Career Objective
Effective use of my training, experience, industry relationships, and interpersonal skills gained to date to lead professional
teams toward successful outcomes that benefit all of the stakeholders in each endeavor. Successful in this context relates to
the stakeholders all meeting or exceeding expectations for financial benefit, growth, enjoyment, and satisfaction. Stakeholder
is meant to include every organization and/or individual involved in given endeavors.
Summary of Background
Formal Education in construction consists of completion of a four-year college curriculum at a major university, specifically
designed to prepare individuals to enter the construction industry. Thirty-five years of construction related experience
earned to date including full-time postgraduate employment and part-time employment as a co-op student/employee
covering a myriad of field and office roles. Previous employers include public in the form of the U.S. Government working for
the U.S. Army Corp of Engineers, as well as private firms including General Contractors, a Real Estate Development firm, and a
Masonry Subcontractor. My work portfolio includes Multi-family, senior housing, student housing, light commercial, light
industrial, institutional, and correctional types of construction, with the most recent years and bulk of experiences being in the
multi-unit residential arena. Real Estate Development work includes private sector developments, and public/private joint
venture developments covering various forms of multi-unit family/senior housing, single family residential, as well as
commercial office park development. Construction and development experiences cover new construction and
renovation/rehab projects. Geographically, I have been a part of successful projects in twenty-five different states.
Multifamily development and construction experiences primarily include projects funded with Local CDBG, State directed
Federal LIHTC, State Tax Credits, Mill Tax Credits, Historical Tax Credits, Federal Hope VI, Federal Choice Neighborhoods, and
Federally guaranteed HUD funding programs as well as public/private ventures involving direct injection of City and/or local
Development Authority sources of funds.

Golden Construction, LLC - Birmingham, AL May, 2014 – Present
Senior Preconstruction Manager
Lead Preconstruction efforts for multifamily projects in the Southeast and Colorado. Projects pursued chiefly consisted of new
construction opportunities, but also included apartment renovation projects. Reported directly to the Vice President over
Preconstruction while working directly with all other company executives (i.e. President, CFO, VP - Operations, VP - Project
Management). Projects worked on included traditionally financed market rate apartments as well as Affordable Housing
projects financed in large part utilizing Low Income Housing Tax Credit equity. Types of projects ranged from large apartment
complexes of the parking deck “podium” and “wrap” varieties, through traditional garden-style, and including renovation for a
high-rise Senior Independent Living Property. Personal projects covered a wide geographical area including: Baton Rouge,
Montgomery, Vance, Ft. Collins (CO), Cary, Charleston, Savannah, and Birmingham. All projects were negotiated opportunities
from the outset except one which was initially a competitive hard bid winning the opportunity to then work with the Owner
and Design Team to define and implement Value Engineering cost reduction measures that made the project feasible.
Big picture Preconstruction efforts included: Business Development activities related to seeking new client and project
opportunities, Direct interface with and management of Clients including their Design Team and other professional project
consultants to help achieve project objectives, working with municipalities and local utility providers to understand site
specific construction related requirements and facilitate permitting, seeking and engaging qualified Sub/Vens for proposals
covering appropriate and complete scopes of work. Other more process/task specific and regimented Preconstruction
activities included: Conceptual Budgeting, Constructability Review, Interim Design progress Review, Problem Anticipation

and Solving, Hard Price Estimating, Project Planning and Scheduling, Internal Resource/Cost Assessment, Value Engineering,
Contract Negotiation, Coordinated Project Transfer to Production Team (PM/OPS) for successful execution, support as needed
to Production Team during construction and periodic project review/comment during construction.
Trained, managed and mentored Co-op Students utilizing their efforts to support ongoing PreCon workload. Guided Co-ops
with respect to their remaining educational course load and shared bigger picture perspectives regarding their chosen career
in construction.
