Intro
Hawkins Brown are a prestigious and rapidly growing architects
practice. We were appointed as the principal contractor for the Cat
B fit out of their new offices occupying two floors of a Victorian
warehouse building in Clerkenwell – London’s design quarter.
Description
Following a competitive tender process, development of the design
details commenced, with Hawkins Brown eager to retain the industrial
feel offered by the space. Works began in early October and it quickly
became apparent that Hawkins Brown, because of their rapid growth,
would need the whole of the two floors, where the original intent had
been to sub-let half a floor.
With designs quickly updated the additional works were implemented
and delivered, giving the client uncluttered, spacious, modern offices,
with that all important industrial feel.
Challenges
Change was significant with the scope of works increased by
some 30% soon after commencement. Expanding the design and
implementing the additional works within the original time frames was
a real challenge.
Services were a challenge too, with decades old landlords systems
retained, it was important that these works were carefully considered
to ensure the services to other floors were neither interrupted, nor
compromised.
Outcome
The project was successfully delivered on time and within the clients’
budget. With a strong relationship established we have gone on to
work on other projects on behalf of Hawkins Browns own clients,
including a high end residential project on Pall Mall.
