The Great Canadian Real Estate Crash Of 2013
Toronto is the largest condominium market in North America followed by Montreal, Calgary, and
Vancouver along with Halifax and St. Johns. Up until 2013 the market had been growing and
especially booming in Toronto. In 2013 this high condominium purchasing rate attracted the
attention of the Bank of Canada, and the question was posed whether satisfying this high demand,
including from foreigner's side, was a good thing for the market. Following that, the banks became
more "cautious" when lending funds for construction or to purchase a unit. Low interest rates were
believed to be favouring the booming demand. An increase in interest rates was believed to be a
serious threat, however the probability of that happening was perceived as low in ... Show more

The upward trend in condominiums ownership by individuals is seen in the numbers: in 1971 only
5% of all condominiums were occupied by private owners, whereas in 2001 this number reached
19%. In the same year two of every three apartments formed part of a condo. In 2001 condominiums
accounted for 8% of all real estate in metropolitan cities, while they were only 1% of all real estate
in smaller cities or in rural areas. There was a difference between the major metropolitan centers.
Almost one fifth of privately owned real estate in Vancouver in 2001 were condominiums, 70% of
which were apartments. In Quebec City and Montreal this number was 80%, whereas it was 50% in
such cities as Edmonton, Calgary, and Ottawa dominated by "row houses" (Canada Mortgage and
Housing Corporation, 2004).
Immigration, Migration and Population
Search for employment within a province and nationwide had led to an increase in migration within
Canada, both intra and inter–provincially. External immigration increased too and the difference
between external immigration and emigration abroad was estimated to reach roughly 316 thousand
people in 2013. Such population growth may be a positive trend for the real estate market, yet it is
seen by some a threat to economy fuelled by potentially rising unemployment (PWC, 2013). In
2013, migration patterns were benefiting Calgary at a higher than average national rate: 1.9% vs.
1.4% increase in population. Still, the popular belief

Cooperative and Nonprofit Housing in Winnipeg: Toward a...
Introduction In this short essay, the author will review and critique "Cooperative and Nonprofit
Housing in Winnipeg: Toward a Re–engagement of the Provision Infrastructure" by Ian Skelton that
was published in the Canadian Journal of Urban Research in December of 2000. We will see why
public and private charitable low–cost housing initiatives can learn from Winnepeg how to apply
private market incentives to solving the problem of low–cost housing nationwide in Canada. Review
and Critique The Skelton article reviews the organisation of low–cost housing provisions in Canada,
while focusing upon the national cooperative and nonprofit housing programs that developed over
approximately two decades from the early 1970s. It discusses the issues of infrastructure for the
provision of public housing that was left in place in the aftermath of the programs and then reviews
more recent methods of analysis of the organisational forms that public housing has developed into
while searching for possible alternative strategies to keep the housing going. This is followed up a
study of public housing organisations in Winnipeg that implies that suggests that unlike what has
happened in a number of other Canadian cities, an elaborate alternative network did not emerge
around public housing issues and public housing policy to explain this. While this did not happen in
Winnepeg, this may be because the funding for nonprofit housing was concentrated in a handful of

In the context of mandatory registration of NBFCs with the Reserve Bank, as also consistent with
the policy of bestowing greater operational freedom to banks in the matter of credit dispensation, the

The following activities undertaken by non–banking financial companies engaged in leasing
activities are not eligible for bank credit. As such, these items should be excluded from the build–up
of current assets while arriving at permissible bank finance for all categories of NBFCs:
a) Bills discounted/rediscounted by NBFCs, except where specifically permitted;
b) Investments made in shares, debentures etc. of a current nature, i.e., stock–in–trade;
c) Investment in and advances to subsidiaries, group companies or other entities; and
d) Investments in and inter–corporate loans/deposits to other companies. ii. In respect of items
indicated at (a) and (b) above, banks should not make any adjustment in the projected net working

Key Characteristics Of Gentrification
Gentrification is the process of renovating and revitalizing undervalued and dilapidated residential
and commercial areas by the middle or upper class. It is driven by the notion called the "rent gap".
The "rent gap" is the difference between current rent and potential rental income. People will invest
in these deteriorated urban areas to obtain potential rent in the future. Consequently, once new
money flows in these areas, it forces rent to surge. High rents force low income residents to relocate
from the area. This is one of the key characteristics of gentrification, the displacement of local
residents. Gentrification is driven by both private investment and government policies.
Gentrification is a growing concern in New York. It causes ... Show more content on

The Nation publication writes "Miguel Robles–Durán.....makes a convincing case that among the
most useful tools are limited–equity cooperatives of the kind established under New York's 1955
Limited–Profit Housing Companies Act, better known as Mitchell–Lama. Under these programs,
households own shares in a building, but the price at which they can sell their shares is limited for a
certain period of time, usually twenty years. These arrangements offer stability of ownership without
the skyrocketing prices that accompany real estate speculation." There are numerous benefits of this
program. Mitchell–Lama Housing projects promote economic and social integration in their
communities. They have become stable and burgeoning communities. The integral components in
ensuring the success of this program are maintaining the quality of the cooperatives and making sure
housing units over time are slowly pushed to market values. As the designated time for subsidized
rent ends, the surge in rents forces some households to leave the area. However, if there was a more
gradual increase in rent prices over time, then this would not be the case. Oversight of these
cooperatives is pivotal to their success. State Sen. Jeff Klein said that "The Mitchell–Lama program,
I believe, was probably the greatest housing program we ever created in New York State because it
was based on a very simple premise: that various