As a special project geared toward practical continual improvement of construction related processes for the benefit of the
entire company, I initiated and led efforts to evaluate several Digital Planroom product solutions including Sub/Ven contact
info and Pre-qualification data management. Selected the system and directed efforts to enter/import large volumes of
multifamily Sub/Ven contact info into the system resulting in a base quantity of approximately 18,000 contact entries.
Learned and taught others to use the system to quickly list prospective multifamily Subs/Vens for any given project, then
initiate and track contact efforts made to solicit Sub/Ven interest and support. Oversaw timely bid document posting and
distribution through same system. Planned and directed backlog workload efforts to scrub the resulting 18,000 contact
entries in order to merge similar but duplicative entries, then begin a prioritized funnel process to validate all of the remaining
contact entries as currently active including update of contact records for changed info if applicable to those Sub/Vens still
active in multifamily construction. Using same software system, planned implementation of additional contact record keeping
to include collection, management, and action based upon a streamlined electronic Sub/Ven pre-qualification process. This
process involved the guided support of many company Team Members including: CFO, Marketing Director, Estimators, Project
Managers, Safety Director, Superintendents, and Senior Executives.
Another special project I took on was initial effective adoption/implementation of a cloud-based Team Collaboration platform
(“ANGL Works”) chosen by Senior Executives for use to create better communication, better task management, and provide a
more organized and complete central repository of this information than the current industry standard, corporate email.
Developed on the fly a Preconstruction regimen template and used it to communicate with company Team Members for real-
time process/task assignment, sharing, and tracking, Team commentary and written communications, shared info storage, and
ultimately a searchable repository of the collaborative history of the entire process.
Capstone Building Corporation - Birmingham, AL April, 2011 – May, 2014
Senior Manager - Preconstruction Services
In April of 2011, I returned to work for Capstone serving in similar capacities to those described below during my previous
tenure, as the downturn in the construction economy had not allowed for the business growth anticipated when joining MC
Matrix.
MC Matrix, LLC - Montgomery, AL October 2008 – April 2011
Director of Operations
I joined MC Matrix, a regional masonry subcontractor specializing in multi-family masonry projects, as Director of Operations.
As this company had experienced great success and rapid growth in the thriving multi-family marketplace, this change
presented a growth opportunity for me with potential to become a Principal in the business. The area of operations for the
company covered a region bounded by Houston, TX on the southwest, to Des Moines, IA on the northwest, to Charlottesville,
VA on the northeast, and to Orlando, FL on the southeast. Principal responsibilities included Client relations and
communications, check estimates, buyout estimates, submittals, constructability reviews, RFI preparation and response
management, purchasing, scheduling, production quality/safety, cost control, problem resolution, change order management,
punch-out, close-out, and warranty work follow-through. In this role I directly managed two travelling Project Managers
running up to six masonry crews on multiple projects running concurrently. Masonry projects generally ranged from
$100,000 to $1.2 million with the typical average size running around $350,000. Total annual revenues ran between $5
million to $7 million. Secondary responsibilities included overflow masonry estimating as needed during peak bidding
periods in addition to ongoing Client Relations and Business Development activities. I worked closely with the business
Principal in review and update of business planning and overall strategy for the company. I successfully completed licensure
testing in two states, Virginia and Tennessee, to serve as the Qualified Representative for the company to obtain Masonry
Subcontractor licensing in each.

Capstone Building Corporation - Birmingham, AL April, 2005 – October 2008
Director of Preconstruction Services
Co-managed the estimating department with the Senior Vice-President of Estimating and responsible directly to the Owners of
the corporation. Capstone builds multi-unit student, condo and apartment communities across the country with a current total
volume of work under contract of approximately $120 million. In this role, I worked directly with Client Representatives to
service their pre-construction needs for new projects. This included initial conceptual estimates, schematic and design
development documentation guidance and review, final firm estimate costs, contract negotiation, and other preconstruction
phase services a Developer needed to get a project started. Controlled the procurement process for awarding and issuing
subcontracts and purchase orders to qualified Subcontractors and Vendors. Oversaw estimating personnel and managed
estimating costs against the department budget. I led estimating teams in the preparation of construction cost estimates and
their associated proposals/presentations for conceptual and final hard price estimates. I led and performed value engineering
analysis to help projects attain best value for the price within a budget and negotiated contract terms and pricing with Clients.
