Why Managed services is essential for Buildings!!!
Smart Building is an intelligent infrastructure with IT backed and automated processes to
control the building’s operation for subsystems like Heating, Ventilation and Air Conditioning,
Lighting, Fire, Safety & Security and other systems.
Smart buildings use state of the art Sensors, Actuators and Controllers to collect data and
manage it according to the type and operations of the building. The Smart building
infrastructure help Owners, Operators and Facility Managers to improve asset reliability and
performance, which in turn reduces the energy usage, maintenance and operating costs of the
building.
But the challenge lies in how to sustain the energy savings and the operational cost reduction,
which requires 24 x 7 monitoring of the facility. Just assigning an operator in the building
doesn’t serve the purpose; instead this should be done by a Subject Matter Expert (SME) who
understand how to analyse the building’s performance and equipment conditions. Making
available of the SME’s 24 x 7 will not be financially viable for all kinds of buildings. And more
over these SMEs will require an analytical software platform to monitor and analyse the
consumption pattern and equipment efficiency. Most of the Enterprise Software Platforms will
be expensive to install at the building level and it requires additional IT infrastructure and IT
support staff to maintain it.
The Key approach to overcome these challenges would be to adopt IoT managed services; all
buildings can be connected to the software platform hosted in a Command Control Centre
(CCC). All relevant data from the equipment and subsystems in the buildings can be archived
to the Software Platform and the SMEs in the CCC can analyse these data and take decisions
easily. SMEs can perform measurement and verification, energy analysis and fault detection
and diagnostics by analysing the data archived from the buildings using the Software Platform.
24 x 7 Alarm monitoring can identify any deviation, drift or malfunctioning in the building
subsystems. SMEs can even rectify most of the issues remotely from the CCC, frequent visits
to buildings can be eliminated. These SMEs can handle many buildings based on the capability
and performance of the Enterprise Software Platform. The experts will manage the buildings
24 x 7 remotely from the Common Control Centre.
The building Owners don’t have to pay for the Enterprise Software, IT infrastructure and the
maintenance cost, as they will be using the shared resources in the CCC. The only pay-out will
be for the services they get. The building Owner or the Facility Manager can monitor their
equipment and building performance dashboard through internet by accessing the Enterprise
Software hosted from the CCC using their Special login IDs.
