Occupancy Specialist
1. OCCUPANCY SPECIALIST
Job Description /Minimum Qualifications: Some previous property management experience including experience working with the public.
Or other combination of experience and education that meet the minimum requirements.
Training: Equivalent to completion of the twelfth grade supplemented by specialized training in counseling, social science, typing computer
operation, bookkeeping, office procedures or a related field.
License: Possession of, or ability to obtain, an appropriate, valid Arizona Driverās license.
Special Requirements:
Essential duties require the following physical skills and work environment:
Ability to work in a standard office environment with some ability to sit, stand, walk and twist, exposure to outdoors.
Other Requirements:
The ability to speak Spanish fluently.
MAJOR DUTIES AND RESPONSIBILITIES
1. Receives maintenance and services orders; notifies the maintenance department of all repairs needed including emergency
situations and potential maintenance problems.
2. Refers to the proper personnel tenant situations that require counseling by social services personnel; complaints involving
maintenance repairs, rent calculations and actions taken by other departments to that particular department.
3. Assist reviewing applications and verifications for completeness and consistency; participate in error identification, analysis,
prevention and corrective actions.
4. Assists on determining eligibility for Low-Income Housing Programs according to federal regulations and department procedures;
notify applicants who do not qualify for the program.
5. Assists in calculating rents, rent credits and utility allowances for current and prospective tenants.
6. Assist in explaining and applying rules, regulations and policies of the department to applicants and residents, both in writing and
orally.
7. Perform routine clerical tasks related to the review, verifications and evaluation of applications.
8. Assists in preparing bills, collecting rents, service charges, bank deposits, repair and legal fees.
9. Assists in preparation of eviction notices following well defined and established procedures.
10. Assists in preparing and maintaining a variety of reports, records, files and logs related to housing operations; assist in preparing
reports required for the Department of Housing and Urban Development, USDA Rural Development or for the corporationās
purposes; type a variety of documents, correspondence, standard forms, leases, contracts, as required.
11. Provide staff assistance to the Multi-Family Housing Director; assist in preparing and presenting staff reports and other necessary
correspondence.
12. Assist in performing housekeeping inspections of all units; ensure that all provisions of the lease are being followed; investigate any
lease violations; asses tenant charges.
13. Performs a variety of general office duties including serving as receptionist, filing and typing; compose letters and other routine
correspondence; operate a variety of office equipment including typewriter, calculator, photo copier, computer, fax machine and two
way radio used in the preparation, copying, transmittal and storage of information.
14. Provide temporary and vacation relief in similar occupational fields as necessary.
15. Advise applicants and participants concerning community and Self-Help programs.
16. Perform related duties and responsibilities as assigned.
17. Participate in and maintain drug free environment.

QUALIFICATIONS
Experience and Training Guidelines:
Any combination equivalent to experience and training that would provide the required knowledge; skills and abilities would be qualifying. A
typical way to obtain the knowledge, skills and abilities would be: ability to obtain occupancy certification within probationary period. (NOTE:
Employee must sign a one year employment contract with corporation after occupancy certification has been obtained. In the event the
Employer/Employee terminates contract, employer shall be indemnified by Employee for its reasonable certification fee and or costs.)
Full time position, $10.75/hr, benefits.
