Private property owners must properly care for the environment on their land and not cause unnecessary pollution. While individuals have rights to use resources, they cannot do so without limits and must be responsible for pollution and replenishing used resources. The Kyoto Protocol aims to ensure nations respect the environment and regulate greenhouse gases to protect natural resources for future generations.

How is Return on Investment ROI Calculated for Commercial Real Estate?
If you ask someone what the Return on Investment ROI is for an investment analysis, what should you expect as an answer? This quote illustrates the problem.
"In finance, rate of return (ROR), also known as return on investment (ROI), rate of profit or sometimes just return, is the ratio of money gained or lost (whether realized or unrealized) on an investment relative to the amount of money invested. The amount of money gained or lost may be referred to as interest, profit/loss, gain/loss, or net income/loss." (Source: Rate of Return From Wikipedia, the free encyclopedia; redirected from Return on Investment). Wikipedia lists several different calculations under the ROI term.
In commercial real estate, Return on Investment ROI normally refers to a group of one year ratios that assume the original investment is returned at the end of the year. Since most commercial real estate investments are multiple year investments, the Return on Investment (ROI) ratios only reveal part of the picture.
Calculating Commercial Property Values1
Commercial real estate property values are determined by the income the property generates. Net operating income (NOI) is calculated by taking gross income from rent and other sources and subtracting all expenses except debt service. Cap rate is calculated by dividing NOI by the sales price and provides a yield percentage. Local volunteers have been working to map Kosovo using tools like GPS devices, aerial imagery, and old military maps to contribute data to OSM. This open data can then be used freely by many different applications and services.
Towards Geospatial Architectures of Participation

OSM is a collaborative project to create a free editable map of the world. Kosovo needs up-to-date and accurate maps for many reasons like tourism, commerce, and navigation. Local volunteers have been working to map Kosovo using tools like GPS devices, aerial imagery, and old military maps to contribute data to OSM. This open data can then be used freely by many different applications and services.
Towards Geospatial Architectures of Participation

A CSS Image sprite is an image containing smaller images, plus a CSS stylesheet that allows the browser to render each smaller image. In this talk I present CSS::SpriteMaker by example, covering its advanced layouts and features.

CSS::SpriteMaker is a Perl module that allows users to combine multiple images into a single sprite image and generate corresponding CSS code. It aims to provide a native Perl solution for creating CSS sprites without relying on other languages. Future plans include adding more layouts, tests, abstracting the imaging and stylesheet generation, and a binary for command line usage.

Remote Geocoding
Geocoding is the process of finding geographic coordinates from other data like addresses or zip codes. There are many remote geocoding services that can be used through an API but they have different formats, limits, and concepts of precision. Geo::Coder::Many provides a single interface to query multiple geocoding services and intelligently handles caching, failover, and common use cases. The code example shows how to create a Geo::Coder::Many object, add different geocoding services to it, set filters and pickers, and perform a geocoding request.

We know we want to create products which our customers find to be valuable. Whether we label it as customer-centric or product-led depends on how long we've been doing product management.