I Supported the Operations Team in major issue resolution and scope change pricing during construction.
Summit Contractors, Inc. - Jacksonville, Florida - Division Office, Montgomery, Alabama August, 2000 – April, 2005
The Montgomery office was opened in 1998. In August of 2000, after establishment of a stable Satellite Office base, I was hired
to help expand the Montgomery Office. This expansion effort began in 2000 with a Satellite Office revenue volume of
approximately ten million dollars annually and rose to an annual Division Office revenue peak of approximately seventy
million dollars. During this time frame, the Montgomery Office grew from six employees to over sixty employees and was
officially upgraded from Satellite to full Divisional status within the Corporation. The success of our Montgomery Office was
such that in May of 2004, we subdivided into two separate Divisions under one roof, one of which I was selected to run as
Division Manager. Overall, Summit had a maximum total annual volume of approximately $300 million during my
employment there.
The primary target market for the Montgomery Division Office was affordable multifamily housing. Projects in this market are
participants in the IRS Section 42 Housing Tax Credit (“LIHTC”) Program whereby they are partially funded through equity
generated by the syndication of Low Income Housing Tax Credits awarded to the project by a state’s program agency. Subsets
of this market included primarily New Construction, with expansion into Rehab during 2004. While some of the workload was
attained through competitive bidding, much of it was generated through negotiated pricing with repeat Clients. The focus
upon reliable customer service projected within a market specific niche along with an expanded geographical mindset to
include target Clients and/or Projects across the country, led to Montgomery’s rapid and solid growth.
Division Manager May, 2004 – April, 2005
Oversight of two Senior Project Managers, six Project Managers, twelve jobs and the corresponding Project Administrators and
Project Accountants (roughly three of each) for this volume. I was responsible for successfully leading the Division Team with
“bottom line” accountability direct to the Owners of Summit. I also focused upon Divisional and Corporate risk mitigation with
respect to Summit’s exposures with clients, vendors, and subcontractors as well as our own resources. I was involved in upper
level dispute resolutions that are sometimes necessary with clients, subcontractors and vendors. I assigned and promoted
Division Team members building a cohesive unit focused upon financial and scheduling success. I reviewed final
estimates/proposals and worked with Clients to arrive at a construction contract. I prepared periodic Divisional Reports for
submission to the Home Office and presented these reports in person at monthly corporate meetings held at Corporate
Headquarters. I also prepared and managed divisional revenue projections and operating budgets.
Chief of Estimating/Marketing Representative/Office Manager April, 2002 – May, 2004
As Marketing Representative, I was responsible for activities related to the acquisition of Projects and Clients inclusive of
marketing, preconstruction services, pricing, negotiations, contracting, and Owner related startup activities, complete through
subsequent turnover to Operations for construction. As Chief of Estimating for the Montgomery Office, I was responsible for
the production of project pricing (conceptual. budget, and firm final) for all projects undertaken by the Montgomery Office,
along with the managed support of an estimating team including an Estimator, two Assistant Estimators, and clerical support.
In my Marketing/Estimating role, my most significant single achievement was contributing to the formation of a joint venture
partnership between Summit and Caddell Construction. In it, I led Summit’s efforts in two successful joint venture
Governmental Project procurement efforts. These two MILCON Design-Build Family Housing Projects totaled roughly seventy-
five million dollars in contract value. In the Office Manager role, I primarily hired and managed the office support personnel
for the Montgomery Office and acted as liaison between the Corporate Personnel Management Department and Montgomery
personnel.

Estimator/Senior Project Manager April, 2001 – April, 2002
Individually responsible for the procurement and estimating functions described above, while providing Senior Project
Management oversight for two Project Managers, each managing two projects a piece.