How Rent Control Has Helped New York Economically And How...
This essay would be an economic analysis concerning how rent control is used to ensure housing is
affordable in New York. Using the market model, information and numerical statistics, this essay
would prove how rent control has helped New York economically and how London currently has
rent inflation. An explanation will then be given to why London needs to introduce rent control, and
if London does not do that, there would be some serious consequences. An economic analysis will
be given to the effects of introduction of rent control in London. Rent control is used to ensure
housing is affordable. Rent control basically means price control usually set by the government that
limits the amount a property owner can charge for renting out a home, apartment or any other real
estate. Rent control acts as a price ceiling by preventing rents from being charged higher than a
certain price. It is argued that governments need to help the poor find affordable housing by placing
a ceiling on the rents the landlords charge their tenants. "In New York, 77% of households renting
rather than owning their homes," according to the National Low Income Housing Coalition. "Carl
Weisbrod, chairman of the New York City planning commission, said rent regulation "is essential
for the future of the city, for its economic goals, for social equality to make a city attractive and
available for all, rich, poor and middle class". Weisbrod added that the programme will ensure New

United States. The Cooperative League of the USA, which eventually became the National
Cooperative Business Association (NCBA), adopted it as their logo in 1922. The pine tree is an

Effect of Business Acquisition to Get Competitive...
Effect of business acquisition to get competitive advantage based on the case study: Acquisition of
Somerfield by Co–operative group
Background:
Business acquisition is one of the most vital tools to expand an existing business effectively. An
acquisition takes place when an existing company buys another company which has more or less
similar operating activities and ended up controlling it. It is clearly different from merger which is
the integration of a business with another and sharing the control of the combined businesses
collectively. Mergers and acquisitions (M&As) have long been considered as an one of the
most highly appreciated method to achieve the desired growth rate and satisfying the key
stakeholders. With rapid ... Show more content on Helpwriting.net ...
Managing the process of acquisition correctly is the major challenge to make an acquisition work. A
number of different factors that ranges from setting well defined goals to look for circumstances
under which it will make sense to walk away must be carefully considered to make a successful
acquisition. In order to carry out an acquisition activity one must first understand whether the
business is ready for it. A SWOT (strengths, weaknesses, opportunities and threats) analysis can be
carried out to assess the condition of the business as it might give a clear direction about how to take
maximum advantage of the strengths, resolve weaknesses, exploit opportunities and avoid threats.
Another way to understand whether the business is ready for an acquisition is to carrying out a
strategic gap analysis. This involves identifying where the business stands now where one wants to
see it after a defined period of time. By identifying the gap between the two one can decide whether
acquisition is well enough to bridge the gap. However the extent of planning and research that can
be done before making an acquisition decision does not always prove to be enough as situations
outside of control may arise and one have to be prepared for these risks. Degree of uncertainty and
the time and effort that are spent for the deal can in effect damage the performance

The Disadvantages And Disadvantages Of Smallholders And...
2.1.4 Smallholders and Farmer Cooperatives
Coffee farming is crucial as the source of income for smallholders farmer in most of developing
countries. Although, the number of private plantation is quite small, they might have the possibility
to break the boundary and an access broader market channel. However, small–scale farmers might
have several constraints that prevent them from reaching the market. The demand for high quality
products and consistent volumes is one of the possible constraints that they might face. Several
studies have been drawn the important barrier encountered by developing country producers
regarding institutional and infrastructural support (Trienekens, 2011:52). To some extent,
smallholders also faced a various disadvantage ... Show more content on Helpwriting.net ...
Still, economies of scale in production are different from economies of scale in marketing that are
rife in high value export market. The conflict lies in the requirements for marketing in terms of
information procurement and dissemination, the role of reputation and branding and the importance
of negotiations (Roy and Thorat, 2008:1876). Although Fischer and Qaim (2012) argued that
cooperative organizations do not necessarily mean that the farmers can get better access to market,
but the farmers' organization can be the important catalyst for innovation adoption and upgrading of
production systems through promoting efficient information flows (Fischer and Qaim,

Social Reformers During The Early Years Of The 20th Century
Many social reformers in the early years of the 20th century focused on the plight of child laborers
who worked in both the home and the factory in New York City. One of the pressing issues they
sought to bring light to was the dangerous conditions and injuries the children faced, as well as long
hours and mistreatment. While many workers during this time faced similar problems, children were
particularly vulnerable because they were often encouraged to work by their parents, who needed
the extra income, and because they could not speak up about the abuses they faced. Social reformers
collected a great amount of evidence, especially through interviews and the use of the rapidly
developing technology of photography, eventually succeeding in passing child labor laws that
protected these particularly downtrodden workers. Photography was a relatively new technology at
the time, and reporters used it to great effect when capturing the different aspects of life as a child
laborer. Cameras were more portable and quicker to use than art supplies, and photographs easier to
duplicate, so the rapid production and transmission of images meant that more and more depictions
of the life of child laborers could enjoy greater awareness. In addition, flash technology meant that
photographers could more easily capture images of dimly lit tenements. These photos were
reproduced in books and newspapers which received lots of exposure, such as Jacob Riis's How the

Cooperatives
Cooperative A cooperative (also co–operative; often referred to as a co–op) is a business
organization owned and operated by a group of individuals for their mutual benefit. Cooperatives
are defined by the International Co–operative Alliance's Statement on the Co–operative Identity as
autonomous associations of persons united voluntarily to meet their common economic, social, and
cultural needs and aspirations through jointly owned and democratically controlled enterprises. A
cooperative may also be defined as a business owned and controlled equally by the people who use
its services or by the people who work there. Cooperative enterprises are the focus of study in the
field of cooperative economics. A cooperative is a legal entity ... Show more content on

