1.0 Introduction & Intent
This document provides design and sales information to
support the sale of the development site at 45 Nightingale
Lane.
The proposals detail the change of use of the current
industrial site back to residential usage. The scheme creates
an outstanding development in a highly desirable part of
Wandsworth.
The owners of Audiology House are acting on the wishes of
the late Mr Lawrence Werth to develop the site and
distribute the full proceeds from the development to
support local and cancer charities involved in research and
care.
The scheme seeks to makes the best opportunity of creating
a sustainable develop and a desirable place to live with the
original villa at it's heart.
Best offers are invited for the Freehold in excess of £8M
viewing to be arranged as invite letter.

2.0 Assessment
Existing Buildings
Audiology House comprises a Victorian four storey building, set over
four floors, with later additions to the sides and rear. These range in
height from one to four storeys. The main building was built as a single
family residence which later became a production facility for the
manufacture of hearing devices.
The main villa is a good example of the type, however the two industrial
additions to its sides detract from its form. All of the buildings are
accessed directly through openings into the main villa or via a link
building which sits in the centre of the site.
The majority of the site is built upon with tarmac laid to the front and
side of Audiology House to allow vehicle access. There is a row of
planting directly behind the railings facing onto Nightingale land and in
beds either side of the main entrance to the building.

2.1 Assessment
Location & Character
The front of the site sits within the Nightingale Lane Conservation Area. The
Conservation Area is predominantly residential in character with grand houses lining a
wide street scene, featuring a wide variety of different architectural styles which
combine harmoniously to form a pleasing and diverse townscape. Simple fenestration,
yellow London stock brick, high eaves and grand entrances typify the Victorian
developments along Nightingale Lane.
The original villa on the site dates from circa 1870 and is typical of a period of rapid
development in the area. During these years Balham became a lively, fashionable, high-
class suburb, close to the rapidly expanding rail network and within easy reach of the
city.
2.2 Assessment
Accessibility/Transport Links
The site benefits from good access to bus, rail and
underground transport links. A bus stop is located stop
directly outside the of site.
The nearest national rail service is Wandsworth Common, a
13 minute walk from the site. Clapham South tube station,
serving the Northern line, is a 6 minute walk from the site.
The site is within easy walking distance of the parade of
shops adjacent to Clapham South tube station. Balham High
Street is an 11 minute walk away. A Sainsburys, Tescos and
Waitrose supermarket are all within a 7 minute walk of the
site. The open space of Clapham common is a 6 minute walk
from the site.

3.0 Evaluation
Opportunities
The Audiology House site has excellent potential to create attractive domestic
dwellings which will improve the amenity of the site and the street scape of
Nightingale Lane.
The large villa is suitable for conversion into multiple dwellings by replacing the
existing side additions and re-planing the building, the rear plot has potential to
provide additional mews houses by extending the existing terrace.
Parking can readily be provided for both the flats and the houses to the rear, by
maintaining a vehicle access route to the left of the site.
The proposed development seeks to realise the potential of the brown field site
whilst minimising any impacts of the development and seeks to enhance the
character of the area.

4.0 Design
Rationale
The feedback received from the planning authority, heritage
groups and local residents has informed the design rationale
of the proposed scheme.
A modernist approach has been taken to the design of the
new residential additions to the original villa on the site.
Their design is intended to frame the existing villa and
through the use of glazing and light coloured materials
minimise the visual 'weight' of the additions by allowing light
to pass deep into their floor plans and allow views of the villa
through the new masses either side of it.
The mews houses have an individual simplistic style using
crisp brick work and regular fenestration with brick banding
to the ground floor street elevation.

4.1 Design

The proposal creates:

6 No. 2 bed flats
2 No. 3 bed flats
3 No. Mews houses
The Gross Internal Area of the existing building is 2148 square
meters, the proposed GIA of the residential scheme is 1640, a
reduction of 508 square meters. The built footprint of the site also
decreases by a third.
4.2 Design
Layout
The site layout responds to the restrictions imposed upon it, the
requirement for vehicle access to the mews houses and provision
of parking, including a disabled space, for the flats in Audiology
House.

