§ Recently completed their residency or
fellowship, and are about to begin
their career,
§ Less than six months remaining before
completing their residency or fellowship, or
§ Been actively practicing for less than
one year.

Since many applicants will be paying off
outstanding student loan balances – but will have
the earning power to pay them off quickly – our
underwriters may exclude the debt from the
debt-to-income ratio under certain circumstances:
§ Student loans deferred for a minimum of
12 months after a loan’s closing will be
excluded from applicants’ monthly debt-to-
income ratio calculation.
§ Applicants’ future earning potential will also
be factored into their application. This enables
them to qualify for more loan funds – and
more expensive properties.
