to I-75 with 150,000 sf of mixed retail on the upper level and a 150,000 sf Wal-Mart on the
lower level as well as a mezzanine parking structure. The 280 apartment units, with
independent parking and amenities are located off the existing single family neighborhood
beyond. The difficult site topography, configuration , and economic model dictated this multi-
level solution that yields 22,000 LSF per acre.

PHILLIPS’ design draws upon the sailing imagery of the river
and incorporates the movement of the mass transit system
and forms of the individual components. The result is an
energetic expression that still allows each use to maintain its
individuality.
Utilizing a glass panel system, the parking structure conveys
motion by capturing various reflections.
The complex program has encouraged the whole
development team to work very closely to understand each
component’s specific needs and how they can each be an
asset to the others.

Plaza Midtown Retail was commissioned by Selig Enterprises in 2004 and was
completed shortly after. PHILLIPS served as designer and architect of record for the
retail podium of the development that includes two 20+ story condominium towers
and a parking deck. The 50,000 square feet of retail is anchored by Publix and
required PHILLIPS to explore unique design and engineering solutions to satisfy their
operational needs in this dense urban location in Midtown Atlanta, Georgia.
PARK Druid Hills – Consisting of multi-family, retail, hospitality, and class A office
space in addition to the existing class B office space that is being retained, the in-
town development will be on a podium deck to accommodate adequate parking
below grade. This allows the project to have a park-like atmosphere with
considerable land devoted to green space. The project energizes x acres in the
Druid Hills community just outside of Atlanta, Georgia

The 300 unit Highlands on Ponce in the Midtown area of Atlanta serves as a
cornerstone for the area’s transformation. The hybrid construction system
consisted of steel stud and wood frame on a concrete podium and is 6 stories tall
which takes advantage of the site’s sloping topography. Retail and a fitness center
are located on the ground floor. The project was completed in 2002.

Development
The 1.3 million square foot Greene Village at Pleasant Hill will become Gwinnett
County’s first true live/work/play community. This development offers high-rise
condominiums, boutique retail, restaurants, and office space in a “European village”
setting of elegant plazas, plantings, and numerous water features. The project is
currently in development and being spearheaded by Greene Investments of Atlanta,
Georgia.
Savannah Landing is modeled after General Oglethorpe’s 1733 plan for the city of
Savannah. The project comprises of 54 acres of land and will include 21 blocks with
11 mid-rise buildings consisting of office, entertainment, condos, and lofts above
street level national and boutique retail and shops. PHILLIPS is the architect of
record for three of the blocks containing office and retail as well as the retail
portions of each of the other blocks for which other design teams are involved. The
project is a collaboration with other firms and three different development entities.
Located in the historic Sweet Auburn District of downtown Atlanta, the Curb Market
Redevelopment will restore and rejuvenate the 1924 municipal market to include a
boutique grocer, contemporary retail and local ethnic vendors. Additionally, a
medical office building and parking structure faced with housing are planned for the
site and a university building atop the parking deck is being considered. Potential
other buildings include student housing on top of the market and an extended say
hotel. Studies are on-going as of 2010 as further input is provided by the City.
V at Vinings – the steep thin site requires the project to cascade down the hill
toward main street. This affords much space for tiered plazas and below grade
parking, while still providing parking at the same level of many retailers. The project
was rezoned to allow for 100k square feet of retail two office towers and a multi-
family tower. Design continues and the plan has evolved, but the overriding concept
with lavish plazas has proven to be the cornerstone of the plan.
The Crossings of Carmel Creek – PHILLIPS worked with TBG to lead a team of
owners, managers, city officials, investors and consultants to develop the master
plan and PUD for this 468 acre development. The project is an integration of retail,
civic, office, residential and entertainment into a cohesive new town center for
Hutto, Texas, a northern suburb of Austin. Much of the land is devoted to
community gathering spaces and parkland which serves as the heart of the
development.