4.3 Design
Materials
The modernist side additions to the main villa will use high quality curtain wall glazing with fine
framing along with through coloured white concrete verticle columns, fascias and soffits. The
exposed white concrete will echo the plaster work of the quoins and window surrounds to the
principle villa.
The mews to the rear will be of finely detailed crisp brick work matching the colour and quality of
the of the original main residence.
4.4 Design

Housing Design Guide, both in terms of
space and quality standards. The
ambitious design created by the
architectural team presents a new
iconic frontage to Nightingale Lane.

types in an attractive private
development that minimises its impact
on the environment.

Landscaping & Lighting
A classical garden has been designed to
the front of Audiology House to
complement and emphasise the grand
entrance to the apartment building.
A second green space to the rear of the
main villa provides additional amenity
space and a child's play area.
External presence activated way finding

the scheme whilst not affecting the
privacy of the residential units.

4.6 Design
Scale
The scheme reduces the built footprint and the overall mass
of buildings on this site. The proposals re-harmonise the
property with its surroundings. The side additions to
Audiology House are subservient in terms of both design and
scale, they hunker down into the landscape beside the
original villa and their set backs at first floor level reduce the
impact of their additional half storey height over the original
additions.
The mews houses to the rear follow the line and height of
the adjoining mews making no greater impact than the
housing that preceded them.

5.0 Access
Vehicle and pedestrian access is clearly separated. Paved
surfaces are permeable and high grip to prevent falls. Level
access is afforded from the parking area to the lower ground
level and the central lift core that serves the main building.
Vertical circulation in served by a lift core to all flats.
Communal areas are no narrower than 2 metres wide to
allow for wheel chairs to pass and turn.
There is a mix of accessible units with two units meeting
M4(1), eleven meeting M4(2), and three meeting M4(3)
There are 3no. parking spaces for the flats and 1no. disabled
bay. The houses benefit from single garages. Each flat has
access to the bicycle park and each house has garage space
allocated for bicycle storage.

6.0 Schedule of Accommodation
The total GIA for each residential unit is given opposite along with the
number of bedrooms and occupancy as determined by the London
Plan. In addition to the private amenity figures provided opposite each
flat benefits from the use of the shared amenity space.

These range in height from one to four storeys. The main building was built as a single family residence which later became a production facility for the manufacture of hearing devices. The main villa is a good example of the type, however the two industrial additions to its sides detract from its form. The Conservation Area is predominantly residential in character with grand houses lining a wide street scene, featuring a wide variety of different architectural styles which combine harmoniously to form a pleasing and diverse townscape. Simple fenestration, yellow London stock brick, high eaves and grand entrances typify the Victorian developments along Nightingale Lane. The original villa on the site dates from circa 1870 and is typical of a period of rapid development in the area. During these years Balham became a lively, fashionable, high- class suburb, close to the rapidly expanding rail network and within easy reach of the city.

A modernist approach has been taken to the design of the new residential additions to the original villa on the site. Their design is intended to frame the existing villa and through the use of glazing and light coloured materials minimise the visual 'weight' of the additions by allowing light to pass deep into their floor plans and allow views of the villa through the new masses either side of it. The mews houses have an individual simplistic style using crisp brick work and regular fenestration with brick banding to the ground floor street elevation. The exposed white concrete will echo the plaster work of the quoins and window surrounds to the principle villa. The mews to the rear will be of finely detailed crisp brick work matching the colour and quality of the of the original main residence. 4.4 Design Quality This scheme has been designed to meet and exceed the guidance of the London Housing Design Guide, both in terms of space and quality standards. The proposals re-harmonise the property with its surroundings. The side additions to Audiology House are subservient in terms of both design and scale, they hunker down into the landscape beside the original villa and their set backs at first floor level reduce the impact of their additional half storey height over the original additions. The mews houses to the rear follow the line and height of the adjoining mews making no greater impact than the housing that preceded them.