Marketing cooperatives can serve their members in many ways, including bargaining for better
prices, storing and selling members' grain, and processing farm products into more consumer–ready
goods. In the United States, agricultural cooperatives handle about 30 percent of farmers' total farm
marketing volume (Mather et al.). Supply cooperatives Supply cooperatives (sometimes referred to
as purchasing cooperatives) sell farm supplies to their members. Products include production
supplies such as seed, fertilizer, petroleum, chemicals, and farm equipment. American farmers
purchase about 28 percent of their supply needs through cooperatives (Mather et al.). Service
cooperatives Service cooperatives provide various services to their members. For instance,
cooperatives may offer services such as pesticide applications, seed cleaning, and artificial
insemination. Service cooperatives also include organizations such as the Farm Credit System, a
network of borrower–owned lending institutions that provide credit and other financial services to
farmers, and rural electric cooperatives, which provide electricity to rural areas. The first formal
farmer cooperative to form in the United States occurred in 1810. However, agricultural
cooperatives were not really perceived as a viable business organizational structure until after the
Civil War (Cobia). Several farm organizations helped to promote

HOW TO SOLVE THE FORECLOSURE CRISIS
HOW TO SOLVE THE FORECLOSURE CRISIS
What do we think when we hear the word "foreclosure"? Most people realize that it's definitely
something that is not good, some say that it's when someone fails to do something, but those people
don't really know the meaning of it. But before I present my idea let's review the meaning of such

From the website of InvestorWords.com foreclosure Definition
The legal process by which an owner's right to a property is terminated, usually due to default.

I truly believe that we must bring together all parties involved (buyers, sellers, bankers, consultants,
government officials, and regulators as well), since the problem equally affects all parties; it's in for
the best interest of everyone to listen, analyze and share the best possible solution available. I
propose to create a Housing agency at the federal level named "The People's Housing Cooperative"
which monitors and regulates the creation, operation and compliance of the housing industry,
membership will be voluntary, it's implied that all states and territories will comply, and bind to the
agreement.
To begin with, "The People's Housing Cooperative" will be based on the following components for a
typical house model:
1. Land: which is referring to the physical location in which the structure was and/or has been built.
2. Construction Materials: which is referring to all materials utilized to erect a house including
exterior and interior fixtures.
3. Labor: which is referring to the physical activity employed by many persons to erect the house?
The cooperative approach works in the following way, anyone interested in acquiring a house
(which ranges from a single family story unit and/or up to a multiple story building) must be willing
to work during the construction phase of the unit without any compensation due to the person (later

the inner realms of New York City. Riis tries to portray the living conditions through the ‘eyes' of
his camera. He sneaks up on the people flashes a picture and then tells the rest of the city how the

conditions with their own eyes or taking in the experience with all their senses it still seemed like a

Although he does possess quite a bit of bigotry that boarders on the line of prejudice when it comes
to African Americans he recognizes that they are suffering from racism and he sympathizes with
them. With his sympathy comes an attitude of superiority, he looks down on the people in poverty
because he was once there and knows with hard work, like he has done, you can "pull yourself up by
the bootstraps" and make something better with your life.
Riis covers many aspects of the poverty that has stricken the tenement lodgers but when talking
about one end of the spectrum (poor) you also need to discuss the other (rich). With out telling
people how the other half of the other half lives he's leaving out a crucial part of how people live in
New York. By avoiding, that topic he's giving the illusion that all people in New York live in such
cramped housing as tenements. When in reality New York was and is presently not composed of
strictly tenement housing. There was a ‘rich' part of town where the thought of not having any
money was never even contemplated. In addition, where the industrial revolution only touched

harder for the immigrants to get ahead. By this, meaning, that they worked harder, got paid little to

To overcome the limitations in land supply, a number of municipal and provincial policies and
programs have been initialized to redirect growth, intensification to the existing built–up sites in the
Area. These policies promote transforming or conversion of brown–field sites (formerly–
deteriorating industrial and commercial sites) as well as improvement of the un–/under–utilized
lands and buildings, and at–grade parking lots, for high/dense condominium developments
(Pantalone, 2014). The City permits the conversion through re–zoning or re–designating of land
from one use to the other, which also overcomes the density controls imposed on those lands. For
example, employment or brownfield lands to mixed–use or residential developments (Lehrer &
Wieditz, 2009). The conversion of land from one use to another requires an amendment to zoning
bylaws and, sometimes, an amendment to the municipal Official Plan. This conversion is possible
when the developers make a S37 agreement, Density Bonusing agreement with the City of Toronto.

Differences Between AMUL And Other Cooperatives Following The "AMUL Model"
The NDDB was created so that it could implement AMUL'S Model in other states. Though the main
three tier system is common everywhere there are some differences between them and AMUL which
might be the reason that the other cooperatives have not been as successful as AMUL (Prasad and
Satsangi).
In the other cooperatives the Managing Director is an IAS officer unlike in AMUL's case where the
Managing Director is chosen from amongst the selected representatives chosen by the members. The
negative impact of this is that the IAS officer won't have that level of an attachment that a farmer
who was elected would have. Hence this would surely impact the cooperative adversely.
In other government cooperatives the government has a share in it. Therefore there are government
representatives also on the board of directors other than the Managing Director. These Director's
influence the decisions of the board hugely and in the end it might result in these government
directors taking the decisions and one of the prime principles of a cooperative which is ... Show

to payment of business owners. There are many options on how business owners can be paid, but
the options are based on the business entity election. Business owners of sole proprietorships and
partnerships do not receive a real salary; instead they receive profit distributions from business
operations. Profits from a partnership are then divvied up based on the ownership percentage of each
partner. They are not responsible for paying the FICA tax, but they do need to pay self–employment
taxes and quarterly estimated taxes. Business ... Show more content on Helpwriting.net ...
The first major source include the services performed by the shareholder (i.e. administrative tasks &
daily business tasks) in which require compensation to be awarded from distributed profits. The
second and third major sources include acquired profits from non–shareholder employees as well as
equipment and capital added to the business. The profits that are distributed from these sources are
indirectly created within the business and are to be distributed as compensation and dividends (S
Corporation Compensation and Medical Insurance Issues 2016).
The IRS knows that business owners are not keen on paying taxes, so they have put together a list of
rules to make sure that business owners are compensating themselves. One of the biggest
advantages of electing the S–corporation status is being able to take a salary as well as distribute
profits to shareholders. However, determining the amount of the business owner's salary can be
problematic. Since Mr. Jones and Mandy are going to take salaries of $180,000 and $70,000
respectively, the IRS is not going to notice red flags. Another key point is that profits should be
divided in a way that salaries are more than distributions. The 60/40 split allows Mr. Jones to claim
60% of all profits to be distributed, nothing higher or lower. If Mr. Jones' company made $100,000
one year, he could not claim anything higher

