Case Study Of Sacco
1.1.1 Growth of SACCOs
Over the past four decades, Sacco's have been especially vibrant in rural areas since the banks left a
gap when they withdraw from service provision to the poor or middle class people of the rural. In
1975, rural Sacco's membership was 500,000 and this has grown to 1.2 million in 2005. In this
period, Sacco's were primary closed cooperatives dealing only with active members of specific
organizations with a common bond. Larger Saccos have opened up to non–member clients by
stablishing FOSA while others still continue to offer limited services to members only. This offers a
broader range of financial services to both members and non–members. Larger Sacco's in terms of
capital base began offering FOSA's in their head during the economic liberation period of 1990's
when commercial banks withdrew their services from less viable areas. Hence the FOSA's attract
former bank customers who were left without any banking ... Show more content on Helpwriting.net

Cooperatives planning include preparation of annual budgets, which are approved during the annual
general meeting by members. After budget preparation, different cost centres are allocated funds by
members present. The management usually over looks such plans with little or no consequences.
Cooperative societies enhance its growth through well trained management who understand their
role effectively. The management of societies is determined by the democratic nature of governance
in cooperative societies and the members elect the management committee for a specific term. The
problem comes up when the people elected are not good managers and end up running down the
societies or mismanages the Sacco funds (Mudibo 2009). He continues to say that; majority of the
problems bedevilling co–operatives arise from bad governance and poor economic management or

An Effective Modern Human Resource Management
From the personnel to Human Resource Management requires re–thinking of traditional approaches
of changing nature of work, workers and organizations. Efficiency and productivity and also
demand fairness and equity for an organization, Human resource gives their vital contributions and
is unique. The overall productivity of an organization can give a blow by equity. In the organization,
to give a proper balance an effective modern Human Resource Policies is required. The functioning
of the organization can disrupt with any disparity factors like job satisfaction or job description
training programme or appraisal system. The performance of employees is the base of the
foundation of organization. The best performance can only be given by the employees if they are
fully aware of their duties and responsibilities. The organization defines all the duties and
responsibilities. Organizations are building to achieve some goals or objectives. And thus, achieving
those goals requires efforts of number of people, so they are collective rather than individual. A job
is called when the worker and work comes together and the role of worker is played properly.
Through job analysis information about jobs are obtained. This helps in forming a sound PMS as job

Business Owners Of Sole Proprietorships And Partnerships
I. Introduction
When the term "salary" comes to mind, people reference employee wages and the taxes paid by both
the employee and the employer. However, the term has a slightly different meaning when it comes
to payment of business owners. There are many options on how business owners can be paid, but
the options are based on the business entity election. Business owners of sole proprietorships and
partnerships do not receive a real salary; instead they receive profit distributions from business
operations. Profits from a partnership are then divvied up based on the ownership percentage of each
partner. They are not responsible for paying the FICA tax, but they do need to pay self–employment
taxes and quarterly estimated taxes. Business ... Show more content on Helpwriting.net ...
The first major source include the services performed by the shareholder (i.e. administrative tasks &
daily business tasks) in which require compensation to be awarded from distributed profits. The
second and third major sources include acquired profits from non–shareholder employees as well as
equipment and capital added to the business. The profits that are distributed from these sources are
indirectly created within the business and are to be distributed as compensation and dividends (S
Corporation Compensation and Medical Insurance Issues 2016).
The IRS knows that business owners are not keen on paying taxes, so they have put together a list of
rules to make sure that business owners are compensating themselves. One of the biggest
advantages of electing the S–corporation status is being able to take a salary as well as distribute
profits to shareholders. However, determining the amount of the business owner's salary can be
problematic. Since Mr. Jones and Mandy are going to take salaries of $180,000 and $70,000
respectively, the IRS is not going to notice red flags. Another key point is that profits should be
divided in a way that salaries are more than distributions. The 60/40 split allows Mr. Jones to claim
60% of all profits to be distributed, nothing higher or lower. If Mr. Jones' company made $100,000
one year, he could not claim anything higher

Advantages And Disadvantages Of Cooperatives
14.31 Workers' co–operatives
In large public companies, management and ownership are separate. By contrast, in workers' co–
operatives employees will have contributed towards the capital of the organisation and may elect
managers at annual meetings.
The advantage of workers' co–operatives is that all workers can take part in discussions regarding
their firm. Therefore, there is a strong incentive for workers to work harder and increase profitability
if they anticipate receiving higher dividends from their shares.
Another advantage is that taking part in the decision‐making process helps to motivate workers.
However if the co–operative becomes bankrupt then the workers will lose both their jobs and the
value of their shares. It may then be difficult to persuade employees to put more capital into the
business. The objectives of co–operatives are usually to provide goods and services to consumers at
reasonable prices and to pay fair wages to the workers.
Whilst there have been workers co–operatives for a considerable time there has been a noticeable
increase in their number in recent years. Many ... Show more content on Helpwriting.net ...
In order to avoid people having shares in order to pay the advantages of windfalls, the Nationwide
Building society, which is the largest, has a clause that new shareholders i.e. almost anyone who has
deposits agrees to forgo the windfall and the money would instead go to a trust. The logic of this
clause was otherwise, since there is one member one vote so–called carpetbaggers would have small
deposits in the mutual organisations and would then try to get a vote on getting the organisation to
become a company since they would get a disproportionate return if the building society could be

