- The Hanoi residential market experienced a decline in sales transactions in Q1 2016, down 34% quarter-over-quarter. However, demand remained strong for high-end and mid-end properties.
- Average primary prices were stable, while secondary prices decreased slightly for villas but increased for townhouses. Price growth was highest in decentralised districts like Ha Dong.
- New supply increased significantly in Q1 2016 with over 4,400 new units launched, located primarily in Ha Dong, Tu Liem, and West Lake districts. Abundant new launches are expected in coming quarters as well.

The month of July has seen the heavens literally open their doors and shower their blessings on us. After a late start in June, the monsoon picked up
smartly and the country as a whole received abundant rainfall, bringing cheer to one and all and definitely a sense of relief. The same good cheer
seems to have percolated to the global equity markets as well. Having brushed off the Brexit issue, markets have continued their upward move
relentlessly through the month of July. The US benchmark index, the S&P 500 hit a new lifetime high earlier in the month on the back of good jobs
data and an optimistic view of growth in the US economy. Not wanting to be left out in any way, the Nifty set a new 52-week high and the Sensex
scaled 28,000.
The quarterly results have been a mixed bag so far. While there have been more hits than misses, the IT sector as a whole and some pharma
companies have been the major pockets of underperformance. Most of the private sector retail banks and NBFCs have shown a stellar performance,
while growth in public sector banks was stagnant due to liquidity and NPA issues. In the consumer space, lower costs have added to the profits of
several companies, but revenue growth and volume growth were disappointing. There is hope that these will see a significant pick up in the second
half of the financial year once the benefits of the 7th Pay Commission and a good monsoon kick in.

So far Sterling and Japanese and European equity markets have borne the brunt of the initial shock, while the FTSE is down only 3.3% since Thursday and most major and emerging market currencies have been reasonably well behaved (see Figure 1).
But there are still far many more questions than answers and the situation remains extremely fluid.
For starters there is no precedent for a country leaving the EU and thus no clear-cut rulebook to rely on. The government has limited institutional capacity to start negotiations with the UK’s 27 EU partners until Article 50 of the Lisbon Treaty is triggered and no timeline has been provided for when this will happen (assuming it is triggered at all).
Perhaps unsurprisingly given the mammoth task ahead, the Leave campaign leaders have been very short on specifics regarding the mechanics and timing of the UK’s exit from the EU, the likely shape of future trade treaties and national policies such as immigration. Prime Minister Cameron’s de-facto resignation and wholesale changes in personnel in the opposition Labour Party are adding to the head-scratching.
Moreover, it is not one country seeking to leave the EU, but a union of four countries – England, Wales, Scotland and Northern Ireland – which further complicates matters as both Scotland and Northern Ireland seem intent on remaining part of the EU and potentially breaking free from the UK.
At this point in time, all we can do is take stock of what we know (or at least we think we know) and what we don’t know (but can tentatively try to forecast).
I would conclude, as I did in Europe – the Final Countdown (21 June 2016), that the many layers of political, legal, economic and financial uncertainty are likely to keep UK investment, consumption and employment, as well as Sterling on the back-foot for months to come. Financial market volatility is also likely to remain elevated in coming weeks.
In this context the US Federal Reserve is likely to keep rates on hold in coming months and the European Central Bank can probably afford to do little for the time being. The Bank of England is likely to seriously contemplate cutting its policy rate while the Bank of Japan will be under renewed pressure to curb soaring Yen strength.
Of course, British policy-makers and business associations have come out and said the right things in order to limit the carnage and contagion. But they have far more limited room to reflate the economy and fade gyrations in financial markets than they did during the 2008-2009 great financial crisis. They are not in control at this juncture and it is not obvious who is.
The first chapter of the Survey contains an examination of the macroeconomic performance of and outlook for the Asia-Pacific region, analyzing the implications of some of the economic challenges that the region is facing. It also contains a discussion on several policy options, with emphasis on the importance of fiscal policy. The chapter also includes an examination of the impact of the recent economic slowdown in the Asia Pacific region in terms of its effects on poverty, inequality and employment prospects, along with challenges posed by an expanding middle class and rapid urbanization. In the second chapter, the diversity of the region is considered by providing a more disaggregated analysis of economic issues and challenges that each of the five sub regions is facing. In doing so, a distinct issue is the focus for each sub region, which provides an opportunity for increased understanding of a variety of experiences and policy considerations. Finally, the third chapter contains analyses on the importance of productivity in the Asia-Pacific region and a set of policy recommendations on how to strengthen productivity growth.
Introduction of GST in the Rajya Sabha has significance because it could have been passed in the Lok Sabha also. However, Rajya Sabha is where the government does not have majority and since it’s a constitutional amendment that requires two thirds majority, convincing all the parties is a key milestone and to that extent, introduction and subsequent passage of the bill in the Rajya Sabha will be important.
•Earnings Data for 8 core industries including mining, infrastructure and electricity was received which indicated a growth by 5.2% which augers well. However, one needs to see if this is a onetime occurrence or will it continue. Also, since rainfall was moderate, by the end of July, rural consumption is expected to be strong. To that extent, GDP is likely to grow anywhere between 7.5-8% this year. The government’s earlier projections in the budget carry an upward bias.
Industrial production growth continues to remain tepid, thus necessitating the need for urgent redressal steps from the government in the form of expediting execution of approved projects and providing a competitive market for coal and mining sectors. Global headwinds have not receded fully, with growth in Euro Area expected to remain lackadaisical for few more quarters. Japan and China are passing through a phase of below potential growth too. Under this backdrop of subdued global growth, policymakers need to announce more policy actions like 'Make in India' initiative and flexible labour policy to help lift domestic growth to a higher trajectory.