Evaluating Bob 's Process For Establishing The Nss...
1. Evaluate Bob's process for establishing the NSS advisory board. What could be improved? Bob's
rationale behind establishing an advisory board, and his approach for selecting its members, has thus
far been successful and valuable for him and the company. He correctly recognized the importance
of "the big picture," as he chose people whose backgrounds covered a wide range of industries and
skills and who could therefore fill in any gaps. Furthermore, Bob's choices were all successful
business professionals, so he could therefore be relatively sure that they would be effective in
handling any future challenges and recognizing future opportunities. Bob was also cognizant that the
business and the family needed unbiased consultants in order to offer advice regarding family
employment, and establishing the advisory board presented an outlet in which family members
could privately discuss any issues on their mind. Lastly, he established an objective for the board, in
that the board would only focus on the "big picture," which meant that they didn't get caught in the
daily details or argue over the day–to–day routine. However, he was fortunate in several ways in
how well the board worked out. For example, he didn't clear the names with his brother Rex until
after he had already offered them a board position and they'd accepted; this could have caused
conflict with Rex if he had felt slighted or left out of the decision–making process or if he had had
any complaints about any

The Reality of Jacob Riis' How the Other Half Lives Essay
The Reality of Jacob Riis' How the Other Half Lives
Jacob Riis' book How the Other Half Lives is a detailed description on the poor and the destitute in
the inner realms of New York City. Riis tries to portray the living conditions through the 'eyes' of his
camera. He sneaks up on the people flashes a picture and then tells the rest of the city how the 'other
half' is living. As shocking as the truth was without seeing such poverty and horrible conditions with
their own eyes or taking in the experience with all their senses it still seemed like a million miles
away or even just a fairy tale. The reality of this book hit the people of New York right between the
eyes. Riis was once ascribed the label of lower class society, but ... Show more content on

There was a 'rich' part of town where the thought of not having any
money was never even contemplated. In addition, where the industrial revolution only touched
higher societies on positive outcomes such as economics the industrial revolution only made it
harder for the immigrants to get ahead. By this, meaning, that they worked harder, got paid little to
nothing, and still had to compensate for the short comings that where being pressed against them
because they were in fact immigrants.
Although the industrial industry played a major role, in how all the tenement dwellers made their
incomes Riis never discussed that issue at any great length. He focused purely on the housing and
the conditions of it. One of the examples of the conditions in the book refers to how dusty and full
of dirt the buildings are. On page

The Pros And Cons Of Group Health And Kaiser Permanente
Founded in 1946, Seattle's Group Health Cooperative was created by doctors and community
members who believed that there needed to be a health care program that was affordable, member
centered, and held principles of social justice. This cooperative was one that had been successful for
many years, but just recently was acquired by the not for profit Kaiser Permanente health–care
company on February 1, 2017 for 1.8 billion dollars. Although Group Health is a cooperative and
Kaiser Permanente is a nonprofit healthcare company, they have similar views on how they run their
companies because both have missions to put their members and employees first. This is something
that the articles stressed because this merge is going to affect thousands of members and employees.
I plan on focusing on the process Kaiser Permanente had when wanting to take over Group Health
Cooperative, the pros and cons of the final decision to merge the two healthcare programs, and
ultimately how Group Health's marketing and management strategies will be implemented in the
merge. (12)
Back in December of 2015, Kaiser Permanente planned to acquire Group Health Cooperative for 1.8
billion dollars with a proposition to invest $1 billion in new equipment, staff, facilities and research
in hope to improve health in Washington state. In the Advisory Board's article Eyeing growth,

Essay on Farmland Industries Inc.
Introduction
Today, when we hear the slogans "better farming, better food," or "proud to be
farmer owned" one company comes to mind, Farmland Industries. We may think of this of this
fortune 500 company as a leading agricultural powerhouse, which it is, however, it was not always
that way.
Background
Farmland Industries Inc. was founded by Howard A. Cowden, who was born and raised in
Southwestern Missouri. Cowden started young in the cooperative business by working for the
Missouri Farmers Association (MFA). However; in
October of 1927, he had resigned from the position of secretary for the MFA and started out on his

popularity. Some of the major lines include:
Food Marketing, Feed, Crop Production, Grain, Beef, and Pork. Of course, there are many, many
other lines that the company has produced throughout the years. Some of these things include: Ful–
O–Pep (Union Oil Company's
"Antiknock" gas designed to compete with ethyl), CO–OP tires, Batteries,
Groceries, Canning and Dehydration, Tractors, Paint, Twine, Steel buildings, and many other
successful ventures, along with many other flops.
"We've been working to improve margins–by lowering costs, by implementing shared margin
programs, by offering prebooking, and contracting programs in fuel, crop production, products,
& feed–and by increasing our emphasis on providing timely information and other
services" (Annual 94 2).
Organizational Culture
Today, Farmland is the largest farmer–owned agricultural input cooperative in the United States. Its
mission is: To be a producer–driven, customer–focused and profitable "ag supply to consumer
foods" cooperative system (The Farmland Cooperative System 6). The people of Farmland

But British VisiDat had starting to compete by producing beta testing of data analysis package.