2.1.4 Smallholders and Farmer Cooperatives
Coffee farming is crucial as the source of income for smallholders farmer in most of developing
countries. Although, the number of private plantation is quite small, they might have the possibility
to break the boundary and an access broader market channel. However, small–scale farmers might
have several constraints that prevent them from reaching the market. The demand for high quality
products and consistent volumes is one of the possible constraints that they might face. Several
studies have been drawn the important barrier encountered by developing country producers
regarding institutional and infrastructural support (Trienekens, 2011:52). To some extent,

Still, economies of scale in production are different from economies of scale in marketing that are
rife in high value export market. The conflict lies in the requirements for marketing in terms of
information procurement and dissemination, the role of reputation and branding and the importance
of negotiations (Roy and Thorat, 2008:1876). Although Fischer and Qaim (2012) argued that
cooperative organizations do not necessarily mean that the farmers can get better access to market,
but the farmers' organization can be the important catalyst for innovation adoption and upgrading of
production systems through promoting efficient information flows (Fischer and Qaim,

Analysis Of The Niagara Local Food Co Operative ( Rbv )...
Resource–Based View (RBV) Analysis Since the Niagara Local Food Co–operative (NLFC) acts as
an intermediary between the local suppliers and the local customers, their main channel of
communication between the two parties is their online website. The co–operative does not stock any
inventory relating to the offerings that the supplier has available for sale since it is the supplier that
determines the quantity and the type of food available for sale through the website. The organization
has no control over what the suppliers get to offer; the power lies within them. Due to the website
being the main communication tool between the supplier and the customer, the organization does
not procure nor hold onto inventory of products. The only time the co–op has access to the products
being sold is when the producers drop off their products at a hub, where a volunteer either receives
and waits for the purchaser to arrive to pick up their goods or the volunteer delivers the products to
the customer's location (if he or she elected to have it delivered). Based on this operation, there are
no tangible assets that the organization possesses. However, the co–operative has procured a variety
of products from the Ontario Natural Food Co–op in order to maintain its diverse offerings for its
members. They send out surveys to its members to determine what their customers' preferences are.
Once they have an idea, they perform a trial and error process by buying items that may suit the

Differences And Differences Between Amul And Other...
Differences Between AMUL And Other Cooperatives Following The "AMUL Model"
The NDDB was created so that it could implement AMUL'S Model in other states. Though the main
three tier system is common everywhere there are some differences between them and AMUL which
might be the reason that the other cooperatives have not been as successful as AMUL (Prasad and
Satsangi).
In the other cooperatives the Managing Director is an IAS officer unlike in AMUL's case where the
Managing Director is chosen from amongst the selected representatives chosen by the members. The
negative impact of this is that the IAS officer won't have that level of an attachment that a farmer
who was elected would have. Hence this would surely impact the cooperative adversely.
In other government cooperatives the government has a share in it. Therefore there are government
representatives also on the board of directors other than the Managing Director. These Director's
influence the decisions of the board hugely and in the end it might result in these government
directors taking the decisions and one of the prime principles of a cooperative which is ... Show

Seeing the way AMUL and the other cooperatives have grown I can see the reason why Lal Bahadur
Shashtri wanted the Amul model to be emulated in other states. Having farmers as policy makers of
the cooperate and with some assistance from professionals in running the cooperation was an
incredible idea. By providing technology and a support system to the rural producers, the
cooperative has really increased the standard of living of the people living in rural areas. As rightly
said by Kaur in her research paper, "The dairy cooperatives are among those few institutions in
India, which still cherish a strong Cooperative identity, values and purpose. They still boast of

Explain the implications for the business and stakeholders of a business operating ethically. (P2)
All businesses have a number of stakeholders each with individual interests in what the business
does, the owners (In co–ops case, the members) will want good financial gains from their
investments. Businesses such as co–op should be managed with the interests of all stakeholders in
mind.
Stakeholder is anyone with an interest in a business. Stakeholder can be individuals, groups or even
organisations that are affected by the activity of the business, they include:
Owners who are interested in how much profit the business makes Managers who are concerned
about their salary Workers who want their wages to be ... Show more content on Helpwriting.net ...
As I mentioned in the introduction it is more than likely that there will be conflict between one or
more of the stakeholders of the cooperative, one conflict that is more than possible is between the
environmentalists and the members of the cooperative. If the co–op bring out a brand new product
or range etc at it seems to be doing well then the members will be pleased that their investments has
paid off and they are getting good profits of it. However if the products is controversial for example
tree's have been cut down to help make the packaging of the product then environmentalists might
decide to make a big campaign, protesting to get the products of the shelves. If the environmentalists
succeed in their protests then it means the members are losing a good profit which is a big loss for
the company.
The second type of stakeholders is:
External stakeholders: Groups who may have an impact in the business but are not in the inner circle
– eg suppliers and the local community. The suppliers are a very important part of the business and
without them the co–op wouldn't be able to function properly. If for example the co–op wanted to
reduce their carbon emissions then this could affect the suppliers.
Because the suppliers will normally either use big lorry's or through aeroplanes (if they are shipping
from abroad) this