Project Manager August, 2000 – April, 2001
As Project Manager, I was responsible for turnkey project management inclusive of purchasing negotiations and contracting,
scheduling, production, cost control, quality control, safety, receivables management, closeout, problem solving, and Client
relations for projects to which I was assigned. Workload at any one time averaged two projects typically located in
widespread locations across the country.
Summit Construction, L.L.C. - Montgomery, Alabama July, 1997 – August, 2000
Co-Manager
Formed Summit Construction, L.L.C. in the spring of 1997 as an affiliate of Summit Asset Management and attained unlimited
Alabama General Contractor’s Licensure in July, 1997. Responsible for the construction program including project
management for those projects on which we acted as General Contractor, but mostly as Construction Manager on projects in
which we contracted a General Contractor to build the project. Construction Manager duties included program development
and subsequent monitoring of Architects, Engineers and other design consultants to stay within the programmed budget and
provide the quality of marketable final product needed to meet/exceed proforma expectations. Also led Contractor selection,
pricing, negotiations, and contracting processes. Ultimately, I performed duties of Owner’s Representative and Contract
Administrator during construction.
Summit Asset Management - L.L.C., Montgomery, Alabama January, 1997 – August, 2000
Vice President of Development
Responsible for research and analysis for prospective new development projects and project management/contract
administration of ongoing developments. Developments included Commercial Office, Multi-unit Family and Senior Housing.
Also attained extensive experience in the Military Housing Privatization Initiative. Classifications of work included New
Construction and Rehab. Worked closely with in-house Property Management Division gaining a working knowledge of the
management/maintenance practices necessary for successful long-term operation of multi-unit rental properties. Created,
revised and managed development proformas. Performed debt sizing analysis for developments. Prepared and/or collected
development due diligence information and worked with lenders or bond trustees to close project financing.
Russell Construction of Alabama, Inc. - Montgomery, Alabama March, 1994 – January, 1997
Estimator/Project Manager
Responsibilities included procurement activities, estimating, purchasing, contracting, coordination/scheduling, budgeting,
problem solving, submittal review, billing, and training several new employees. Projects worked on involved private and
public entities as Owners, and generally ranged in size from one half million to multi-million dollar contract amounts,
involving a variety of types of construction including commercial, industrial, institutional, medical, multifamily, and
residential, as well as site preparation and earthwork. Multifamily experience specifically included working on several “Tax-
Credit” and “Home” funded projects in the state of Alabama, as administered by the Alabama Housing Finance Authority.
U.S. Army Corps of Engineers - Montgomery, Alabama September, 1991 – March, 1994
Construction Representative for the Maxwell Area Engineer, at the Area Engineers Office on Maxwell AFB
Responsibilities included project management, contract administration, estimating, quality assurance, periodic jobsite
inspections, submittal reviews, and general construction related to problem solving. Projects worked on were multi-million
dollar, U.S. Government military construction contracts. I also managed a multi-site underground storage tank removal
project for widespread FAA tower sites across Central Alabama.