Explain the implications for the business and stakeholders of a business operating ethically. (P2)
All businesses have a number of stakeholders each with individual interests in what the business
does, the owners (In co–ops case, the members) will want good financial gains from their
investments. Businesses such as co–op should be managed with the interests of all stakeholders in
mind.
Stakeholder is anyone with an interest in a business. Stakeholder can be individuals, groups or even
organisations that are affected by the activity of the business, they include:
Owners who are interested in how much profit the business makes Managers who are concerned
about their salary Workers who want their wages to be ... Show more content on Helpwriting.net ...
As I mentioned in the introduction it is more than likely that there will be conflict between one or
more of the stakeholders of the cooperative, one conflict that is more than possible is between the
environmentalists and the members of the cooperative. If the co–op bring out a brand new product
or range etc at it seems to be doing well then the members will be pleased that their investments has
paid off and they are getting good profits of it. However if the products is controversial for example
tree's have been cut down to help make the packaging of the product then environmentalists might
decide to make a big campaign, protesting to get the products of the shelves. If the environmentalists
succeed in their protests then it means the members are losing a good profit which is a big loss for
the company.
The second type of stakeholders is:
External stakeholders: Groups who may have an impact in the business but are not in the inner circle
– eg suppliers and the local community. The suppliers are a very important part of the business and
without them the co–op wouldn't be able to function properly. If for example the co–op wanted to
reduce their carbon emissions then this could affect the suppliers.
Because the suppliers will normally either use big lorry's or through aeroplanes (if they are shipping
from abroad) this

The Annual Women And Fair Trade Festival Essay
On a crisp morning this past fall, cooperatives from around the world set up shop in an Austin,
Texas, church for the annual Women and Fair Trade Festival. While most of the vendors were
veterans of collective organizing, one group of single immigrant mothers used the festival to debut
their food cooperative, Cooperativa Posada.
Three Mexican women–Silvia, Elideth, and Erika–and a Guatemalan woman named Hilda spent a
near–sleepless night preparing dozens of their distinct regional varieties of tamales, some wrapped
in corn husks and others in moist banana leaves. Nebat, the lone Ethiopian member of the
cooperative, prepared some luscious, dark, traditional Ethiopian coffee by roasting the beans on a
metal plate over an open flame, then grinding them by hand.
The products of their labor were not only nourishment for the festival attendees (who lined up for a
taste), but also an attempt to raise the awareness–and donations–needed for their cooperative to
succeed. On a broader level, the tamales and coffee represented the mothers' efforts to create an
opportunity for self–sufficiency, to foster collective economic empowerment, and to forge a path
forward for themselves and their families.
All the Cooperativa Posada members currently live or have lived at Posada Esperanza in Austin, a
shelter for homeless immigrant mothers and their children. The shelter houses 16 families, most of
whom are undocumented immigrants or asylum seekers from Latin America and Africa who have

Public warehouses are very useful to the business community. Most of the business enterprises
cannot afford to maintain their own warehouses due to huge capital Investment. In many cases the
storage facilities required by a business enterprise do not warrant the maintenance of a private
warehouse. Such enterprises can meet their storage needs easily and economically by making use of
the public warehouses, without heavy investment.
Public warehouses provide storage facilities to small manufacturers and traders at low cost. These
warehouses are well constructed and guarded round the clock to ensure safe custody of goods.
Public warehouses are generally located near the junctions of railways, highways and waterways.
They provide, therefore, excellent facilities for the easy receipt, despatch, loading and unloading of
goods. They also use mechanical devices for the handling of heavy and bulky goods. A public

Honest Vino Case Summary
The report of Honest Vino's harvesters' replacement frequency Summary This report will examine
why the company, Honest Vino, should replace the selected harvesters every 15 years rather than
every 10 years by Discounted Cash Flow (DCF) method. Based on the Vineyard's and harvester's
details, the Annual Equivalences (AE) of both replacement frequencies were calculated and
compared under the constant chain of replacement assumption. However, the specific assumptions
must be held in this analysis. Methodology There are two options for the harvesters: replaced every
15 years or every 10 years. They are mutually exclusive investments having unequal lives with
replacement. In order to maximise the firm value, the method of AE was used since the two projects
have the same discount rate, and AE method converts the NPVs of the projects into annualised
values which can be compared under this situation. The optimal option is the one with higher AE
when evaluating ... Show more content on Helpwriting.net ...
Specifically, the calculative formula is: AE=NPV/{[1–1/(1+r)^n ]/r}. Additionally, the calculation of
NPV is based on the discounted cash flows. Compared with other DCF methods, AE considers the
time, the amount of value and the risk of the cash flows. Other DCF methods are not appropriate for
this situation. For example, the Benefit–Cost Ratio (BCR) method does not take the size of
investment into account and does not consider for replacement in investment. Another method is
Internal Rate of Return (IRR) method, which may have multiple IRRs or no IRR, and does not
consider magnitude of value. Therefore, AE is the most intuitionistic evaluation method to value and
compare mutually exclusive investments. It indicates the investment's NPV in an annualised
presentation, which takes into account timing, magnitude and discount rate.