Advantages And Disadvantages Of Cooperative
Theoretical Background
The history of forming a cooperative started when the Filipinos traveled in Europe during the later
part of the 19th century, studied abroad and brought home with them new ideas. It was this group of
Filipinos who were in close contact with the new economic movement in Europe. Two names
worthy of note were Dr. Jose P. Rizal and Teodoro Sandiko. In Dapitan, Rizal had his ideas in
cooperation partially fulfilled. He put up a school for the poor community on a purely cooperative
basis. He also established a cooperative store with the help of his pupils. One noteworthy group
organized by Rizal was the La Sociedad de los Abacaleros (Society of Abaca Producers). This
functioned for only one year. Rizal returned the members share capital without any loss. Teodoro
Sandiko, in his travels in Europe, had a close contact with the cooperative movement in Germany
where he came across with the Raffeisien movement. Very much impressed by this type of
cooperative, he looked forward for an ... Show more content on Helpwriting.net ...
One main advantage of cooperative is that it is easy to form compare to any other business
organization. No legal formalities are really needed to form this.(Thames & Hudson, 2011) Second
advantage is that there is no obstruction for membership. Anyone can be a member of a cooperative
and can also leave if he/she no longer wants to continue his/her membership. (Davidson &Davidson,
2010) Third advantage is that it is democratically managed; it is managed by the elected officers of
the cooperative with all the members having the equal right to choose and vote. (Democracy for
Cooperation, 2010)The last or fourth advantage is that the members shared the surplus of the
cooperative. The profit from goods sold are distributed to its members and some of it are reserved or
kept also for the welfare of its member which is mainly used for the managing or expanding of a
cooperative. (Today in Cooperatives,

The Annual Women And Fair Trade Festival Essay
On a crisp morning this past fall, cooperatives from around the world set up shop in an Austin,
Texas, church for the annual Women and Fair Trade Festival. While most of the vendors were
veterans of collective organizing, one group of single immigrant mothers used the festival to debut
their food cooperative, Cooperativa Posada.
Three Mexican women–Silvia, Elideth, and Erika–and a Guatemalan woman named Hilda spent a
near–sleepless night preparing dozens of their distinct regional varieties of tamales, some wrapped
in corn husks and others in moist banana leaves. Nebat, the lone Ethiopian member of the
cooperative, prepared some luscious, dark, traditional Ethiopian coffee by roasting the beans on a
metal plate over an open flame, then grinding them by hand.
The products of their labor were not only nourishment for the festival attendees (who lined up for a
taste), but also an attempt to raise the awareness–and donations–needed for their cooperative to
succeed. On a broader level, the tamales and coffee represented the mothers' efforts to create an
opportunity for self–sufficiency, to foster collective economic empowerment, and to forge a path
forward for themselves and their families.
All the Cooperativa Posada members currently live or have lived at Posada Esperanza in Austin, a
shelter for homeless immigrant mothers and their children. The shelter houses 16 families, most of
whom are undocumented immigrants or asylum seekers from Latin America and Africa who have

Public warehouses provide storage facilities to small manufacturers and traders at low cost. These
warehouses are well constructed and guarded round the clock to ensure safe custody of goods.
Public warehouses are generally located near the junctions of railways, highways and waterways.

3 berries should actually be graded No. 2B The installation of a berry grader would positively
impact the cooperative's income, while negatively impacting the farmers' income. With the current
system, 450,000 bbls. of berries are paid a premium of 50 cents per bbl, yet when the berries are
used only about half of them are actually considered No. 3's (berries with the best color). So
basically, the cooperative is paying a premium on 225,000 bbls. more than it should be, and that
worked out to about $112,500 in 1970. It would cost the cooperative $10,000 to install a berry

Ownership and Structural Forms of Business Organization
Ownership and structural forms of business organization, applicable laws, requirements for their
formations, and advantages and disadvantages
Type of Ownership * Single or Sole Proprietorship. It is a form of business organization which is
owned by one person. The owner personally manages his business. Most of businesses in the
Philippines (including those which are not registered) belong to single proprietorship. Examples are
retailers, market vendors, barbers, tailors, and so forth.
a) Advantages of Single or Sole Proprietorship
1) It is easy to organize. Financial capital is small, and registration requirements are not difficult to

The most common example of partnerships are professional partnerships, like in the case of law
firms and accounting firms. Just like a corporation, it is registered with the Securities and Exchange
Commission (SEC).
A partnership, just like a corporation, is a juridical entity, which means that it has a personality
distinct and separate from that of its members. A partnership may be general or limited. In a general
partnership, the partners have unlimited liability for the debts and obligation of the partnership,
pretty much like a sole proprietorship. In a limited partnership, one or more general partners have
unlimited liability and the limited partners have liability only up to the amount of their capital
contributions. Unlike a corporation, which survives even when a member/stockholder dies or gets
out, a partnership is dissolved upon the death of a partner or whenever a partner bolts out.
d) Applicable Laws
Unlike corporations whose governing law is a special law – the Corporation Code of the Philippines,
partnerships in the Philippines are governed by and covered under Articles 1767 to 1867 of the Civil
Code of the Philippines [circa 1950]. These are the provisions of law which govern all aspects of
partnerships – from their creation, formation, existence, operation and management to their
dissolution and liquidation, including the obligations of the partners to one another, to the public or

of the prospective cooperative members. It demands patience from the organizer who must make the
cooperative's long–term goals and objectives, and its visions a real part of the members' lives.
But it can be too easy because the Cooperative Code of the Philippines (RA 6938) has devised very
clear–cut steps for the cooperative organizer and members. The following are the basic information

