This document summarizes the findings of a structural audit conducted on a residential building located in Andheri, Maharashtra. The building is a 5-story RCC structure that was inspected both internally and externally. Various defects were observed including cracks, spalling, corrosion of reinforcement, and leakage. Non-destructive tests such as ultrasonic pulse velocity tests, rebound hammer tests, half-cell potential tests, core cutting tests, and chemical tests were conducted. The results of these tests indicated poor concrete quality and a high probability of reinforcement corrosion. 3. CONCLUSIONS:
The Construction of Residential Building of Sri. S.V Ganghadhar & others located at Anand
bagh, Malkajgiri is under progress.
From the inspection & test carried out it is understood that the strength of concrete in the columns is not satisfactory for the
specified grade i.e M-15 and
also the columns in the ground and first floor are theoretically inadequate for Stilt + three
Upper floors for Dead Load + Live load Combination only.
It is recommended to strengthen the columns and other distress observed in beams & slab
panels as per the restoration measures given below.
The above recommended restoration measures shall be carried out by the agency experienced in this field and under the
supervision of experienced engineers.
4. RESTORATION MEASURES:
Based on the above inferences& physical observations, the following restoration measures are recommended.
1. Encasement of Columns.
In view of poor Core test results and theoretical inadequacy in columns it is recommended to strengthen all the columns in stilt &
first floor from footing level in form of encasement with M30 grade of concrete with reinforcement. The encasement details are
provided in the sketches
STPL/NDT/RES/01.
2. Treatment for cracks in beams & slab panels:
In view of cracks in beams & slab panels it is recommended to fill the cracks with non-shrink free flow grout. The details are
provided in the sketches STPL/NDT/RES/02.
3. Treatment for Terrace slab:
If the exits first floor slab is maintained as a terrace till the second floor is constructed in future.
It is recommended to provide Maximum 40mm thick M20 grade Screed concrete on the terrace with weld mesh. The details are
provided in the sketches STPL/NDT/RES/03.
4. Strengthening of Footings:
Note: At the time of carrying out strengthening of columns, footings & the founding strata shall be inspected and the
recommendations shall be made accordingly.
5. Inspection by experts from Department of Civil engineering, Osmania University.

10. Compacting of the concrete for first floor slab was not done (defective equipment) which resulted in cracks and
leakages
11. Rings and rebars untied and dislocated deliberately while pouring concrete
for the columns
12. Dumped silt and debris from sewage line to fill the gap on
plinth beams
13. V H Jai Kumar (Builder) did not provide the working
drawings to me.
It was a coincidence that S.V.Gangadhar happened to take
snaps of the drawings that the builder claimed to be the
working drawings of the site.