The Quarters : An Analysis
Main Lessons
One major aspect that was learned through this experience is that it can be extremely difficult to get
in contact with actors who have agency, like The Quarters. They are not losing anything by choosing
not to respond to our questions. But on the other hand, actors with less agency often respond
because a good public image of them is beneficial to helping them gain agency or donations from
individuals. Another interesting lesson is that even though affordable housing is difficult to find for

transforming low income housing into luxury apartments for students impacted sustainability efforts
and increased housing inequalities and environmental injustice. She wrote the specific paragraphs in

Advantages And Disadvantages Of Cooperative
Theoretical Background
The history of forming a cooperative started when the Filipinos traveled in Europe during the later
part of the 19th century, studied abroad and brought home with them new ideas. It was this group of
Filipinos who were in close contact with the new economic movement in Europe. Two names
worthy of note were Dr. Jose P. Rizal and Teodoro Sandiko. In Dapitan, Rizal had his ideas in
cooperation partially fulfilled. He put up a school for the poor community on a purely cooperative
basis. He also established a cooperative store with the help of his pupils. One noteworthy group
organized by Rizal was the La Sociedad de los Abacaleros (Society of Abaca Producers). This
functioned for only one year. Rizal returned the members share capital without any loss. Teodoro
Sandiko, in his travels in Europe, had a close contact with the cooperative movement in Germany
where he came across with the Raffeisien movement. Very much impressed by this type of

One main advantage of cooperative is that it is easy to form compare to any other business
organization. No legal formalities are really needed to form this.(Thames & Hudson, 2011) Second
advantage is that there is no obstruction for membership. Anyone can be a member of a cooperative
and can also leave if he/she no longer wants to continue his/her membership. (Davidson &Davidson,
2010) Third advantage is that it is democratically managed; it is managed by the elected officers of
the cooperative with all the members having the equal right to choose and vote. (Democracy for
Cooperation, 2010)The last or fourth advantage is that the members shared the surplus of the
cooperative. The profit from goods sold are distributed to its members and some of it are reserved or
kept also for the welfare of its member which is mainly used for the managing or expanding of a

3 berries should actually be graded No. 2B The installation of a berry grader would positively
impact the cooperative's income, while negatively impacting the farmers' income. With the current
system, 450,000 bbls. of berries are paid a premium of 50 cents per bbl, yet when the berries are

basically, the cooperative is paying a premium on 225,000 bbls. more than it should be, and that

The Affordability Problem Of Washington State
The affordability problem is across all states and largely affects the working wage earners and
below.(Housing Needs Assessment, 2015 booklet page 297) This is because throughout the nation
there is a large differences between minimum wage, housing wage, and the affordable units
available. As noted earlier in the essay, King County is experiencing a huge affordable housing
Crisis. The 2015 Housing Needs Assessment indicated that there are only 28 affordable units for
every 100 extremely cost burden families. Washington State is short in 166,058 affordable units,
2015. With Seattle economy and populations growing each year these affordable units are necessary
to maintain the working class.
In many states such as Washington, the housing wage is twice as much as the minimum wage per
hour creating a population of cost burdened residents. In the state of Washington there are 353,472
households that are severely cost burdened creating a large gap between the 100,098 affordable units
that are available creating the 253,375 units still needed. To afford a market priced two bedroom
apartment in Washington, an individual needs to work 115 hours a month with a minimum wage $
9.47 to pay the average rent of $1089 per month. (Housing Development, 2015 page 2015) The
difference between minimum wage and housing wage is even more distinct in King County and
Seattle. King County minimum wage is $11 per hour with a housing wage of $27.21 per hour. For
working wage individuals in Seattle

  • 5. The Great Canadian Real Estate Crash Of 2013 Toronto is the largest condominium market in North America followed by Montreal, Calgary, and Vancouver along with Halifax and St. Johns. Up until 2013 the market had been growing and especially booming in Toronto. In 2013 this high condominium purchasing rate attracted the attention of the Bank of Canada, and the question was posed whether satisfying this high demand, including from foreigner's side, was a good thing for the market. Following that, the banks became more "cautious" when lending funds for construction or to purchase a unit. Low interest rates were believed to be favouring the booming demand. An increase in interest rates was believed to be a serious threat, however the probability of that happening was perceived as low in ... Show more content on Helpwriting.net ... The upward trend in condominiums ownership by individuals is seen in the numbers: in 1971 only 5% of all condominiums were occupied by private owners, whereas in 2001 this number reached 19%. In the same year two of every three apartments formed part of a condo. In 2001 condominiums accounted for 8% of all real estate in metropolitan cities, while they were only 1% of all real estate in smaller cities or in rural areas. There was a difference between the major metropolitan centers. Almost one fifth of privately owned real estate in Vancouver in 2001 were condominiums, 70% of which were apartments. In Quebec City and Montreal this number was 80%, whereas it was 50% in such cities as Edmonton, Calgary, and Ottawa dominated by "row houses" (Canada Mortgage and Housing Corporation, 2004). Immigration, Migration and Population Search for employment within a province and nationwide had led to an increase in migration within Canada, both intra and inter–provincially. External immigration increased too and the difference between external immigration and emigration abroad was estimated to reach roughly 316 thousand people in 2013. Such population growth may be a positive trend for the real estate market, yet it is seen by some a threat to economy fuelled by potentially rising unemployment (PWC, 2013). In 2013, migration patterns were benefiting Calgary at a higher than average national rate: 1.9% vs. 1.4% increase in population. Still, the popular belief ... Get more on HelpWriting.net ...

  • 7. Cooperative and Nonprofit Housing in Winnipeg: Toward a... Introduction In this short essay, the author will review and critique "Cooperative and Nonprofit Housing in Winnipeg: Toward a Re–engagement of the Provision Infrastructure" by Ian Skelton that was published in the Canadian Journal of Urban Research in December of 2000. We will see why public and private charitable low–cost housing initiatives can learn from Winnepeg how to apply private market incentives to solving the problem of low–cost housing nationwide in Canada. Review and Critique The Skelton article reviews the organisation of low–cost housing provisions in Canada, while focusing upon the national cooperative and nonprofit housing programs that developed over approximately two decades from the early 1970s. It discusses the issues of infrastructure for the provision of public housing that was left in place in the aftermath of the programs and then reviews more recent methods of analysis of the organisational forms that public housing has developed into while searching for possible alternative strategies to keep the housing going. This is followed up a study of public housing organisations in Winnipeg that implies that suggests that unlike what has happened in a number of other Canadian cities, an elaborate alternative network did not emerge around public housing issues and public housing policy to explain this. While this did not happen in Winnepeg, this may be because the funding for nonprofit housing was concentrated in a handful of transitory ... Get more on HelpWriting.net ...

