4. 1. Construction
• A general term meaning the art and science to form objects, systems,
or organizations, and comes from Latin constructionem (from com-
"together" and struere "to pile up").
• àThe act of building
5. 2 Construction
Construction is the process of constructing a building or infrastructure.
It differs from manufacturing in that manufacturing typically involves mass
production of similar items without a designated purchaser, while
construction typically takes place on location for a known client.
6. Construction is the set of activities or processes undertaken to build a
Real (Fixed) Asset.
3 Construction
7. Construction Types
• Buildings: Residential;
Non-residential (commercial/institutional).
• Infrastructure: -Dams
-bridges, highways, railways
-water or wastewater treatment plants
-Water distribution systems and sewer networks
• Industrial: -Refineries (Chemical);
-Processing Plants
-Power Plants
-Manufacturing Plants
8. Management
What does the term Management mean to you?
Kofi: “Joe, how are things?”
Joe: “We are managing”
What does Joe mean?
9. The Role of The Manager
• Plan
• Organize
• Co-ordinate
• Control
• Lead
What needs to be controlled in a construction project and why?
11. Construction Management
Construction (Project) Management (CM) is a professional service that
uses specialized, project management techniques and tools to oversee the
planning, design, and construction of a real asset, from its beginning to its
end. The purpose of CM is to control a project's time, cost and quality.

Determinants of Cost & Time Overruns for Public Construction Projects in Ghana
ABSTRACT
This research studied what factors contribute to cost and time overruns in
construction and further predicts if and how these overruns can be expected on a
construction projects using two multiple regression models. Contributing
factors/predictors considered include Size of Project, Planned Duration, Location of
Project (Rural; Urban), Sector (Building, Road, Aviation) and Class of Contractor
assigned to project. The objective was to ascertain if and how much, these
variables contribute to both construction delays and cost overruns….In conclusion,
the findings of this research will contribute to improvement in the productivity of the
Ghanaian construction industry, and in effect, make the industry a stronger
contributor to Ghana’s economy (Sam-Mark Ayernor, 2017)