Philpott Construction Corporation - Montgomery, Alabama January, 1985 – April, 1992
Corporate Vice President
Responsible for all construction operations. Also handled general corporate business matters in the absence of the Corporate
President, who died April, 1991, related to phasing out the company, including completion of on-going construction work,
maintaining completed project warranties for one year, and closing out the corporate business. Overall experience included
both office and field work. Other full-time positions worked included estimator, project manager, assistant superintendent,
quality/safety officer, and draftsman. Part-time positions worked included co-op student/employee as draftsman, carpenter,
labor crew foreman, and skilled laborer

Summary of Background Formal Education in construction consists of completion of a four-year college curriculum at a major university, specifically designed to prepare individuals to enter the construction industry. Thirty-five years of construction related experience earned to date including full-time postgraduate employment and part-time employment as a co-op student/employee covering a myriad of field and office roles. Previous employers include public in the form of the U.S. Government working for the U.S. Army Corp of Engineers, as well as private firms including General Contractors, a Real Estate Development firm, and a Masonry Subcontractor. My work portfolio includes Multi-family, senior housing, student housing, light commercial, light industrial, institutional, and correctional types of construction, with the most recent years and bulk of experiences being in the multi-unit residential arena. Real Estate Development work includes private sector developments, and public/private joint venture developments covering various forms of multi-unit family/senior housing, single family residential, as well as commercial office park development. Construction and development experiences cover new construction and renovation/rehab projects. Geographically, I have been a part of successful projects in twenty-five different states. Multifamily development and construction experiences primarily include projects funded with Local CDBG, State directed Federal LIHTC, State Tax Credits, Mill Tax Credits, Historical Tax Credits, Federal Hope VI, Federal Choice Neighborhoods, and Federally guaranteed HUD funding programs as well as public/private ventures involving direct injection of City and/or local Development Authority sources of funds. Projects pursued chiefly consisted of new construction opportunities, but also included apartment renovation projects. Reported directly to the Vice President over Preconstruction while working directly with all other company executives (i.e. President, CFO, VP - Operations, VP - Project Management). Projects worked on included traditionally financed market rate apartments as well as Affordable Housing projects financed in large part utilizing Low Income Housing Tax Credit equity. Types of projects ranged from large apartment complexes of the parking deck “podium” and “wrap” varieties, through traditional garden-style, and including renovation for a high-rise Senior Independent Living Property. Personal projects covered a wide geographical area including: Baton Rouge, Montgomery, Vance, Ft. Collins (CO), Cary, Charleston, Savannah, and Birmingham. All projects were negotiated opportunities from the outset except one which was initially a competitive hard bid winning the opportunity to then work with the Owner and Design Team to define and implement Value Engineering cost reduction measures that made the project feasible. Big picture Preconstruction efforts included: Business Development activities related to seeking new client and project opportunities, Direct interface with and management of Clients including their Design Team and other professional project consultants to help achieve project objectives, working with municipalities and local utility providers to understand site specific construction related requirements and facilitate permitting, seeking and engaging qualified Sub/Vens for proposals covering appropriate and complete scopes of work. Trained, managed and mentored Co-op Students utilizing their efforts to support ongoing PreCon workload. Guided Co-ops with respect to their remaining educational course load and shared bigger picture perspectives regarding their chosen career in construction. As a special project geared toward practical continual improvement of construction related processes for the benefit of the entire company, I initiated and led efforts to evaluate several Digital Planroom product solutions including Sub/Ven contact info and Pre-qualification data management. Selected the system and directed efforts to enter/import large volumes of multifamily Sub/Ven contact info into the system resulting in a base quantity of approximately 18,000 contact entries. Learned and taught others to use the system to quickly list prospective multifamily Subs/Vens for any given project, then initiate and track contact efforts made to solicit Sub/Ven interest and support. Oversaw timely bid document posting and distribution through same system. Planned and directed backlog workload efforts to scrub the resulting 18,000 contact entries in order to merge similar but duplicative entries, then begin a prioritized funnel process to validate all of the remaining contact entries as currently active including update of contact records for changed info if applicable to those Sub/Vens