Centurion Village is conceived as a 100,000 square foot retail and office
development that incorporates the style of Romanesque architecture into a main
street lifestyle center anchored by a landscaped round-a-bout, fountains and a plaza.
Oversized sidewalks enhance the atmosphere and allow for public gatherings,
outdoor restaurant seating, tree shaded park benches and generous landscaping.
Strategically placed parking is shared among the tenants’ shoppers and office users.
Oakdale Town Center – A proposed 230,000 square foot open air retail center
designed to recreate the feel of a traditional small town. The heart of the project is
a town square with street front retail surrounded by other retail and office tenants.
The project was purposefully divided into a variety of smaller scale buildings to keep
the scale and massing at a human level. Landscape design and hard-scape amenities
are incorporated into the sidewalk design to enhance the pedestrian environment.
As a public / private partnership, Bay Street Station will utilize only 4.1 acres to
integrate two hotels, an office tower, residential flats, retail, and entertainment

Lexington at Peachtree City is a mixed use development outside of Atlanta, Georgia
in the master planned region of Peachtree City. This project is highlighted by two
story retail and office spaces with apartments above resulting in a 4 story complex
that is integrated into the sloping site. The design utilizes a combination of concrete
and wood frame construction with brick and stucco veneer. Considerable attention
was given to the balcony spaces to add interest to the form.
Oakdale Town Center will be a three level shopping and office complex with
integrated parking structures. The first level consists of a 180,000 square foot
anchor tenant with additional retailers while the third level provides additional
national tenants, restaurants and office buildings. The topography of the site and
proximity to the interstate has necessitated this concept which emulates PHILLIPS’
wildly successful District at Howell Mill development.

continued revitalization.
Through its thoughtful implementation of
enhanced pedestrian paths and mass transit

In 2005, the partnership of Ben Carter Properties and Simon Properties opened St.
Johns Town Center south of Jacksonville, Florida. In addition to being the A.O.R. for
the 500,000 square foot Target anchored Community Center (ROSS, Petsmart,
Ashley Furniture, Joann’s Fabric, Staples, DSW, shops) PHILLIPS handled the master
planning for the entire 200+ acres and has been the master Architect and A.O.R. for
three of the subsequent phases totaling more than 580,000 additional square feet.
Camp Creek MarketPlace was completed is two phases bringing the total
development to 1.2 million square feet. In addition to the master planning for the
project as a whole, PHILLIPS performed full services for all the retails except Lowes
and Target. A development criteria package was authored by PHILLIPS that carried
the style and character to the outparcel uses. This was subsequently managed by
PHILLIPS in conjunction with North American Properties’ development staff.
Conyers Crossroads was completed in 2000 and brought 350,000 square feet of
national tenants to the suburb of Atlanta, Georgia. PHILLIPS was the Architect of
Record completing documents for shell and upfit for tenants such as Michaels,
Staples, and Old Navy as well as design responsibilities for the anchors, Carmike,
Kohls, and Circuit City.
The Promenade is a 640,000 square foot center that opened in 2009. PHILLIPS
performed full services for the entire project developed by CBL Properties and
worked closely with the Target development staff to provide a cohesive aesthetic for
the entire center. The project is another example of PHILLIPS’ ability to work with
the Owner’s budget and provide a solid design that is both attractive and suitable to
the needs of the retailers.
The Super Target anchored Seminole MarketPlace was a fast track project that
consisted of 500,000 square feet. The shell documents for all of the shops buildings
and major tenants including DSW, Linens & Things, Marshals, Petco, CostPlus,
Famous Footwear, Dress Barn, Old Navy was completed by PHILLIPS in less than 6
weeks in order to hit the tight opening dates that the tenant’s requested.

