EXECUTIVE SUMMARY
The move to this iconic location at Old Bailey in the City of London,
close to St Paul’s Cathedral inspired the design of the interiors
for BW’s new workplace. The aim was to create a showpiece,
a place of excellence for their staff and for prospective occupiers,
a reminder of the BW values.
Their new workplace needed to reflect and adhere to their brand
values including their attention to detail and desire to be DF@PC
(Defect Free at Practical Completion). The brand values start
immediately in the reception, which engages and delights, with
a stimulating environment of abstract art and a geometric metal
wraparound. The reception also functions as a business lounge
with hidden technology, personal storage, recycling facilities and
catering.
The ambition to create a dynamic and stimulating environment
for employees, clients and their partners was the driving force for
the new workplace. The collaboration spaces not only enables staff
to work together but also encourages clients and partners to work
agile when they are in town. This feeling of community is a core
part of BW’s values; people are at the heart of their business and
the aim was to create a stimuating environment were everyone
could thrive.

AIMS & COMMERCIALITY
A1. PROJECT AIMS AND ENTERPRISE
The fragmented and irregular internal façade and core posed a challenge
to the space. KKS’s resolution was to create the envelope to unify the space
whilst filter light into the space and aid sound reverberations. This was
acheived by using layers of different materials; the semi-transparent metal
screen and sheer fabric behind. The core in the centre of the space was
wrapped, made regular, with functions to support the meeting suite, the
business lounge, and the work-space, including personal storage, recycling
facilities and catering
.
The low ceiling presented another challenge, this was addressed with
maintaining a single uniformed height. In addition to the use of flush and linear
lighting, and minimising the introduction of pendant lighting, the working spaces
are kept in scale and the perception of height is in proportion.
The new offices allows for flexible and sharing desk, with the current count
of 86 desks to support a total of 130 staff, with the capacity to increase
headcount by 30%.
“We know how much the detail matters to our clients and it matters to us too. It
would be unthinkable that we would not complete our own office in line with our
objective to be DF@PC (Defect Free at Practical Completion). I am delighted
– and a little relieved – to be able to say that we have achieved that as well as
sticking to our own budget and timelines. We are delighted with the space, as

A2. UTILITY OF BUILDING OR FIT OUT
The cordial reception design allows for the visitors and guests
to use the space whilst waiting or after their appointments in
BW. The business lounge is equipped for any visitor to work
or relax, to enjoy a drink or be assisted by the reception staff.
BW has a clean desk policy that is supported by a secured
room allocated within the work-space to store all sensitive
documentation, as well as the personal space within the
wrapped core where personal effects are stored, allowing a
more flexible shared-desk use.
The larger meeting rooms are fitted out with state of the art
and user-friendly technology. The smaller ones are AV future
proofed to adapt when necessary. A seminar space for 40
guests is formed by joining two meeting rooms.
Branding design was a very important matter for KKS, cre-
ating a subtle integrated one within the interior architecture
deviating from the obvious application of colour.
AIMS & COMMERCIALITY
“Our new workplace couldn’t come at a better time. It plays
a critically important role in the integration of the cultures,
values and behaviours of people within BW, both those that
have been here for a while and those that have joined from
four corners of the fit out sector. Culture always trumps
strategy and our workplace is such an important part of

Personality – the sense of community created in the design
reflects that and encourages staff to learn from each other.

A3. VALUE, COST AND PROGRAMME
The added value is an immediate attention to
detail. The aim for the new BW workplace was
to create a showpiece, a place of excellence
for their staff and for prospective occupiers, a
reminder of the value that BW can bring to all
their projects.
To further reinforce a brand message, important
to BW, their BW logo becomes a piece of
abstract art which subtly integrates into the
reception space leading a client from reception
through to the meeting suite.
Art is further integrated, as texture and geometry
play with the juxtaposition of the bronze, metal
screen, and soft drapery. This also acts as a
shield for views of neighbouring buildings; the
soft elements mixed with the hard curves, keeps
operationally wrapping with circa 40 linear metres
of bespoke wall joinery. The core an otherwise
fragmented feature now allows for space for
coats, stationery, and personal storage.

DESIGN AND ACCOMMODATION
B1. BCO GUIDES
BW are contractors and therefore it is their business to know
how to efficiently run their own procurement element. As
contractors they are leaders in procurement cost and value
and were rigorous when it came to evaluating these criteria in
their own fit-out, using BCO benchmark data to support their
own analysis equally in terms of engineering, sustainability
and FM and design.
Post occupancy evaluation is also another important
measure of success for BW. They carry this out on all
completed fit-out projects. They were even more critical for
their own office and approach to fit-out. They stress tested
their own processes and were hyper critical of their own
approach.
Continuous improvement of projects for their clients is hugely
important to BW; they used the fit-out of their own office as
a reference point. They strived for their own office to be
delivered on time, to budget, with a clear audit trail, a
complete O&M manual and DF@PC – defect free at practical
completion.
B2. GENERAL ARRANGEMENTS
The move to this iconic location (5 Old Bailey, City of London) inspired the design of the
interiors. The concept was to capture the essence of the location, the medieval streetscape
(proximity of St. Paul’s Cathedral) and the gridded façades of the new surrounding buildings
(Ludgate Hill) into the new space. The medieval streets were represented in the ad-hoc
angular layout of the carpet, in 5 gradients from very dark grey (in the open-plan work space)
to pale grey in the Meeting Suite. The angularity is also expressed within the envelope,
created to contain the new reception and business lounge. This shared space, with
new semi-transparent, metal screens span the whole width of the reception’s internal
façade and the solid lacquer panelling array completes the enclosure. The solid and
semi-transparent elements are almost a background and figure of each other. The reception
shared space is completed by a concrete tile floor, composing the regular grid, with subtle
brass highlights that join with the angular lines in the walls. The meeting suite carries on
the same theme of reflecting the surroundings in the design, letting the whole space feel
uninterrupted, flowing from the reception into the meeting suite and back into the office
space, echoing the values of transparency, cordiality, and collaboration.