Case 8: Guajilote Cooperativo Forestal, Honduras
1. What is your impression of Guajilote as a business venture? The Guajilote Cooperativo Forestal
was founded in 1991 to improve economic development in developing countries. The COHDEFOR
(the Honduran forestry development service) issued Guajilote the right to exploit naturally fallen
mahogany trees within the buffer zone of La Muralla National Park in Honduras. This business
venture has been able to improve the economic welfare and quality of life of its members. "One
member stated that before he joined Guajilote, he was lucky to have made 2,000 lempiras in a year,
whereas he made around 1,000 to 1,500 in month as a member of the cooperative" (Wheelen &

• Limited Market: Due to a lack of transportation for the mahogany.
• Limited Membership: Originally when the cooperative was founded in 1995 there were 15
members and currently there are 16 members.
Opportunities:
• Rare Commodity: Mahogany is a rare wood and is found in elevations of up to 1,800 metes "and
normally singly or in small clusters of no more than four to eight trees per hectare" (Wheelen &
Hunger, 2006. Case 8–2).
• Increase in Value for Product: Mahogany is difficult to grow and rare and can command a high
price in the world market.
• Proper Transportation: If this cooperative had the means to move the wood they find faster, it
could reach a larger quantity of people to offer its product.
• Partnership with Local Carpenters: By working with local highly skilled furniture makers,
Guajilote can increase profits and export the finished products worldwide.

self–sufficient.
Threats:
• Limited Mahogany: Due to forest fires, illegal logging, and slash–and–burn agriculture the
availability of mahogany has been limited.

Hello, my name is Yuri, yea we will go with Yuri. I am eighteen years old and I am from Japan, I

You see, I was supposed to be a vocaloid singer, you know like Hatsune Miku. I do not understand

HOW TO SOLVE THE FORECLOSURE CRISIS
HOW TO SOLVE THE FORECLOSURE CRISIS
What do we think when we hear the word "foreclosure"? Most people realize that it's definitely
something that is not good, some say that it's when someone fails to do something, but those people
don't really know the meaning of it. But before I present my idea let's review the meaning of such

the best interest of everyone to listen, analyze and share the best possible solution available. I
propose to create a Housing agency at the federal level named "The People's Housing Cooperative"
which monitors and regulates the creation, operation and compliance of the housing industry,
membership will be voluntary, it's implied that all states and territories will comply, and bind to the
agreement.
To begin with, "The People's Housing Cooperative" will be based on the following components for a
typical house model:
1. Land: which is referring to the physical location in which the structure was and/or has been built.
2. Construction Materials: which is referring to all materials utilized to erect a house including
exterior and interior fixtures.
3. Labor: which is referring to the physical activity employed by many persons to erect the house?
The cooperative approach works in the following way, anyone interested in acquiring a house
(which ranges from a single family story unit and/or up to a multiple story building) must be willing
to work during the construction phase of the unit without any compensation due to the person (later

The Pros And Cons Of Group Health And Kaiser Permanente
Founded in 1946, Seattle's Group Health Cooperative was created by doctors and community
members who believed that there needed to be a health care program that was affordable, member
centered, and held principles of social justice. This cooperative was one that had been successful for
many years, but just recently was acquired by the not for profit Kaiser Permanente health–care
company on February 1, 2017 for 1.8 billion dollars. Although Group Health is a cooperative and
Kaiser Permanente is a nonprofit healthcare company, they have similar views on how they run their
companies because both have missions to put their members and employees first. This is something
that the articles stressed because this merge is going to affect thousands of members and employees.
I plan on focusing on the process Kaiser Permanente had when wanting to take over Group Health
Cooperative, the pros and cons of the final decision to merge the two healthcare programs, and
ultimately how Group Health's marketing and management strategies will be implemented in the
merge. (12)
Back in December of 2015, Kaiser Permanente planned to acquire Group Health Cooperative for 1.8

Marketing Management Orientation:
The Societal Marketing concept is the orientation best exemplified by Mountain Equipment Co–Op
(MEC). This is evident in the following ways: The company's mission statement clearly outlines that
passion is what drives their company, even over profit. The passion to continue to look for ways to
protect our wild spaces and reduce the ecological footprint of their business. MEC separates itself

The monetary fee is just clever business practice, the real idea behind this is to let the "potential
market" know that MEC truly values your business and would like you to become apart of our
business structure going forward. Lastly, Mountain Equipment Co–op has undertaken many
business initiatives to solidify customer loyalty from top to bottom of the organization. Back in
1997, they introduced a free of charge online gear swap where members could recycle used outdoor
gear. In 2007, MEC opened the first accredited "Green" LEED(The Leadership in Energy and
Environmental Design) distribution center in Surrey, British Columba. LEED encourages and
accelerates global adoption of sustainable green building and development practices. In 2008, MEC
developed and launched a series of annual national paddling and biking expositions. Its been clearly
defined that MEC takes a very "Green" approach when it comes to business, this is something that
directly plays into that target market. A self–propelled wilderness–oriented recreation goer would
certainly buy into such strong values and ultimately stick by that company.
Segmentation Variables:
One of Mountain Equipment Co–op's key main marketing strategies is one of product leadership
through supporting price, promotion and distribution strategies. This allows them to gain loyalty
from their customer's year after year. MEC is a retail co–operative owned by those who shop at their
stores.

