This contract establishes a lease agreement between Edmond J. Bocalan Sr. as the lessor and Christian C. Bocalan, Maria Eliza L. Cidro, and Girlie Anne L. Logronio as lessees. The lessees will lease a car wash from the lessor located in Tanza, Cavite for a period of two months from February 5, 2018 to April 5, 2018. The monthly rental rate is 11,750 pesos to be paid by the 5th of each month. The lessees are responsible for electricity and construction costs and must leave the premises clean after the contract expires.

CONTRACT OF LEASE
KNOW ALL MEN BY THESE REPRESENTS:
This CONTRACT OF LEASE executed and entered into this 5th day of February 2018 in
Tanza, Cavite, Philippines, by and between:
I, EDMOND J. BOCALAN SR., of legal age, and presently residing at Cavsa Amaya II,
Tanza, Cavite, hereinafter referred to as the LESSOR;
- And -
I, CHRISTIAN C. BOCALAN, of legal age, presently residing at Amayana St, Amaya I,
Tanza, Cavite, hereinafter referred to as the LESSEE;
I, MARIA ELIZA L. CIDRO, of legal age, presently residing at Dona Aurora St. Silangan I,
Rosario, Cavite, hereinafter referred to as the LESSEE;
I, GIRLIE ANNE L. LOGRONIO, of legal age, presently residing at Batong Dalig, Kawit,
Cavite, hereinafter referred to as the LESSEE;
W I T N E S S E T H:
WHEREAS, the LESSOR is the registered owner of a car wash situated in Amaya II, Antero
Soriano Highway, Tanza, Cavite, containing a total land area of
WHEREAS, the LESSEE desires to lease the above mentioned car wash for their car wash
business and the LESSOR agreed under the terms and conditions hereinafter provided;
NOW THEREFORE, for and in consideration of the above-mentioned premises, the
mutual covenants and obligations hereinafter contained, the LESSEE hereby leases unto the
LESSOR under the following terms and conditions:
1. Term of this lease shall be for a period of two (2) months commencing from
February 5, 2018 until April 5, 2018, renewable upon mutual consent of both
parties;
2. Rental Rates – the monthly rental for the use and occupancy of the leased premises
shall be Eleven Thousand Seven Hundred Fifty (P11,750.00) Pesos to be paid by the
LESSEE to the LESSOR on the 5th day of the month without the necessity of any
demand;
3. The LESSEE shall not directly or indirectly sublease assign, transfer or in any way
encumber his right of lease to the whole or any part of the leased premises without
the written approval of the LESSOR;
4. The LESSEE shall pay for and defray at his own expense, the connection of electric
facility at his own expense;
5. The LESSEE is allowed to construct a building or any structure of his car wash
business and expenses for the said construction is at his own expenses. After the
lease contract, whatever structure built on the said premises by the LESSEE will be
left and will be the property of the LESSOR;
6. After the expiration contract, the LESSEE shall vacate the premises and clean the
surrounding before leaving the place;
2. IN WITNESS WHEREOF, the parties have hereunto set their hands at the place first
above written, on this day of 5th day of February 2018.
