1. RENT AGREEMENT
This Agreement is executed at Arakkonam on this 21 of July 2019.
BETWEEN
M/s SRI BRAHMA GNANA SAMARASA SUDDHA SANMARGA SANGAM at
No.1, Vallalar Street, Jothi Nagar, Arakkonam, Vellore District-631003, represented
by its Secretary Mr.K.S.ARUMUGAM, S/o. Late A.K. Subramania Mudaliar Aged
above 70 years having office at the above said address (Hereinafter called the
Tenant).
AND
Mr. D.Harish S/o P.Dhananchezhiyan, No.24, Jaya Nagar 1st Street,
Vadamambakkam Post Arakkonam Vellore District - 631003.
(Hereinafter called the Tenant).
The Expression of both the parties wherever they occur in the body of this agreement,
shall mean and include their respective heirs, executor’s administrators, nominees and
assigns.
2. WHEREAS the landlord is the owner of the No.1, Vallalar Street, Jothi Nagar,
Arakkonam, Vellore District-631003, Tamilnadu.
NOW THIS AGREEMENT WITNESSTH AS UNDER:
1. WHEREAS The Second party has approached to the First Party to let out the
above said property for commercial purposes and that landlord is in position to let
out the aforesaid property for renting and tenant is agreeable to accept the same for
the commercial purpose.
2. The Tenant has paid a sum of Rs.4,00,000/- (Rupees Four Lakhs only) as rental
advance and this deposit which shall be refunded to the tenant after the expiry or
termination of the tenancy, this said amount shall not carry any interest.
3. That rent for the 36 months as per mutual settlement of the parties if fixed
Rs.4000/- (Rupees Four Thousand only per month and the same is payable in
advance on or before 10th day of every English calendar month. If the agreement is
renewed after 36 months.
4. That the tenancy shall be monthly in nature, commencing from 10th day of each
calendar month ends with the 10th day of the next month. The tenancy has started
w.e.f 21-07-2019 to 20-07-2022 for 36 months. The tenancy can be renewed with
the consent of First party with fresh terms and conditions up to 36 months.
5. The above rent is fixed for 36 months only, and agreed rent between the two
parties and the Second party shall have no legal right to challenge in otherwise in
any court of law.
6. Tenant shall not sub-let any portion of the rented premises to anyone else. Tenant
is also not permitted to part with any portion of the rented premises to any one by
way of partnership etc.
7. Tenant shall keep the rented premises is good sanitary condition and the same
shall be sued after keeping in view the prevailing rules/regulations/bye-laws of the
Arakkonam Corporation.
8. That the Second party shall pay the Electricity Bills as per meter reading to the
concerned authorities. The above said rental excludes Electricity charges.