Effect of Business Acquisition to Get Competitive...
Effect of business acquisition to get competitive advantage based on the case study: Acquisition of
Somerfield by Co–operative group
Background:
Business acquisition is one of the most vital tools to expand an existing business effectively. An
acquisition takes place when an existing company buys another company which has more or less
similar operating activities and ended up controlling it. It is clearly different from merger which is
the integration of a business with another and sharing the control of the combined businesses
collectively. Mergers and acquisitions (M&As) have long been considered as an one of the
most highly appreciated method to achieve the desired growth rate and satisfying the key
stakeholders. With rapid ... Show more content on Helpwriting.net ...
Managing the process of acquisition correctly is the major challenge to make an acquisition work. A
number of different factors that ranges from setting well defined goals to look for circumstances
under which it will make sense to walk away must be carefully considered to make a successful
acquisition. In order to carry out an acquisition activity one must first understand whether the
business is ready for it. A SWOT (strengths, weaknesses, opportunities and threats) analysis can be
carried out to assess the condition of the business as it might give a clear direction about how to take
maximum advantage of the strengths, resolve weaknesses, exploit opportunities and avoid threats.
Another way to understand whether the business is ready for an acquisition is to carrying out a
strategic gap analysis. This involves identifying where the business stands now where one wants to
see it after a defined period of time. By identifying the gap between the two one can decide whether
acquisition is well enough to bridge the gap. However the extent of planning and research that can
be done before making an acquisition decision does not always prove to be enough as situations
outside of control may arise and one have to be prepared for these risks. Degree of uncertainty and
the time and effort that are spent for the deal can in effect damage the performance

Honest Vino Case Summary
The report of Honest Vino's harvesters' replacement frequency Summary This report will examine
why the company, Honest Vino, should replace the selected harvesters every 15 years rather than
every 10 years by Discounted Cash Flow (DCF) method. Based on the Vineyard's and harvester's
details, the Annual Equivalences (AE) of both replacement frequencies were calculated and
compared under the constant chain of replacement assumption. However, the specific assumptions
must be held in this analysis. Methodology There are two options for the harvesters: replaced every
15 years or every 10 years. They are mutually exclusive investments having unequal lives with
replacement. In order to maximise the firm value, the method of AE was used since the two projects
have the same discount rate, and AE method converts the NPVs of the projects into annualised
values which can be compared under this situation. The optimal option is the one with higher AE
when evaluating ... Show more content on Helpwriting.net ...
Specifically, the calculative formula is: AE=NPV/{[1–1/(1+r)^n ]/r}. Additionally, the calculation of
NPV is based on the discounted cash flows. Compared with other DCF methods, AE considers the
time, the amount of value and the risk of the cash flows. Other DCF methods are not appropriate for
this situation. For example, the Benefit–Cost Ratio (BCR) method does not take the size of
investment into account and does not consider for replacement in investment. Another method is
Internal Rate of Return (IRR) method, which may have multiple IRRs or no IRR, and does not
consider magnitude of value. Therefore, AE is the most intuitionistic evaluation method to value and
compare mutually exclusive investments. It indicates the investment's NPV in an annualised
presentation, which takes into account timing, magnitude and discount rate.

Evaluating Bob 's Process For Establishing The Nss...
1. Evaluate Bob's process for establishing the NSS advisory board. What could be improved? Bob's
rationale behind establishing an advisory board, and his approach for selecting its members, has thus
far been successful and valuable for him and the company. He correctly recognized the importance
of "the big picture," as he chose people whose backgrounds covered a wide range of industries and
skills and who could therefore fill in any gaps. Furthermore, Bob's choices were all successful
business professionals, so he could therefore be relatively sure that they would be effective in
handling any future challenges and recognizing future opportunities. Bob was also cognizant that the
business and the family needed unbiased consultants in order to offer advice regarding family
employment, and establishing the advisory board presented an outlet in which family members
could privately discuss any issues on their mind. Lastly, he established an objective for the board, in
that the board would only focus on the "big picture," which meant that they didn't get caught in the
daily details or argue over the day–to–day routine. However, he was fortunate in several ways in
how well the board worked out. For example, he didn't clear the names with his brother Rex until
after he had already offered them a board position and they'd accepted; this could have caused
conflict with Rex if he had felt slighted or left out of the decision–making process or if he had had

Department of Housing and Urban Development regulations and maintains its waitlists according to
the policy delineated in the Cooperative's membership selection plan. Respondents state that they
determine priority based on the following the HUD regulations and [Cooperative] documents.
Respondents state that the Cooperative should always accommodate qualifying family size at the
time application [is] filed, and must meet family needs according to agreement regulations. Family
size should always have priority over a single applicant. In case of the same family size applicants,
seniority will have priority.
Respondents state that Complainant filed an application for a three–bedroom unit in 2006 and was
placed on the waitlist. Respondents explain that the Building has a limited number of three–
bedroom units so it is not unusual that applicants would remain on the waitlist for an extended
period. Respondents continually audit the waitlist to ensure that all applicants are properly qualified
for and still desire a three–bedroom unit. Respondents state that on November 14, 2014, in response
to an audit, Complainant confirmed that she still desired a three–bedroom unit and had a family size
of four people. Respondents state that there was no indication that the request for a larger unit was