MarketPlace at Mill Creek Phase II – Building upon the success of phase I completed
two years earlier, phase II adds 202,000 square feet of retail to the Mall of Georgia
shopping district north of Atlanta, Georgia. The project includes ROSS, Marshalls,
Cost plus, and REI among others. PHILLIPS performed full A/E services for both shell
and upfits for all tenants.
Coral Walk – Located on the west coast of Florida, this 275,000 square foot Super
Target anchored center serves a suburban community north of Ft. Myers. Special
attention was given to the hard-scape by incorporating trellis structures and
allowing for extensive use of landscaping. This provides the pedestrian a park-like
atmosphere between each anchor’s entrance. Ultimately the project was
constructed under budget and its success afforded PHILLIPS the opportunity to do a
second center directly across the street for the same developer.
MarketPlace at Mill Creek Phase I is a 186,000 square foot peripheral center to Mall
of Georgia. Tenants included Toys-R-Us, Borders Books, Petsmart, Michaels, Linens
& Things, Rugged Wearhouse, and Pier One. The project was designed in 1998 and
spurred the second phase that was done a couple years later. PHILLIPS performed
full A/E services for North American Properties, the original developer.
Lakeside MarketPlace– Developed on a previous construction landfill site by North
American Properties, this 318,000 SF center in Acworth, GA is anchored by a
SuperTarget. Due to the poor soil and underground fires from the organic debris,
PHILLIPS utilized various foundation types and a methane gas mitigation system.
PHILLIPS also developed Outparcel Design Guidelines and participated in the design
approval of the outparcel buildings to provide visual continuity to the entire project.
Part of a 706 acre mixed use development, Forum is the 325,000 square foot retail
destination for this Ft. Myers, Florida community. This retail center was planned by
PHILLIPS around the existing lakes and wetlands which was a creative endeavor that
challenged PHILLIPS’ ability to accommodate the parking and visibility that the
tenants demand. Full A/E services were performed for Best Buy, Books-a-Million,
Staples, Petco, ROSS, and Bed Bath & Beyond as well as design services for Target.

Oxford Exchange – Located in an Alabama suburb of Birmingham, this
approximately 500,000 square foot center is anchored by Target. The interstate
development is composed of brick and stucco and was an economic solution to a
high profile location.
To provide Coleman MarketPlace the visibility it needed, PHILLIPS designed a sixty-
foot tall tower element for Target and planned the adjoining 460,000 square feet of
retail to take advantage of the view corridors of this steep property. The signage
design was a key component to the success of the center as well as the efficiently
designed facades that relate to Target’s current modern prototype. Tenants for
which PHILLIPS performed full A/E services include Dicks Sporting Goods, ROSS,
Marshalls, Petco, and Old Navy. The project was completed in 2008.
Columbus Park Crossing serves as a regional shopping node along the Georgia-

the center is part of a master plan for over 400 acres that will includes retail, multi-
family, office, and health care components. Anchors include Bed Bath & Beyond,
Staples, Kohls, ROSS, Marshalls, Dicks Sporting Goods, Sears, Toys-R-Us, Carmike,
Old Navy, Petco, Petsmart, HH Greg, and Barnes & Noble.
Homestead Pavilion is a 260,000 square foot, 36 acre center with an interstate
presence that necessitated a four-sided design concept. The entrances utilize
round-a-bouts to control traffic to this popular shopping destination. The design is
typical Floridian with stucco and muted tones that blend with the regional context.
PHILLIPS continues to provide services as boutique tenants fill in among the
established anchors such as ROSS, Staples and Target.
Kedron Village is a Target anchored center located in the unique and growing
Peachtree City. The nearly 500,000 square foot center consists of national retailers
such as Petsmart and second floor office space. The city has been master planned
to accommodate golf cart transportation and a strong pedestrian emphasis which
this center integrates into. The modern aesthetic was closely coordinated with
Target and PHILLIPS provided full A/E services for all aspect of the project except
Target for which they provided design services.
22. RETAIL RENOVATIONS