The work-space is completely open-plan subdivided by operational teams, but keeping the
same flow and transparency within the client area. The space is supported by the centre core
with plenty of storage, recycling units, and breakout space which is fully equipped with
refreshment facilities.

was an essential part of the design created by KKS, threading this through the entire interior
architecture in a subtle integrated manner, deviating from the obvious and simplistic
application of colour.
DESIGN AND ACCOMMODATION
B4. INTERNAL SPACES
BW employees have been delivering high-end, designer
created workspaces for clients for years. By relocating from
their dated, dark and technically inefficient offices, they have
aligned their growing business requirements to their clients
own workspaces. The aesthetic improvements to the
workspace include an engaging reception environment,
thought-provoking artwork, open-plan work spaces, employee
lunch area and views of St Paul’s dome. Underpinning these
aesthetic improvements however, is the hiding of technology
to make an effective workplace. From dynamic lighting, a
near seamless AV experience, universal docking stations
promoting hot-desking and reliable infrastructure
components, the workplace now assists in the creation of
a business energy which was stifled in their previous office
environment. With their business operating as a services
business, people are the absolute core of their product and
the palpable step change in the vibe in the office arising from
the move is enriching all.

DESIGN AND ACCOMMODATION
B5. BUILD QUALITY, DURABILITY AND MAINTENANCE
KKS worked closely with the project team and contractors
to ensure quality of detailing throughout and employed full
use of samples to ensure the build quality met requirements
and expectations. Samples of all specialist finishes and spe-
cialist lighting installations were provided for review
and co-ordination by the design team, prior to ordering.
The aesthetic and detailing of the reception area sets the
tone for the look and feel of the client spaces. The objective
was to create a space that would stand the test of time.
Robust finishes were selected for high traffic areas, for
example utilising concrete effect porcelain in the reception.
This selection was designed to ensure longevity and ensure
aesthetic quality.
Within the meeting rooms the use of back painted and
magnetic glass was used to diversify them as white boards
and as magnetic boards. The screen in reception has been
designed so it can be modified at a later date with brand
colours. The infills can be moved so they can adapt to brand
changes.

C1. ECONOMIC AND SOCIAL INITIATIVES
BW went to great lengths to recycle all of the cat a ceiling
tiles and carpets for reuse.
BW pride themselves on their sustainability credentials all
the specified fit out products and materials were sustainably
sourced.
Furniture and finishes suppler were sourced for their
sustainability. The project reached SKA Rating GOLD. The
certificate can be found on page 13.

BW’s stimulating workspace is designed to engage with staff, clients and
visitors. BW understand people are the very core of their business.
Breakout areas were created for social interaction and meeting spaces
and quiet areas designed for different tasks and personalities.
The space encourages working together.
The envionment is a light workspace which is conducive to good health
and productivity, in addition to natural light, reflective surfaces have been
added to create an even brighter interior. Plants are included for additional
wellbeing.
Location was an important factor to encourage easy access and the ability
to walk to local business supplier and facilities.

BW’s aspirations for their new offices were that the space
should reflect not just their ability to deliver an exemplar
quality build, but that it should truly reflect their
collaborative nature, team spirit and the passion within
the firm. The client-facing areas now instil the team with
a sense of pride and professionalism in the experience they
provide to all their visitors. It’s quiet elegance is balanced
with a transparency that reveals activity and buzz throughout.
Staff enjoy a large breakout area that is centrally located,
while workspace benefits from some delightful views of
hidden corners of the city.
The meeting room configurations provides much needed
seminar space for BW to promote their knowledge
programme, which in turn has been the catalyst they needed
to elevate the in-house research, trend and data analysis into
a marketing resource. The reception space was designed for
entertaining; parties are something the BW team love to host
and now they have a social space to match their enthusiasm.

The client-facing areas now instil the team with a sense of pride and professionalism in the experience they provide to all their visitors. It’s quiet elegance is balanced with a transparency that reveals activity and buzz throughout. Staff enjoy a large breakout area that is centrally located, while workspace benefits from some delightful views of hidden corners of the city. The meeting room configurations provides much needed seminar space for BW to promote their knowledge programme, which in turn has been the catalyst they needed to elevate the in-house research, trend and data analysis into a marketing resource. The reception space was designed for entertaining; parties are something the BW team love to host and now they have a social space to match their enthusiasm.