Introduction
Ethics in business addresses the 'right' and 'wrong' behaviours of business practises, and how these
practices impact the employees, shareholders, the general public and the environment.
This essay will take a look at two different types of business structures; the capitalist corporation
and the workers cooperative, and review how the differing approach to business and the
fundamental ideologies of each, impacts ethical practises.
To highlight this, I will look at more specifically at capitalist organisation ANZ and cooperative
Mondragon Cooperative Corporation and how they deal with the potential ethical dilemmas of fair
wages for employees and executive remuneration.
Fundamental Ideologies of a Capitalist Corporation
The fundamental ideologies of a capitalist corporation can vary from company to company, but
typically all have the same underlying purpose – to make a profit. Often, a business' ideologies are
expressed in the form of an organisational vision or mission statement – a simple statement
demonstrating to the public, and reminding the employees, the goal of the organisation. These vision
or mission statements usually look at the 'bigger picture' of what an organisation wants to achieve.
Examples being:
"To be a trusted partner setting the standard of excellence for recruitment in

Case Study Of Sacco

  • 1. Case Study Of Sacco 1.1.1 Growth of SACCOs Over the past four decades, Sacco's have been especially vibrant in rural areas since the banks left a gap when they withdraw from service provision to the poor or middle class people of the rural. In 1975, rural Sacco's membership was 500,000 and this has grown to 1.2 million in 2005. In this period, Sacco's were primary closed cooperatives dealing only with active members of specific organizations with a common bond. Larger Saccos have opened up to non–member clients by stablishing FOSA while others still continue to offer limited services to members only. This offers a broader range of financial services to both members and non–members. Larger Sacco's in terms of capital base began offering FOSA's in their head during the economic liberation period of 1990's when commercial banks withdrew their services from less viable areas. Hence the FOSA's attract former bank customers who were left without any banking ... Show more content on Helpwriting.net ... After budget preparation, different cost centres are allocated funds by members present. The management usually over looks such plans with little or no consequences. Cooperative societies enhance its growth through well trained management who understand their role effectively. The management of societies is determined by the democratic nature of governance in cooperative societies and the members elect the management committee for a specific term. The problem comes up when the people elected are not good managers and end up running down the societies or mismanages the Sacco funds (Mudibo 2009). • 5. Business Owners Of Sole Proprietorships And Partnerships I. Introduction When the term "salary" comes to mind, people reference employee wages and the taxes paid by both the employee and the employer. However, the term has a slightly different meaning when it comes to payment of business owners. There are many options on how business owners can be paid, but the options are based on the business entity election. Business owners of sole proprietorships and partnerships do not receive a real salary; instead they receive profit distributions from business operations. Profits from a partnership are then divvied up based on the ownership percentage of each partner. They are not responsible for paying the FICA tax, but they do need to pay self–employment taxes and quarterly estimated taxes. Business ... Show more content on Helpwriting.net ... The first major source include the services performed by the shareholder (i.e. administrative tasks & daily business tasks) in which require compensation to be awarded from distributed profits. The second and third major sources include acquired profits from non–shareholder employees as well as equipment and capital added to the business. The profits that are distributed from these sources are indirectly created within the business and are to be distributed as compensation and dividends (S Corporation Compensation and Medical Insurance Issues 2016). The IRS knows that business owners are not keen on paying taxes, so they have put together a list of rules to make sure that business owners are compensating themselves. One of the biggest advantages of electing the S–corporation status is being able to take a salary as well as distribute profits to shareholders. However, determining the amount of the business owner's salary can be problematic. Since Mr. Jones and Mandy are going to take salaries of $180,000 and $70,000 respectively, the IRS is not going to notice red flags. Another key point is that profits should be divided in a way that salaries are more than distributions. The 60/40 split allows Mr. Jones to claim 60% of all profits to be distributed, nothing higher or lower. If Mr. Jones' company made $100,000 one year, he could not claim anything higher ... • 7. Advantages And Disadvantages Of Cooperatives 14.31 Workers' co–operatives In large public companies, management and ownership are separate. By contrast, in workers' co– operatives employees will have contributed towards the capital of the organisation and may elect managers at annual meetings. The advantage of workers' co–operatives is that all workers can take part in discussions regarding their firm. Therefore, there is a strong incentive for workers to work harder and increase profitability if they anticipate receiving higher dividends from their shares. Another advantage is that taking part in the decision‐making process helps to motivate workers. However if the co–operative becomes bankrupt then the workers will lose both their jobs and the value of their shares. It may then be difficult to persuade employees to put more capital into the business. The objectives of co–operatives are usually to provide goods and services to consumers at reasonable prices and to pay fair wages to the workers. Whilst there have been workers co–operatives for a considerable time there has been a noticeable increase in their number in recent years. Many ... Show more content on Helpwriting.net ... Although, the number of private plantation is quite small, they might have the possibility to break the boundary and an access broader market channel. However, small–scale farmers might have several constraints that prevent them from reaching the market. The demand for high quality products and consistent volumes is one of the possible constraints that they might face. • 11. Analysis Of The Niagara Local Food Co Operative ( Rbv )... Resource–Based View (RBV) Analysis Since the Niagara Local Food Co–operative (NLFC) acts as an intermediary between the local suppliers and the local customers, their main channel of communication between the two parties is their online website. The co–operative does not stock any inventory relating to the offerings that the supplier has available for sale since it is the supplier that determines the quantity and the type of food available for sale through the website. The organization has no control over what the suppliers get to offer; the power lies within them. Due to the website being the main communication tool between the supplier and the customer, the organization does not procure nor hold onto inventory of products. The only time the co–op has access to the products being sold is when the producers drop off their products at a hub, where a volunteer either receives and waits for the purchaser to arrive to pick up their goods or the volunteer delivers the products to the customer's location (if he or she elected to have it delivered). Based on this operation, there are no tangible assets that the organization possesses. However, the co–operative has procured a variety of products from the Ontario Natural Food Co–op in order to maintain its diverse offerings for its members. They send out surveys to its members to determine what their customers' preferences are. Differences Between AMUL And Other Cooperatives Following The "AMUL Model" The NDDB was created so that it could implement AMUL'S Model in other states. Though the main three tier system is common everywhere there are some differences between them and AMUL which might be the reason that the other cooperatives have not been as successful as AMUL (Prasad and Satsangi). In the other cooperatives the Managing Director is an IAS officer unlike in AMUL's case where the Managing Director is chosen from amongst the selected representatives chosen by the members. The negative impact of this is that the IAS officer won't have that level of an attachment that a farmer who was elected would have. Hence this would surely impact the cooperative adversely. In other government cooperatives the government has a share in it. Therefore there are government representatives also on the board of directors other than the Managing Director. (P2) All businesses have a number of stakeholders each with individual interests in what the business does, the owners (In co–ops case, the members) will want good financial gains from their investments. Businesses such as co–op should be managed with the interests of all stakeholders in mind. Stakeholder is anyone with an interest in a business. Show more content on Helpwriting.net ... As I mentioned in the introduction it is more than likely that there will be conflict between one or more of the stakeholders of the cooperative, one conflict that is more than possible is between the environmentalists and the members of the cooperative. If the co–op bring out a brand new product or range etc at it seems to be doing well then the members will be pleased that their investments has paid off and they are getting good profits of it. However if the products is controversial for example tree's have been cut down to help make the packaging of the product then environmentalists might decide to make a big campaign, protesting to get the products of the shelves. If the environmentalists succeed in their protests then it means the members are losing a good profit which is a big loss for the company. The second type of stakeholders is: External stakeholders: Groups who may have an impact in the business but are not in the inner circle – eg suppliers and the local community. The suppliers are a very important part of the business and without them the co–op wouldn't be able to function properly. If for example the co–op wanted to reduce their carbon emissions then this could affect the suppliers. Because the suppliers will normally either use big lorry's or through aeroplanes (if they are shipping from abroad) this ... Get more on HelpWriting.net ...