Peachtree Square is located at a prominent intersection along Peachtree Street in
Atlanta, Georgia. The full renovation updated an early ‘80’s concept that once
included some inefficient atrium style glass elements. The new design by PHILLIPS
includes metal awning, brick and stucco facades that blend with the context while
still allowing the retailers such as Office Depot to have the visibility they need to be
successful.
The aging Georgetown shopping center is anchored by Kroger and has evolved over
the years as the market changed. PHILLIPS provided a new identity by designing an
updated renovation that greatly improved the visibility and branding ability of the
tenants. The erratic existing conditions were challenging to overcome, but
Howell Mill Village – The 80,000 square foot renovation included 800 linear feet of
canopy improvements that improved and updated the center’s appearance and
customer traffic. The design focused on updated materials and bright colors to
increase the street presence of the center. Since the $1million renovation
Town Center Prado is located in the Town Center retail district of Kennesaw,
Georgia. As the tenants have evolved, PHILLIPS has updated the development by
providing full A/E services to incorporate the new tenants into the existing center.
University Center was a former 120,000 square foot Wal-mart store that PHILLIPS
renovated into a ROSS, Bed, Bath & Beyond, Old Navy and shops building. The
additional 200,000 square foot center was unchanged, but the new tenants
increased the traffic and visibility of the center. The existing Wal-mart structure was
maintained and PHILLIPS incorporated new receiving areas, entrance canopies, and
interior spaces to accommodate the new tenants.
PHILLIPS and the contractor worked closely to over come each challenge
and provide solutions that worked with in the budget. Work was completed
in 2002.

sconce lighting fixtures that blended into the dramatic update.
The complex has been updated several times over the past many years and
currently includes ROSS, Barns & Noble, Stein Mart, Publix, and Crunch

23. RETAIL RENOVATIONS

Renovations
Merchants Festival was radically altered to provide visibility for Target as well as the
existing tenants such as Pearl Vision, Starbucks, and Pier One. The center applies
the Target concept of sliding planes and allowed PHILLIPS to provide new shops
spaces as well as renovated shops to conform to a unified concept.
Hamilton Village is located in Chattanooga, Tennessee and was originally
constructed in 1990. The renovation for which PHILLIPS performed full A/E services
included over 1,200 linear feet of canopy and the re-tenanting of 30,000 square
feet. The renovation increased the leasability and visibility of the entire center
including the dramatic tower elements for which PHILLIPS designed new shopping
center logos with dramatic backlit steel ornamentation.
Whole Foods was created from a former Service Merchandise space. The concept
of active re-use was not yet in vogue, but was considered common place with
PHILLIPS and Whole Foods. The renovation allowed PHILLIPS to explore the green
concept before LEED was popular. The project was completed in 2000.
Riverchase Promenade included the demolition and reconstruction of tenants
spaces while re-imaging the center as a whole. The concept built upon the clock
tower aesthetic that existed in the center and was the original identifying element.
The project is located in Alabama and continues to increase in popularity.

The $950,000 renovation of the Georgetown Shopping Center included 1,200 linear feet of
canopy improvements. Intended to improve and update the center through increased
visibility and tenant retention, the enhancements have successfully brought the center on par
with its upscale context in a North Atlanta neighborhood.

The existing center was characterized by a disproportionate arcade of slender columns
supporting a worn green roof (right). The replacement of a more substantial arcade ,
accented by bright colors and arched openings, engenders a more prominent aesthetic for
the center (above and right) . To achieve the primary design goal of increased visibility,
Phillips created decorative cupolas atop towers with dramatic lighting and internally

Corporate Campus is a redevelopment master plan of a 20 acre site on a prominent
intersection in the northern perimeter of metropolitan Atlanta Georgia. The site is adjacent to
MARTA Bus and Rail lines as well as Perimeter Mall. The development includes ground level
retail, 60,000 Square Feet of Medical offices and a six level parking deck. Services provided
include Master Planning, Architectural and Structural Documentation.

