Teddy James CV 2017
1. Edward James (Teddy), BA (Hons)
Email: teddyjames1995@hotmail.com
Mob: 07850 327 964
Profile:
A Durham Graduate currently studying for an MSc in Real Estate at the Henley Business School, University of
Reading. Through professional experience with Savills and Douglas & Gordon Asset Management, who run The
Prime London Capital Fund, I actively undertook a broad range of tasks and developed specific skills such as client -
side communication, negotiation and data analysis. I am aspiring to be a chartered surveyor, with a particular interest
in commercial property.
Education:
University of Reading, Henley Business School Sep 2016 – Aug 2017
- MSc Real Estate - Currently studying
- Modules: Investment Appraisal, Quantitative Methods for Real Estate Investment, Real Estate Appraisal and
Valuation, Real Estate Finance, Asset Management
- Financial modelling is core to a number of modules and I find it particularly interesting. I am enthusiastic about
furthering these skills with workshops and Portfolio Level cash flow analysis and sensitivity tests. Being able
to produce consistent, detailed, geared post-tax cash flow models (highlighting key metrics such as IRRs,
distributions, NPV’s and equity multiples) is what I aim to achieve.
- A major project I have carried out is an investment appraisal of a Grade B Office block in Manchester for a
potential foreign direct investor. It involved a cash flow analysis of the rent roll over the next ten years and
subsequently, due diligence on the Manchester sub-market through purely publically available resources. It
significantly bettered my understanding of important industry technologies such as CoStar and EGi.
Durham University Sep 2013 – July 2016
- BA (Hons) Geography (2:1)
- Modules: Urban Geography, Economic Geography, Urban Change in Europe, Urban Governance
- A field trip to Berlin allowed me to experience the virtual world of Bitcoin. A greater insight into the
cryptocurrency has focused my attention on how it could be incorporated into the property industry in the
future.
Key Achievements: My dissertation topic was entitled ‘Contesting Speculative Urbanism: an insight into the People’s
Republic of Stokes Croft’ and achieved a first class grade; this topic drew inspiration from a second year module
‘Urban Geography’, which focused on how strong property rights shape and benefit capitalist societies – thus began
my interest in real estate.
Eton College, Berkshire Sep 2008 – July 2013
- A Levels:
o Maths A
o Economics A
o Geography A*
- 9 GCSE A*’s including Maths, English and triple Science
Key Achievements: Captain of Cricket 1st XI, School Prefect, President of Sports Society, Committee Member of the
Geographical Society.
Professional Experience:
Savills – Summer Internship with the Commercial Valuation department August 2016
London
- I was responsible for completing Due Diligence for a number of commercial and residential properties and
portfolios, which included using systems such as Costar, LonRes, Promap, Dun and Bradstreet, and
PROMIS.
- I was given specific responsibility for completing a whole valuation of a mixed residential and office plot in
Bath, from inspecting with an Associate to using ARGUS, before passing over to my Director for final checks.
- The team took my advice on this property and embedded it with others’ work on the portfolio before handing it
over to the client. This gave me a great sense of responsibility within the firm, having not been there long.
2. Douglas & Gordon Asset Management – Summer Internship July 2016
London
- Worked in a small team who specialise in the Prime Central London Residential market and are moving into
Kent.
- I had face to face contact with potential clients to discuss development opportunities and followed up leads by
telephone and email. Their confidence in my inter-personal skills was mutually beneficial.
- Undertook a major project of creating a database of potential clients using Excel, Web based searches and
making calls to promising new clients working towards a ‘Deal Sheet’. In total, I extended the mailing list by
over 40,000 during the four weeks, who we believe could increase
- I made weekly presentations to the team regarding my progress – these presentations focused on costings,
formatting and client membership of said ‘Deal Sheet’. The team took my advice on formatting and the
possibility of producing an ‘E-zine’.
- The experience improved skills in teamwork, presentation, negotiation and intuition.
Savills – Spring Internship with the Hotel Valuation department April 2016
London
- Worked on finding comparable hotels in the European market for the hotels Savills had won pitches for.
Systems used included AM:PM and Excel.
- Assisted in writing a full report on a hotel in Croydon and used AM:PM to find supply and pipeline comparable
information.
- Responsible for all Due Diligence necessary in producing a Valuation Report, including SWOT analysis, which
was then presented to the Director of my team and used with clients.
Employment:
Gorilla Events – Bar Tender June 2014 – Sep 2015
Various locations
- Made cocktails for guests at small and large private events, including weddings, where time-management, co-
ordination and teamwork were paramount. There were often difficult situations with guests where customer
service had to be kept up to standard while also multi-tasking.
Lord’s Cricket Ground - Bar Tender Summer 2014
London
Interests and other achievements:
- Completed the Bayrock Investment Grade Real Estate Financial Modelling course in 2017.
- I enjoy Day Trading by following major indices and using charts on platforms and forums to notice trends and
earn extra money. Such analysis skills have since been developed and are relatable to multiple asset classes,
such as real estate.
- I am enthusiastic about watching and playing cricket, and have recently been accepted as a playing member
of the MCC.
- I volunteered to organise and produce a brochure for our school’s cricket tour to Australia in 2011. I personally
raised £4,000 from advertisements within the brochure to help pay for equipment and kit. This experience
developed multiple skills such as negotiation, initiative, communication and teamwork.
- A spontaneous trip to Phuket in September 2013 resulted in achieving a Diploma in Mixology and Flair (92%)
from the European Bartender School. Since, I have created my own business as an independent bar tender;
initially, this involved working the functions of friends and family however over time, through networking at
events, I was employed by wider clientele and became used to catering large events.
- Events management has been an important hobby of mine. I organised talks from industry experts for the
Geographical Society and Sports Society whilst at school and at University I was involved with promoting and
setting up nightclub events. This demanded good communication, patience and teamwork.