The outcome of the US presidential election raises challenges for Asia. However, Chinese growth remains high and a financial crisis is unlikely, while growth in Hong Kong is improving. The brighter outlook in these markets should boost office property, as firm investment demand suggests, although residential property faces risks. Singapore's long-run attractions outweigh near-term pressure in the office market. Australia's economy is buoyant, but the positive story is well-known. With a GDP growth of 6.1% and strong macroeconomic fundamentals, the Philippines remains as one of the bright spots in both the global and regional scale.
Driven by strong economic performance, the real estate market is expected to remain buoyant across all sectors this year. Real estate activity remains to be in full swing, with developers allocating massive capex programs amounting to over PHP 300-billion into building townships across the city.
The office sector is still the most wanted asset class, with its robust rental growth due to high take-up from the business process outsourcing industry.
The retail sector also continues to be the top gainer among all sectors, further boosted by the declining oil prices that has increased savings for the economy.
Meanwhile, in the residential market, rates continue to grow although at a more modest rate as well as in hotels and leisure, whose long-term growth is being stifled by lack of sound infrastructure.
In spite of these opportunities, the Philippines' strict foreign ownership policies and lack of solid infrastructure remain as roadblocks towards sustainable and long-term growth for PH economy.
Philippine Real Estate Market Insight Report - 3rd Quarter 2017: To Build or ...Bryan Barredo
The real estate market has been blisteringly active in the past five years or so. Margins north of 30% were doable especially right after the Philippines was rated as "investment grade" by a number of international rating agencies. There are sufficient reasons that the market, together with the general economy, is backed by real demand, but real estate developers cannot wantonly build and expect brisk sales and returns. As usual, Pinnacle Real Estate Consulting Services, Inc. evaluates macroeconomic indicators that directly impact on the real estate as well as supply-and-demand dynamics to answer the question of to build or not to build.
Based on reports, Bangko Sentral ng Pilipinas (BSP) Deputy Governor Diwa Guinigundo stated that massive urban migration and strong consumer power generated by dollar-earners like the overseas Filipinos workers (OFWs) and the Business Process Outsourcing (BPO) companies support the bullish foundation. By 2017, revenues from BPOs will reach US$25 billion revenues and OFW remittances will reach US$28 billion, generating a total of US $53 billion. This dollar income will be chasing after consumer favorites like houses, cars, and appliances.
Added to this will be the relatively high 1.9% annual population growth rate characterized by a young, employable population sector (with, therefore, low dependency ratio). Essentially, the stability of the industry is underpinned by demand outstripping supply. At present, the residential housing backlog is five million units and independent foreign-based forecasters peg the same 5.0 million supply gap even up to the year 2030. The BSP Deputy Governor says it will take the construction of 2,600 residential units every day to catch up and erase the backlog. Some argue this may not necessarily be true for the office types currently centered in Makati, Ortigas and the Fort Bonifacio areas.