Town Center Commons – Located in Kennesaw, Georgia’s Town Center retail
corridor, this 100,000 square foot development included a 40,000 square foot JCP
and retail shops as well as a Galyon’s (now owned by Dick’s) sporting goods store.
PHILLIPS performed full Architectural and Engineering services for the JCP and shops
buildings.
Salem Road Station – This 70,000 square foot development is located in Conyers,
Georgia, an eastern suburb of Atlanta and served as the catalyst for further
development in the market. Design cues were taken from the then rural and
upscale vernacular, but were executed with in the budget constraints of the project.
East Lake Village – An in-town redevelopment project across from the historic East
Lake country club and Golf Course. Several undeveloped land parcels were
combined by the East Lake Foundation and cousins Properties to construct a new
retail component to serve the existing neighborhood. This development is designed
to be a catalyst for the ongoing redevelopment of the entire East Lake area. With a
strong grounded sense of permanence through the use of brick, the project
continues to serve the community well.
Crystal Beach Plaza – Anchored by Barnes & Noble, the 72,000 square foot lifestyle
center employed a progressive design utilizing metal ornamentation, louvered
awnings, and a bold color pallet. The design team worked closely with the
developer to generate an aesthetic that emulated the adjacent beachfront
residential community and addressed the City’s concerns while still meeting the
economic constraints of the development. The project was completed in early 2001.
Shops of Lake Tuscaloosa – In an up and coming suburb of Tuscaloosa, the 72,000
square foot neighborhood center is anchored by Publix and provides a new and
convenient shopping destination. The construction documents were fast tracked by
PHILLIPS in order to jump to an earlier development cycle for Publix.

1465 Chattahoochee is a one-story, multi-tenant building set in the heart of a
transitional area inside the City of Atlanta. The area’s unique mix of industrial and
commercial businesses was the ideal location for a unique retail building of
approximately 38,000 square feet. The pre-engineered metal building frame is
articulated with features that give the structure a semi-industrial look while
remaining true to its retail functions. Completion was in 2007.
The 80,000 square foot Ellard Village lifestyle center was developed adjacent to an
affluent north Atlanta neighborhood that wished for a “small town America”
aesthetic. PHILLIPS planned a walk-able multi-building concept and articulated the
buildings with a combination of siding, awnings, brick and various roof styles to
achieve this goal. The center is anchored by a CVS Pharmacy and includes multi-
level office space in addition to the retail and restaurant tenants. Completion was in
2003.
Suwanee Jubilee is an 84,000 square foot mixed-use “main street” concept that
includes retail and office components anchored by a Fresh Market grocery. The
project serves as the shopping destination for the master planned community
located outside of Suwanee, Georgia and was completed in 2006. The design takes
advantage of the topography by provided convenient parking to both the upper and
lower levels. A defining tower and plaza serves as a pedestrian and visual
connection between the various levels. Completion was in 2006.
Richmond Hill Center began as a design competition. PHILLIPS secured the contract
by providing a unique design solution that concealed the delineation between the
Publix box and the adjacent shops spaces on either side. This resulted in a cohesive
façade that is accented with metal awnings, towers and various parapet treatments.
The concept is also in harmony with the neighboring upscale coastal community
located south of Savannah, Georgia. Completion was in 2006
Within the city of John’s Creek, Georgia, the 31,000 square foot Lakeview Shops was
developed with the intention to create a pedestrian friendly shopping experience.
The project is energetic with its use of varying roof lines and parapet materials. The
facades are accented with a combination of metal and fabric awnings, brick and
stone veneers, and goose neck fixtures. Construction was completed in 2008.