  • 11. Key Characteristics Of Gentrification Gentrification is the process of renovating and revitalizing undervalued and dilapidated residential and commercial areas by the middle or upper class. It is driven by the notion called the "rent gap". The "rent gap" is the difference between current rent and potential rental income. People will invest in these deteriorated urban areas to obtain potential rent in the future. Consequently, once new money flows in these areas, it forces rent to surge. High rents force low income residents to relocate from the area. This is one of the key characteristics of gentrification, the displacement of local residents. Gentrification is driven by both private investment and government policies. Gentrification is a growing concern in New York. It causes ... Show more content on Helpwriting.net ... The Nation publication writes "Miguel Robles–Durán.....makes a convincing case that among the most useful tools are limited–equity cooperatives of the kind established under New York's 1955 Limited–Profit Housing Companies Act, better known as Mitchell–Lama. Under these programs, households own shares in a building, but the price at which they can sell their shares is limited for a certain period of time, usually twenty years. These arrangements offer stability of ownership without the skyrocketing prices that accompany real estate speculation." There are numerous benefits of this program. Mitchell–Lama Housing projects promote economic and social integration in their communities. They have become stable and burgeoning communities. The integral components in ensuring the success of this program are maintaining the quality of the cooperatives and making sure housing units over time are slowly pushed to market values. As the designated time for subsidized rent ends, the surge in rents forces some households to leave the area. However, if there was a more gradual increase in rent prices over time, then this would not be the case. Oversight of these cooperatives is pivotal to their success. State Sen. Jeff Klein said that "The Mitchell–Lama program, I believe, was probably the greatest housing program we ever created in New York State because it was based on a very simple premise: that various ... • 13. How Rent Control Has Helped New York Economically And How... This essay would be an economic analysis concerning how rent control is used to ensure housing is affordable in New York. Using the market model, information and numerical statistics, this essay would prove how rent control has helped New York economically and how London currently has rent inflation. An explanation will then be given to why London needs to introduce rent control, and if London does not do that, there would be some serious consequences. An economic analysis will be given to the effects of introduction of rent control in London. Rent control is used to ensure housing is affordable. Rent control basically means price control usually set by the government that limits the amount a property owner can charge for renting out a home, apartment or any other real estate. Rent control acts as a price ceiling by preventing rents from being charged higher than a certain price. It is argued that governments need to help the poor find affordable housing by placing a ceiling on the rents the landlords charge their tenants. "In New York, 77% of households renting rather than owning their homes," according to the National Low Income Housing Coalition. "Carl Weisbrod, chairman of the New York City planning commission, said rent regulation "is essential for the future of the city, for its economic goals, for social equality to make a city attractive and available for all, rich, poor and middle class". Effect of business acquisition to get competitive advantage based on the case study: Acquisition of Somerfield by Co–operative group Background: Business acquisition is one of the most vital tools to expand an existing business effectively. An acquisition takes place when an existing company buys another company which has more or less similar operating activities and ended up controlling it. It is clearly different from merger which is the integration of a business with another and sharing the control of the combined businesses collectively. Mergers and acquisitions (M&As) have long been considered as an one of the most highly appreciated method to achieve the desired growth rate and satisfying the key stakeholders. With rapid ... Show more content on Helpwriting.net ... Managing the process of acquisition correctly is the major challenge to make an acquisition work. A number of different factors that ranges from setting well defined goals to look for circumstances under which it will make sense to walk away must be carefully considered to make a successful acquisition. In order to carry out an acquisition activity one must first understand whether the business is ready for it. A SWOT (strengths, weaknesses, opportunities and threats) analysis can be carried out to assess the condition of the business as it might give a clear direction about how to take maximum advantage of the strengths, resolve weaknesses, exploit opportunities and avoid threats. Another way to understand whether the business is ready for an acquisition is to carrying out a strategic gap analysis. This involves identifying where the business stands now where one wants to see it after a defined period of time. By identifying the gap between the two one can decide whether acquisition is well enough to bridge the gap. However the extent of planning and research that can be done before making an acquisition decision does not always prove to be enough as situations outside of control may arise and one have to be prepared for these risks. Degree of uncertainty and the time and effort that are spent for the deal can in effect damage the performance ... Get more on HelpWriting.net ...

  • 22. Social Reformers During The Early Years Of The 20th Century Many social reformers in the early years of the 20th century focused on the plight of child laborers who worked in both the home and the factory in New York City. One of the pressing issues they sought to bring light to was the dangerous conditions and injuries the children faced, as well as long hours and mistreatment. While many workers during this time faced similar problems, children were particularly vulnerable because they were often encouraged to work by their parents, who needed the extra income, and because they could not speak up about the abuses they faced. Social reformers collected a great amount of evidence, especially through interviews and the use of the rapidly developing technology of photography, eventually succeeding in passing child labor laws that protected these particularly downtrodden workers. Photography was a relatively new technology at the time, and reporters used it to great effect when capturing the different aspects of life as a child laborer. Cameras were more portable and quicker to use than art supplies, and photographs easier to duplicate, so the rapid production and transmission of images meant that more and more depictions of the life of child laborers could enjoy greater awareness. In addition, flash technology meant that photographers could more easily capture images of dimly lit tenements. These photos were reproduced in books and newspapers which received lots of exposure, such as Jacob Riis's How the Other Half Lives, which ... Get more on HelpWriting.net ...

