  • #2 Thank you for the tour and answering all of my questions.  Do you mind if i take a few minutes to show you how I work?   The two top concerns I hear from my clients when they are selling a home is a desire to sell faster and for top dollar.  So I've outlined the keys to accomplish those goals.
  • #3 In Selling a home, there are 3 P's.  Price, Product , and Promotion.  Look at it like a stool.  If you take away one of the legs, it will topple over. 
  • #4 The number 1 reaon why a home will or won't sell is the price.  Because the average buyer looks at between 12 and 15 homes, if your home is priced too high, your home may never sell.  On the other hand, if your home is priced too low, it may sell quickly, but at a discount.  The key is, finding the right price.  At this point, what is more important to you, a faster sale or a higher sales price? 
  • #5 There are always 3 prices for every home: what the seller would love to receive, what the buyer would love to pay, and what the home will eventually sell for.  One of my jobs as your agent is to provide an in-depth pricing analysis of your home and the entire market. 
  • #6 The 2nd P is Product.  When your home goes on the market, it becomes a product.  To ensure a faster sale and a higher price, many sellers pay special attention to certain factors.
  • #7 The 3rd P is promotion.  One of my biggest jobs as your agent will be to expose your home to the largest group of buyers possible.   Your home will have its own dedicated webpage, virtual tour, and syndication on all the best Realty Websites.  I have formed partnerships with the following websites where your home will be promoted.   What I need to stress here is no one is doing this.  9 out of 10 homebuyers go online to search for homes, and my connections with these websites gives you an enormous advantage over your competion because frankly, their agents are not doing this.
  • #8 We cast a wide net in looking for a potential buyer for your home, including a mix of the internet, Open Houses, the MLS system, and email marketing to expose your home to the widest range of buyers possible.
  • #9 In addition, I often use other traditional methods for finding buyers, such as mailings, signage, tapping into my sphere of influence, and the classifieds. 
  • #10 The real estate market can be influenced by many things, the competition, what other homes are selling for, what has recently sold, the overall economy and the local housing inventory, and available financing options.   I will communcate with you where we are in the market, and how we can best postition your home.
  • #11 One of my biggest priorites is making sure that you always know exactly what is happening with your listing.  If we decide to work together, you will have access to the online transaction website called Relay, where you will be able to see the up to the minute progress of every aspect of your homes sale.  I also call all of my clients every Friday to give them a status update.
  • #12 Staying in control of your home is vital.  So once we find a buyer, I'll help you manage the entire transaction, including all of the details.  If you like, I can prepare an estimated net sheet of what to expect as the proceeds from your home sale.  How does that sound?