University Point– is a 15,200 square foot boutique center in the college area of
Kennesaw, Georgia designed with the student population in mind. Tenants include
convenience uses and cafes. Picking up on the traditional context of the University,
the project reflects the student lifestyle of the area. The project was completed in
2004.
Perimeter Station in Atlanta, Georgia was completed in 1996 and includes Barnes &
Noble, The Container Store, and Restoration Hardware among other tenants. The
project is 86,000 square feet and is located in the popular Perimeter Mall
commercial area. Given a relatively small site for the program and a sharp grade
change, the solution was to step the building between tenants and allow this
variation to give interest to the pedestrian area and facades.
As Architect of Record, PHILLIPS completed documentation for Mulberry Place in
2006. The 28,000 square foot neighborhood center is located in proximity to the
world class amenity of Chateau Élan Winery and Resort. The project is highlighted
by dramatic tower elements and mix of stone and brick that is contextual.
Completion was in 2008.
Shoppes at Sugerloaf is one of three neighborhood centers comprising the 30,000
square feet of development completed with Wickley Properties during a three year
span. Each project required an efficient use of land and materials. The corner
elements were elevated to give presence to each uniquely designed development
and to attract larger regional tenants such as Starbucks.
Publix at St. Johns is the neighborhood component to the successful St. Johns Town
Center also designed by PHILLIPS. The center consists of a 45,000 square foot
Publix, a 25,000 square foot Total Wine, and 30,000 square feet of restaurants and
boutique retail. PHILLIPS worked with the Publix development team to reduce the
standard Publix schedule by several months to move the store into an earlier
opening cycle.

Mabry Village is a grouping of boutique retail buildings that combine to provide
14,000 square feet in a suburb of Atlanta, Georgia. The project is an example of
many quaint developments that PHILLIPS has completed over their 16 year history.
The development of Seven Hills greets the inhabitants of Cousins’ 200 unit single
family development in North Cobb County, Georgia. The design draws on the
former farmland aesthetic and regional architecture of the popular neighborhood.
Unique canopy solutions that included wood and steel brackets allow this center to
stand out from other more typical grocery anchored developments in the
surrounding vicinity. Completion was in 2007.
The Kings Market development required PHILLIPS to be the designer and liaison
between Publix and the City of Roswell’s Design Review Board . Unique design and
scheduling challenges were overcome by the team that resulted in visibility to
multiple street fronts while still upholding the City’s aesthetic concerns. The
redevelopment of the adjoining retail spaces brought a vitality to the previously
under utilized portion of the center. Completion was in 2007.

collaborating with Urban Outfitters’ design

The Whole Foods Market in Charlottesville, VA is just one of 5 currently under development
by PHILLIPS and incorporates elements from the regional rural vernacular. Just like the food
is locally sourced, so is the design and materials for the grocery store. The Charlottesville
location uses post and beam construction with stone and brick veneer typical in the region
and allowed PHILLIPS to incorporate a double entrance arrangement and a lower level office
space with street access, thus taking advantage of the drastic topographic change and the
City’s urban fabric.

Construction Administration Services at their two latest restaurants. Phillips was also called on
to aid Genki in the renovation of the patio at their flagship restaurant in order to increase
visibility, seating capacity and accessibility.
Phillips Incorporated an operable storefront at
the Virginia Highlands location which can be
opened to form an awning, creating a protected
outdoor space that is characteristic of Genki
Noodles and Sushi locations in Atlanta. Opening
the storefront also draws in the pedestrians on
Highland Avenue which has a high volume of foot
traffic due to the high density of restaurants and
boutique shops.

Lowe’s Home Improvement: While serving as their regional architect, PHILLIPS
PARTNERSHIP completed 35 new and/or renovated locations throughout the
southeast. The stores averaged 110,000 square feet and often required aesthetic
upgrades and to comply with local zoning and design requirements.
Old Navy/GAP/GAP Outlet stores have been handled by PHILLIPS nationally since
1999 and over 400 locations have been completed to date averaging approximately
20,000 sf. Responsibilities include complete Architectural and Engineering services
for new and existing stores, prototype development, construction project
management services, and site survey and assessments.
CVS/pharmacy: In addition to creating and managing 100 versions of a 10,125
square foot prototype, PHILLIPS served as the Architect of Record for over 200
freestanding locations in the southeast. The scope began with site design and
carried through construction administration. Part of the prototype program also
required PHILLIPS to perform third party reviews for all new projects.
Office Depot – 107 stores, both new construction and existing were completed
throughout the Northeast and Southwest. Services included complete Architectural
and Engineering documents, site survey/assessments, and due diligence.
Urban Outfitters/Anthropologie – PHILLIPS is a national architect for UOI and
provides full Architecture and Engineering services for approximately 20 stores per
year. Each store is a unique and sophisticated design requiring PHILLIPS to work
closely with UOI design teams. Each store is designed with its own set of highly
coordinated and researched details to ensure its individuality.