Differences Between AMUL And Other Cooperatives Following The "AMUL Model" The NDDB was created so that it could implement AMUL'S Model in other states. Though the main three tier system is common everywhere there are some differences between them and AMUL which might be the reason that the other cooperatives have not been as successful as AMUL (Prasad and Satsangi). In the other cooperatives the Managing Director is an IAS officer unlike in AMUL's case where the Managing Director is chosen from amongst the selected representatives chosen by the members. The negative impact of this is that the IAS officer won't have that level of an attachment that a farmer who was elected would have. Hence this would surely impact the cooperative adversely. In other government cooperatives the government has a share in it. Therefore there are government representatives also on the board of directors other than the Managing Director. Introduction When the term "salary" comes to mind, people reference employee wages and the taxes paid by both the employee and the employer. However, the term has a slightly different meaning when it comes to payment of business owners. There are many options on how business owners can be paid, but the options are based on the business entity election. Business owners of sole proprietorships and partnerships do not receive a real salary; instead they receive profit distributions from business operations. Profits from a partnership are then divvied up based on the ownership percentage of each partner. The profits that are distributed from these sources are indirectly created within the business and are to be distributed as compensation and dividends (S Corporation Compensation and Medical Insurance Issues 2016). The IRS knows that business owners are not keen on paying taxes, so they have put together a list of rules to make sure that business owners are compensating themselves. One of the biggest advantages of electing the S–corporation status is being able to take a salary as well as distribute profits to shareholders. However, determining the amount of the business owner's salary can be problematic. Since Mr. Jones and Mandy are going to take salaries of $180,000 and $70,000 respectively, the IRS is not going to notice red flags. Another key point is that profits should be divided in a way that salaries are more than distributions. Bob's rationale behind establishing an advisory board, and his approach for selecting its members, has thus far been successful and valuable for him and the company. He correctly recognized the importance of "the big picture," as he chose people whose backgrounds covered a wide range of industries and skills and who could therefore fill in any gaps. Furthermore, Bob's choices were all successful business professionals, so he could therefore be relatively sure that they would be effective in handling any future challenges and recognizing future opportunities. Bob was also cognizant that the business and the family needed unbiased consultants in order to offer advice regarding family employment, and establishing the advisory board presented an outlet in which family members could privately discuss any issues on their mind. Lastly, he established an objective for the board, in that the board would only focus on the "big picture," which meant that they didn't get caught in the daily details or argue over the day–to–day routine. However, he was fortunate in several ways in how well the board worked out. Nebat, the lone Ethiopian member of the cooperative, prepared some luscious, dark, traditional Ethiopian coffee by roasting the beans on a metal plate over an open flame, then grinding them by hand. The products of their labor were not only nourishment for the festival attendees (who lined up for a taste), but also an attempt to raise the awareness–and donations–needed for their cooperative to succeed. On a broader level, the tamales and coffee represented the mothers' efforts to create an opportunity for self–sufficiency, to foster collective economic empowerment, and to forge a path forward for themselves and their families. All the Cooperativa Posada members currently live or have lived at Posada Esperanza in Austin, a shelter for homeless immigrant mothers and their children. Honest Vino Case Summary The report of Honest Vino's harvesters' replacement frequency Summary This report will examine why the company, Honest Vino, should replace the selected harvesters every 15 years rather than every 10 years by Discounted Cash Flow (DCF) method. Based on the Vineyard's and harvester's details, the Annual Equivalences (AE) of both replacement frequencies were calculated and compared under the constant chain of replacement assumption. However, the specific assumptions must be held in this analysis. Methodology There are two options for the harvesters: replaced every 15 years or every 10 years. They are mutually exclusive investments having unequal lives with replacement. In order to maximise the firm value, the method of AE was used since the two projects have the same discount rate, and AE method converts the NPVs of the projects into annualised values which can be compared under this situation. The optimal option is the one with higher AE when evaluating ... Show more content on Helpwriting.net ... Specifically, the calculative formula is: AE=NPV/{[1–1/(1+r)^n ]/r}. Additionally, the calculation of NPV is based on the discounted cash flows. Compared with other DCF methods, AE considers the time, the amount of value and the risk of the cash flows. Other DCF methods are not appropriate for this situation. For example, the Benefit–Cost Ratio (BCR) method does not take the size of investment into account and does not consider for replacement in investment. Another method is Internal Rate of Return (IRR) method, which may have multiple IRRs or no IRR, and does not consider magnitude of value. Therefore, AE is the most intuitionistic evaluation method to value and compare mutually exclusive investments. It indicates the investment's NPV in an annualised presentation, which takes into account timing, magnitude and discount rate. ... Get more on HelpWriting.net ...

  • 62. The Quarters : An Analysis Main Lessons One major aspect that was learned through this experience is that it can be extremely difficult to get in contact with actors who have agency, like The Quarters. They are not losing anything by choosing not to respond to our questions. But on the other hand, actors with less agency often respond because a good public image of them is beneficial to helping them gain agency or donations from individuals. Another interesting lesson is that even though affordable housing is difficult to find for University of Iowa and Kirkwood students in the Iowa City area ($500 a month per person is considered reasonable), those with considerably lower incomes or those that have a lack of familial support have an increasingly difficult time ... • 71. Advantages And Disadvantages Of Cooperative Theoretical Background The history of forming a cooperative started when the Filipinos traveled in Europe during the later part of the 19th century, studied abroad and brought home with them new ideas. It was this group of Filipinos who were in close contact with the new economic movement in Europe. Two names worthy of note were Dr. Jose P. Rizal and Teodoro Sandiko. In Dapitan, Rizal had his ideas in cooperation partially fulfilled. He put up a school for the poor community on a purely cooperative basis. He also established a cooperative store with the help of his pupils. One noteworthy group organized by Rizal was the La Sociedad de los Abacaleros (Society of Abaca Producers). This functioned for only one year. Rizal returned the members share capital without any loss.
