Client Solutions, Design Management & Design Development Domain: Facilitate planning, design, coordinate and execute within the frameworks
of a Budget & contract, ensuring scheduled completion & to the committed quality standards. A snapshot of my work domain is as follows:
• Overall Co-Ordination of all Design & Development related activities, pertaining to especially the Pre-Construction stage of any project.
• Support Consultant Strategy and Consultant Appointment Process – including preparation of RFP, Comparative Statements, recommendation
reports etc.
• To monitor and review the work progress of the different consultants (quantitatively and qualitatively)and provide updates on the status and
quality of deliverables, and to escalate to the DD, in case of delays / non-compliance, or, in the event of any perceived ‘risk’ to the Project
Objectives, or Project Program having been noticed.
• Developing incrementally, a detailed Project Management / Implementation Plan covering all the stages of Project Development, with the key
risks at every stage outlined, for consideration.
• Continuous monitoring and updation of the Key Inputs of the Project Management /Implementation Plan (like Cost Budget and variances from
the same; Sales Numbers / Velocity; Sales Prices; Construction Spend etc.) on a regular basis and preparation of monthly & weekly task
schedule / tracker and variance reports on all of the Key Inputs and follow up with the corresponding internal stakeholders on reasons for
variance in their respective activities / deliverables.
• Prepare strategy, in the initial / exploratory phases of a project, for Sourcing Data and Information with regard to market trends, and
preparing the initial market research studies.
• Support the DD on documentation / presentation for submission of proposals etc to Assetz Top Management / External Investors. Develop
some basic plan outlines, images, elevation drawings as required for the clear and unambiguous communication of the proposals.
• Co-ordinate and be responsible for the regular updation of all Documentation related and Data
• Updation related aspects of the Development process through the use of software (share point website) on regular basis as per
communicated internal systems / frameworks / formats and, over all data base management - Preparation of data sheets, standard formats/
systems /processes, and supporting other disciplines including commercial assessment, marketing, business development, statutory Liaison
office on documentation etc.

Residential development (2B+G+10), with a 10,000sft Clubhouse & pool on the Terrace. Site Area – 1.1 Acres. Built up area – 7,14,000 sft.

Traditional Row housing with product ranging from INR 1.2Cr to 2.2Cr. Site Area – 7 Acres. Built up area – 3,20,000 sft.

• Facilitate pre-concept presentations to support envisioning exercise for the project
• Develop in-house pre-concept business models & study feasibility and support viability
• Design review of consultants’ deliverables & monitor design progress from concept through to construction documentation.

• Design interface for architecture with respective consultant and internal customers
• Interface with project managers (PM) to include build-ability/ budget criteria/ inputs on design, specs, value engineering, payment

- Metro Centrium, Bangalore:
Mixed used development (3B+G+4P+35: residential apartment, 3B+G+11P+19 office floors) around a city metro rail station and shopping
complex. Site Area – 556’332 sft. Built up area – 2’195’516 sft. Project status – Superstructure work in progress.
- Mantri Serenity, Bangalore:
Residential development (3B+G+25 – 6 tower blocks). Site Area – 854,604 sft. Built up area – 5,139,260 sft. Project status – Phase-1 to be
handed over in 2015.
- Blossom, Bangalore:
Residential development (2B+G+25 – 4 tower blocks). Site Area – 132,040 sft. Built up area – 581,504 sft. Project status – execution
completed upto podium lvl
- Mantri Cornerstone, Bangalore:

Responsibilities encompassed during the tenure were for the following project:
- Bangalore Mixed-use development (name with-held till pre-launch of p/j), proposed to become a LEED Gold certified development.
A flag ship project by SPRE which aims at catering the mid & higher segment property seekers. The development is set to bring a luxury &
semi-luxury apartments within a sprawling green community within the heart of the CBD, with all contemporary facilities & amenities.
A mall, exclusive club house & 250 keys hotel also form a portion of the development.
Total P/j land – 53Acres approx.
Proposed development BUA – 216900 sq.m which comprises of resd’ & commercial establishment.
Proposed residential BUA – 155725 sq.m (includes 12 towers of 2B+G+18 floors)
Proposed Commercial development BUA – 61180 sq.m
Proposed Open Area – 32100 sq.m
The project is estimated at a cost of INR 12 billion, and to be a phase-wise development, build over a period of 8 years.