In Dapitan, Rizal had his ideas in cooperation partially fulfilled. He put up a school for the poor community on a purely cooperative basis. He also established a cooperative store with the help of his pupils. One noteworthy group organized by Rizal was the La Sociedad de los Abacaleros (Society of Abaca Producers). The Annual Women And Fair Trade Festival Essay On a crisp morning this past fall, cooperatives from around the world set up shop in an Austin, Texas, church for the annual Women and Fair Trade Festival. While most of the vendors were veterans of collective organizing, one group of single immigrant mothers used the festival to debut their food cooperative, Cooperativa Posada. Three Mexican women–Silvia, Elideth, and Erika–and a Guatemalan woman named Hilda spent a near–sleepless night preparing dozens of their distinct regional varieties of tamales, some wrapped in corn husks and others in moist banana leaves. Nebat, the lone Ethiopian member of the cooperative, prepared some luscious, dark, traditional Ethiopian coffee by roasting the beans on a metal plate over an open flame, then grinding them by hand. The products of their labor were not only nourishment for the festival attendees (who lined up for a taste), but also an attempt to raise the awareness–and donations–needed for their cooperative to succeed. On a broader level, the tamales and coffee represented the mothers' efforts to create an opportunity for self–sufficiency, to foster collective economic empowerment, and to forge a path forward for themselves and their families. Most people realize that it's definitely something that is not good, some say that it's when someone fails to do something, but those people don't really know the meaning of it. But before I present my idea let's review the meaning of such process: From the website of InvestorWords.com foreclosure Definition The legal process by which an owner's right to a property is terminated, usually due to default. I propose to create a Housing agency at the federal level named "The People's Housing Cooperative" which monitors and regulates the creation, operation and compliance of the housing industry, membership will be voluntary, it's implied that all states and territories will comply, and bind to the agreement. To begin with, "The People's Housing Cooperative" will be based on the following components for a typical house model: 1. Land: which is referring to the physical location in which the structure was and/or has been built. 2. Construction Materials: which is referring to all materials utilized to erect a house including exterior and interior fixtures. 3. Labor: which is referring to the physical activity employed by many persons to erect the house? The cooperative approach works in the following way, anyone interested in acquiring a house (which ranges from a single family story unit and/or up to a multiple story building) must be willing to work during the construction phase of the unit without any compensation due to the person (later on, that time spent will