still active in multifamily construction. Using same software system, planned implementation of additional contact record keeping to include collection, management, and action based upon a streamlined electronic Sub/Ven pre-qualification process. This process involved the guided support of many company Team Members including: CFO, Marketing Director, Estimators, Project Managers, Safety Director, Superintendents, and Senior Executives. Another special project I took on was initial effective adoption/implementation of a cloud-based Team Collaboration platform (“ANGL Works”) chosen by Senior Executives for use to create better communication, better task management, and provide a more organized and complete central repository of this information than the current industry standard, corporate email. Developed on the fly a Preconstruction regimen template and used it to communicate with company Team Members for real- time process/task assignment, sharing, and tracking, Team commentary and written communications, shared info storage, and ultimately a searchable repository of the collaborative history of the entire process. Capstone Building Corporation - Birmingham, AL April, 2011 – May, 2014 Senior Manager - Preconstruction Services In April of 2011, I returned to work for Capstone serving in similar capacities to those described below during my previous tenure, as the downturn in the construction economy had not allowed for the business growth anticipated when joining MC Matrix. MC Matrix, LLC - Montgomery, AL October 2008 – April 2011 Director of Operations I joined MC Matrix, a regional masonry subcontractor specializing in multi-family masonry projects, as Director of Operations. As this company had experienced great success and rapid growth in the thriving multi-family marketplace, this change presented a growth opportunity for me with potential to become a Principal in the business. The area of operations for the company covered a region bounded by Houston, TX on the southwest, to Des Moines, IA on the northwest, to Charlottesville, VA on the northeast, and to Orlando, FL on the southeast. Principal responsibilities included Client relations and communications, check estimates, buyout estimates, submittals, constructability reviews, RFI preparation and response management, purchasing, scheduling, production quality/safety, cost control, problem resolution, change order management, punch-out, close-out, and warranty work follow-through. In this role I directly managed two travelling Project Managers running up to six masonry crews on multiple projects running concurrently. Masonry projects generally ranged from $100,000 to $1.2 million with the typical average size running around $350,000. Total annual revenues ran between $5 million to $7 million. Secondary responsibilities included overflow masonry estimating as needed during peak bidding periods in addition to ongoing Client Relations and Business Development activities. I worked closely with the business Principal in review and update of business planning and overall strategy for the company. I successfully completed licensure testing in two states, Virginia and Tennessee, to serve as the Qualified Representative for the company to obtain Masonry Subcontractor licensing in each.

Philpott, Jr. Resume Page 3 of 5 Capstone Building Corporation - Birmingham, AL April, 2005 – October 2008 Director of Preconstruction Services Co-managed the estimating department with the Senior Vice-President of Estimating and responsible directly to the Owners of the corporation. Capstone builds multi-unit student, condo and apartment communities across the country with a current total volume of work under contract of approximately $120 million. In this role, I worked directly with Client Representatives to service their pre-construction needs for new projects. This included initial conceptual estimates, schematic and design development documentation guidance and review, final firm estimate costs, contract negotiation, and other preconstruction phase services a Developer needed to get a project started. Controlled the procurement process for awarding and issuing subcontracts and purchase orders to qualified Subcontractors and Vendors. Oversaw estimating personnel and managed estimating costs against the department budget. I led estimating teams in the preparation of construction cost estimates and their associated proposals/presentations for conceptual and final hard price estimates. I led and performed value engineering analysis to help projects attain best value for the price within a budget and negotiated contract terms and pricing with Clients. I Supported the Operations Team in major issue resolution and scope change pricing during construction. Summit Contractors, Inc. - Jacksonville, Florida - Division Office, Montgomery, Alabama August, 2000 – April, 2005 The Montgomery office was opened in 1998. In August of 2000, after establishment of a stable Satellite Office base, I was hired to help expand the Montgomery Office. This expansion effort began in 2000 with a Satellite Office revenue volume of approximately ten million dollars annually and rose to an annual Division Office revenue peak of approximately seventy million dollars. During this time frame, the Montgomery Office grew from six employees to over sixty employees and was officially upgraded from Satellite to full Divisional status within the Corporation. The success of our Montgomery Office was such that in May of 2004, we subdivided into two separate Divisions