“This land use designation is generally for
concentrations of commercial activities that cater
primarily to nearby residents versus the larger
community or region. Generally, these areas tend
to be small in size and located adjacent to major
roads (arterials and collectors). Design of these
structures is compatible in size, roof type and
pitch, architecture, and lot coverage with the
surrounding single-family residential uses.”

that represent a constraint to development and
that should be preserved for their natural function
or open space qualities. These areas include
floodplains and riparian buffers, as well as
recreation facilities.”

Comprehensive Plan Goals
• Promote public and private development and design
practices that encourage resource conservation and
protection;
• Identify, protect, and enhance unique community
assets in our natural and built environment;
• Provide a diversified economy generating quality,
stable, full-time jobs; bolstering the sales and property
tax base; and contributing to a high quality of life; and
• Provide improved mobility through a safe, efficient,
and well-connected multi-modal transportation system
designed to be sensitive to the surrounding land uses.
Options for Action
• Accept the applicant’s proposal of amending
the Comprehensive Plan to General Commercial
and Natural Areas-Reserved designations;
• Deny the applicant’s proposal and maintain the
Suburban Commercial and Natural AreasReserved designation on the Comprehensive
Plan; and
• Propose an alternative land use and character
designation for this property.

  • 4. Suburban Commercial “This land use designation is generally for concentrations of commercial activities that cater primarily to nearby residents versus the larger community or region. Generally, these areas tend to be small in size and located adjacent to major roads (arterials and collectors). Design of these structures is compatible in size, roof type and pitch, architecture, and lot coverage with the surrounding single-family residential uses.” - Comprehensive Plan adopted in 2009
  • 5. General Commercial “Generally for concentrations of commercial activities that cater to both nearby residents and to the larger community or region. Generally, these areas tend to be large in size and located near the intersection of two regionally significant roads (arterials and freeways). It is preferred that in such areas development be concentrated in nodes rather than spread out in strips.” - Comprehensive Plan adopted in 2009

Natural Areas - Reserved “This land use designation is generally for areas that represent a constraint to development and that should be preserved for their natural function or open space qualities. These areas include floodplains and riparian buffers, as well as recreation facilities.” - Comprehensive Plan adopted in 2009

Comprehensive Plan Goals • Promote public and private development and design practices that encourage resource conservation and protection; • Identify, protect, and enhance unique community assets in our natural and built environment; • Provide a diversified economy generating quality, stable, full-time jobs; bolstering the sales and property tax base; and contributing to a high quality of life; and • Provide improved mobility through a safe, efficient, and well-connected multi-modal transportation system designed to be sensitive to the surrounding land uses.

Options for Action • Accept the applicant’s proposal of amending the Comprehensive Plan to General Commercial and Natural Areas-Reserved designations; • Deny the applicant’s proposal and maintain the Suburban Commercial and Natural AreasReserved designation on the Comprehensive Plan; and • Propose an alternative land use and character designation for this property.