The Pros And Cons Of Group Health And Kaiser Permanente Founded in 1946, Seattle's Group Health Cooperative was created by doctors and community members who believed that there needed to be a health care program that was affordable, member centered, and held principles of social justice. This cooperative was one that had been successful for many years, but just recently was acquired by the not for profit Kaiser Permanente health–care company on February 1, 2017 for 1.8 billion dollars. Although Group Health is a cooperative and Kaiser Permanente is a nonprofit healthcare company, they have similar views on how they run their companies because both have missions to put their members and employees first. This is something that the articles stressed because this merge is going to affect thousands of members and employees. I plan on focusing on the process Kaiser Permanente had when wanting to take over Group Health Cooperative, the pros and cons of the final decision to merge the two healthcare programs, and ultimately how Group Health's marketing and management strategies will be implemented in the merge. (12) Back in December of 2015, Kaiser Permanente planned to acquire Group Health Cooperative for 1.8 billion dollars with a proposition to invest $1 billion in new equipment, staff, facilities and research in hope to improve health in Washington state. Marketing Management Orientation: The Societal Marketing concept is the orientation best exemplified by Mountain Equipment Co–Op (MEC). Lastly, Mountain Equipment Co–op has undertaken many business initiatives to solidify customer loyalty from top to bottom of the organization. Back in 1997, they introduced a free of charge online gear swap where members could recycle used outdoor gear. In 2007, MEC opened the first accredited "Green" LEED(The Leadership in Energy and Environmental Design) distribution center in Surrey, British Columba. LEED encourages and accelerates global adoption of sustainable green building and development practices. In 2008, MEC developed and launched a series of annual national paddling and biking expositions. Its been clearly defined that MEC takes a very "Green" approach when it comes to business, this is something that directly plays into that target market. A self–propelled wilderness–oriented recreation goer would certainly buy into such strong values and ultimately stick by that company. Segmentation Variables: One of Mountain Equipment Co–op's key main marketing strategies is one of product leadership through supporting price, promotion and distribution strategies. Effect of business acquisition to get competitive advantage based on the case study: Acquisition of Somerfield by Co–operative group Background: Business acquisition is one of the most vital tools to expand an existing business effectively. An acquisition takes place when an existing company buys another company which has more or less similar operating activities and ended up controlling it. It is clearly different from merger which is the integration of a business with another and sharing the control of the combined businesses collectively. Show more content on Helpwriting.net ... Managing the process of acquisition correctly is the major challenge to make an acquisition work. A number of different factors that ranges from setting well defined goals to look for circumstances under which it will make sense to walk away must be carefully considered to make a successful acquisition. In order to carry out an acquisition activity one must first understand whether the business is ready for it. A SWOT (strengths, weaknesses, opportunities and threats) analysis can be carried out to assess the condition of the business as it might give a clear direction about how to take maximum advantage of the strengths, resolve weaknesses, exploit opportunities and avoid threats. Another way to understand whether the business is ready for an acquisition is to carrying out a strategic gap analysis. This involves identifying where the business stands now where one wants to see it after a defined period of time. By identifying the gap between the two one can decide whether acquisition is well enough to bridge the gap. However the extent of planning and research that can be done before making an acquisition decision does not always prove to be enough as situations outside of control may arise and one have to be prepared for these risks. Degree of uncertainty and the time and effort that are spent for the deal can in effect damage the performance ... Get more on HelpWriting.net ...

Honest Vino Case Summary The report of Honest Vino's harvesters' replacement frequency Summary This report will examine why the company, Honest Vino, should replace the selected harvesters every 15 years rather than every 10 years by Discounted Cash Flow (DCF) method. Based on the Vineyard's and harvester's details, the Annual Equivalences (AE) of both replacement frequencies were calculated and compared under the constant chain of replacement assumption. However, the specific assumptions must be held in this analysis. Methodology There are two options for the harvesters: replaced every 15 years or every 10 years. They are mutually exclusive investments having unequal lives with replacement. In order to maximise the firm value, the method of AE was used since the two projects have the same discount rate, and AE method converts the NPVs of the projects into annualised values which can be compared under this situation. The optimal option is the one with higher AE when evaluating ... Show more content on Helpwriting.net ... Specifically, the calculative formula is: AE=NPV/{[1–1/(1+r)^n ]/r}. Additionally, the calculation of NPV is based on the discounted cash flows. Compared with other DCF methods, AE considers the time, the amount of value and the risk of the cash flows. Other DCF methods are not appropriate for this situation. For example, the Benefit–Cost Ratio (BCR) method does not take the size of investment into account and does not consider for replacement in investment. Another method is Internal Rate of Return (IRR) method, which may have multiple IRRs or no IRR, and does not consider magnitude of value. Therefore, AE is the most intuitionistic evaluation method to value and compare mutually exclusive investments. It indicates the investment's NPV in an annualised presentation, which takes into account timing, magnitude and discount rate. ... Get more on HelpWriting.net ...

Bob's rationale behind establishing an advisory board, and his approach for selecting its members, has thus far been successful and valuable for him and the company. He correctly recognized the importance of "the big picture," as he chose people whose backgrounds covered a wide range of industries and skills and who could therefore fill in any gaps. Furthermore, Bob's choices were all successful business professionals, so he could therefore be relatively sure that they would be effective in handling any future challenges and recognizing future opportunities. Bob was also cognizant that the business and the family needed unbiased consultants in order to offer advice regarding family employment, and establishing the advisory board presented an outlet in which family members could privately discuss any issues on their mind. Lastly, he established an objective for the board, in that the board would only focus on the "big picture," which meant that they didn't get caught in the daily details or argue over the day–to–day routine. However, he was fortunate in several ways in how well the board worked out. For example, he didn't clear the names with his brother Rex until after he had already offered them a board position and they'd accepted; this could have caused conflict with Rex if he had felt slighted or left out of the decision–making process or if he had had any complaints about any ...