under one roof, one of which I was selected to run as Division Manager. Overall, Summit had a maximum total annual volume of approximately $300 million during my employment there. The primary target market for the Montgomery Division Office was affordable multifamily housing. Projects in this market are participants in the IRS Section 42 Housing Tax Credit (“LIHTC”) Program whereby they are partially funded through equity generated by the syndication of Low Income Housing Tax Credits awarded to the project by a state’s program agency. Subsets of this market included primarily New Construction, with expansion into Rehab during 2004. While some of the workload was attained through competitive bidding, much of it was generated through negotiated pricing with repeat Clients. The focus upon reliable customer service projected within a market specific niche along with an expanded geographical mindset to include target Clients and/or Projects across the country, led to Montgomery’s rapid and solid growth. Division Manager May, 2004 – April, 2005 Oversight of two Senior Project Managers, six Project Managers, twelve jobs and the corresponding Project Administrators and Project Accountants (roughly three of each) for this volume. I was responsible for successfully leading the Division Team with “bottom line” accountability direct to the Owners of Summit. I also focused upon Divisional and Corporate risk mitigation with respect to Summit’s exposures with clients, vendors, and subcontractors as well as our own resources. I was involved in upper level dispute resolutions that are sometimes necessary with clients, subcontractors and vendors. I assigned and promoted Division Team members building a cohesive unit focused upon financial and scheduling success. I reviewed final estimates/proposals and worked with Clients to arrive at a construction contract. I prepared periodic Divisional Reports for submission to the Home Office and presented these reports in person at monthly corporate meetings held at Corporate Headquarters. I also prepared and managed divisional revenue projections and operating budgets. Chief of Estimating/Marketing Representative/Office Manager April, 2002 – May, 2004 As Marketing Representative, I was responsible for activities related to the acquisition of Projects and Clients inclusive of marketing, preconstruction services, pricing, negotiations, contracting, and Owner related startup activities, complete through subsequent turnover to Operations for construction. As Chief of Estimating for the Montgomery Office, I was responsible for the production of project pricing (conceptual. budget, and firm final) for all projects undertaken by the Montgomery Office, along with the managed support of an estimating team including an Estimator, two Assistant Estimators, and clerical support. In my Marketing/Estimating role, my most significant single achievement was contributing to the formation of a joint venture partnership between Summit and Caddell Construction. In it, I led Summit’s efforts in two successful joint venture Governmental Project procurement efforts. These two MILCON Design-Build Family Housing Projects totaled roughly seventy- five million dollars in contract value. In the Office Manager role, I primarily hired and managed the office support personnel for the Montgomery Office and acted as liaison between the Corporate Personnel Management Department and Montgomery personnel.

Project Manager August, 2000 – April, 2001 As Project Manager, I was responsible for turnkey project management inclusive of purchasing negotiations and contracting, scheduling, production, cost control, quality control, safety, receivables management, closeout, problem solving, and Client relations for projects to which I was assigned. Workload at any one time averaged two projects typically located in widespread locations across the country. Summit Construction, L.L.C. - Montgomery, Alabama July, 1997 – August, 2000 Co-Manager Formed Summit Construction, L.L.C. in the spring of 1997 as an affiliate of Summit Asset Management and attained unlimited Alabama General Contractor’s Licensure in July, 1997. Responsible for the construction program including project management for those projects on which we acted as General Contractor, but mostly as Construction Manager on projects in which we contracted a General Contractor to build the project. Construction Manager duties included program development and subsequent monitoring of Architects, Engineers and other design consultants to stay within the programmed budget and provide the quality of marketable final product needed to meet/exceed proforma expectations. Also led Contractor selection, pricing, negotiations, and contracting processes. Ultimately, I performed duties of Owner’s Representative and Contract Administrator during construction. Summit Asset Management - L.L.C., Montgomery, Alabama January, 1997 – August, 2000 Vice President of Development Responsible for research and analysis for prospective new development projects and project management/contract administration of ongoing developments. Developments included Commercial Office, Multi-unit Family and Senior Housing. Also attained extensive experience in the Military Housing Privatization Initiative. Classifications of work included New Construction and Rehab. Worked closely with in-house Property Management Division gaining a working knowledge of the management/maintenance practices necessary for successful long-term operation of multi-unit rental properties.
