THE MAIN PROJECT
1. GENERAL
PUERTO COLON is designed to be a world class marina and golf resort. The project
offers a rare and exceptional opportunity for the wise and sophisticated investor. Its
success is assured by its unique concept, its strategic location, the projects financial
strength and the skills and vision of the Architect Francesco F. Martin. The support
from the government of the Dominican Republic results in the creation of the new
national Park ”LA HISPANIOLA” around PUERTO COLON.
PUERTO COLON is located on the North coast of the Dominican Republic,
approximately 40 km West of Puerto Plata in the region of La Isabela. The project is
situated in a natural bay very well protected from the swell and strong winds. This
waterfront property covers over 350,000 square meters, 900 m waterfront with a
white sandy beach and offers an extraordinary view of the Caribbean water. Due to
an enormous popularity of sailing and yachting in the Caribbean there is a critical
need for marinas between the Bahamas and Puerto Rico. PUERTO COLON, located
just off the new highway, offers 200 berths for boats from 8 to 40 meters in a very
well protected channel-harbor. The harbor creates an island with 22 exclusive
private lots and private berths. The cliff behind the channel offers 83 additional
residential lots, all with beautiful ocean view. In the center of the project, between
this residential zone on the East side and the hotel on the West side is the heart of
the project located: the specious, state of the arte village square “LA PLAZA” with
shopping arcades, restaurants, supermarket, bakery, commercial and medical
center, spa and wellness center. The Yacht-, Beach- and Sailing Clubs are located
on the West side of the main port entrance. The Boutique Hotel consists of 110
rooms with spa, health and beauty clinic and 152 luxury apartments in the
beautiful, tropical backyard.
Our first class golf resort “LAS PAREDES” will surround PUERTO COLON on the
south/east hills offering spectacular ocean views. Andy Dye, designer and builder of
17 of the top 100 golf courses in the world visited PUERTO COLON. After viewing
the topography and the master plan, Mr. Dye verbally expressed his desire to be
part of the builder team. It’s that promising and spectacular!
PUERTO COLON has the full support from the Dominican Republic government,
with the result that the project is declared as a “tax free zone”. This offers huge tax
savings for the developer and investors alike. This is clearly a win – win situation
for everybody.
The property where PUERTO COLON is located has been appraised by an
independent firm to be worth US$52,130,550. The financial strength and the
stability of this project lies in the security of the property and in its spectacular
location. The property without the golf course is wholly owned and paid in full by
Francesco F. Martin; he holds 100% of the company’s equity shares.
The government makes enormous efforts to promote and support modern dock
projects.

2. MISSION AND OBJECTIVES
INVERSIONES TALLIUD SA develops an exclusive Sail- and
Golf resort. PUERTO COLON is designed for unique
individuals from all different walks of life. From the blue
water captain in search of a service port to dock his yacht
to the casual yachtsman who spend his weekends on the
Caribbean water, and even to the retired couple searching
for a villa to spend the rest of their life in a totally safe
resort.
In order to realize this project INVERSIONES TALLIUD SA
acquired all the necessary land.
The Main Project extends to about an area of 35 ha (88
acres) and offers over 900 m of a white sandy beach.
Its topography and soil conditions allow an inexpensive and
therefore unrivaled realization.
THE LOCATION
In the historical and nearly untouched center of the region
La Isabela grew PUERTO COLON in a natural bay. Very
well protected against the sea, but nevertheless open to
unforgettable Caribbean sunsets.
Improved by history over the last 100 years, the region
around PUERTO COLON was never affected by hurricanes
and is now recognized as the safest hurricane-hole in the
whole Caribbean Sea.

3. FOUNDER, DEVELOPER AND TEAM
The key to this entire project rests with the
developer and visionary, Architect Francesco F. Martin
(62). He is a dual citizen of Switzerland and the
Dominican Republic, with many solid relationships on
the island. From the President of Dominican Republic
to the business community in Santiago to the local
people in La Isabela.
Starting in young age Francesco learned the building
and developing trade as an apprentice in his father’s
steps. At the same time he learned to sail on the
lakes of Switzerland. Restless at 33 years old, he
decided to sail around the world and ended up
traveling the oceans for four years. Upon seeing the
North coast of the Dominican Republic he decided to pull ashore, and has been
resided in the country ever since, for over 25 years. In that time span he has
designed and built several large projects. He is the founder and architect of
another marina on the North/East coast. Francesco Martin’s way of negotiation
and social relations is of decisive importance for the success of the project.
The landowner and developer from PUERTO COLON is INVERSIONES TALLIUD
SA established in 2003, based on Dominican law and registered with the
Commercial Register (public commercial registration office) No. 1151/2003. The
only business of INVERSIONES TALLIUD SA is to develop this project. No further
liabilities.
The appraisal value for the land of PUERTO COLON according to the report from
the official appraiser of Banco Popular, Architect Rafael Oviedo, Codia 3361 from
Puerto Plata is US$52,130,550. The solely shareholder is Arch. Francesco F.
Martin.