To plan, design, coordinate and execute within the frameworks of a contract, ensuring scheduled completion & to the committed quality
standards. A snapshot of my work domain is as follows:
• Restructuring project team, formulate project delivery guidelines
• Support PM/CM business line – prepare, update project progress, preparing project deliverables, resource planning
• Manage Design Delivery Process:
- Review & Validation of Concept design & coordinate all discipline to establish the Schematic Design preambles.
- Establish sustainable design pre-requisites.
- Coordinate sub-consultants deliverables.
- Review architectural specifications and supervise materials & sample approval process.
- Schedule & monitor design production process.
- Coordinate inter-disciplinary design process.
- Follow-up & resolve inter-disciplinary outstanding design issues.
- Review and establish management information system (MIS) in assistance with the QA/QC team.

Responsibilities encompassed during the tenure have been on various projects as follows:
- Yas Mall – Yas Island, Abu Dhabi, UAE
Estimated at an overall cost of over 3 billion AED, the project is one of Aldar’s visions to create a landmark Mall in the region.
- Khalifa Ports & Industrial Zone- Taweelah, Abu Dhabi (a Design-Build endeavor with Al Habtoor Leighton Group)
Estimated at an overall cost of over 8 billion AED, The project entails an industrial estate along with ancillary and supporting commercial
and residential developments.
- Sharjah Ladies’ Club staff Accommodations- 25’000 sq.m including 3 different buildings for Male, Female & Family accommodations
- Master Plan for Al Waab City – project, a flag-ship project in Doha, Qatar – is an integration of a variety of housing types, small & large
including 650 villas and 1293 apartments with a total housing for over 10’000 people, small & large scale retail, offices, health facilities, a
cultural centre and a world class hotel with 425 rooms, with 5000 parking spaces in 2 basement levels, under the main piazza The overall
project is being developed over an area of 1.2 million sq.m with an estimated cost of QR 3.5bn.

A snapshot of my work domain is as follows: • Overall Co-Ordination of all Design & Development related activities, pertaining to especially the Pre-Construction stage of any project. • Support Consultant Strategy and Consultant Appointment Process – including preparation of RFP, Comparative Statements, recommendation reports etc. • To monitor and review the work progress of the different consultants (quantitatively and qualitatively)and provide updates on the status and quality of deliverables, and to escalate to the DD, in case of delays / non-compliance, or, in the event of any perceived ‘risk’ to the Project Objectives, or Project Program having been noticed. • Developing incrementally, a detailed Project Management / Implementation Plan covering all the stages of Project Development, with the key risks at every stage outlined, for consideration. • Continuous monitoring and updation of the Key Inputs of the Project Management /Implementation Plan (like Cost Budget and variances from the same; Sales Numbers / Velocity; Sales Prices; Construction Spend etc.) on a regular basis and preparation of monthly & weekly task schedule / tracker and variance reports on all of the Key Inputs and follow up with the corresponding internal stakeholders on reasons for variance in their respective activities / deliverables. • Prepare strategy, in the initial / exploratory phases of a project, for Sourcing Data and Information with regard to market trends, and preparing the initial market research studies. • Support the DD on documentation / presentation for submission of proposals etc to Assetz Top Management / External Investors. Responsibilities encompassed during the tenure were for the following project: - Bangalore Mixed-use development (name with-held till pre-launch of p/j), proposed to become a LEED Gold certified development. A flag ship project by SPRE which aims at catering the mid & higher segment property seekers. The development is set to bring a luxury & semi-luxury apartments within a sprawling green community within the heart of the CBD, with all contemporary facilities & amenities. A mall, exclusive club house & 250 keys hotel also form a portion of the development. Total P/j land – 53Acres approx. Proposed development BUA – 216900 sq.m which comprises of resd’ & commercial establishment.
