Cities are a driving force in generating the world’s economic growth. All around the world, urbanization is a growing trend. Challenges arise as more and more people concentrated in the limited urban spaces, with outdated infrastructure, leading to a rapid increase in resource consumption and emissions. The principal challenges for cities, around the globe, are to deliver better services while being globally competitive, and meeting climate targets.
Limited resources need to be managed in an efficient way. At the same time, societal development must be addressed and the focus put on people’s wellbeing. The pressure is growing to reduce our environmental impact, and there is a parallel compelling need for businesses to remain globally competitive. Expenditures on improving energy efficiency, modernizing infrastructure and creating a high-quality living, and working environments, are enormous. At the same time, cities have limited financial resources for governance and services.
The sustainable transformation of cities is only possible when it is done in a smart way. Smart systems and their integration need to be developed, not only to provide the services that people need but also to do so efficiently with minimum impact on the environment Regarding the urban spaces as living ecosystems, the smart city design, and planning, operation, and management, needs to be done at the system level. Sub-optimization of individual city components will not lead to the optimal performance of the all system. Multi-target optimization is not an easy task, but it becomes necessary as different components and systems are interlinked and interconnected – irrespective of where they are physically located.
Innovation in the form of 'smart city solutions' can deliver technologies, products, and services that meet the dual challenges of reducing greenhouse gas emissions and delivering more efficient services. Cities worldwide are modernizing and becoming poles of competitive strength.
The rapid development, and globalization, of information and communication technologies (ICT), can support the deployment of these solutions and their integration at system level. Applications as local small-scale energy production, as well as the transport solutions, for example, are the key enablers for cities becoming more resource-efficient while better meeting the users’ needs. It can be said that efficient ICT, where the Internet of Things has a central role, is a common dominator: tying together services, residency, mobility, infrastructure, and energy.
Building occupants can benefit economically, environmentally, and healthily from biophilic design. The idea of “biophilic design” is applied in the building sector to improve occupant connectivity with the natural world. It entails integrating space and place conditions, direct and indirect nature, and nature into cities and buildings.
The body of rules governing the formation and execution of contracts is known as contract law. The Indian Contract Act of 1872 functions as a comprehensive guidebook governing agreements and contracts in India. This legislation was enacted to create a framework for contract law, and it has undergone several revisions to accommodate changing economic conditions.

Investing In The US As A Canadian… And How To Do It RIGHT!! (feat. Erwin Szet...Volition Properties
=== Investing In The US As A Canadian… And How To Do It RIGHT!! (feat. Erwin Szeto) ===
Ever been curious about Real Estate Investing in the US?? At Volition, for the past 14 years, we have been focused on helping investors invest in over $250M of real estate and generate $100M of wealth in the Toronto market, but we are always open to learning more about other business models and learning from other investors.
The US has always been an intriguing market to invest in. But the US is a big place… if you’re interested in investing in the US, you probably have a lot of questions, like:
☑️ Specifically WHERE should you invest?
☑️ What are the best markets to invest in and why?
☑️ How much are property prices there?
☑️ What are the returns like?
☑️ What is cashflow like?
☑️ Compared to investing in Toronto or other cities in Ontario, what are the benefits / tradeoffs?
☑️ What ownership structure should I use?
☑️ What are the tax implications?
☑️ Can I get financing?
☑️ What are tenants like?
Enter Erwin Szeto, a longtime friend of Volition. Since 2005, Erwin Szeto and his team have navigated the challenging landscape of being landlords in Ontario. Now, they are shifting their focus and guiding their clients' investments toward the more landlord-friendly environment of the USA. This decision comes after assisting Canadian clients in transacting over $440,000,000 in income properties. Faced with issues like affordability constraints, tenant-friendly laws, rent control, and rental licensing in Canada, Erwin sees a clear opportunity in the U.S. Here, there is a significant influx of investments leading to the creation of high-paying manufacturing jobs. Erwin and his clients are poised to capitalize on these opportunities where landlord rights are stronger and there is no rent control.
To facilitate this transition, Erwin has partnered with and become a client of SHARE, a one-stop-shop U.S. Asset Manager. Founded by Canadians for Canadians, SHARE enables as passive an ownership experience as possible for landlords in the U.S., while still maintaining direct, 100% ownership.

What exactly is a Smart City- Features, Choice & More.pdf
1. What Exactly Is A Smart City? Features, Choice & More
The Smart City mission was introduced by the Indian government in 2015. In 100
cities around the nation, the goal was to boost economic growth and infrastructure.
Additionally, this mission aims to develop replicas of these cities that can serve as an
example for other communities around the nation as they attempt to become
"Smart" cities. The Smart City mission aids communities in tackling environmental
and social issues in metropolitan settings.

