1. Maintenance is the key for Asset Performance management to stay competitive in
the market.
2. Proactive - Reliability approach ensures maximum utilization of equipment and
technologies to achieve best Quality, Productivity and Profitability while assuring
safer Work - Environment
3. Proactive – Reliability maintenance is a matter of changing people to work in a
more disciplined way and to perform their best with the available resources.
GUIDELINES
 Equipment does not cost money when it operates; it costs when it breaks down.
 Advanced Process Control systems and optimizations can only work when the
equipment is available and operating at peak performance level.
 Unplanned downtime or loss in productive operating time severely cuts our profit
margin and, therefore, need to be controlled.
 Continuous improvement in maintenance practices is necessary to address the
challenges like limited resources and staff, environmental concerns, stringent
competition etc.
 Inspection and Condition Monitoring are the most important factors for Proactive
–Reliability Maintenance. Use of latest gadgets, tools & techniques to be
encouraged.
 Involvement of Operation staff as the key resources in Plant Reliability effort is
logical and highly cost effective.
 Training and Re-training of operation and maintenance staff are essential to keep
them abreast with changes in processes, technologies and latest maintenance
techniques.
 Updated Maintenance Systems, Data Collection, Knowledge Management and
Decision Making processes are critical for Result-Oriented and Cost Effective
Maintenance system.
 All Plans, Procedures (SOPs – SMPs), Schedules, Checklists, Actions,
Achievements and Failures (analysis) to be meticulously documented and
reviewed.
 Selection (Procurement), Operation and Maintenance of Plant Equipment go
hand-in-hand. Equal importance to these functions leads to not only better asset
performance but also more motivated individuals.
 Reliable performance of Plant Assets is essential to achieve Production and
Quality targets to remain Customer friendly and competitive in the market.