The Athlete’s Foot “big box” program resulted in the development of over 30 stores
averaging 12,000 square feet each. Locations were typically freestanding and were
located in the Eastern United States as well as the gulf region, including Texas.
PHILLIPS managed the prototype as well as served as AOR including Construction
Administration for all locations and provided site investigation and site planning
services as well.
CarpetMax Idea Gallery stores specialized in flooring and window treatments and
were founded by former Home Depot executives. PHILLIPS completed design and
construction documents for 25 stores and site design for an additional 25 locations
nationally. Each store was 6,500 square feet and were a combination of new
construction and renovations. PHILLIPS was instrumental in refining the
development process to improve overall efficiency and costs.
Movie Stop, a subsidiary of Game Stop, stores are a source for movie and game
rental/purchase and averaged 8,000 square feet. In addition to serving as AOR for
locations in the southeast, PHILLIPS worked with Movie Stop to define their brand
aesthetic.
K & G Fashion Superstore is a subsidiary of The Men’s Wearhouse with an average
store size of 20,000 square feet. To date, PHILLIPS has completed 34 locations
nationwide. In addition to Architect and Engineer of Record services for the
interiors, PHILLIPS performs services to survey and modify existing shell conditions
and to update merchandising plans.
Ethan Allen is an upscale national furniture concept that ranges in size from 12,000
to 30,000 square feet . PHILLIPS served as AOR for locations in Georgia, California,
North Carolina, and Florida including the 30,000 square foot flagship store in
Alpharetta, GA. This was the first of a newly designed concept utilizing a central
skylight and an illuminated cornice. Other locations were based on this new
prototype, but in jurisdictions such as California and Florida, the concept was
modified to better match the site’s context but still maintain the Ethan Allen brand.

Mikasa is a dinnerware retailer/wholesaler based in New Jersey. PHILLIPS
performed full Architecture and Engineering services for 13 locations in the United
States and in Puerto Rico. The stores were approximately 18,000 square feet each.
PowerTel was a telecommunication retailer who expanded rapidly in the 90’s.
Stores were typically 2,000 to 5,500 square feet and located in existing in-line or
freestanding buildings. As AOR, PHILLIPS completed approximately 50 stores
between 1996 and 1998 throughout the southeastern region including their 20,000
square foot call center in Florida and their flagship location in which PHILLIPS
handled all aspects of the interior design including the dramatic fixtures.
Advance Auto Parts is a franchise arrangement that allowed PHILLIPS to work with
both corporate locations and individual franchisees to manage schedule,
construction document production and plan reviews. Averaging 15 stores per year,
PHILLIPS serves as regional architect of record and provides site design, building
design and construction administration.
AGCO is a world wide leading supplier of parts and equipment to the agriculture
industry. PHILLIPS provided site assessment surveys on hundreds of AGCO stores in
the United States and Canada and design services for many of these locations during
their expansion efforts between 2001 and 2003.
In addition to the relationships listed above, PHILLIPS has also worked with
numerous additional prototype accounts such as Monkey Joes, Flying Biscuit, and
Fado restaurants.

Starbucks – PHILLIPS worked closely with Starbucks’ internal design teams to
develop more than 100 new locations for the Seattle based coffee chain. Full site
surveys were conducted when a new store was to occupy and existing building and

third party project management and permit expediting.
Quiznos – PHILLIPS worked with a regional franchisee to provide Architecture and
Engineering services for the build out of multiple locations in the Atlanta market.
The sandwich restaurants are approximately 2000 square feet and were within
existing centers.
New York Subs – PHILLIPS completed full Architectural and Engineering documents
for multiple locations in the Southeastern United States for the 2000 square foot
sandwich shop. All locations were in existing centers are required considerable
utility coordination.
Chick-fil-A retained PHILLIPS to provide full Architecture and engineering design
services for multiple in-line locations of these popular restaurant throughout the
north and southeast. PHILLIPS also assisted with the development of Chick-fil-A’s
freestanding double drive-thru prototype.
Swifty Serve is a 3,200 square foot convenience store with gas pump facilities. As
the southeast regional corporate architect, PHILLIPS performed full A/E services
including predevelopment services for locations in Georgia and Florida and handled
both corporate owned and franchise owned developments.