will become another economic centre in North India after development.
There are 8,000 acres in the MET smart city. The NCR cities of Delhi, Gurugram,
& other will all be very close to the smart city. With the aid of a designated goods
corridor, the city will be connected to the rail network. 1,200 crores of rupees have
already been invested in the smart city. 450 international brands from seven
nations have flocked to the city. Additionally, in the MET smart city, about 2000
residential plots have been auctioned.
Japanese industrial behemoths including T-Suzuki, Panasonic, Nihon Kohden, &
Denso are among the businesses establishing facilities in the smart city. The city's
infrastructure will be plug-and-play and was created in accordance with the "walk-
to-work" master plan.
In Jammu and Kashmir, the Smart City Mission has completed projects totaling
more than Rs 4,000 crore.
July 31, 2023: In the Parliament, the Union Ministry of Housing and Urban Affairs
revealed that 187 projects associated with the smart city mission had been finished
in Jammu and Kashmir. However, there are still about 122 projects that need to be
completed. Over Rs 4000 Crores is the total estimated value of the finished projects.
Out of the total projects finished, 84 were finished in Jammu Smart City and the rest
103 in Srinagar Smart City. In addition, 40 of the 122 ongoing projects are in Jammu,
with the remaining 82 in Srinagar. More than Rs 3,600 crores are being spent on the
active projects.
Housing, waste management, sanitization, education, health, public safety, the
environment, and catastrophe resilience are some of the categories under which
these projects fall. Anantnag, Srinagar, Jammu, Leh, and Kargil have also been
informed by the Ministry that they are now a part of the Atal Mission for
Rejuvenation & Urban Transformation (AMRUT).
3. What exactly do Smart Cities do?
Technology is used by smart cities to offer services to its residents. Data collection
involves the use of numerous technological techniques and sensors. The analysis of
the data obtained aids in operationally improving waste disposal, utility delivery,
traffic flow, environmental management, and social service management. The city
officials can monitor the city in real-time and communicate easily with the
population thanks to the usage of information & communication technology.
Characteristics of Smart Cities
A smart healthcare system, smart governance, smart transit system, improved
security monitoring, smart infrastructure, greater job possibilities, and all other
facilities and amenities for comfortable living are just a few of the qualities present
in smart cities.
If a city possesses the following characteristics, it can be categorized as a smart city:
Health, education, housing, & infrastructure are essential for society.
Deliver improved critical services to the community with dependability and
efficiency.
superior dwelling.
Boost society's economic growth.
effective resource management to prevent depletion.
Increase the number of available jobs.
A carefully thought-out strategy for data analysis & community participation
in large-scale
enhancing the regional economy.
urbanisation that is well-managed and coping mechanisms for population
growth & climate change.
Smart technology application for community needs
the improved transit networks.
These characteristics set smart cities apart from ordinary cities. Smart cities are
created to serve as models for other towns looking to upgrade their infrastructure
and spur urban economic growth.
A city can become a smart city more easily with the use of the Internet of Things,
public safety, intelligent mobility, improved tourism, social infrastructure, &
physical infrastructure.
4. The four pillars serve as a summary of the key takeaways from the roadmap of the
world's leading smart cities. These pillars consist of:
an infrastructure that is IoT-capable and has a large network of apps and
devices.
Effective mobility for smart cities is made possible by intelligent transport
networks, shared mobility services, and other factors.
Efficiency & data privacy are balanced by cyber resilience.
Involving the public in smart city projects.
These pillars form the basis of smart cities. Cities can become smart cities by
integrating these facilities into the smart cities’ initiative.
How to Transform a Regular City into a Smart City
After gathering information about the city, establish the measurements to turn it
into a smart city. Following that, the local government starts a few clever projects
and, if they are successful, scales them up to higher levels. Reviewing community
experiences enables advancement in the necessary areas.
The steps to transform a typical city into a smart city include
Step-1: Gather information about the city's most important improvement areas.
Step 2: Establish the measurements for what it wants to become, together with the
funding and time constraints that are available.
Step 3: Start with one or two modest projects and finish them within a specific
amount of time. While the project is being completed, the city's current standard
operating infrastructure & IT practices may change or be amended.
Step 4: Scale up all city procedures.
Step 5: Reflect on the experience and begin working on additional initiatives to
transform a typical city into a smart one.
The authorities can turn ordinary towns into smart cities for better living by using a
step-by-step strategy.
5. What steps are involved in choosing a smart city?
The transformation of cities into smart cities is a massive undertaking with many
difficulties. The Government of India has established a process to streamline the
selection of smart towns in order to simplify the process.
The following steps are taken to shortlist the smart city:
stage 1: The first stage was sending a letter and a questionnaire with a thorough set
of questions to the states asking them to nominate the cities as smart cities.
Step 2: By selecting the scoring parameters, you may view the list of questions.
Step 3: The smart city list is narrowed down based on the responses from the states
and UTs and the scores that each city obtained.
Step 4: Following the decision, the possible smart cities are shown. Now, each smart
city is given a consultant and a partner organisation that can help them navigate the
various guidelines established for the smart city competition.
By visiting the Ministry of Housing & Urban Affairs website @mohua.gov.in, you
may understand the specific details and stages of the smart cities.

the Asilmetta Area commercially, the government has requested expressions of
interest in this. 2.7 acres of good land make up the region. The distance between the
property and the bus stop is only 500 metres.
The development would have a minimum gross built-up area of 8.7 lakh square feet,
which includes a built-up area of 6.56 lakh square feet and a parking space of 2.16
lakh square feet. The property can be turned into a business complex, mall,
multiplex, hotel, or entertainment area.
One of Visakhapatnam's busiest commercial areas is the Asilmetta neighbourhood.
There are numerous national and international retail establishments in the region
that sell goods in the jewellery, electronics, and clothing categories.
With the commercial redevelopment of this property, the GVSCCL hopes to see a
dramatic transformation in the skyline of Vizag City. Given that it will be a
groundbreaking project. The project will also be built under a public-private
partnership (PPP) framework.
9. IIT Madras will conduct a third-party inspection of Puducherry Smart City.
