily
➢ It will be easy for the residents to go their work place within specific time because
of good circulation pattern
➢ It has excellent aesthetic surrounding with hills
➢ Near the Kaptai lake and Rangamati
4. Study Area Profile:
The selected area for the subdivision plan is in Rangunia which is situated in the east side of the CDA boundary
adjacent to the Chittagong-Kaptai road. The area is around 57 acres with hill side visual attraction in the east side.
The area is also near the Godawn Bridge. This site surrounded by around 40 feet road and an access roads. There
are few structure on this site and a water body and rest land is open spaces. So it will be easy to design the site by
relate to this existing residential area.

Health is of paramount importance in human life and has been given due and patient
hearing to the needs and requirements of a decent urban dwelling. A hospital area of
25.29 katha is proposed.
10. Recreation:
There will be one child park and three play ground totally 57.37 katha.
Commercial Facilities:
There will be shop, mega shop, restaurant, katcha bazar etc. Eight shops total area
26.1 katha, two restaurants, one mega shop, one katcha bazar and shopping malls are
proposed.
Community Organization:
One community center and three mosques are proposed. There will be also a
graveyard and power station