building originally known as the Central Trust Company Building built in 1919. While only adding

Phillips Partnership has been working with Choice Hotels International as
prototype Architect since 1999. With 11 projects throughout the United States
under the Comfort Inn and Sleep Inn brands, sizes range from 55 to 80 guestrooms.
Phillips has worked with InterContinental Hotels Group over the past decade now
developing 16 hotels under the Holiday Inn Express, Candlewood Suites, and
Staybridge Suites brands.
Never one to back down from a challenge, Phillips Partnership has shown
Professionalism, Diligence and a strict adherence to Corporate Standards while
developing hotels not only for Hilton, Marriott, Choice Hotels International and
InterContinental Hotels Group, but many other brands as well. Phillips also brings
their high level of quality and detail to such brands as such as Toyoko Inn, Taj
Hotels, and LaQuinta Inns and Suites in addition to Hawthorn Suites, Microtel Inn,
Country Hearth Inn and Accor Hotels throughout the United States.

The 300 unit, mixed use development in the midtown area of Atlanta serves as a cornerstone
for the area’s transformation. The hybrid constructed building (steel stud and wood frame on
concrete deck) is up to 6 stories tall, taking full advantage of the site’s sloping topography.
Retail and fitness facilities meet the pedestrian level along the cities streets.

53. THE ALEXANDER AT THE DISTRICT

PHILLIPS provided full design, architectural, hardscape and engineering services for the
Alexander at The District, located in downtown Atlanta Georgia. This 280 unit mid-density
apartment project is located immediately adjacent to PHILLIPS’ The District at Howell Mill
project completed a year earlier. The planning of the two projects was handled
simultaneously.

Parkside represents the revitalization of an aging urban area. The design converts an existing
hotel into apartments, and erects three new mixed-use buildings and a parking deck at a
major intersection across from a neighborhood park. Three new four-story buildings provide
town homes and retail shops at street level with three stories of apartments above for an
urban experience. Compromised of 244 units on 3.2 acres, this project achieves 75 units per
acre.

service for the Alexander at Perimeter Apartments, located near Perimeter Mall in
Dunwoody. This 380 unit complex (10 different types) also a two level clubhouse, pool,
fitness area, and leasing offices.

PHILLIPS relationship with AG Spanos extends nearly a decade. The Alexander at Daniel Island
is the most recent project that they have teamed up to develop. The project is in the City of
Charleston, SC and is currently planned for construction in 2011. With three courtyards, a
parking deck, and 280 units, the residences are situated on 4 levels above a crawl space that
houses the amenities and allows the design to be contextual.

This project places a 250 unit Mid-density multi-family apartment complex on 4.46 acres,
producing 56 units per acre. The main apartment buildings consist of four stories with an
interior basement level on grade, creating a private courtyard. Parking is provided with a
centrally located free standing deck. PHILLIPS provided both pre-development and
architectural services.

Developed in response to a Request for Proposal from the city of Tampa, Post Ybor includes
410 apartments and 27,000 sq. ft. of retail space. The intent of Post Ybor City is to design a
new multi-family environment that creates a contemporary extension of the 7th Avenue
Commercial District of Historic Ybor City. Responding to the existing historic architecture of
the district, these apartments are designed as a series of individual buildings making up
several city blocks.

The compact, triangular-shaped site called for a unique strategy to accommodate the
required density within the mix criteria. Two and three-level town homes along the outer
perimeter of the site blend contextually with the residential context while the main building
rests three stories of apartments above the parking area. The units are comprised of one-
two-and three- bedroom units, and loft units.
